I have a crack in the exterior brick wall which indicated to me that the foundation in the area needed to be leveled and supported by piers. I choose Structured Foundation because of the excellent reviews they have received and because they are local. The inspector arrived on time and was very courteous and professional. He also listened politely as I explained my concerns. The inspector spent about an hour taking detailed measurements of my house. This process included an electronic measurement of the slab in multiple locations in every room to determine how level the slab is. I didn't expect the interior inspection and I was pleasantly surprised when the inspector explained that the process would pinpoint any potential problem areas. I was even more surprised, after hearing the good news that no foundation work is needed, that there was no charge for the inspection! I even got a copy of the report showing all the measurements! I will be able to show that nothing is wrong with the slab which will be valuable if I decide to sell the house!

Description of Work: We have a 1960's pier and beam home and were having some exterior repairs addressed when a concrete contractor mentioned that we should have a foundation repair company look at a few hairline cracks before we added some new concrete steps to our front porch. They arrived on time with a crew of approx. 8 workers. They had to remove 4 of my plants but replanted them upon completion. Two of the piers were to be placed under my porch so they had to break through the tile and concrete in order to get to the foundation. They completed the job in one day and cleaned up. The only issue I had was that they had to remove 5 bricks that edged my front walk way and upon completion, I only found 1 brick. I surmised that the other 4 bricks were thrown in to fill up the hole where the piers were dug. No big deal because I had a few extra in the back yard. I was pleased that they did what they said they would do and were punctual and professional. Two days later, they sent out the independent engineer to approve of the work, which he did. All in all, a good experience.
Description of Work: Structured Foundation Repair came out to give me a bid on correcting a foundation problem I have. The sales rep was punctual and I agreed with his assessment of my problem. They suggested I needed 6 concrete piers placed at the front of my house to fix the problem. They took readings to see how far to raise the front of my house and later sent an independent engineer to access their findings, which was concurred. They did the work in one day and did a good job cleaning up the mess.

They came out on time and put out these sensors throughout my house and found that while I had some movement it wasn't enough to do anything about. They recommended some dirt work around the foundation to help stop the movement. The evaluation was no cost even though I didn't have any service performed. They guy that came out was professional and quite helpful. He took time to answer all my questions and I felt I was respected and treated well. I would recommend them to anyone but I'm sure glad that I didn't have to use them.

Larry Todd showed up on time, performed a thorough assessment of my foundation and structural system. My concern with any of these companies that they just automatically find issues that create work for themselves. Larry spent a good hour working at my house. He told me that my settleing issues could be resolved by some grading work (that he does not do). He told me he could put piers in if I wanted them, but there were cheaper ways to deal with the issue. He even said if I would call him in a few months, he would come out and do another audit to confirm that the resolutions worked. He charged me nothing and never tried to sell me anything. Definitely not what I expected. A pleasant surprise for sure. If I ever did need foundation work, I would definitely use Structured Foundations. Update 4-25-2014 - As promised Larry came back to do another free measurement of my house to see if the grading work had helped. He said that it had and he thought everything would be fine. Very refreshing to find a company like this one.

Description of Work: Structured Foundation was contacted the week of August 12, 2013, to assess foundation issues associated with a 10,000 gallon water leak. An appointment was scheduled for August 20, through Misty, for Greg Snyder to assess damage and bid repair of the pier and beam foundation. Greg Snyder was a no show on August 20. When I called Misty, she was apologetic and told me that someone forgot to call and cancel the appointment. Misty rescheduled the appointment for August 26, with Greg Snyder. Again Greg Snyder was a no show. I called Misty, who made both appointments. Misty told me I was not on Greg Snyder's schedule and she would need to reschedule again. Misty made both appointments. As a real estate professional who works with foundation companies on a regular basis, I have removed Structured Foundation from the contractor list I provide to clients.

I called a few days ago to make an appointment. They were able to accommodate me very quickly. Larry showed up on time, was very professional, took measurements and spent time looking at all my issues. Structured Foundation was a company that came highly recommended. I also liked that the price included a third party engineer to verify the initial quote as well as checked the work once completed. I know that if initially there had been more information communicated when the quote was first performed (what to expect), that would have helped ease my concerns as this was the first time I've had foundation work done. Here I am at the end of the process and Structured has come through. It took a few phone calls, but they ended up coming out a second time as that was necessary due to some miscommunications between employees. Manual (the crew supervisor) has made sure the job was done correctly and kept me updated every step of the way. He's great! I am a satisfied customer that will recommend this company to others.

We recently discovered a large crack in the brick veneer on the side of our 2.5 year old home. A City of Frisco Building Inspector looked at some photos I took of the crack and immediately said "foundation failure" Yikes! The home builder said nothing to worry about, just a brick issue. We've had our up's and down's with the builder so, even though we are still within our warrenty period, we wanted to get an outside opinion of the crack before we let the builder do any work. Greg came out to our home, did full measurements and determined we did NOT have a foundation issue. Now we can let the builder repair the brick knowing there is some science behind determination. Greg was right on time, very professional and friendly, he explained everything he was doing and left a simple but accurate diagram with us to keep as a baseline for our foundation in the future. There is more damage to the house than we initially had. None of the bedroom doors will close good now. The back door, where there was not even any piers installed, is very hard to close, when it was easy before. Plus, also on that back wall is the fireplace, which separated from the wall about 1-2 inches (and was not there before the work was done). There's a crack all the way from ceiling to the floor in the corner of one of the front bedrooms, and the ceiling has split in that room. The master bath shower door (frameless shower) gaps really bad now at the top, when it was even prior to their work. We do not understand this, since it was explained that the foundation was merely sloping downwards in the front. In addition, there are many new cracks, which more than doubled what was initially there to be repaired prior to the work. The engineer that they hired sent a very young guy out to reevaluate the house after the work. He was there no more than 5-10 minutes, and merely measured the lift on the house. He paid no attention whatsoever to the new cracks, doors not closing, ceilings falling, etc. So, Structured Foundation has nothing more to do and they are satisfied with the job they did! They could care less about the problems that they created. I called to tell them about the crack between the wall and the fireplace, and their response was to give it some time to settle and see if it closes up. It has not closed up at all. They say that the plants and things in the flower beds are carefully removed and placed back where they were. They killed many of my plants, didn't place things back where they went, cut the wires and broke some of my landscape lights, loosened the edging around my flower beds, and didn't place it back, and so on. I could go on and on about all the damage they did to my flower beds and plants. Again, when selecting a foundation company to do a massive job, make sure that they provide you with a salesman and a team that is familiar with doing these massive jobs, and I recommend being there on the day that the lift is done. We would go to the house each night to see the progress, but didn't notice many of the new problems until we moved back into the house. Rebuttal to company response: The bottom line here is Structured Foundation tries to explain away their mistakes by saying that I?m just an impossible customer to satisfy. The fact is that I am one of the most easy-going people you would ever meet. I just want the job done right, to deal with honest people, and mistakes to be corrected. And, I don?t care for people that lie to me and make excuses for their many mistakes, which they have done exactly that! At no point in our ?well informed? customer meeting were we told that our bedrooms doors would no longer close, that our ceilings would split, our shower door would gap, or our fireplace would come loose from the wall. They call these ?additional cosmetic cracks?; however, any reasonable and prudent person would call them a sign of serious structural problems. I would be happy to show some of these pictures to random individuals, and ask them if they would consider any of this ?cosmetic?, if it was their home. I can assure you, they would not. Why are they bringing up plumbing leaks in an effort to solidify their story of telling us about the things I?m complaining about? No one mentioned plumbing leaks? what we are addressing here is the poor workmanship, poor customer service, their inability to adhere to all parts of their contract, their obviously inexperienced salesman, and an engineer that spent literally 10 minutes here, for an inspection that should've taken at least an hour. I am fairly certain this engineer probably does regular work for them and, therefore, is hardly what I would call impartial. They may have repaired over 11,000 homes, but every company makes mistakes, and not many jobs are as massive as ours. Sometimes it?s a new employee, sometimes it?s miss communication? who knows? What I do know is that this giant job we trusted this company with is our home. It?s where we live, where our kids and grandkids come to visit. Those doors that won?t shut are things that affect us every day. That fireplace is something we see every time we sit down to watch TV. The ceiling crack is just plan scary. The landscape lighting is frustrating. This whole ordeal has been frustrating. As if it wasn?t enough that we were displaced and had a huge mess to clean up? now they are trying to excuse the poor workmanship that they have done to our home as normal. Please note that the bidding started in August 2012, but the work was not done until October 8-12, 2012,so it was not the dead heat of the summer months. There is no reason for plants to die if they were PROPERLY removed, and CAREFULLY placed back. How do they explain the broken landscape lights, cut wires, and bent or removed flower bed edging? I didn?t see a response to that, which is my primary complaint with the landscaping. In addition, the dirt is settling, and we have big gaps in the dirt around the foundation now, even after mud jacking was done in December 2012. If we were so well informed of how invasive it would be, why would we have bought our own plastic to cover our furnishings? When our salesman heard we had done that, he told us that we didn?t need to do that because their workers would make sure that everything was covered. Their workers DID NOT COVER EVEN ONE THING in our house. In fact, they destroyed some of the covering we had in place, pulled others down when rolling back the carpet, so it merely voided everything we attempted to protect. Furthermore, it was NEVER stressed in our meeting how invasive the process would be, and it was NEVER recommended that we move out of the house at any time. We elected to move out for the 5 days that there would be holes in the floor. However, it turned into three weeks out of the house since the 13 interior holes had to be broken out and re-poured. They repeatedly say that they broke out the heaving cement and re-poured them as a courtesy. Even if I were going to put the carpet back down on the floor, I would not want heaving every few feet! It was just poor workmanship, and even the workers that re-did them said that they were not leveled properly when originally done. The only four that they did not re-do were the two on the front porch and the two in the garage. I did ask for compensation for having to remain out of our home for an additional two weeks, but they refused. This is the reason that I asked them to bust the concrete out for the plumbers, and the areas were well marked. I did appreciate them doing this for me, and I must admit that these guys were the only pleasant ones to work with during this entire process! I even told that head guy that I wish he had been in charge of our project from day one! Yes, we were warned that there could be additional plumbing leaks once the foundation was raised, and we already knew we had a leak prior to the lifting of the foundation, so that was not a major concern. We knew we would have to fix those following the work, and prior to the mud jacking. We were also told that there could be some new plumbing leaks. The initial bid was supposedly "discounted" since it was such a massive job, and bottom line price was comparable to other foundation companies that we received bids from. Then, about a week or two after we signed the contract, but prior to the work starting, I see on Structured Foundation's web site where they offer a 10% discount to senior citizens. Since we qualified for this, I contacted Rodney Caprio, our salesman. Evidently, he was not aware of this offer, and said that the job had already been discounted. The discount originally given was not 10%, so I had to insist that he check into this. He came back to say that they would discount it by the difference to make it a full 10%. It was annoying that we had to push to get this discount. If he was such a knowledgeable and great salesman, wouldn't he be aware of this discount, and offer that up front? The fact that they won?t own up to these mistakes and take action, instead of making meaningless excuses, should tell Angie?s List and anyone else who thinks about using them, what kind of company they are. If they really want to conclude this the proper way, they will meet with my husband and I, where we can mutually agree upon an engineer to come and inspect their workmanship, and they will be willing to do what is recommended to make our house our home again.
Description of Work: Structured Foundation installed 40 piers, 23 around the outside of the house, and 17 on the inside. All of the piers were around 3 sides of our 4-sided house. The interior piers were installed through the front 3/4 of the house. The back side of the house was not touched at all, but seems to be where a lot of the damage is now. Our house was falling up to 7 inches from the back to the front, but it was mainly the entire foundation sloping. It took them 5 days initially. Then, all of the interior concrete was heaving, so they had to come back and dig those out again to re-pour the cement. However, they would not compensate us at all for any of the inconvenience! WE WOULD NOT RECOMMEND HIRING THIS COMPANY FOR A LARGE FOUNDATION JOB TO ANYONE, NOT EVEN OUR WORST ENEMY! Total nightmare! And we ended up with more damage to the house than we had in the beginning, and it is still off by 2 inches! Structured Foundation said they'd get back to me with the estimate once they did their inital review and had the engineer come out. The engineer told me when he'd have the report to Structured Foundation in a day or two, and they did their part. However, I was not getting a call back from Rodney Caprio, our salesperson. A few days after I knew he had received the engineers report, I finally returned my phone call. He would not tell me the estimate over the phone, as he wanted to come and meet with my husband and I to go over it. We felt pressured into signing the contract that night, even though we had not even decided to go with them. Rodney would tell us what he thought we wanted to hear versus telling us the truth. We were not well informed of the massive affect it was going to have on us. We bought lots of painters plastic to cover many of our things to protect it from dust. Our salesman said that we didn't really need to do that, as their workers would make sure that everything was covered as well. Their workers did not cover anything else! And, they even knocked the plastic down off of what we had covered. Therefore, our entire house was covered in thick concrete dust! Everything in the house had to be cleaned and/or washed! There was no way to sleep in the house until all of the work was finally done. We were displaced for 3 weeks, and then had to live on concrete floors for another month or so. Once the initial work was done on October 12, 2012, I called them to complain about the heaving of the concrete as we wanted to replace the carpet with wood floors. They sent a supervisor out a few days later, and we found out that all of the interior holes had to be dug out and re-poured. That was additional mess and time we had to spend out of the house. Then, we had to get the plumbing tested again for leaks, which we had some, then have those fixed before the mud-jacking could be done. It was several weeks before the mud-jacking could be scheduled. In the meantime, we couldn't put our floors back down in case they needed to drill through the floors.

Response from Structured Foundation Repairs and Roofing Systems
We first received a request for an inspection on 8-13-12. We visited the home on 8-16-12 (the summer is a very busy time for us, we typically inspect about 50 homes per day during this time of year and are typically booking those inspections several days after the initial call). Upon arrival, our representative recognized immediately that the home had severe settlement that would require a very invasive repair plan (piers installed on the interior of a home). Sometimes, when we tell the customer that they need extensive repairs, they think we are just trying to sell them repairs. Our representative got the sense that might be the case here. Therefore, he recommended that they have an independent engineer do the evaluation and then we would price out the repairs that he recommended. Our representative was back out at the customer’s home on 9-6-12, within a few days of receiving the engineer’s report (again, this is typical for this time of year). The customer complains that we wouldn’t give her an estimate over the phone, we had to go back out. The reason we wanted to go back to meet with them was so that we could explain, in detail, how invasive this process was going to be and what to expect. This is simply not something that can be adequately done over the phone. We were installing piers through their interior floors throughout the entire home. Installing an interior pier involves cutting a roughly 2 foot by 2 foot hole in the slab and then jackhammering through it. The holes are about 8-9 feet apart. There are piles of dirt and broken out concrete between the holes. It is an extreme mess. This was explained in great detail to the customer (that is why they moved out, there would be no way to stay in a home getting this type of work done). Our representative told them to expect plumbing leaks, that old sheet rock cracks might close but new sheetrock cracks will appear, etc. We also told them that some of the plants around the home would need to be removed to install the piers and would be out of the ground for 5 days in the middle of a Texas summer. We explained that they would not survive. This is also covered in detail in our contract. As a rule,it is generally not possible to move an entire rigid structure, like a home, with piers and not have sheetrock cracks, doors that don’t work, etc. We have no control how the framing above the slab reacts to our lifting. The fact that the homeowner had plumbing leaks but is not complaining about them proves that we told her about that upfront. Why would we tell someone that they are going to have plumbing leaks (which can be expensive to repair) but not that there may be some additional cosmetic cracks? That makes no sense. While we go overboard trying to explain to a customer how invasive the process is, sometimes they just cannot comprehend it until they see it. Maybe this is the case here. The customer complains that she had 7 inches of slope and still has two inches after the repairs. First of all, while the engineer’s repair plan was thorough, it was not designed to attempt to level the foundation (most repair plans aren’t). If he had wanted to do that, he would have had to recommend at least 9 additional piers. Furthermore, his engineering report states “Complete leveling of the house should not be anticipated”. Second of all, our goal with this type of repair is not to “level” it. Our goal is return the foundation to as close to its original horizontal position as possible while limiting damage. In this case, the lifting was stopped after the tile in the master bath started to crack and a crack was opening in the slab in the garage. Overall, we are very satisfied with the lift. The customer complains that we had to come out and re-pour some of the original breakouts. The quality of the original concrete patches were typical of the industry (patches are typically not perfect nor do they match perfectly-they are patches) and would have been fine to put back the original flooring (carpet). However, the customer had decided to replace the carpet with hardwood flooring and their flooring guy said the patches needed to be more level (there was a slight rise in the middle of some of the patches, about 1/8” to 1/4”). While we were under no obligation to re-pour those breakouts to accommodate a different flooring, we agreed to break out and re-pour several of the patches. Before we did the work, the customer called and asked if we could breakout two additional holes, one in the bath room and one in the hallway, for the plumber to access the pipes for their repair. She said this would save her $500 in plumbing charges and, if we would, she “would not be mad at us anymore”. While we didn’t understand why she was mad to begin with, we still agreed to do the additional work for her at no charge. Apparently, since we are responding to a complaint, she did not honor her promise to “not be mad at us anymore” if we did the extra work. The customer is requesting a $2,000 refund to have a “thorough” engineering report done and to fix some cosmetic damage. We decline to give the customer a refund. We discounted the original repairs several times before starting the job and we, as a courtesy, re-poured some of the interior breakouts to accommodate a different flooring. We also broke out some additional holes in her slab to save her $500 in plumbing charges. Cosmetic damage to sheetrock, doors sticking, etc. are common to this type of repair and it is stated very clearly in our contract that we do not cover those items. We will contact the engineering firm and request that the head engineer go back to the property as a courtesy. We are always saddened when a customer is not thoroughly satisfied with our repairs. We have successfully repaired over 11,000 homes, many of them for Angie’s List customers (we received the Super Service Award for the same year this customer’s home was repaired). We believe that we have gone above and beyond for this customer. Unfortunately, there are customers that are not possible to satisfy.

In a word, this company was awesome. The work was neat and lean both inside and outside the home. The outcome was excellent, better than our expectations. There were follow up contacts to be certain all was well and the following month they came by to add soil as needed to compensate for any settling. We could not be more pleased with their services and would highly recommend them to anyone with foundation repair needs.
Description of Work: Initial call involved a discussion of needs and price after their initial assessment. A week later a second assessment was done to by an engineer verifying needs and recommended repairs. Both representative were highly professional and explained what we should expect as the repairs were being made and after. Our foundation damage was extensive and required work both inside and outside the house.

This is a highly professional company and they truly stand behind the work they do. We bought a house in September of 2012. A major design flaw meant that the driveway sloped quickly downward toward the garage, causing it to flood whenever it rained. We called several companies to offer solutions to the problem and Structured's made the most sense. We hired them and they installed a trench drain that September. It poured over night and the cement was slightly damaged. I called and they promptly sent a crew to redo the cement with no questions asked. Over the winter we did not use our garage, but when the spring storms set in we started parking our cars in the garage. We immediately realized that the dip for the trench was far too deep on one side, making entry and exit difficult. I called Structured and one of the owners came out to take a look. I thought that he might argue that too much time had gone by since the work was done and I was half expecting an argument. Instead, he looked at the work, acknowledged the problem, and said he would find a solution. Ultimately a crew came out and redid the trench. It is perfect now and they were apologetic for not getting it right the first time. There are a lot of foundation companies in town that generally will do great work. I have used Structured for other work as well and have had excellent results. But I think the most important thing to consider about the better companies is how they react when a job isn't done quite right the first time. In Structured's case I can say first hand that they will make sure the job is done right and that the customer is satisfied. I will definitely call them again in the future because they have gained my trust.

There were several doors that would not close in my house as well as cracks in the wall. I got several bids but felt that Structured Foundation explained to me most clearly what needed to happen, how long it would take, and hopefully the results. The crew arrived on time and began work immediately. They were very professional and careful about laying down tarps and were shoe coverings to protect my floors. The work was completed sooner than they had said. All doors shut now. While they were under the house they saw a leak from my ice maker and told me I needed to call a plumber for that. All in all a very positive experience.

Overall, their quality was good. It's just that they charged for the inspection. It seemed like if I had hired them for the work, it would have not been thorough. They would have fixed the issue but their solution is not as much better as what the other company would have provided.
Description of Work: Structured Foundation Repairs came out and gave me a quote for foundation repair. They said that I did not need the work done but if I did, I could do just one part of the house. They sent me a bill for coming out and inspecting the house. They provided me a drawing.

Everything went great. At the initial inspection everything was explained to me and everything occured just like the explanation. The excess dirt was used on the other side of my house where there were low spots and the dirt was graded away from my house. They gave me the option of what I wanted done with the excess dirt. They would hall away any that I had no use for. They showed up when they said they were going to and started work right away. Any questions I had during the process were promptly answered. I had one more inspection by the independent engineer. The same day that the engineer arrived I also had a water inspection to check for broken pipes or other issues caused by the house lift. All inspections showed no problems.
