Avoid this guy at all cost. He will try to sell you on Clark County Contractor of the year, but he is the worst Contractor we have used. I ended up managing the majority of the project myself. Check with the WA Labor and Industries to verify- as of today he has $65,000 in filings against his $12,000 bond. He does not take responsibility for his mistakes and backs his subs and suppliers over the customer. Our 3 month project took 7 months with no change orders. He screwed just about everything up. He ended up paying himself first and when we withheld funds to get him to finish the job he didn't pay subs who threatened to lien.

Response from Fazzolari Custom Homes & Renovations
These are always difficult when we have to respond to a review like this, but as some clients like to use Angie's List as a "negotiating tool" and "hammer" - it's bound to happen sometimes. First and foremost - and I will refer in more detail below - our bond has never been utilized before and is not currently being utilized. Our clients that pay have never had a lien filed against them, and our clients that pay are not and never have been at risk for having liens filed against them. [member name removed] leaves a lot of information out when stating his points, and is unaware of the circumstances regarding our bond. In regards to the filings on the bond, it is actually there because we had to file a lien and lawsuit against a client for non-payment. We are owed money by the client - the client does not want to pay. It's no fun, but sometimes it happens. Never in our companies history has our bond been used or has a client ever had a lien filed against them if they paid for the work. Bonds and liens are in place to protect the consumer AND the contractors. In regards to [member name removed] job - there is a lot of information missing. [member name removed] forgets to indicate on his job that he was told 3-4 months, depending upon what we find "in the walls". We found dryrot, a few walls missing some needed support and clips, and in all cases we had an engineer come out and inspect the work before and after we completed it. He also does not mention that he added a 950 sf outdoor concrete patio with inlaid brick to the project after we were into the job one month. He also requested a product change (3 months into the job) on some interior doors - that had a lead time of 2 months, and a product change (3.5 months into the job) on some cork material that had a 1 month lead time. Now to be fair, there were three major problems - all that were resolved at no cost to the client and in one case we actually reduced their cost. We found from our supplier one week before the slab granite was installed that the product had been discontinued and there was no stock available. The fireplace detail we were given from our supplier to install the fireplace was incorrect. And there was an issue with the cabinet island installation that required us to have the island removed and replaced. In all three instances we took care of the issues at no cost to the client - yes - there was a delay - but no cost increase or slip in quality. In fact we had the granite company pull out their entire slab counter and replace it when we did not like the way it had been installed. [member name removed] also forgets to indicate that he and his family moved back in and started using their kitchen in just over 4 months from when the project began...and he does not indicate that he was regularly 15-30 days late on his payments, and the final $40,000 he owed us was close to 90 days. He is correct that we do not pay all our clients bills before they pay us. That would put us and our other clients projects at risk. We DO NOT pay one clients bills with another clients money. [member name removed] was at risk of having a lien filed on his project - and it is us that notified him of this. And finally - [member name removed] does mention that we did not stand up for him in regards to our subcontractors and suppliers. We are happy to do so when we feel our client is right...and in the case of 99% of this job we did for our client - especially when getting the countertops, fireplace and cabinets corrected... But unfortunately [member name removed] made our job especially difficult by starting to interact with the workers and the way he treated some of the contractors. My most seasoned and one of the most highly regarded subcontractors in our county refused (in front of [member name removed]) to do any additional work for [member name removed] due to the way he was treating people on the job, and two other subcontractors would not work on the job because they had heard of the client. So - yes - it was a difficult job with a difficult client. The work was done and completed to our high level of quality expectations - probably two weeks later than we would have liked, but when complete [member name removed] wife let us know that she was happy with the final product - and I would put it up against any others. We took on all of the changes they requested on the job, and EVERYTHING - yes EVERYTHING that we bid on before the project started came in at or below the original projected cost. We understand that from time to time we will have projects like this with clients like this...but we will stay committed to the quality of our product and we will ALWAYS be sure that both our clients and our subcontractors and suppliers are protected financially - as long as they fulfill their commitments. We have a long history of successful projects with happy clients and are very happy to share that with prospective clients.

This guy is a total train wreck - to be avoided at all cost. I would not let him build a stupid dog house. We now believe he has never built a single house from scratch before. We have pics and dates on everything - tons of factual documentation. Even our lawyers are amazed at this moron's stupid behavior. He may have a six figure lawsuit headed for his throat. There are lots of great honest skilled contractors out there that kill themselves to do a great job for you. This is NOT one of them. Too much more to say here...
Description of Work: We hired this nut case to do our new shop and house project as GC. He represented to us he had extensive residential and commercial experience. Builder of the year, blah blah blah, and all that BS. What we got was lame, lame, and more lame ... incompetent, dishonest, idiot. Agreement was cost+15%, and then he trys billing us for 200% over his costs, and then refuses to show us even a single invoice of his actual costs!

Unfortunately - We had to file a lien and lawsuit against this member for non-payment, so it is probably best not to respond. Other than to state that we disagree entirely with his points and know for a fact that most of them are completely without merit. This will ultimately decided by the legal system. But as always - we are happy to provide referrals from a lot of happy and satisfied customers.

Do get bids from several reputable companies: We did. Check references with your friends and with others that the company has worked for. We know several general contractors and spoke with them about Fazzolari. Define carefully the scope of work. Do make sure the subs that the contractor uses are highly rated too. Do have a contract. Do not pay for the work until completed.
Description of Work: We used Fazzolari construction to remodel our kitchen in 2009 and on a continuing basis since then for smaller projects. The kitchen remodel is super and on smaller jobs John Fazzolari - the owner - has been responsive and workmen prompt and quality first rate. The company was rated "Best of Clark County" in 2012 by our local paper's readers.

The company did the as built plans in a timely fashion - they took 11.5 hours to measure up a 2,600sq ft space. However, we subsequently found that they had not included all of the measures on the plan. When I questioned them on this they replied: "We typically do not take the time to add measurements to the as-builts because most of that will be modified or removed. And it is a separate process and layer than the actual drawing." The company did come up with two additional plans in a CAD system. The plans were OK and did help us think about what we needed and what might be done with the space. Despite repeated requests these plans have not yet been provided to us in the CAD file format for us to possibly use with other builders - just as .pdfs. We were charged for a total of 18 hours. At the beginning of the process we told Fazzolari our budget range. In the end the work required far exceeded the budget we set out. It exceeded the budget by enough that an experienced builder or architect could have explained this before we spent $900 with them. By comparison we later walked the site with an architect who was able to give us a very good idea in a one hour meeting (for which we paid) what it would take to remodel. After we asked Fazzolari to stop spending time on this project we still had a number of questions. The company was extremely slow in responding to these quesions and, as stated above, we still have not had adequate responses on all of them.
Description of Work: We were planning a substantial remodel of our home. Fazzolari was recommended by our realtor. We contracted with Fazzolari to complete an "as built" plan of the propery, to develop remodelling plans and to quote on the work required to complete the remodel.

Response from Fazzolari Custom Homes & Renovations
Obviously we are disappointed when anyone is not happy with the results, for whatever reason it may be, but I think what we are dealing with here is a result of "scope creep" and disappointment with what the estimated cost to do a full on remodel of the home. Initially when we met the members they were considering a full remodel of a 2,600 sf home and indicated a budget of $200,000. We explained that without plans we can only estimate the cost to do the work, and that initially plans of the existing home would need to be drawn and that from there we would have to develop the new remodel plans. We were also very clear that any full remodel would push their budget limits, and that staying within the existing walls and ceiling was essential in keeping it in their budget. We also explained that once plans were developed, and depending on their budget, that a long term construction plan could work to keep the initial phase within their budget and allow them to accomplish their long goals effectively - but in phases as funds became available. After three personal visits (which we did not charge for) with the members to their site, we agreed to put together plans for the existing home - for which we charge $50 per hour and we explained would cost between $400 and $600. Two employees went to the home and measured every wall, window and door - and then returned and entered that information into a drawing which we provided to the members within 5 days of agreeing to do the work. Subsequently the members asked us to do some new floor plans for the home - and we completed three different sets over the next month. The new floor plans included tearing off the roof of the home and raising the ceilings, adding a new three car garage to the front of the home, and expanding the size of the master bedroom by moving the exterior walls of the room out by 2'. We then met with the member at the home to review the plans and ideas - and during the discussion member mentioned a total cost of $100,000 - which was a very big surprise to us. We immediately explained to the member that there was no possible way to do the work shown for $100k, that the original budget we were told was $200k, and that with the additions to the home and the new roof it was probably well over the $200k. We agreed that we would do a rough estimate for which we would not charge the member, to get a rough idea of the costs - all told with a new roof, adding a 3 car garage, expanding the master bedroom, lifting ceilings, and modifying every interior wall we estimated the cost to be in the $240,000 range - but that as we discussed early on - we can develop plans that fit within his budget and take on the project in phases if he has a long term goal that is more ambitious than his budget. At this point we had 18 hours of measuring and design work, had provided as-builts (without measurements) and three sets of different floor plans, demolition plans - and had billed the member for $900 ($50 per hour). We did not charge anything for the site visits, phone calls and time to estimate to remodel cost. After a few weeks we were contacted by the member while we were on vacation - and he asked for copies of the CAD drawings of the home with measurements. When we returned we explained that the measurements were not input because we were trying to save hours and that we do not typically need them for the as-builts from which we develop our plans, but that we could have them input for less than 2 hours ($100) and provide that to them. We did explain to the member that we would need to receive payment for our services before sending CAD drawings of the plans to him. While he was not happy about this (most can understand our concern of doing work without payment and then giving that work away), he did send payment. The member was sent the CAD drawings within 36 hours of us receiving payment. We are truly sorry that the members are dissatisfied with the results of our time together. But we feel strongly that they received a lot for their money. Four site visits, numerous phone calls, as-built plans of the home, demolition plans and three sets of different floor plans - all for $900. In addition - we were very honest with the members about the process and the cost to do a renovation of the home - and ultimately that may have been what caused his dissatisfaction. We have reached out to the member to discuss this personally over the phone and emailed to ask for times to talk, but he has indicated through e-mail that there is no reason to talk. We wish the member and his family the best and still feel strongly that a phased approach to the renovation could work well to accomplish their long term goals.
