Description of Work: Called about opening a claim for AC unit. Moved into a new home and within a month the AC went out. The temps were already getting really high in Houston and with animals, pregnant wife, and a 1 year old in the house I called a technicians at 11pm to be here at 8am next morning. I wasn't going to leave the animals in the house while I figure out a claim with home warranty. The technician repaired the unit but said its only a temporary fix and will break shortly and said the unit needs replaced but would potentially hold up through the summer. I called landmark telling them the situation and even suggested they call my technician and all they could say was sorry there isn't a claim because the unit isn't broken. I explained to them why I had to call the repair man all they could say was sorry. Learn from my mistake....call them first and find someone to take your animals in while you deal with the claim process. They do not care what your situation is and are only concerned with being profitable. Very disappointed and to think my realtor recommended them. I'll make sure he knows moving forward of my situation and point his new clients elsewhere.

First the sink spewed; Landmark helped us get it repaired timely. Then after we left and tenants moved in the refrigerator and dishwasher need repair. I contacted Landmark Sunday evening and Monday morning they gave me the referral which I passed on to tenants. Working great so far.
Description of Work: Fixed leaky faucet. Landmark Warranty is professional and dependable. We use them for our rental house. As landlords it is good to know that they respond quickly. We purchased the high end plan and do not regret it. The dishwasher and refrigerator have needed repair since tenants moved in Landmark has referred repairman.

I researched warranty companies in June and after several reputable recommendations for Landmark, I purchased a policy in late June. Mid July, our air conditioner went out. We put in a service request, their ac contractor came to assess and recommended a new unit. Landmark replaces the unit and our out of pocket was the $60 service call for the initial visit and $150 for our part for installation and removal of the old unit. We were amazed at how professional they were and would recommend to anyone.

We have a plumber we normally use ( Compass Plumbing); they were out of town. Called Landmark Warranty. They were great and immediately sent out the DR Drain person. He arrived late. We called him to find out what was up. He had no excuse for being late and not calling. He looked quickly at faucet; called Moen and ordered part. Was suppose to get part by August 2. He would call us and arrange next session. Not called yet.
Description of Work: Diagnosed a plumbing problem. Called for parts and has not yet returned to fix faucet.

They have a good web site and are pretty easy to work with over the phone. I found them @ www.homewarrantyreviews.com where they have 123 ratings and one of the highest overall. I was surprised they weren't on Angie's List but decided to give them a try for a rental property. They seem to have a preference for sales as part of a real estate transaction. In my experience, they will give you a $50 discount if you purchase the home warranty as part of a real estate transaction. It appears they offer no other discounts off their web pricing. The transaction went smoothly. My purchase contract included a Home Warranty of my choosing so we did it as part of that. Afterwards, they reached out to me both over the phone and by e-mail to make sure I was familiar with them, how to use their service. That was impressive as I don't think I've had any other Home Warranty company do that. I've only placed one service call so far and that was for a re-key which is pretty simple. I placed the call and then had them coordinate with the tenant. There was a little hiccup in that the locksmith called me to schedule but apparently they forgot to read their paperwork and call the tenant directly. The locksmith confirmed that Landmark had asked them to do that. Everything from there forward was handled between the tenant and the locksmith and seemed to go off without a hitch. I have set it up so that my tenants can call them directly and place service calls. Having had some problems with another highly rated company on Angie's List in making timely service calls, I recently called Landmark Sales and inquired about what technicians they had in the county I live in and the county my rental properties are in. While everything is in the DFW area, everything is north of Dallas & Tarrant counties. The salesman I spoke with had no trouble telling me the name of local vendors that originate in my county or Denton County. The previous highly rated Home Warranty company I had used only had technicians in Dallas and Tarrant Counties so when there was a problem, it might take them a week to get to the property because they didn't want to make a special trip out of their normal service area. When this took a week to get out on a A/C problem, I decided to inquire before buying any more policies and I'm glad to say Landmark has local service providers where I live and where my rental properties are. As a result, I have purchased two more home warranties from them and may buy a couple more for my other rental properties.

We couldn't have been happier with Landmark's service and the repair people they sent out. We plan on upgrading our home warranty coverage with them when our renewal comes up. We saved thousands of dollars by having Landmark. Any home warranty company will save you money in repairs if you have a big job like an AC unit, but most of them are impossible to deal with and will look for every out they can find to not have to cover the cost of a new unit. When the repair guys reported to Landmark that we would need a whole new unit (condenser and coil) they approved it within about 8 hours and we were able to set up the repair. It is SO nice to work with a home warranty company that is honest and cares about their customers!
Description of Work: Our house is 11 years old and we decided last February that we needed a home warranty company. Most of them had less than positive reviews. In my search, I came across Landmark Home Warranty. At this time, they only service Texas, Utah, Idaho, and Arizona. I checked out the customer comments and BBB. They had a great rating and only 2 BBB complaints in 8 years. No other warranty company could make that claim. Thank goodness we made the decision because just last week (July 2013) our AC went out. Loss of AC in July in Texas is not a pretty situation. We ended up having to have a lot of work done. It probably took a day or two longer than if we had gone directly through our own AC repair person, but that's understandable when having to get things approved through a warranty company. The AC repair guys that Landmark sent out were great. Honest and very hard working. They called us every day and kept us posted on everything. Every time I called Landmark with a question or needed an explanation about coverage, they were always helpful and patient. I probably talked to at least 4 different customer service reps over those 4-5 days and every single one was friendly and helpful.

Our washer and drier went out at the same time. Called Landmark. They contacted the service/repair company. The repair company contacted us to schedule the appointment. The company came out and found it was knob timers on moth machines. The repair man (who was very nice) had the washer knob but had to order the drier/timer knob. The drier knob was replaced. The repair of both machines was completed to our satisfaction.

We placed the phone call approx 7pm the night before and I was told that our claim would be processed 1st thing in the morning and they had 24 hours from our call to get us in touch with someone, I called about noon after not hearing from a contractor realizing that I had not updated my phone number with them. They updated their system and notified the contractor whom was calling me within about 20 minutes of placing the call. I will defiantly be renewing my home warranty if the opportunity arises.
Description of Work: We have had our home warranty since June of 2012 we have used Landmark for service on quite a few things in our home, our most recent service call was placed about our furnace it was after hours but someone as always promptly answered the call and I was told our claim would be processed 1st thing in the morning. They sent someone out to fix our furnace, without Landmark we would be out a fortune on fixing and replacing things

Someone was putting in a cabinet and found that the hot water heater was leaking. A plumber then said it had been leaking before. I called them and they refused to do any work on the home, because they said the problem was preexisting. I checked with the home inspector and had not noticed then. Now Landmark Home Warrenty will not give me a refund for the warranty even though they cannot cover the work!
Description of Work: I closed on January 11 for my new house and they are my warranty company.

Around Saturday midnight / Sunday early morning we found out that one of the pipes (external to the house) was leaking and the water was seeping into our basement damaging our carpet and base boards. We made an after hour service call to Landmark Home Warranty for an emergency service. I was ready to pay a service call fee just to have someone out and shut off the correct water source. Their working days are Mon-Fri and any call outside of these days goes to an answering service who have no clue about your policy, cannot look up any information, have no authorization rights, and don't say anything besides "I am not sure about that, but you will get a call back in about 2 hours". Needless to say no one ever called us for the next 18 hours and we kept hearing the same answer I quoted above on each of our follow up calls. Meanwhile we tried to figure out the source of the leak, and if in fact it was covered by the warranty. They have a ton of specific items excluded from each category and if you are not a plumber you have no way to know if the specific exclusion applies to you. On my last call to them about 18 hours after the first emergency call (by this time we had managed to stop the leak but the issue wasn't solved yet) I demanded an answer on what an "emergency" meant to them if they cannot come out when it was in fact an emergency and we were left to find a solution on our own to which she replied - "So its not an emergency anymore, right?". Try saying that to someone whose basement has been flooding for 12 hours, who has paid $400 dollars in a home warranty that supposedly has emergency service, who has made about 15 follow up calls, and who after all this is told that their claim was cancelled because it was not covered. I wouldn't recommend this warranty to anyone. They have a ton of exclusions, the services they perform are nothing special and you can easily hire some one yourself for almost the price of their service call, and aren't aware of what the concept of "Customer Service" and "Emergency Service" actually means. Update- After a really nasty email sent out to their customer service email address, I finally got a call from a real person - FOR THE FIRST TIME since the emergency. I was told "Apparently, there was internal system failure because of which your claim was not showing up and was not processed as an emergency". The reasoning sounded ridiculous since I made several calls to make them realize it was an emergency. If after all this, they are relying on a system to tell them something then I am running away as fast as I can.
Description of Work: We filed a claim on Sunday early morning (around 1 am) for an emergency service after our basement started flooding due to a sprinkler valve box pipe leak. All I was expecting for someone to come out and stop further damage. If it was covered under warranty or not was a separate issue. The service was never performed since they cancelled the claim even without letting us know! I found out that they cancelled it after 18 hours and 10-15 phone calls and after explaining them that it is an emergency. I never got a single call back from a real person to understand my problem/emergency.

[member name removed], I have looked into this situation with your contract through Landmark Home Warranty and unfortunately, it seems like this would actually be something that would be covered by your homeowners insurance. The coverage for this warranty, $400 - Value Package, includes up to two A/C units and two heating units, one water heater up to 50 gallons; the dishwasher, oven, cook-top, built-in microwave, kitchen exhaust fan, garbage disposal, kitchen fridge and a trash compactor. What is also included is plumbing piping, located inside of the home, not concrete encased and standard electrical, located inside of the living area of the home, such as wiring, plugs, switches, and fuses. All of this is stated clearly in the contract and on our website Landmarkhw.com. This was such an unfortunate situation and we are truly sorry you did not receive the response regarding your contract not covering sprinkler systems or piping outside of the home. Sprinkler systems are not covered by home warranties because they are considered cosmetic and home warranties provide coverage for the necessary working components of the home. As far as the damage is concerned that should be covered by your homeowners insurance, home warranties do not cover secondary damage. We do appreciate your business and hope that you were able to get the needed repairs done. We're hoping that the re-key we covered and the monetary amount we put towards repairing your secondary damage has been helpful! It has been important to us to make sure that you have been taken care of as much as possible on our part.

Swamp cooler wasn't working. They came out to check it the next day and fixed it for just the deductible, and it worked the rest of the summer.
Description of Work: I had a swamp cooler that was on it's last leg. I figured I would have to replace it, but they came out and repaired it for a deductible of $60. I just renewed my policy this week. No complaints.

Don't do business with Landmark Home Warranty.
Description of Work: I just purchased a home which included a policy for Landmark Home Warranty. On August 4th 2011 Rylee called and welcomed me to Landmark. She asked if I had any questions regarding the policy. Since I hadn't received it yet, I said no. My 20 year old hot water heater did not produce enough hot water for two showers in the morning. Jessica asked me the size of the hot water heater. I told her 40 gallons and Nelson Plumbing picked up the water heater. Because of this, I assumed Matt from Nelson Plumbing would replace it. He repaired it and I had to pay a $60 service call. I still don't have enough hot water and can't take additional time off work for the plumber to come yet AGAIN. I understand that I don't have to pay an additional $60 fee until the 31st day from original date of service, however, I have a 4 hour time span of 8-12 or 1-p to be home. Landmark doesn't seem to understand that customers have work schedules and can't take time off to meet repairman. Of course, there are no evening or weekend appoitments. If the water heater would have been replaced the first time, I would have enough hot water. I will not renew my policy. I complained to Brian/manager and he just apologized.
