Awesome Job by Structured Foundation Repairs Inc!!! As a first time buyer, I had not much clue about structural/foundation issues and I had Structured Foundation folks (Rodney) inspect the home. What an awesome job he did...not only did he thoroughly inspect the house but also explained the potential issues/repairs/pricing I could expect if I were to buy that house...of-course I backed out from buying that house.........Thanks a ton Rodney Caprio for helping me make that concrete judgement.

Larry with structured foundation repair showed up on time, he inspected the outside of the house, used a level machine inside and looked closely underneath my pier and beam home to see if there was any foundation repair needing to be done. Recently I have gotten lots of cracks in the drywall which concerned me about the foundation in the home (also my home is 50+ years old). Larry explained everything very well, went over all the different parts of my house and how much +/- tilt was in each area (he drew a detailed schematic of the floor plan and labeled it). He recommended no immediate repairs be completed, but perhaps in the long term potentially replacing wooden pillars (not sure technical term) with steel. I was very relieved that no work needed to immediately be done (a lot of companies will try to sell you things anyway-- not these guys, they seem very honest which is hard to find in a contractor sometimes). There was no charge for them to come out and look out the foundation. Overall everything went great, the inspection took less than an hour, I will definitely use this company If I need any foundation work done in the future.

He was prompt (actually, he called to check with me if he could come by earlier than we had scheduled), he was very thorough, and he was knowledgeable. The recommendations and prices matched those of the foundation company I decided to go with. If it weren't for the fact that this other company has been doing work for some of my neighbors, I wouldn't have hesitated to go with Structured Foundation Repairs.

Mr. Greg Snyder came for a free evaluation and quote. Had called their office about the problem, could be something bad from moisture in the slab causing the problem, I was really worried about major repairs needed. He was on time, in fact early and waiting for me, and unlike many other contractors in all sorts of trades, happy took off his shoes for me upon request to wear those booties we got for contractors. He used his special tools to measure the flatness of our house at all the sides/corners after looking at our problem, and then did the same outside. Did not disturb anything, and provided a drawing with numbers for our records and as a baseline. Confirmed for us on his own, that our slab is good and no work was needed, and the bulge was either due to a leak in the pipes below the house, or just from bad tile work. As such his services would not be needed or helpful, and we did not have to pay him. Appreciated the honesty and down to earth attitude, and taking the time to make sure he is telling us something with numbers instead of just an impression.
Description of Work: Came in to evaluate if we had a problem and provide solutions/costs, since we had some buckling of the ground in the kitchen causing tiles to bulge outwards.

For 2-3 years I have had minor movement on one side of my house. Larry Todd has come out 3 times to take measurements (but never pressured me to buy anything). This last time, I just decided that I was going to take care of the problem once and for all, so I made the decision to install piers on that side of my home. Make no mistake about it, putting in 21 piers is a major undertaking and one that is a bit nerve racking. Mario (the job foreman) and his crew showed up on time, they were all very courteous and worked straight through until finished at around 7 p.m. Mario walked me thorough the process and made me feel comfortable with his experience. They cleaned everything up, replanted shrubs and bushes that had to be removed, repaired all of the sprinkler system cuts and pretty much put everything back to when they started. One day later, I am very please with what was done and would highly recommend this firm. I can't really comment on price because I did not have the work bid. After my 3 year experience with Larry Todd, I had build up a level of trust with this company.

I love giving praise to people and companies that stick up for their people, Structured Foundation repair is not one of those companies. In a crazy tight market like NorthTexas, rather than fix a 30 minute problem costing them <$200, they're hiding behind a contract caveat. Took a year, hard work, and about $500 to get my yard full of grass and sans weeds, took them less than 4 hours to destroy it so bad, I had neighbors calling me asking what happened to the front of our house. I implore you or anyone you know to look elsewhere if you ever have foundation needs. A different review showed them rupturing pipes and hiding behind the same contract. I guess I got lucky? Happy to provide pictures and more back story including how one employee remarked how they "probably shouldn't have even worked on the house that day." Look elsewhere. Structured Foundation is awful.

Response from Structured Foundation Repairs and Roofing Systems
This “complaint” is without merit. First of all, the act of doing foundation repair work is invasive and messy in the best of conditions. Consequently, foundation repair contractors have clauses in their contracts that specify that they are not responsible to damage to landscaping, etc. In this particular case, the conditions were anything but the best. It has either snowed or rained in the area almost everyday since February 22, 2015 (four weeks). The ground is extremely wet. At this customer’s home, there was standing water in the yard and, according to our crew chief; the holes for the piers were continually filling up with water. We had to pump the water out of the holes to make the adjustments to the piers (this was warranty work). The crew chief kept in constant contact with the homeowner about the muddy conditions and the homeowner kept saying “it is okay” and that he understood it was going to be messy. Our crew chief even asked the homeowner if he wanted us to get a bigger pump so we could pump the water all the way to the street (the one we had could only pump the water halfway or so to the street). The homeowner said that another pump was not necessary. Furthermore, the crew chief said that prior to the start of the repairs, the grass in the yard appeared very “thin” and didn’t seem particularly healthy (even though it was dormant). He believed that the “thinness” of the grass, along with the saturated conditions, combined to make the yard as muddy as it was. He believed that if the grass had been thicker, it would have handled the foot traffic much better. In our business, we don’t have the luxury of not working in wet conditions. In fact, we have worked on approximately 125 to 150 homes in addition to the complainant’s in the last four weeks. This is the only customer who has complained about the muddy condition of his yard after the repairs (again, he was fine with the condition during the entire process). We also had three different employees go at three different times to inspect his yard once we received notice that he was unhappy. They all said that, while it was certainly muddy, the grass that was there prior to our repairs would grow back as soon as it warms up. When we told the complainant that his yard wasn’t in the best of shape before we did our warranty work, he responded by sending us pictures ostensibly of his yard “less than 2 months ago” (that would be sometime between late January and early February). In looking at the pictures, it was clear that the pictures were not from the last two months since there were tress in the background that had full leaves on them indicating that they were taken sometime before the trees went dormant. I had the third employee that looked at the yard look at the trees also to make sure they weren’t evergreen trees. They were not evergreens. While we don’t know exactly when the pictures were taken, we do know that they were not taken in the last two months. The complainant has asked for us to re-sod his yard and indicated that we are apparently “hiding behind” our damage clause. We are not “hiding behind” anything. Contracts are specifically designed to let both parties to them know exactly what the contract’s terms and conditions are. Abiding by the terms and conditions of the contract is not “hiding behind” it. Apparently, the complainant owns a tee shirt company and is fully versed in using social media since he has written scathing reviews about us in all of them. I wonder how he would feel if someone complained about his company in social media for not doing something that his contract specifically says they will not do? We have successfully repaired over 13,000 homes and the vast majority of our customers appreciate the great service that we have historically provided them. We will continue to honor the complainant’s warranty and provide him the best service that we possibly can.

Have had company out three times to 'reshim' the house as it continues to move. Have been diligent about keeping foundation watered, etc. Chad Martin now says there will be an ongoing charge for this shimming, plus the house now 'needs' 12 more piers, for a cost of $6,300. Original scope of work was inadequate and lifetime warranty doesn't include this oversight. Will never use this company again. Have approximately 25 rent houses, almost all have had foundation work, believe there are plenty of other quality providers out there to choose from.

Response from Structured Foundation Repairs and Roofing Systems
This “complaint” has no merit. In June of 2012, we installed 15 pilings on the left side of this home, shimmed the existing interior piers in the crawl space, and replaced some rotten wood. The pilings that we installed on the left perimeter come with a lifetime transferable warranty on re-settlement. The shimming of the existing interior piers come with a one year warranty (industry standard). The reason the shimming warranty is only for one year is that no work is done to change the structural makeup of the crawlspace piers. Shimming is just raising or lowering the beams via adding/removing steel plate shims to improve the levelness. The existing piers in the crawlspace can and will continue to move. Since the original repairs in June of 2012, we have performed adjustments on some of the pilings that were installed along with the shimming of the interior piers. Both times the work was performed under warranty at no charge to the customer. Our most recent warranty inspection has discovered that the right side of the home (not previously repaired by us) has now settled as much as 2 inches and requires 12 new pilings (new work not under warranty) and approximately 600 sq ft of shimming (out of the one year warranty). When the customer filed his poor “review”, he stated that “the original work was inadequate and the lifetime warranty does not cover this oversight”. That is just nonsense. There was no oversight of anything. When a foundation is evaluated, work is only recommended for the areas that need repairs at the time of the evaluation. The work done on the left side in 2012 does not prevent the right side from needing work at some future date. An analogy would be if a dentist filled a cavity on the left side of a patient’s mouth, the patient could still need a cavity filled on the right side at some later date. The dentist can only fill the cavities that are present at the time of the visit. He can’t fill a cavity that is not there yet. This is not a complicated situation to understand, especially for someone like this customer who has 25 rental properties and has had work done on all of them. Finally, all of this would have been avoided if the customer actually showed up during our warranty visits. We’ve performed 3 warranty inspections and he has yet to show up. Instead, he has us meet with his tenants. His reason for this is that he lives an hour and a half away and it would take too much time. However, he apparently has the time to write a scathing review to Angie’s List without even understanding what he is complaining about. Also, our office is about 45 minutes away from the home in question and we have gone there every time that he has requested us to do so. He also is impossible to get in touch with via telephone. He never answers and rarely calls back in anything like a timely manner. Trying to communicate relatively complicated information about foundation movement and options to address it via email is very difficult. It needs to be communicated in person at the property or at the least on the phone. Both of those have proven to be impossible. The customer states that he will never use us again and that is fine with us. Dealing with people who think their time is somehow more valuable than ours and who will write a poor review without having all of the facts is not someone we have any desire to work with. We will continue to honor the warranty on our pilings and wish him luck with whoever he decides to hire to do any additional repairs.

With the labor and supplies involved this is by nature an expensive repair. I had three other estimates. Two said i did not need the work, one was considerably less in pricing, but with a similar assessment of what work was needed. After speaking with the Structural Engineer I decided to stay with my original intent to have the work done and have Structured Foundation Repairs do the work. After researching different methods of foundation repair i felt Structured Foundation Repairs would do the job correctly. Several neighbors have used them previously so I felt even more comfortable with my decision after speaking with them. This was my first personal experience with foundation repair. The process was made relatively painless by the staff at Structured Foundation Repairs. The staff was professional-all permits, engineering studies and other necessary paperwork was completed prior to the work starting. The actual work started on date scheduled. I was notified each step of the way in this process by the crew foreman and he was most patient answering my questions. It was a messy job, but property and landscaping was cleaned up before leaving the completed job. Am i pleased with the work performed? Yes, as much as one can be about having foundation repair! I will definitely use Structured Foundation Repairs again should I need further repairs.

I had started seeing cracks in our ceiling and brickwork over the course of the last two years. None of them looked like anything more than what I would consider normal wear and tear. But when I started seeing some larger cracks this past fall, I had to admit to myself that I have no knowledge about what would be considered simple cosmetic damage vs. early foundation problem signs. So I called to have an evaluation done to see if there was need for concern. The person who took my call was very courteous and set up a time for the next day for someone to be at my home. She indicated that the evaluation was free and held no obligations. Bradley showed up the next day on time and couldn't have been nicer. He was patient as I showed him my specific concerns. Then he did his own inspection. This included checking doors and windows, a walk through for any visible signs of problems, and a series of readings that measure differences in height in relation to a point at the center of the house. Throughout the visit, he helped educate me on what the readings and visual signs DO mean, what they COULD mean, and - most importantly - what they DON'T mean. For instance, a reading that says a certain side of the house is an inch lower than the center of the house means just that. It's a inch lower. It doesn't mean the house has sunk an inch on one side, or that it's a problem. For all anyone knows, it was built that way. He addressed each of the concerns I pointed out to him and showed me what he was looking at on his own. End result - not a foundation problem. He pointed out some things to keep an eye on and suggested i should be a little more aggressive in maintenance in regard to the mulch and drip hoses I have around the foundation. (North Texas clay "soil" - yippee) His opinion was that I had some slight settling on the west side of the house that was responsible for the cracks I was seeing, but everything was well within the realm of what he would consider normal aging of a home. Nothing that warranted coming in at this time to install piers. He did warn that doesn't mean the west side WON'T settle further and possibly lead to a problem in the future. But that at this time I do not currently have a foundation problem. This is exactly what I needed. I was prepared to start wading in to the cost and pain of the dreaded foundation repair monster. But first I needed someone trained in the subject to simply help me understand if I even HAD a problem to begin with and not try to sell me solutions for something that is a non-issue or might be a POSSIBLE issue in the future. To me, this comes across as honesty credibility. If I DO find myself in need of foundation help in the future, I know who I'll be calling.

I was selling my home and had to have some foundation repairs completed for the sale. I contacted three (3) foundation repair firms; all three were on Angie's List and all three had good reviews. Two of the three were recommended by friends and all three came to my home and provided an estimate. Jack P. with Structured provided an estimate that was significantly lower than the other two estimates and he took the time to explain the difference to me versus the other two estimates. Jack was extremely patient and endured several phone calls and texts from me as I thought of other questions. What impressed me was that Jack didn't try to "up sale" me. He actually worked with me to determine if tunneling (more expensive) was necessary or if we could make some of the repairs by breaking up the slab and installing the piers. Jack totally put me at ease in what was a very stressful time. He was always pleasant and prompt to respond. When my repair work was scheduled, the Structured team showed up promptly and had the repairs completed a day early. They cleaned up the debris and left everything in great order. In addition, the staff at Structured are first class. I particularly want to give kudos to Roxanne who made sure I had all of my final reports in a timely manner for closing and was also quick to respond to any inquiries I had (and I had a few as this was a first time experience for me). I would certainly recommend Structured to anyone who is in need of foundation repair. They are honest, ethical and straight forward. Thank you Jack and Roxanne -- you showed me that there are good people and good companies out there that really want to help their clients and deliver the highest quality of customer service.

Of the four new piers installed, one was to straighten a brick pillar on corner of house. Structured was able to put pier under piller but could not straighten the pillar at all. Another pier failed and when I had them come back to fix pier (under warranty) could not fixed their installed pier only wanted to add more piers. Had another company come out to take down the brick pillar and rebuild straight. They just reworked the Structured pier and the column was straightened beautifully. Will not ever have Stuctured do any added work.

Response from Structured Foundation Repairs and Roofing Systems
To Whom It May Concern: We originally repaired the member’s home in March 2014. His review stated that we did the work that we contracted to do but didn’t straighten a brick pillar (column) on his porch. He gave us a “B” overall rating at that time. We responded back then that we told him upfront that we would not be able to straighten his column, we could only lift the porch on which the column sits. He understood that from the beginning and was planning on having the column taken down and rebuilt after we lifted and stabilized the porch. Our representative wrote the following notes for the engineer and the crew prior to the original repairs: “Front porch has existing piers under the right side column. Homeowner plans on having the right side column rebuilt after our repairs.” Several months after completing our repairs, he called us back out because one of the piers appeared to be settling and his stairs (not previously worked on) were moving. We went back out and re-evaluated. We agreed that one pier needed to be adjusted (under warranty) and that the separate stairs needed two piers to lift and support them. The work was completed as contracted and then he filed the review above. This second review gave us an overall “D”. He complains again that we didn’t straighten his column and that he had to have someone tear it down and rebuild it straight. He also complains that we only wanted to install more piers. Our plan was never to straighten his column and the new piers were for a new area (the stairs) to be repaired. Furthermore, he also fails to mention that we were the third foundation repair contractor to work on his porch. Apparently, the other two companies are either out of business or just wouldn’t honor their warranty. That means that we have been the only company to work on his home that actually honored their warranty. Finally, during the original repairs, we had to sever 3 existing piers in order to install our new piers., something that was not known to be necessary until the work was being done. Our contract states that if we discover piers that need to be severed after the work has begun, we can charge $100 for each pier severed. We didn’t charge him for any of the piers severed. Angie’s List is designed to have homeowners give intellectually honest reviews on their experience with companies so that other members can make educated decisions when choosing a company to work with. It is unfair to both the company and to all the other members to give a review that does not accurately reflect the facts . Our company’s motto is to “Do the right thing”. Since we have done everything that we have contracted to do and have been the only foundation repair contractor to work on this member’s home to actually stand behind their warranty, we respectfully ask the member to either remove his unfair review or to change it to reflect the facts.

They did the work according to their bid. However, the crew was late starting my job and were finishing it in the dark so they wouldn't have to come back. In the process of repair, the crew offload materials/equipment onto the lawn on top of the control box for my sprinkler system causing it to leak and they sliced through a dripline that is part of my automatic sprinkler system. Structure didn't want to take any responsibility for the leaking control box but finally after several phone calls agreed to cover half of my expense to have it repaired. The crew boss said he'd come out and repair the dripline the next day. His version of repairing it was to bury the line so it was no longer visible. So when I checked on it, I found that he had buried the line to hide it rather than fix it.

Everything was fine. They were very professional. They spoke to us in our home in detail on what they were going to do. They told us their timeline. We were in the option period when the inspection came back with foundation issues. We gave the inspection to them and that's what they worked from. They repaired it according to the inspection. During this time the buyers wanted to back out. But after the repairs were done the inspector came back and said everything was fine. The buyers did buy the house. They price was reasonable. They were here for entire day and replanted everything that they had dug up. You would have never known they had been here.
Description of Work: They put in 6 piers.

It went really well. I was very impressed with their processes and the people. They interacted with my kids. Scheduling was really good. Everything went very smoothly. They were able to explain everything to me and were the best in price so I felt more confident in working with them. They explained what other companies recommended how that would be wasting money. The other companies weren't going to manage the engineering report and I would had have to pay other people. I paid Structured and they took care of it. I knew exactly what I was paying for.
Description of Work: They put 14 piers under my house and raised the house about an inch.

It went very well. They did everything they said they were going to do. They gave me an estimate. They sent out independent people to check the plumbing and make sure it was level.
