 + -1 moreI have found Eagle Property Management LLC to be very responsive and have been quite pleased with their work. They responded quickly to my original inquiries and set up an interview for us to discuss the situation and how they would market and manage the house. We established an initial asking rent price. It took a couple of months to find a tenant and we needed to adjust the asked rent, all in conjunction with Eagle. Once a suitable tenant was found, they efficiently executed all of the paperwork and ensured that utilities, etc., were all working for the new tenant. Since then I have received notice of deposit and payments in a timely manner each month. I received my tax information to assist my tax preparation in January of this new year. In December of 2012 the tenant noticed a possible leak around a window seal, they contacted Eagle who immediately checked it out and advised me of the issue. They provided me with pictures and an estimate for repair, and after discussion I approved the work. They were able to perform the repairs within a couple of days, to avoid further damage from leaks. The Eagle staff are willing to use telephones, email, or any other method to keep in touch. Even a couple of times while they were travelling they responded to non-emergency questions. They have also quickly handled ongoing maintenance requests. Mainly, as the yard has a sprinkler system it needs to be serviced in Spring (turned on, backflow tested) and Fall (turned off, drained) and Eagle works with my chosen vendor to ensure it's arranged with the tenant (access to garage is needed) in a timely manner.
Description of Work: I hired Eagle Property Management LLC in late 2011 to manage my single-family home in Beaverton as a rental property. I'm living abroad and needed someone who would be "local" to handle: - finding a tenant - advertising, interviewing, handling lease paperwork - handling financial matters - collecting rent, managing maintenance fund, forwarding payments to me, providing tax paperwork - provide basic maintenance on the property if needed - respond to tenant questions and concerns, handle work I schedule It was also important to me that they be available through multiple means, email, phones, fax, etc.

 + -1 moreI've spoken with Bill a few times and he has been very accommodating. I am meeting him for the first time next week to have him assess the property. We don't live in Portland and don't know whether to rent or sell the house my parents own up there. His rates seem very reasonable--8% of the rent along with a one time fee. My parents own a home in New Mexico and they pay 11% of rent for same services out there. If we decide to rent I will likely move forward with his services and will include an update then.

If their are any repair issues during the month, they will send a detailed billing invoice of the services. I have recommended them several times.

 + -1 moreWe contacted several property management groups through Angie's List and the first one to come and give us information and a proposal was Eagle Property Management. Bill was friendly and answered all our questions. I had researched our area and rental prices and gave him an idea of what I thought the rent should be. He looked around a bit, told me a little about how his group handles customers and then told me he'd research comparable prices. I did ask him if he was willing to negotiate his price if I brought him a renter and he was unwilling to do so. I had read that there was some room to negotiate the percentage monthly but he was not able to do that either. I thanked him for his time and awaited the proposal. As I was awaiting the bid, another review got posted on Angie's List that gave me pause and when the bid came in, I was disappointed that his proposal wanted to lease out my property for $355 less per month than what I had requested. He used a property as a comp that was fewer bedrooms, less square feet and with no view. I felt they hadn't done their homework very well and were just in a hurry to get me signed up. Oh well, nice people just wasn't what I was looking for. I went with another management group and got a full price renter in two days.
Description of Work: I called for an estimate and proposal for engaging a property management firm to oversee the rental of a condo that we had recently acquired. This was the first time we have been landlords and we had lots of questions. We received a standard blank lease contract to look at and two days later received a proposal by email.

 + -1 moreI am very pleased with the service and all interactions that I have had with the owner Bill Lamberth and his assistant Kristin. Even in late Fall, when a relatively few people are looking for a place to rent, they managed to find good tenants for the house in less than a month at the price asked for.They will be managing this property in the coming months and (years?) I am more than confident that they will do a great job and be easy to work with. Their rates are very reasonable. They have been very easy to reach with questions or concerns.They will be collecting the rent for the house, arranging repairs and doing all the things that I would not want to have to deal with myself as owner of a rental property. At this point I would definitely recommend them to anyone who is looking for someone to manage a rental.

 + -1 moreBill Lambert owner of Eagle Property Management Company did work and replaced appliances on my property without my authorization. I indicated to him to only clean the roof and outside lawn prior to tenant moving in. But he claimed he cleaned it twice and charged me twice. He claimed he had to clean it prior to showing the property. However the photos listing the property for rent clearly shows the outside has not been cleaned and yet he charged me for it. One of my friends went over there and saw that it was not cleaned and her family cleaned the deck and the yard. I believe it was only cleaned once. Soon after he replaced my heavy duty commercial washer and dryer (which was checked by a licensed and experience HVAC professional and another contractor and confirmed they were in working order prior to my handing my property to his care. I requested for him to get my appliances back and also to take a photo of the replacement washer and dryer with their serial numbers. He never did. He replaced these without even having the courtesy to get my authorization. Recently the tenant claimed the dishwasher caught on fire. Instead of immediately contacting me and sending out his maintenance guy to check it out and take the appropriate actions/photo he casually sends me an email. I live in another state and only saw the email at night when I got home and had to immediately contact my HVAC guy to rush out to take care of the issue. I was concerned for the safety of the tenants and the property. Because of the washer and dryer incident I had requested Mr Lambert that I will determine if I need to send my guy out for repairs but that does not mean that he should not do his own part by sending out his maintenance guy or go himself to check out the tenants concerns and report to me. I also instructed that I do not want any animals on my property however did say when he informed me of a potential tenant with a dog to use his intuition and to get back to me with his feedback on the potential tenant and the pet. But he never did. Then he went ahead and rented my property to someone with a cat- against my instructions. When I pointed out his disregard to my instructions and agreement, he got insulted! He even changed my blinds claiming it was torn when I had personally checked everything out myself prior. He even changed my smoke alarm several times when these were all checked and confirmed in working order by my general contractor. I will never ever recommend him or his company to anyone in state or out of state. Beware.He fails on all counts except he charges the same market rate for the property manager services. He picks and choses what he wants to answer and does not address all your concerns/request. All these happened in 2012 and his services ended Nov 2012. Cost was of course deducted from rent.

 + -1 moreI was a first time investor 3 years ago undermined by a property management company with overly charging maintenance works and cheated on our rental income. The nightmare finally ended when I found Eagle Property Management on Angie's List. As a super award winning company, Bill the owner certainly lives up to his reputation. He is very patience answering our questions and very accurate on our properties' rental value. Bill has a shape vision on finding good tenants and explains his decision. Eagle took about 3 to 4 weeks to have my properties rented. In short, I've been very satisfied and will never hesitate recommending their services to any new investor as well as those who are currently haunted by bad tenants and property management company.
Description of Work: Eagle property management in charge of managing our rental properties, collecting rent, looking for tenants, giving rental estimate and taking cares of the maintenance work.

 + -1 moreEagle Property Management does an excellent job. They are very ethical and honest. They listened to what we needed and provided exactly the services we wanted. They do all management of the property including screening and finding tenants, collecting deposits and rent, and handling repairs and maintenance. We never have to worry about the property at all! We had heard horror stories about property managers but Eagle Property Management is one of the good ones. We get a statement each month and the rent is deposited directly into our account. We paid $150 up front to lease the property and $71.60 per month for them to manage it. The service they provide is worth the cost.
Description of Work: We turned over the management of our condo in Beaverton to Bill in 2010. Took him a few months to get it leased but it has been successfully leased ever since. Eagle Property Mgmt advertised the condo, screened prospective tenants, collected deposits, got paperwork signed and sent us copies of the documents. For on-going service they handle all contact with the tenants, maintenance and repairs, collection of rent, payment of bills and sending us monthly statements. When there is maintenance or repairs needed they let us know what is needed, what the options and costs are and once we decide they take care of it. Their service is well worth the monthly cost!

 + -1 moreVery well. We like Bill. In the original call he mentioned that he might not be able to make the time we set but would let me know in advance, which turned out he needed to reschedule. He came out, looked over the property, gave a few suggestions and told us how much he thought he could rent it for. We hired him and I was skeptical we could rent it for as much as he suggested, but we decided to try. Bill took pictures, posted on his website and on craigs list our house, and two weeks later we had a renter, at the higher rental price! So far, we have had no significant issues with Eagle Property Management and feel things are going well. We feel his charges and fees are fair. I'd recommend them.

I had heard a lot of horror stories about property managers but after talking to Bill I felt confident that he would be honest, up-front, and do a good job for us. I was right! It did take several months to get the condo rented but the market was in flux at the time and Bill wanted to make sure we got a reliable tenant. The condo was rented almost a year ago and everything has been very smooth. We get monthly statements and the rent is deposited into our account each month. We don't have to worry about the condo at all. Eagle Property Management is easy to work with and they provide a wonderful service.

He had our property leased within two days of our contract. He has handled all details with the tenants. He is very reliable prompt without our involvement. All of his reports are complete and detailed as well. Any tax documents are provided quickly.

He was honest that my house was a bit too far out for him to be able to promise me the kind of attention my listing deserved, and had recommendations for another service that might be helpful. I ended up going with another company based on a personal recommendation, but would have been just as happy to work with Eagle were our locations more compatible.

We haven't yet put the home up for rent due to other circumstances, but plan to use this company. They were by far the most responsive of all the companies I called and interviewed.
