So I thought maybe it's the chimney, so I had 2 different roofers before finding Randy... here were their "solutions"
1. Roofer 1: "Ahh just fill in the fireplace it will never leak again. Who wants a fireplace these days anyhow?" WHAT??!! $ 2500
2. Roofer 2: "Oh we can just build a cricket to divert the water and then spray the chimney with liquid rubber so it won't leak anymore." My question: "Did they used to spray liquid rubber back in 1925 to seal leaky chimneys?... I didn't think so...$ 1500
3. Morris, "Mam I think the reason your chimney is leaking is because of the gaps in the mortar. (Shows me pictures he took from his phone) This happens when a house is old like yours from the weather over the years. No problem...The solution is just to cut out the joints, reapply the mortar, seal and paint the chimney-- BINGO!! $ 850
Morris is the REAL deal, no he's not a handyman, who "just does chimney, roof repair etc." on the side, this guy is a TRAINED, QUALIFIED, CRAFTSMAN, TRADESMAN and PROFESSIONAL. He's been this his doing this his whole life. Total old school all the way. He's someone who knows their craft and is diligent about doing it and doing it well. He does not have a big crew, because he likes to make sure the jobs he takes on are done right. ( I had this conversation with his wife) I applaud him and respect him for having this much pride in his work. It may take a few weeks to get on the schedule, but he's worth the wait.
He came over to my house at 7 pm to access the chimney, then came over again another 3 times to remortar, seal and then paint my chimney. The results- my chimney is bone dry! Problem solved!
For someone who is a stickler for finding QUALITY PROFESSIONALS, I was completely satisfied and will be calling him each and everytime I have a job that needs his expertise. Well done!
I was grateful that he came out to do the work on a Sunday morning because another storm front was headed our way.
He did a thorough job and went out of his way to fix the tuck-points that were needed above the door.
I'll definitely call him again.
A week passed and I hadn't yet gotten the written quote. Mr. Webb had asked that I remove the soil adjacent to the brick before they arrived to start work so I did that on 11/27/12. I really wanted to get things going, so after that I went ahead and started the demolition of the existing brick, as he had told me at the time we met that he'd deduct about $100 or so from his charges if I did that myself. As I began to take off the top cap brick I discovered that the underlying foundation block was badly degraded where the porch slab was bearing area on the block. I stopped work at that point, took photos and emailed these with an explanation of the problem to Mr. Webb on Monday 11/29/12, along with a request to send the orginal estimate which I hadn't yet received. Later midweek he called to discuss the block damage issue and at that time we agreed that he would start work on 11/10/12, with the assumption that I would get his written estimate by then.
I finally got the estimate via email on Saturday 11/3/12. On that date I completed the brick demolition. I'm glad I went ahead and did this because I discovered that the foundation block was in a very deteriorated overall condition in serveral other areas. I work in the architectural/engineering field and realized that what I saw would most likely require temporary shoring of the concrete porch slab and removal of the old and installation of new foundation block. On Mon. 11/5/12 I emailed Mr. Webb with a description of the problem and asked him to provide another estimate if necessary to cover the expanded scope of making the necessary repairs of the block and slab supports. At that time I also asked him to send me a copy of his insurance certificate, since the job was becoming more that just installation of some masonry veneer. After another followup email and a phone call, he came out midweek to look at the porch block. At that time we shook hands on a price to add the block repairs to his original estimate.
As mentioned above,work was to start the following Saturday. However, some the stone materials ordered hadn't yet arrived by then, so I called a couple days prior and we agreed to shift start date to the Saturday after that.
The porch block repairs had to be done in two stages. Mr. Webb and his 2-man crew arrrived promptly the morning of 11/17/12, completed the 1st part by noon that day and returned on Monday to finish the 2nd part of block repair. Before they left that day he said that there was another project he was working elsewhere, so he wasn't sure he'd be able to come get back to install the new stonework until after the Thanksgiving holiday weekend. I told him that I was having visitors at my home for the holdiay and really wanted to get the work finished before they arrived. He said that he'd try to work me into his schedule. Mr. Webb was good to his word-- the very next day he came back as his other project was temporarily on hold. He and his men arrived around 9:00am and had all of the stonework installed by the end of the afternoon. Nearing the time they were going to be done, I showed Mr. Webb a couple places where some existing brick mortar joints were cracked on my home, asking what it would cost to come back sometime and repair those. To my surprise, he said that for $30 more he'd fix them before he left that day, to which I happily agreed!.
On all three work days they cleaned up after themselves, clearing all the construction debris and leaving the work area pretty much as it was when they arrived. Overall I was impressed with their attention to quality and detail, both in the way they went about the work and look of the finished masonry. They laid out tarps to keep the adjoining areas clean and were continually clearing up debris as they worked. In addition, it should be noted that he offered to pick up the masonry materials I had purchased at the supplier's yard for me and did so the day before he started work, which I greatly appreciated. Lastly, the final invoice was exactly the same amount as the estimate, including the discount for not having to do the brick demolition! The only area of improvement I could ask of this company is the speed at which they respond to quote requests, phone calls, emails, etc.
My porch now looks awesome, thanks to the stonework installed by Webb Masonry. Morris Webb is a truly a masonry craftsman. The yard managers at both of the masonry supply houses I used knew who he was and were very complimentary of him. In fact, one of them told me and quot;You won't be sorry you hired that guy, he does great work, he's one of the last of a dying breed [of masons]and quot;. I couldn't agree more!
They also made repairs to two small cracks in the walk without charging extra.
I had good communication with them throughout the entire experience. I highly recommend this company.
