Before the men started I asked them that when that finished THE FOUNDATION if they would put mt bushes back down deeper and cove them up, because I did not want them to die. They were bushes that my Mother brought for me when I moved into my house. They did not do as I asked them and every one they dug up died because they did not do what I asked them to do. This review contrasts my experience between two top foundation repair companies, Structured Foundation Repair (SFR) and Brown Foundation Repair, on the same job site, and at the same time. I reviewed both companies, and eventually decided to go with SFR, in part, because they claimed to rely on engineers and their promise of quick service. During my consultation with SFR, we discussed the need for repairs to my home’s foundation, as well as a semi attached garage and carport. The rep initially balked at making repairs to the garage and carport, offering instead to make the repairs to the home only. I made it clear that I did not want two different companies working on the same home. To get the job, SFR would need to do the entire job. The rep consulted his construction foreman as well as an engineer to see if they could do the entire job. I was notified both construction foreman and engineer agreed that SFR would be able to complete repairs on my home, the garage and carport, winning the contract for the job. After a $12,000 down payment, repairs began. Work began on the home first. Around the time the repairs to the home were essentially completed, work began on the garage. By “work”, I mean a few holes were made along the outside walls of the garage. By now, work was completed on the home. It was at this time I was informed SFR would not complete repairs on the garage after all, nor would they even begin work on the carport. The reason? The discovery of a subterranean retaining wall below the outer wall of the garage. Tap dancing ensued with assurances that work on the garage would just be “a waste of money” and that the sales rep was “getting his *** chewed out” for agreeing to take on the job in the first place. There was no word on the reversal of the construction foreman’s opinion. Even more confusing, when later asked about the relevance of the engineer’s report, indicating the job could be done, I was told “the structural engineer does his own evaluation”. I took this as SFR wanting to distance itself from the engineer, and is especially disappointing, given their marketing pitch of backing up their work with engineering reports. After ultimately paying SFR over $20,000, I was left with a home with only partial repairs made, and encouragements that, “maybe someone else can do the garage for you”. Roughly 2 months after repairs to the home were completed, I noticed a drop in the floor where repairs had been made. An appointment was made with the SFR Warranty Dept and to their credit, the rep was on site within just a couple of days, (this prompt service is about to end). The rep, SFR’s operations manager, said adjustments are needed on every single previously installed pier. On top of that an additional 10 piers were recommended at an additional cost of $7,980! Even more frustrating is the fact that I asked about the same areas before repairs were made, pointing out that there appeared to be movement In that area. I was told the engineer’s report did not call for them. So far, the engineer has failed to note repairs that the ops manager now says are needed, and filed an Approved Engineer’s Plan with the City of Arlington that was not honored. So much for SFR’s engineers. After learning SFR needed another $8,000 to really, really fix my home, I complained and asked for explanations on site. The best they could do for me? 3 weeks to have a 10 minute conversation. 5 weeks if I wanted to talk to someone else. So much for service after the sale. Contrast this with my experience with Brown foundation repair. After SFR did their bait & switch, Brown came out, surveyed the garage and carport and agreed to not only do the work, but warranty it as well. Repairs were made, and the garage and carport were lifted without incident. Brown even completed additional work at no extra cost, honoring their first assessment. What a difference. I am now entering week 2 of my 3 week wait. If my experience with SFR improves, I will update this, but as of now, my expectations are quite low. I originally posted this on FB on Sept 30. I was told by Structured Foundation Repair the owner was reviewing the situation and management would respond to my review shortly. It is now Oct 6 and I have yet to hear anything.

This customer originally asked us to look at a house and a garage/carport. It was determined that the garage construction was substandard and repairs, if any, would be limited and without warranty. The customer even went so far as to ask if the structure was a “tear down”. Structured agreed to attempt to repair the garage without warranty. During the repairs it was determined that the garage could not be repaired in the method we attempted. We advised the customer and discounted the repair to not include that structure. In the months to come the home settled and the customer reached out for a warranty call. The home was evaluated, it was determined that failing retaining walls on the property could be contributing to additional movement. We proposed ten new piers in areas not previously repaired and warranty adjustments to the areas previously repaired by Structured. Mr. [Member Name Removed] was not available during that evaluation and later called to ask questions. He was scheduled for a follow up visit on October 7 at 8AM. The warranty adjustments have been scheduled at the homeowners convenience and the homeowner has elected to use another company for the new repairs.

Everyone that came to our home to assist us was friendly and professional. This is the third time that we have needed foundation work, and this experience was the by far the best. We obtained 3 estimates and theirs was the lowest. They were recommended to us by our realtor and I am really glad. I know this sounds too good to be true, but this is a real experience and I would definitely recommend them to anyone having their foundation repaired. I told one gentleman that he could teach because his explanation was clear, and he said that he did. They included checking the plumbing afterward and an engineer report in their price. No one else did that.

I have used Structured Foundation on several jobs before and stuck with them given the warranty service they offer on their piers. Unfortunately the last job went horribly wrong. After getting an independent engineer inspection (Crosstown Engineering), there was disagreement between the Structured Foundation engineer (Robert) report and theirs. I decided to go with the independent review which showed a previously installed set of piers by Structured Foundation were sinking yet again - these had been "adjusted" once previously and were under warranty. Unfortunately, during the adjustment no one bothered to look at the sliding door immediately next to that area - they jacked it up to the point of the doors coming off their tracks. One of the doors fell off while one of the crew was still showering himself off in the front yard with a hose. The door hit our dining room table, broke the glass table and slid into the wall damaging the drywall. Damage to the door frame due to the lift was independently verified by a door company familiar with my type of door. In my discussions with Robert apparently they are not responsible for ANY damage resulting from their lifts. BUYER BEWARE! The foreman on the job was checking other parts of the house but apparently missed 2 bent door frames - one by the area they were lifting (which resulted in giant cracks in the drywall btw) and another resulting from being overshimmed using concrete blocks beneath it. All I can say is that the damage is substantial more than the cost of the job and probably could have been avoided with better communication. As I mentioned earlier, I have used Structured Foundation in good faith for several other jobs before, but there was always a communication process. Most lifts are done incrementally and generally speaking, there is a dialogue between the foreman and the home owner when cracks start occurring, giving the homeowner an opportunity to downsize the lift, lest they suffer more damage than worth it in the adjustment. This didn't occur during this job. My wife was there most of the day and they had my phone number so access on my side of things was not at issue. Furthermore, they forgot to replant some of the bushes they were levelling outside and failed to put additional dirt around the house where indicated on the scope of work. The team clearly was in a hurry to make another job that day. Unfinished job and a big mess to clean up now! To date I have spent over $15000 with Structured Foundation with no visible improvement in terms of foundation movement since my first lift. The results speak for themselves.

I was referred to Structured by a home inspector and I have sent the pictures of their "completed" work to them as well. Initially the interaction with the organization was good. We were able to schedule the job and it appeared that we were well on our way to having the job completed to our satisfaction but that was not the final outcome at all. The piers were were installed in the home but the holes were left exposed with the piers clearly visible. Instead of backfilling the holes and watering in the dirt, the crew instead threw loose dirt over the holes and then threw the rest all over our front yard. Not only that, the crew left urine all over our toilet. Disgusting!! A month passed after repeated attempts to get this resolved and in frustration my wife started to work on filling the holes (something she should not have had to do). I complained again to two contacts at structured and those requests went unanswered. When they finally sent a representative to the house they said they though each other had scheduled the repairs and offered my wife $200 for her efforts. They then "PROMISED" to send a crew to complete the work which never happened and once again, my emails went unanswered. Save yourself some pain and frustration and go with a different company, you still get a warranty covered by the state but you'll avoid having to clean toilet seats and having to backfill the holes yourself. I've attached pics of how they left the holes where a family of skunks had taken up home, another issue we had to deal with. I've had to spend time trapping them for live release and spent hours finishing the job myself. I would not recommend Structured and will take time to ensure that this review is sent to multiple review sites that Structured requested.

Responding to a negative review is always daunting, but responding to a negative review that has validity is even worse. The customer is correct, our communication after the job was lacking. Our crew did use the customer’s restroom, which is against our company policy. Our superintendent offered the customer a check for $[Member Information Removed].00 as an apology. We had hoped that would help alleviate some of the customers frustration. Our superintendent promised to send a crew to fill sinkholes. Usually we tell the customer that after replacing the dirt from the holes it may settle and, as a courtesy, we will be happy to fill the holes when we are in the area with appropriate dirt. (The cost of labor, given the location of the job, would be approximately $500.) The sinkholes were scheduled to be filled in late June. It wasn’t until the middle of July that the customer alerted us the holes were never filled. The sinkholes were again added to the production schedule. The crew again, did not fill the holes. Someone dropped the ball. There is no sugar coating the truth. The customer is incorrect when he states the we promised to “complete the work”. The repairs were completed in April, and a Third Party professional Engineer signed off that all repairs were completed satisfactorily. Sinkholes can be a cosmetic side effect of the repairs but they are in not structural nor do they indicate whether or not the repairs were done or done correctly. He also mentions a warranty, backed by the state. I can only assume that he is alluding to the “Texas Warranty Trust” that is owned and marketed by a local Foundation Repair Company. It is a clever marketing tool for their business but the state of Texas has no involvement in the trust. We recognize that we did not live up to our company’s standard of service on this job. I, personally and on behalf of Structured, would like to extend an apology to this customer for not providing the service to which the parties referring us are accustomed. Heidi Morrison
