Dogwood Property Management is a full service property management company. We can manage your investment property and your personal home. Our services range from procuring a tenant, collecting the rent, and disbursing funds to making all the needed repairs and improvements to the property such as landscaping, general repairs maintenance all the way up to adding the room you always wanted or remodeling that outdated kitchen or bathroom. The owner of DPM is a licensed Property Manager-in-Charge and a licensed Home Builder in the state of South Carolina.

1. My tenant often did not pay the rent on time. Mr. Hight never would never inform me that the rent was going to be late. If I had not received the rent by the 10th, I had to contact him and ask about the status of the rent. I also often had to request that he follow-up with the tenant to check on the status of the rent. There were also times when the tenant did pay on time, and I still did not receive my monies by the 10th. On the most recent occasion, I had to make repeated requests for my monies, before finally receiving the rent on the 20th of the month.
2. Mr. Hight had service done on my HVAC service on two occasions. I was only able to receive a receipt for one of the services, and this was only after multiple requests.
3. On more that one occasion Mr. Hight made accounting errors, resulting in me receiving less than what I was owed. These errors were corrected, once I caught them and pointed them out.
4. The biggest failure came when my tenant moved out at the end of last month. He moved out without providing proper notice, owing back rent, and left the property in need of repairs and significant maintenance. it wasn't until I requested that Mr. Hight forward me the security deposit to cover my losses, that I was informed by Mr. Hight that he had never collected a security deposit. At no time, prior to this, had I been informed by Mr. Hight that he failed to collect the security deposit from the tenant. His failure to perform, directly resulted in my incurring an additional financial loss.
5. Lastly, I have made repeated requests that Mr. Hight provide me with a copy of the tenant's application, the tenant's lease. the tenant's keys, and Mr. Hight's keys. All of these requests have been ignored.
Based on my experiences, I can not in good faith recommend that anyone hire Mr. Hight to manage their property.
We hired this company due our out of state move. The communication
skills were always lacking. Due to numerous rude emails that upset me we
advised him several times to go through my husband for contact because I
was tired of being treated awful in emails which then turned me into an
angry person stooping to his level and sending out hateful emails
back. I have never had a person make me this angry in my entire life
all because he never gave us the respect that paying customers
deserve-so we never gave him any respect back either. Our personalities
just clashed. Rent was never deposited on time per our contract and
after several times of asking him we always got the response of it was
how the "weekend fell" or the tenants were late-unbeknownst to him we
kept in contact frequently with the tenants due to not being able to
trust this company any longer. So we knew when rent was sent and taken
out of the tenants account. He okayed things with the tenants that were
never okayed by us. We also flew cross country to do an inspection of
the house because he didn't keep up his end of the contract and did not
do any inspections of our property through out the term of the lease.
During this inspection we found things he okayed with them and not us
like an over 18 tenant living in the house. He then lied and said he
emailed and had our ok about this. I saved every email and text
correspondence and no word was ever mentioned about an additional person
moving into the property. We also heard via neighbors that they had 4
dogs living at the house which was not in the agreement-we questioned
him about this and he lied and said there were not four dogs in the
house. Then when the lease renewal came up he suddenly asked us if they
could have 4 dogs........ I think he figured since we lived so far away
that we would never be back to check on our home or find out about
things. The only reason we used him longer than one year was because we
missed the deadline to terminate his contract the first year. This
past year we actually were in contact with our tenants due to knowing we
would be terminating this contract. If was stress free dealing directly
with the tenants. One example is that we had repairs done to the
home-the tenant emailed me the invoice within 48 hours of not even
having to ask for it-I paid the invoice three weeks before he even
received a copy of it. I actually had to ask him for a copy of
it-because I figured he had forgotten to do his part of the job
especially since at that time he had no idea the bill had been paid.
After
doing research we found a property management company that has been in
business for almost 30 years in the area. They offer more for us and
cost less plus they are very reputable.
And the best part of this
whole agreement was how we could never get him to contact my husband for
anything like we asked unless it had to due with him deciding he needed
to "Tattle" on me to my husband!
"Wow. I am not sure where to even begin. I value my reputation and I think that is reflected in my positive reviews on this website and others. I do not have any paid advertising yet my company continues to grow. It is all word of mouth from my existing clients. What this woman posted about my company range from stretching the truth to outright lies. The rent was deposited late a few months so I spoke with her husband about it and I started hand delivering the check and depositing it in their bank. That is the only client I do that for. That was back in June of 2012. I am sorry you are still upset about a problem that I already resolved. You should have known about the amount of tenants and pets in the house because I sent you a copy of the renewed lease when her daughter moved back home with her dog. YOU GLADLY ACCEPTED THE $300 PET FEE. The amount of tenants and pets in the house was clearly stated in the lease. It's not my fault you didn't read the documents. The invoice I never sent you? That is because you were dealing directly with the tenants and cutting me out of the opportunity to do my job. I find it strange that you renewed the management agreement with my company after the first year while you harbored all this angst against me on a personal level. As you stated, we had our differences. I accept some of the blame for that. I offered to terminate our agreement early and your husband was the one who called me and said "No, let's finish out the contract and move on. Life is too short for this drama." That surprised me, and I made a concerted effort to end things on a positive note. We talked our differences out and settled things like adults. After that talk, I had multiple long, pleasant conversations with the husband, and the last time I spoke to him, he told me he would recommend me to anybody who was looking for a property manager. I placed a tenant who paid rent on time, for two years, didn't destroy your house, and had zero vacant months. Anyone who has had rental property knows that is not always the case. Member, I am sorry you have so much hate in your heart against me. I apologize for anything I did to upset you. Great experience. I picked him based on the positive reviews from here and I can see why. Small one man business committed to his owners. Much better than my other property management company who is too big and has too many properties to really be engaged with my concerns. Highly recommend him.
