Work not dome.

Mr. Yanni (Phil) arrived on time and was very professional when providing the estimate. Mr. Yanni provided suggestions for some stucco cracks we could fix ourselves to keep costs down. His quote was much more reasonable than the other estimates we received. The front steps to our house were built incorrectly by the prior owner. One step was 10 inches and 2 were 4 inches. Phil replaced those steps with 2 equal size steps. Phil removed the flagstone for reuse; demolished the old steps and removed the debris; then poured the concrete steps and reattached the flagstone over two days. The steps look great and are much safer than the old ones. In addition, Phil and his assistant filled some cracks in the stucco surrounding our house. We are very pleased we hired Mr. Yanni and will gladly call him again if the need arises.

Philip was very responsive and did a nice job. He communicated frequently which helped in scheduling the work. He went above and beyond by clearing the gutters while he was on the roof. He was careful about where he mixed his concrete to avoid making a mess on the driveway and cleaned up after himself. He showed up on time, was done on time, and at the price quoted. I'd use him again.

I contacted Phil who came and provided me with an estimate and explained what needed to be done. After checking for other estimates I hired him. He provided me with his license and insurance and arranged to complete the work within the next week. He notified me that he would be doing the work sometime the week of 7/16 and phoned me on the 16th to let me know that his previous job finished a bit early and that he would begin the next day.

From start to finish, Mr. Yanni was knowledgeable and professional. But of special note was how he handled a major obstacle after he started the project. Turns out the concrete steps were built out of some bridge-grade material. Removing the old steps turned out to be a bigger deal than we first thought. Much bigger, as was evident by watching Mr. Yanni battle the mass of seemingly indestructible concrete. Mr. Yanni won, and he did it all without charging us more. In addition, when we thought the bottom step should be a little higher, he remedied the problem without hesitation. I would hire him again in a heart beat and plan to do so soon.

Phil returned call right away. Gave an estimate that night. Scheduled for the next week. Showed up on time & did a great job..

Phil is a consummate professional and, if you have the time, will explain in detail what needs to be done and why. The overall experience was a very good one, from the honest initial evaluation to the fair pricing to completion. The main thing about Phil is that he is available, and will address your concerns in a timely manner.

Great. He contacted me the same day I reached out to him (although he did tell me phone is the best way to contact him), and he came out that weekend to take a look at the project. On first inspection he was able to identify the quarry the existing stones came from. I had a few other quotes done and Yanni works was able to fit in my price range and my timeline. Within weeks the project was complete and we could not be happier. Phil is a true craftsman, we had a great experience working with him.

The guy that came was very fair and honest. He was very forthright. He told me what could be done and what could not be done. He was pretty professional.

They were courteous, nice, and did a great job. They went above and beyond.

Everything went smoothly, from the first telephone call - to the estimate, to the work actually done. Very professional and work done as described in estimate.

While he was there for the estimate, he also showed me a joint in the walkway leading around the house which was in need of repair. He promptly got back to me with a reasonable estimate of $675 for all of the work. He came when he said he would, got done in a day, and didn't leave any mess behind. The work was very nice quality. I would definitely use Phil again, although he's not close to Northeast Philadelphia where I'm located and because of that, it needs to be a big enough job to justify the travel for him.

Work was ok, but not exceptional. We should have asked for a more detailed quote at the onset... Would use again, but would be more detailed in initial contract... Think we could have done a little better with a little more homework and up front effort on our part.

although we decided against moving ahead with the project, I can't say enough about Phil Yanni's professionalism. He's punctual, courteous, sends a written proposal, and will talk to the homeowner about size and scope of the project. Phil did a stone wall around the corner from our house which is beautiful, I would recommend anyone to speak with him with stone work related projects.

Yanni came by to get a look at the project when we were not home and mailed a written estimate. We then contacted him to go over the estimate and work to be done in person. He arrived on time and discussed his methods to our satisfaction. A couple weeks later as promised he called to let us know he would begin in a couple days, as we were having other work done by another contractor we arranged for them to coordinate the work, this went flawlessly. Yanni carefully removed the old brick and iron railings to use again. Dug out the area, poured concrete steps and replaced the brick walks. The only delay occurred because of the election (our man won so who cares) and some damp days delayed completion of the second bricked area.

Phil came out promptly after I called him for an estimate. He was careful to explain how he would do the work and to match the new cement with the older portion of the walk. He also bid on curb work my township was requiring of homeowners on our block. I asked him to do the walk repair but decided to go with another contractor for the curb. This led to a miscommunication, and he did not show up to do the work when I expected him. When I called, he said he thought I had decided not to use his company. Once we got that clarified, the only other surprise was that the flower beds on either side of the walkway were nearly totally trampled. Given the close quarters and the heavy lifting involved in pulling up a damaged flagstone walk, this was understandable, but it would have been better to have been given warning about this in advance. Overall the job is excellent, and we are VERY pleased with it. We would definitely hire Phil again.
