Bodine did a hard job professionally and perfectly. No more water or bad foundation. It was a complex job and included many surprises (neighbor's oil tank leaking onto my property) and holes and cracks in the foundation. They had to do a lot of digging and redigging and cutting concrete and digging under trees and paths and avoiding killing plants. They were expensive but did things right and perfectly. In the long run, they were the right choice.
They chiseled out the crack and noticed the area had been patched before. Since I am the original owner of the house, it means the area had been patched by the builder before I moved in. The work was being done on the third day of rain so it was easy to see where the leak was. As they patched the leak, the water would move up and leak at a higher spot. They continued to work upward until they reached the top of the crack. They let that layer of cement cure, then came back for a second layer in spots that were still showing dampness. The final time they returned they put a layer of cement and binder over the whole area to seal everything.
I was impressed with their professionalism, attention to detail, and willingness to return to verify everything was complete. They were very careful to make sure everything was kept clean and any debris was cleaned before they left. I would recommend Bodine for any foundation repair.
When finished, they matched the texture of the new section of sidewalk to the old, The finish looks great!

Our experience for the floor sealing, unfortunately, was one of the worst contracting experiences I’ve ever had in my life.
* Bodine was schedule to seal my basement flooring, using a product that rendered the entire triplex effectively uninhabitable due to the horrible, nasty fumes. They at no point checked if anyone was actually living in the house, or to notify me that it would not be healthy or safe to be sleeping there so I could make advance arrangements to sleep elsewhere. Their staff apparently did not make a connection between seeing me every morning at 7:30 AM and the fact that I actually lived there.
When I came home late at night, I was shocked by and scared the density of the fumes in the air upstairs. But I had nowhere else to go at that point, so I just had to open some windows and hoped for the best.
* The triplex Bodine worked in is in a high-crime area of Capitol Hill, and a building that was completely burglarized and ransacked last fall. They left a single basement window completely wide open overnight without checking, through which any one of the hundreds of neighborhood transients could have walked into the house. They put in no ventilation fan whatsoever until I called them up, read him the riot act, and he immediately installed one.
* Despite a construction crew visibly working in the house every single day (letting the crew into and out of the house), Bodine did not communicate to us in advance that they were performing work that would leave the air so unbreathable that our crew absolutely refused to enter the house out of health concerns
Bodine’s lack of communication resulted in our losing two full days worth of work and blowing our contractor and sub schedule. Had we known this, we would never have scheduled this work with Steve’s company while a construction crew was trying to finish up a construction project and get out.
* And when they needed to return the next day to finish, they indeed let themselves into through that same security-risk window they left open - triggering a monitored security alarm system.
The e-mails from the company staff (excepting Tee, the awesome admin assistant) were generally indecipherable during this high-stress experience. We're talking voice dictation gibberish. Let me quote an example: and quot;How you like yeah the smell will be a little strong for the first couple hours day or so to come in tomorrow put another very light coat on to some kind of weak areas and just leave a couple windows and doors new windows still at letterand quot;.
To me, the lack of awareness of the consequences of the chemical products they use for their customers was really the most damning part of the experience. When I asked the crew member who called me when it would be truly safe to enter my own home again - he literally said he didn't know and couldn't actually even answer. When I allow a contractor to install toxic chemicals into my home, there is a degree of trust that they are going to take appropriate steps to manage their impact on my home. In this case, this trust was clearly misplaced.
While I have substantial further moisture mitigation work that needs to be done on the house, and had planned to hire Bodine to complete it, I’m afraid they’ve lost the remainder of my business.
If I’m shelling out the money, I want a contractor who understands that they’re here first and foremost to solve the needs of human clients — they’re not just here to work on a house and ignore the owner’s needs.
We received the bid with a set of plans that showed locations of all the work that needed to be done:
Damaged footings repaired
Five downspouts redirected into the footing drain system
Saw cut stamped concrete, excavate soil down to base of foundation, repair crack and install bituthene barrier and filter fabric faced drainage composite up foundation wall, backfill remaining soil and replace concrete. Although our original concrete was stamped they let us know that due to age and texture the new concrete would not match. However, we found some leftover concrete color mix and they did a very good job at matching it.
Installed two yard drain basins in the front entryway to correct standing water and connected them to the footing drain system.
High pressure water used to test system several times.
Steve, the office staff to schedule job and workers at our home were all very professional. They did a fantastic job and returned the area back to our original condition. It has been 4 years and over 141 inches of rain thru 2013 (per Komo News) and the basement is still dry!!!!
One company we originally talked to said that we should re-run our gutter downspouts since that was probably the source of the problem. They said if that didn't fix it, they could install a sump pump. They noted that ideally, they would install a footer drain, but the cost for that would be really high. Not only did they not realize we already had a footer drain, their quote would have made it worse.
Steve Bodine came by, within 5 minutes figured out we already had a footer drain that was likely clogged, and came up with a plan to fix it. They installed two access points for us, scoped, and pressure washed the inside of the footer. It worked great for the rest of the season, then clogged again (which is typical for old footers that have recently been opened). Bodine's crew came out and re-cleaned the footer drain at no cost to us under warranty. It's been great ever since!
They also provided a bid on the larger, long term remedial work to replace some of the underground system if I decide to have that done. Overall a first rate job; I would use them again.
