The estimator came out and took measurements and then sat down and explained each step of what was wront, the repair process, the warrantied items, and what additional costs may be incurred as a result of the repair. He answered all of my questions and I didn't feel like I was being "sold". On the day of the repair, the crew was on time and immediately got to work. The lift went smoothly and most of the various cracks I saw (in walls, in the floor, around the door) closed up. There was no extra damage caused by the lift outside of what was expected (they had to break the the brick of my porch to install piers under the front of the house). They carefully put back all of my landscaping and made the house appear as if nothing had been done. They even checked to ensure the sprinkler system was still functioning properly after all of that digging. I was very happy with the process from start to finish.

The team was great, from start to finish. Everyone was very friendly, always on time, always professional, and explained everything to us along the way. Larry Todd spent a great deal of time reviewing our property and explaining the issues and proposed repairs. Edward and his team showed up on time and kept me informed of what they were doing, and they cleaned up when they left (cleaner than when they started!). Roxanne and the office staff were friendly and quick. Even though I spent money that I would rather not have, everyone made it as painless as possible. Outstanding!

Description of Work: Larry Todd showed up on time and explained the procedure he was going to perform. He then inspected the exterior of our home and proceeded to take measurement inside. After completing this he sat down and explained the results. He did not find a problem but left the information for us to keep for future use. Very professional. Would call them again if necessary.

From the first phone call to the end of the estimate, Structured Foundation was professional and courteous. My neighbor and I had concerns about some cracks in our adjacent townhomes and wanted a professional opinion about what would be needed to correct our foundation issues. My realtor had Structured Foundation out to assess my home 2 years ago and they recommended minor adjustments to some piers. I did not make those adjustments. Greg came out this morning to provide an estimate for both of us. After looking at both of our properties and studying the paperwork from the estimate 2 years ago he explained some minor concerns he had and recommended no work be done at this time, but to wait and watch for any additional movement/cracks. He did suggest my neighbor have a plumber come out to check for a leak which might explain some recent buckling in her wall. When we told him we have another company coming out later this week he advised that if they found any significant issues we should consider having a structural engineer come out. Structured Foundation does not employ engineers, nor did Greg try to recommend one to us. My neighbor and I feel Greg was honest, thorough, and very professional. We will not hesitate to call him again or recommend him to friends. I will update this report, if needed, after the next company comes out.

My house required 26 piers and had dropped as much as 3 inches in some rooms. I had 4 different foundation companies come out and give me quotes and Structured Foundation was the least expensive and could do the work quickly. My sales person was Chris Bailey and he was wonderful! He answered all of my questions and was very professional. The work took 2 1/2 days and Chad was the crew chief. He was amazing and the entire crew did a wonderful job from start to finish. Chad never left the site and supervised all of the work. The crew was very friendly and cleaned up everyday before they left. I had significant gaps between my fireplace and walls, around several of my windows, and cracks in the ceiling before they started the lift. The majority of these closed up afterwards! I was so impressed. I do now have a septic leak but I can not fault the crew. Just part of the process. While I hope you never have to have foundation work done, I would absolutely recommend Structured Foundation Repair. They truly did an excellent job.

Of the five companies I contacted, Structured was the only one who sent somebody to my house to look at the job in person. They provided a second opinion that matched the engineer's report I had already obtained. This gave me more confidence they knew what they were getting into. The site supervisor spoke fluent English and was able to answer all my questions during the 8-hour job. The crew worked really hard. It was amazing how fast they dug 13 deep holes next to my foundation. Because the pressed piers did not go as deep as they expected, they actually installed two piers in each hole. They did this to ensure there would be no warranty issues. Cleanup went well, and that evening you couldn't tell anything had happened unless you knew. I wish I had asked more questions about what was going to happen with my bushes in the front of the house. The crew removed three bushes in a very rough way, and the bushes died. If I had known, I would have dug up the bushes myself the day before. The bushes were four years old, so they're not easily replaceable. The front of the house looks bad right now, and it's not going to be easy to fix. But in general, I am pleased with the work. In two months, I haven't noticed any new movement. My old drywall repairs popped out and will have to be redone, but that was expected. My doors don't stick anymore. There aren't huge gaps next to my window frames anymore. Everything seems stable. A few weeks after the work was done, I noticed a new crack forming in the brick on the front of the house above one of the piers as well as a new crack in the ceramic tile just inside that wall. I called Structured, and they very quickly sent a warranty specialist to the house to see if there was movement. The specialist was very professional and listened to my concerns. He measured and confirmed there was no movement and explained that sometimes the brick will crack from the stress of the lift. The crack is disappointing, but I don't think it's possible to predict exactly what's going to happen when a house is lifted. Overall, I'm very impressed with this company. They were easy to work with. They were professional. And the price was good. If I ever need foundation work done again, I will definitely call Structured. I highly recommend them.

From the first call to Structured Foundation to have them come out and check my foundation everyone has been pleasant to deal with. On March 9, 2012 B. Hoge came to the house and found that we did need to have foundation work done. We were told that we needed 23 piers 19 outside and 4 inside. We were told that a structural engineer would verify the findings before the work would start. The structural engineer came to the house and verified that the number of piers Structured Foundation had called for was correct. The work stared on the foundation April 16, 2012 and was finished April 17, 2012. The crew that came to do the work was fast and nice. All of the dirt that was dug up from inside the house was taken outside and stored over night. making the house still livable. The guys were very careful about getting the dirt out of the house and cleaning up after the work was completed.
Description of Work: Structured Foundation placed a total of 24 piers, 20 on the out side of the house and 4 inside. The jobs was to take 3 days they were able to do it in 2.

They had some scheduling trouble and missed an appointment. However, when they came they gave an estimate and were very professional. This was the fifth estimate in 6 months and I can say that there's was the most honest and straightforward company I dealt with. My foundation does not need repair now (is the consensus) and they did not try to sell me unnecessary repairs as some others did.

We met with 3 different foundation repair companies and spoke with another on the phone. We received estimates from all three. We ended up waiting about 10 months before we actually contacted them again to begin the work. We had decided on Structured Foundation Repair at that point. Every company pretty much had the same suggestion for us--piers across the back of our house due to settling. Structured Foundation Repair was neither the cheapest nor the most expensive. We just felt good about the company. We believe they did a very good job.
Description of Work: Installed 12-14 piers across the back of our house. The work was completed to our satisfaction. The sales rep that we met with initially and who did the measurements was very responsive to our calls and questions. We would use them again--hopefully won't ever have to, though!

This firm was called to assess a retaining wall that had separated from foundation of the house. Tom Kidd, the president, came to our home. He was not able to tell us whether or not there was a structural problem, stating that he would need to bring in an independent engineer. I asked him to provide names of engineers that we could hire; he would not provide those to us. (I am still not clear on how the engineer could be independent if his company was sending them out to do the report.) However, he did state that "he didn't think that there was a foundation problem" associated with the retaining wall. Nonetheless, he thought that there was a problem in the rear of the house based on a crack in the brick mortar. He then wrote up a $1600 estimate to raise that wall and close the crack. The hard sell then began, with Mr. Kidd stating that the house would be difficult to sell without addressing the problem he found. Although he brought a machine used to measure floor elevation (and therefore to determine if there may be a serious problem), he never used it to make his recommendation. As a follow-up, we hired a structural engineer to assess the original question - the retaining wall - as well as the crack that Mr. Kidd wanted to repair. The engineer's report concluded there was no problem with either. Lesson learned: call an engineer / get a report before a calling foundation repair company. Once the engineer's report is in hand, ask multiple foundation repair companies to bid on solving the problem.

Mr. Kidd writes: The description of the events that took place during my visit are not correct. The member called us for an foundation inspection. When I arrived, the member said that he was not having a problem with the main foundation but had an issue on the side of his garage. The member has a split level house. The front part of the house (including the garage) is on the ground level with the street. The main part of the house is about 10 feet lower. Visualize a basement with the back part of the “basement” open to the air. The garage is at street level and the back of the garage has a stem wall (“basement” wall) that holds the dirt under the garage floor in place. There is an extension to the slab at the back of the garage that is about 5 feet wide. It encloses a staircase that allows the homeowner to leave the kitchen (lower level) and to take the covered stairs up to the garage floor level. The member showed me some concrete spalling where the horizontal garage slab met the vertical stem wall in the back. I told him that was not a foundation problem and that he could fill the void with concrete. He then showed me where the back stair case had clearly settled. He also showed me the back of the garage where there were clear settlement cracks in the brick veneer. It appeared that the slab extension on the back had sagged in between the stem wall under the right side of the garage and the stem wall that separated the kitchen from the garage. I told him that it was not a big problem but, if he wanted, we could put three piers under the settled area and raise it back into place and stabilize it from any further movement. He said to go ahead and put a proposal together. I then drew a sketch of the area to be worked on and we went into the kitchen to write up the proposal. I did not take any elevations (part of a normal foundation evaluation) as there was nothing to measure. I told the member that to do the piers, we would need a permit from the city. To get a permit, you have to have an engineering report. Our proposal included the 3 piers, initial and final engineer’s reports, and the city permit. That is the only time I mentioned an engineer. I did not “refer” him to an engineer, I simply told him we were including and independent engineer’s report in our proposal. However, the member told me that his wife’s father was a structural engineer and that he was going to have him take a look at it also. Sometime during our 5 minute discussion in the kitchen, he mentioned that they were probably going to sell their home soon. I told him that while the settlement of the back wall was not a big issue, he may have problems with potential buyers being “scared” of even a perceived foundation problem. As a company, we do a lot of work with buyers and sellers. My extensive experience with buyers and foundation problems, both real and imagined, gives me great insight as to what concerns buyers when they are considering purchasing a home. I reiterate to the member, that if he does put the house on the market and there are brick mortar cracks, or signs of previously repaired mortar cracks, most potential buyers will be concerned. There will more than likely be additional concerns over the fact that the foundation is a split level. Split level foundations in a clay based soil are inherently problematic. I’m sorry that the member took me giving him some foresight as to the potential problems he may have with buyers as a “hard sell”.

Structured installed 30 concrete pilings, 6 on the interior of the house. They adjusted the house by about 4 inches. It is still not completely level but they never promised that it could be. I was not really prepared for how much damage it would cause. We had cracks in nearly every room of the house, doors that would no longer close, huge cracks in the sidewalk entry since the house was lifted away from it. Structured did their job quickly and well but for anyone going through this, ask a lot of questions. Last year we finally got around to replacing flooring and when we pulled up the laminate, discovered a huge crack in the foundation in the breakfast room. That was the room that was lifted the most and they did have to stop lifting in that area due to concerns of causing structural damage. I had them come out to check it out. They checked to make sure nothing had moved but they could not offer any advice as to what to do about the crack. Fortunately, I found a great concrete repairman to fix it. When they did come out, they broke through a sprinkler line. They came when we were not home but I had previously warned them that the line ran along where they were going to dig. We discovered it when the plants died and the water bill was higher then normal. This wound up costing us a few hundred dollars in repairs. Overall, they did a good job for what we contracted but I would have appreciated better handling of the return visit.

I thought it odd that a re-inspection (at a cost) was required to transfer the existing lifetime warranty on their work from the current homeowner to the new homeowner (but may this is an industry standard??). As prospective buyers of the home, in addition we had a third party foundation inspector come out and look at the work that Structured Foundation Repairs had performed years earlier and the third party foundation inspector confirmed that the piers still looked and that the work was done properly to secure the driveway foundation.
Description of Work: They re-inspected prior work in which they installed driveway piers in years prior. This was a condition on the purchase of our home, so the prior sellers paid the fee for the inspection. I believe the fee to re-inspect/transfer the lifetime warranty was $200. Although, I am not sure exactly how much it was.

Also, when a seller closes on a house and the buyer contacts us within 60 days to transfer their warranty, the initial transfer is free. Every subsequent transfer is $100. We never charge a customer to reinspect, whether the property is under warranty or not. We provide a free evaluation. We are pleased that the inspector was confident in our repairs but confused about the mediocre rating and confusing information. A portion of my foundation had settled due to the extreme drought in the area, and I called three companies including Structured for estimates to repair the damage. Mike Gionta from Structured came to the house to take level measurements and provide an estimate for replacing the settled piers and beams. He showed up on time and was extremely polite and professional. The price and work he quoted was in line with other estimates I received. In the end I chose another contractor who was able to commence work immediately, while Structured was scheduling appointments 4-5 weeks from the date of the estimate. Since I had several other home projects that could not commence until the foundation work had been completed, I went with another contractor.
