Landmark couldn't have been more professional. The company they referred the repair to I was pleased to find out is very highly rated, and they were at the house three hours after I called Landmark, and the a/c was up and running an hour later with no issues in getting Landmark to pay for the repairs. Overall a quick and simple process and I'm extremely grateful I had the home warranty as paying for such a large repair after just closing on the house would have been a tough hit to my finances.
Description of Work: Got a home warranty through Landmark when purchasing my home as the sellers paid for it. Three weeks after moving in, the motor on the blower fan for the a/c died, which in July in Houston makes things miserable.

Absolutely one of the worst experiences I've had with a business - no family with young kids at home should have to live three weeks without air conditioning in Southwest Arizona during July; especially when the homeowner has trusted a home warranty to provide warranty services. Both Landmark and their selected contractor to fix my AC unit have been ineffective, unresponsive and unprofessional during this process .If you are looking for a home warranty, please save yourself some trouble and do not look at Landmark as your provider. Additionally, after three weeks my family is worn out, has expended personal and financial resources, and have been stressed out due to this situation.
Description of Work: My AC unit stopped working on July 4th so I called my home warranty (Landmark). Today July 24th and my AC is still not repaired.

They are pretty limited on the things they covered for me, or they sent out service providers I was not necessarily pleased with. They give you a service provider that comes out and does what you need. So they do the referral for the service provider. They could have better vendors. Sometimes they find someone who is local but not necessarily skilled. I have not re upped with them yet. My annual thing is not due yet to maybe.

Beware! I wish I could give negative stars. This is the worst company I have dealt with ever. First time I signed up I was told kitchen appliances were covered. When I renewed I was told the coverage was intact till the fridge's compressor died. Then I was told that washer/dryer and fridge was not covered. That is not the only issue. When I signed up they said A/C would be covered in full. Now that the evaporation coil for one unit failed, I am told I have to shell out 1300 dollars as the tech has to go in the attic. My reaction is "what the ****". Am I supposed to bury the coil in the ground? And then I have a rude rep tell me that for the amount I have paid I should not expect to get high ticket items fixed. She said I had used pest control once and that is what this is meant for. I call to complain and the other rep tells me the same. When I requested cancellation I was told they would take $75 as admin fees (which they said it would not be the case when I signed up). Do not waste your money on this company unless you have a lot of money to waste and if you do please give it to charity. I told them to F off even though it cost me $75.

We have used Landmark Home Warranty for the last 4 years. They have raised premiums every year and have now raised the deductible. They are easy to schedule service with either by phone or website but they don't always follow-up once a contractor has been assigned. They are great in coverage for the small appliances but terrible with the major ones like hot water heaters and AC. This is primarily due to the inept contractors they use. We had a first floor AC compressor replaced last April 2016. We did not like the cheaper grade unit they wanted to use as a replacement and tried to pay more out or pocket for an upgrade and was not allowed. The unit needed was a change in freon types so we had to pay out of pocket for the condenser change, etc. We had 3 callbacks with the AC company once the unit was installed just to get it to run right. In August of 2016 we again had issues with the unit and requested a different AC company. The new company said the first company had damaged the part where freon is added on the outside compressor and it had been leaking. They fixed and charged the unit. Unfortunately they overcharged the unit which caused the compressor to fail at the start of this June and resulted in the unit being replaced under MFG warranty. Landmark does not cover MFG warranties so even though their contractor made the mistake we were out the labor costs to replace. We have had equally bad service on hot water heaters - to be fair we have tankless but that's noted on our contract with Landmark. We have twice been without hot water for more then 1 week "waiting on parts" and the AC repair once approved and assigned was an overly long wait for parts as well. I don't know how Landmark does their parts but nothing ever seems to be in Houston which seems very odd.

Landmark home warranty hires providers out of a pool of people they seem to choose at random. Last year I had them send out someone to fix my A/C unit when it went out. At the time I knew that several of my neighbors with same builder had problems with their Lennox A/C units and there was a warranty recall for their unit's coil. I stated this to Landmark at the time, not knowing for sure if my coil qualified or not. They sent a company called Mr. Ace Mechanical who tried to scam me by conveniently finding all the problems in every area my premium home warranty with Landmark would not cover. They then used heavy handed intimidation tactics to try and strong arm me into paying for their services. I refused and called landmark to ask for a second opinion. Landmark refused the second opinion stating I had to go with the original company they sent. So on my own dime I called a second company who inspected but did not perform a leak test as the freon levels had not dropped from where they were filled over a week before they came. I told Landmark Home Warranty all this and provided all documentation as I did not want others to get scammed by Ace Mechanical. Fast forward to this year, same unit has a problem. Pretty sure it is coil still, I have Landmark Home Warranty send out somebody again. This time the person is nice and straightforward, but informs me because of the work Ace Mechanical did last year they would likely require him to do an extensive leak test again costing me another $500+ out of my own pocket, to just find out that the coil is the problem. To which if it turns out there was a recall on that coil Landmark would refuse to fix as "it is a manufacturer defect". Even though now thanks to them it is outside warranty recall. Now I am stuck having to pay $1800+ out of my own pocket to replace the coil. which is Landmark had just listened to me in the first place we would all be better off. Stay away from this company, I use to think their service was great when I first got them several years ago, but they have since gone down hill and find any means to not perform services outlined in the warranty.

One pool claim was specifically excluded by the contract provisions. One pool claim was difficult to work through (leaking check valves), The last pool claim went very smoothly, very quickly, and with a good service provider. This involved replacing the motor on the pool filter pump. There was no dispute in work-scope. The service provider was very busy, so it was a full week from failure to repair. Luckily I could still circulate water using the waterfall so the pool did not breed excessive algae. The A/C claim was a disappointment because in order to get what I needed, I had to settle for a payout vs. a repair. Of course, the payout was extremely low (based on their high-volume wholesale rates) vs. my retail cost for repairs. Furthermore, the A/C contract provisions limit the refrigerant refill amount. I paid several hundred dollars more to refill my unit after the repair. Thankfully, the A/C repair was early/ pre-season, so the time to settle the claim and replace the unit was acceptable.
Description of Work: In October 2016 I selected LHW for insuring an 11-yr old home purchase. The warranty costs were comparable to other companies. I have called them with four claims. Three pool related and one A/C related.

I?ve done work with them, I have them as my home warranty, I?m on my 5th year with them. Overall rating, the only reason why I gave a ?B? is because they don?t send out that you can find about their reputation. I was looking for the air conditioning company that they assigned to me to come out here. I was looking to see if I could find any reviews, cause if I can?t find any reviews, I?m calling you up and you?re going to find somebody else for me. I?m not letting anybody in my house that doesn?t have a review. Of course, the first place I look is on Angie?s List. I don?t fine that they are necessarily a bad company, cause they?re not. They all done decent work for me. I just think that it?s weird that you can?t find them. I don?t think that they are necessarily hiring the top-notch. The price has gone up a little bit, I don?t have a problem paying the $70. I?m not giving any ?A?s? because everyone can stand to improve. Until you can show me exceptional, unbelievably work, you?re never going to get an ?A? from me. You?re lucky you?re getting a ?B?. You give them a ?B? and they are on their toes striving to do better. You give an ?A? and they?re not going to do it. As a matter of fact, I just renewed my warranty for next year through June 2018. I?ve had them for 4 years. They hire second rate companies, they probably even hire third rate companies.

Their service is always great. Punctuality depends on what contractor is contracted for the job. They respond to me very quickly. If I put in a request they are very responsive but if they call somebody to come like the plumber sometimes they don't come when they are supposed to. Regardless of the cost of the repair you pay the contractor $100. At least that's the plan that I have.

I have a property that has been under warranty with Landmark for nearly five years. During that time, I have had only one paid claim. Everything else was declined. Most recently, over three weeks ago, my property management company placed a service request for a non-functioning air conditioner. The company sent a contractor out who made a recommendation that a coil should be replaced. Landmark declined to do this, and against the recommendation of the contractor, said that we would have to attempt a sealant patch. That process ended up costing me almost $300 out of pocket which Landmark would not cover, in addition to the $60 service fee that I had already paid, and now four days later, there is no air conditioning. My tenants in this home have now been without air conditioning for over three weeks, and a weekend call to Landmark was met with "there's nothing we can do". Apparently they think it is good business to let a customer go without air conditioning for over three weeks. Most people would find this unacceptable, but I guess if you are in the business of scamming people, it is perfectly acceptable. I own multiple properties in two different states, so they are not the only home warranty company I deal with, but they are by far the worst. My experience is that other companies would have had this resolved within five days of the claim being submitted. I have used my Home warranty 3 times since buying my new home in January 2017. They are fast to get me a technician and have really great follow up to all work I have had done. They even called me on a Sunday. My calls are $70.00 a pop but well worth it.

Description of Work: Had 3 separate service calls , rep did NOTHING said not familiar would send someone back that was , no one came Landmark required I still pay for a service call when Nothing was done and the company refused to do the call. Next had microwave make startling noise their e tech said nothing wrong gave him 70 dollars 2 days latter repeat , they refused a another call with a different rep.

Some delays due to a misdiagnosis from the first technician. Would have been nice if Landmark suggested a second opinion instead of just denying a diagnosis of needing an entire new AC unit. But at my request a second opinion was done and all that was needed was a new compressor.

I have an old AC unit and have to have someone come out at least once a year if not more. I was able to request a specific contractor that has helped me the last few years so I didn't have to explain everything all over to someone new. They are always helpful and pleasant when I call whether I'm in a crisis or just need someone to come and check something non-crisis. I would highly recommend this company based on the low costs and high customer service.

Used it for a couple of years after purchasing an older home. Had only a couple of minor issues I went through them to get resolved. Everything was fine. We decided not to renew because it just didn't seem financially prudent any more.
