Terrible, they ought to be out of business. They are the worst property management company ever. They managed my property for probably 4 or 5 years. They did not understand rental law in Oregon. My tenant actually understood more about rental law than they did. It cost me probably 3 months worth of rent, and they totally mishandled my property. I would not recommend them to anybody under any circumstances. I was paying them 9%, which was roughly $150 a month.

As you said we managed your property 4-5 years and in that time the only rent that you lost might have been a few weeks between tenants. That is not outside the normal turnover time. Also, because we know the landlord/tenant and fair housing laws quite well, in the time we managed your home there was never a challenge from the residents. After the last set of tenants left you decided to replace the carpet and the furnace. Although those items of maintenance as well as minor repairs and cleaning took a longer than normal time because of vendor delays, we agreed to continue showing the house during all of that. The house was shown 7 times during all of this but to no avail. When we determined that the communication with you was becoming too contentious we decided the best option would be to terminate our agreement with you and free you up to finish the work. Apparently you took our terminating the agreement personally but we thought it would be in your best interest. We always wish our clients good success with their properties and we wish you well also. I found Bill Lamberth on Angie's list in 2011 talked to him because of the good reviews on Angie's List. After talking to him, I listed my rental with him. He rented the house within 2 weeks of managing the rental. He and everyone at Eagle is helpful, courteous and professional. Their monthly fee is very fair for the service received. I am out of state so I rely on Bill's ability to keep my property rented, maintained, and any problems resolved...I have not been disappointed. If you are looking for a property management firm you will not be disappointed if you choose Bill Lamberth and Eagle Property Management.

We decided to rent our Portland home last year when we moved out of state. We largely based our decision to go with Eagle Property management based on positive reviews on here on Angie's List. We have had a positive experience with Eagle Property group. It took about 1 month to find renters for our home. Bill made the whole process very easy for us. The house appears to be well cared for. There have been a few repairs that have been handled in a timely manner for the tenants at a fair cost to us. Bill has been responsive and professional to work with. Based on our experience we would recommend Eagle Property.

Bill of Eagle Property Management has been managing my rental property for almost last 3 years. There were some small gaps for few months here and there while switching to new tenants. But, for the most part he managed to keep my property occupied by tenants regularly. Couple of tenants have done modifications ( paintings, curtains etc.,) to the property without my knowledge. I was taken by surprise and not happy when I did the inspection with Bill last time. Bill promised me that he will make sure such things will not happen to my property in the future. We also noticed some damages during last inspection. But, Bill promised me that he would take care of fixing the damages appropriately working with tenants with no expense on my part. I had and am having a good experience working with Bill. He has been very professional. Sometimes, his responses may be slow. But, overall I am happy with him. We began working with Eagle Property Management in early 2013 to manage a single rental property, and have been very happy with the service provided. BIll is a very easy person to work with. He got to work immediately creating marketing materials for the home, and gladly incorporated my suggestions to add some points that I thought were important to highlight about the property. Bill found great tenants within a month, and they have now been there almost 3 years. All smaller repair/maintenance issues are well taken care of and the documentation provided is good. We did have one issue with the yard that took some time to straighten out because there was some turnover in the company's maintenance staff and the issue temporarily fell between the cracks. After following up, we were able to get everything back on track quickly and Bill apologized for the missed communications. This is truly an "owner-operated" business which is one of the best things about it. Because he is so hands-on he's very busy, but he's always responded to my questions within the same day, and strives to be sure we are happy with his company's services. Which we most definitely are!

We selected Eagle Property Management,, to manage a single-family rental house based on Angie's list and meeting with owner, Bill Lamberth. That was about 5 years ago and we have no regrets. Bill and his staff are not only professional and organized but also very personable and easy to work with. The main reason we opted for a property manager for just one property was to avoid dealing with the tenant selection process. We have had two excellent tenant families in the 5 years and I credit Eagle for making the lease process smooth and painless. Their fees have been reasonable given the services rendered. They were always very responsive addressing tenant issues and providing clear communications on the minor problems that occasionally occurred. We ended the relationship only because our daughter moved back to Portland and needed a place to live. I highly recommend Eagle Property Management and will use them again if the situation arises.

I first interviewed Bill Lamberth 6 years ago, along with several other property management companies. From the beginning, it was apparent that Eagle Property Managment was the way to go. We listed our rental for lease with them and have been with them ever since. They have high end service and support at a very fair price. Bill and his staff have provided advice, and coordinated services, such as replacement of a furnace, decommissioning of an in ground oil tank, and other projects as well. Every transaction has been handled with a degree of professionalism unusual in today's business environment. If you are looking for a property manager, do yourself a big favor and talk to Eagle Property Management!

I had the tenant from h***. Every land lord's nightmare. Squaters, drugs, no rent money, etc. I've been managing my own properties for over 30 years, but this one was beyond me. I interviewed several property management services and then I found Eagle Management on Angie's list. After an extensive interview I decided to try them out by getting him to handle this "problem" tenant. They did, It was as fast as legally posible and it was very reasonably priced. After the property was cleaned up they found a great new tenant. I am now making $$ They know how much the current rents should be, and they get qualified tenants. I am actually making more money, even after paying the reasonable fees. They are privately owned. They owners are "hands on" with the business. They have old fashioned values. They are friendly, accountable and responsible. Thank you Angie's List for introducing me.

I should precede this review by mentioning that I have worked with several property management companies in the past 20+ years. Eagle are by far the absolute worst company I have had the misfortune to deal with. My first clue was a few months into the lease, when they allowed an extra tenant to move in without letting me know, and without adjusting the terms of the lease - where occupancy was already noted, and where additional occupants can not move in without permission. I only happened to find out because they contacted me about allowing the additional tenant to bring a dog. What a great way to find out! A few months later I received a complaint from the HOA that there was white spray-paint on the driveway that needed to be removed. I had to contact Eagle on 3 separate occasions before they claimed this was removed. I was unable to inspect it at the time, but when the tenants moved out - I found some remaining patches, which I asked Eagle to remove. During the two-year lease I received other HOA complaints about trash cans, landscaping, etc - so Eagle were obviously not checking on the property sufficiently, nor were they informing the tenant's about their obligations in an HOA community. When the tenants moved out, I immediately performed a move-out inspection - and sent Eagle a long list of repair items. I did not hear from them for 3 weeks, during which time I was losing income on a vacant property. They did absolutely nothing during this time. They did not work on the maintenance items. They did not relist/advertise the property. At this stage I was fed up, and sent them a termination notice. I also asked that all repair items be taken care of. Here is a partial list of the two-dozen items I asked them to handle, and what the outcome was (in parentheses): - pressure-washing of driveway due to tenant's spray-painting (was not deducted from tenant's deposit) - hardwood-floor damage caused by tenant's moving furniture (only 33% of repair costs were deducted from tenant's deposit, with me having to shoulder the bulk of the cost) - heavy outdoor bench & other trash left by tenants (which I had to dispose of personally) - missing garage door remote (was not replaced, and was not deducted from tenant's deposit) The owners at Eagle may respond to this review with their feeble excuses. However all of the above has been logged with the Oregon Real Estate Board in a multi-page complaint. Therefore it is now a matter of public record. In summary, I feel this is easily the worst company you could deal with. If you care about the property that you own, I recommend that you do not hand it over to these people.

It is always disappointing to us at Eagle Management when we are told that we failed to deliver the best service that a client expects. Although this kind of review is quite rare for us this one borders on liable and must be dealt with. 1. Allowing extra tenant to move in without letting you know-- the sister of the resident moved in without letting us know (due to a job loss). When we discovered it I contacted your husband and we agreed that we would screen her and if approved we would collect an extra $100/month rent and $400 security deposit for her dog. She was approved and stayed two months. When notified that she had moved out I inspected her room, determined no damage and her security deposit was returned and the rent was returned to the lease amount. This is documented in your owner statements for that period. 2. White paint on the driveway-- tenant spray painted something over a cover cloth but some overspray landed on the driveway. When notified by the owner we contacted the tenant and he acknowledged the paint and either pressure washed the driveway, or hired it done, to the extent that follow up inspections by the HOA were satisfied. There was no further complaint from the HOA. My inspection of the area concluded also that it had been sufficiently cleaned to blend with driveways on either side. 3. Other HOA complaints, trash cans, landscaping"--As with most other HOA communities where we manage condos this HOA required that a copy of the bylaws be given to any rental resident and these residents were given those bylaws. That does not guarantee that they will always bring their garbage can in on pick up day or keep the landscaping as pristine as the owner might. However fines are assessed to the owner if these things are not dealt with in a timely manner. Any time we were notified of a rule infraction it was as simple as a phone call or letter to the residents to correct it. Never was a fine imposed and you know it._ 4. Sent Eagle long list of repairs--Yes you did send a long list and work was started on the list but the delay was in finding a hardwood repair person to actually come out to give an estimate to repair the hardwood. My pictures of the area in question show scratches minor enough to be considered "normal wear and tear". It was at the foot of the stairs where you would make the turn to go down the hall or go out the front door. The best quote was $450 because the whole hall down to the family room had to be refinished for a good match. Your husband's insistance that this be done prompted us to authorize the work. I contacted our attorney as to the owner's or our liability if the resident challenged this charge. He said a judge could rule either way but if we lost it would cost us double. I did not think the risk worth taking and only billed the tenant part of the charge. 5. Heavy outdoor bench and other trash--The email from your husband indicated trash left in two places and one of the places was in the "vicinity" of the outdoor bench. The invoice we have indicates the trash was removed but the bench was left thinking it belonged with the house. 6. Our inventory list showed only one garage remote which was left in the house. So in summary we document everything because of this type of unreasonable review. If, in fact, you did lodge a complaint with the Oregon Real Estate Board we will most happily defend our position. Bill is a old fashion type of person. He reminded me of a kind, gentle but no non sense grandfather. When I interviewed for property management services I wanted someone local who knew the market. He was located in Lake Oswego and is the owner of the company. He insisted on meeting me at the property and gave me a detailed market analysis and what he thought would be an appropriate rent. I really enjoyed meeting him. The big attraction was direct interaction with the owner rather than a big company who really have no idea who I am. When there was an error he corrected it immediately and took responsibility. That alone was worth my recommendation to use him. A very small suggestion is that they should take better photos of rental properties since a picture is worth a thousand words.

Bill Lamberth and his staff are very professional. They were very thorough when it came to advertising, screening and leasing my property. They took care of all of the bookwork including year end tax forms, all I had to do is collect a check every month. The tenants who leased my house, now want to purchase it. This is a real tribute to Bill because it shows how well he can fit a tenant to a property. I initially interviewed several Property Management Companies, they left me with little faith that things would be handled properly. Then I met Bill, and I just knew that he is a person of integrity. I will definitely use Eagle Property Management in the future if the need arises.

Bill came out to the house and together we identified what needed to be done. His company took charge of getting the job done and advertised the home to find a suitable renter. The experience has been great. They are pretty good about getting back to me. They are pretty prompt. The only downside is that they are kind of spendy if I need to use any of their services so I use my own people because I don't think their quality is that good. It is not that their rates are that high. They are pretty good at screening people and getting good renters. They charge the industry standard for their fees. In some respects, they provide a pretty good service and in others, they may only be average.

I looked over several companies rated well in Angie's List. I was initially impressed with Eagle Property Management in the ratings because owner Bill Lamberth, directly responded to the critiques, particularly the few negative statements the company received. I have owned my properties for over 30 years and have experienced almost every possible management mistake at the hands of other companies. I met with Mr. Lamberth a couple of times and interviewed him extensively before deciding to sign with his company. It is now approaching the 6 month mark and I am quite satisfied with my decision. I have repeatedly been pleased with the actions taken by Bill and Sharon Lamberth and their management team on my behalf, particularly the proactive steps to avoid future problems. In my opinion, the latter is the essence of property management. I now have confidence that my properties are being attended and it is less likely that a crisis may develop.

Unfortunately with her came some baggage that we could not anticipate. We were in the house at the 6 month mark and all was well at the time. All of her security deposit and some of our own operating funds were necessary to return the house to you in the great condition we received it from you. We had an average experience with Eagle Property Management. They completed the work of managing the property in the manner in which we expected, no better and no worse. We did enjoyed interacting with Bill, as he is a kind and accommodating guy. We did not, however, enjoy dealing with Sharon. She was rude and aggressive over the phone when we tried to communicate with the company. Admittidly, we are the type of owners who want to be more hands-on with our property and Eagle Property Management would probably be a better fit for someone who wants to be more hands-off than we did. We will not use them again, but mostly due to the fact that we are selling the property that they managed. We will probably not use any property management company in our future rentals since we can complete the duties of a landlord without the help of a management company. Overall I felt the experience was average, hence the "c" rating.

Eagle Property Management were an answer to prayer for us. We became landlords by accident when the economy fell and we owned an empty home that wasn't going to sell. Bill and Sharon found a tenant for us that was superb. They know the proper background checks to perform in order to find the best possible tenants. The renters always paid on time and therefore, we were always paid promptly too. They set up direct deposit so even that aspect was convenient. They charge a competitive rate for their services. When there was an issue with the home, they were quick to make the fixes and had great staff for these repairs. The end of year reports for taxes were clear and easy to use when filing our taxes. Our tenant has since moved on and we were able to sell our home. I would highly recommend Eagle Property Management to anybody in need of a property manager! Thank you, Chris & Cindy

My husband and I have been tenants in the same home managed by Eagle Property Management for almost 2 years now. First let me express how pleased we have been with Bill Lamberth, the owner. We first met him when we moved to Portland 3+ years ago and were looking for a house to rent. We met him for a viewing of a home on the East side of PDX and, although we didn't sign a lease at the time because we were still locked into a lease for our apartment, Bill and our experience with him stuck with us over the next year when we looked for a new property management company. He was so friendly, professional and caring about not only the property he was showing but also about trying to find us a home that was a good fit for us. When our lease for our apartment was over, we found a house in Lake Oswego we wanted to view and we met Bill again as he was managing the property. After viewing the home for only a few minutes, we were able to determine it wasn't for us and we let Bill know and thanked him for his time. Instead of ending our meeting right then, Bill took the time, about an hour, to discuss what exactly we were looking for in a rental (house, dog friendly, backyard, near I-5/217 split and pricing) he gave us a lot of information about the Portland rental market and told us of an owner he was going to meet with in a few days and that their property could be something we would be interested in. Within a week we were able to view that new property and within a few weeks we signed the lease and moved in. The management company as a whole has been the best we have ever dealt with by far in our last 6 years of renting in the Sacramento, California and Portland, Oregon areas. They are friendly, professional, prompt and caring of their tenants and properties. We have been in this home the longest of all the properties we have ever rented, not only because we like the location and the home itself, but because we have had absolutely NO drama or problems with Eagle Property Management. Also, the maintenence guy is always friendly, on time, and thorough in his work. I would definitely recommend Eagle Property Management.

We have been using Eagle Property Management for over a year to manage our rental property. They do an outstanding job managing our property and finding a good tenant. They have excellent communication skills with their clients and tenants. They are very professional and the staff is so friendly and they are a great team. The owner, Bill Lamberth is a wonderful person to work with and always goes out of his way to be helpful and kind. We would highly recommend Eagle Property Management.

I wouldn't recommend this property management company.
Description of Work: I hired Eagle (Bill) as a property manager after interviewing four others. Bill seemed like a really nice guy. We signed with him on a Thursday night. We told him it was because we wanted the property advertised on Craig's List by Saturday. He told us he normally uses a service that posts on Fridays and Mondays but that he would make sure it got in on Saturday. Unfortunately it wasn't advertised on Craig's list that weekend. It did appear on Monday, but disappeared the following weekend. This was critical because we wanted the property advertised in July as this is a month when renters are often looking to move. We didn't hear from Bill as to why the property wasn't advertised. It did get advertised the following weekend, but per Bill at least one applicant cancelled between the time he contacted Bill and the time of the appointment he said that he did have an interested potential tenant and expected to get a deposit. Surprise, we heard nothing from Bill for the next 5 days. When we called him to ask what was going on with getting a tenant and why we hadn't heard from him , he said that he had lots of phone calls, was really busy and thought we weren't getting interest because the rental price was too high. We then told him that because of the lack of communication and advertising, we would be breaking the contract and looking for another property manager. We told him that we understood the contract stated that we would be charged $150, for breaking the contract. He said that he would send us our full $300 security with him and wouldn't be charged the $150. What a surprise then when I received only $150 of our $300 security deposit from Bill. A man who doesn't stand by his word. Just saying. Oh and by the way, we listed with a new property manager the next day and had a tenant signed within five days for $45 more per month in rent than what Bill was advertising our property for. I wouldn't recommend this company.

[member name removed], I very much regret that you did not receive the service that you expected from Eagle Management...since service is our business. However, I want to address a couple of points that you raised. We create and post all of our ads in house and do not use an outside service. You are correct that we signed the agreement late on Thursday, July 11th and the ad did not appear until Monday 15th. There was apparently some reason for the delay which I do not remember. From the 15th until you canceled the service barely 3 weeks later the ad never disappeared. It is always re-posted on M, W, and Friday and syndicated on 6 other rental sites as well as our website. I emailed you on 7-30 to tell you that the house had been shown to a very interested party and that we expected to receive an application. Although the application was never received the house continued to be shown. In all there were 6-7 showings during this period of time. We would have found the residents you were looking for if you had exhibited any respect for the contract that we had signed and had a bit of patience. Nevertheless, I wish you good success in the rental of your home. Respectfully, Bill Lamberth

Bill and the rest of the office staff are always helpful, professional, and kind when we communicate. On one occasion, our dryer broke which was not a small issue for our family of four with two active children. The repair was scheduled promptly and the communication was clear. I also appreciate the online payment system and option of scheduling repairs through their website. Our lease renewal was smooth and easy. Given the need/opportunity, I would definitely rent another property from them in the future.

Absolutely NO customer service skills! I do NOT understand how their rating is so good on here. I can NOT be the ONLY person they have treated badly. I met with Bill Lamberth to see the property, Everything seemed good. When I went in to their office to pay for the home I had just been rented and sign the move in papers. Donna was the receptionist at the time and seemed frazzled and over worked. When it was time for her to drive out to Beaverton to do the move in walk through, she said she would rather not it was very far..I was in a hurry because I had to be to the house to meet the movers. I said ok. Not realizing that there where a few things Bill said he would have fixed Prior to moving in, This is the purpose of the move in walk through. ( to point out the things that need to be done and go through and test everything and make sure all appliances are there and all is clean and stuff).. Let's just say it NEVER happened, then the accounting issue is another thing. I was told to bring a cashier's check with a certain amount for my initial down payment/deposit. When I arrived Donna quoted me a different deposit amount which was $8.00 more than what I brought and since they don't accept anything other than cashier's checks for the initial payment I offered to go back to the bank and get another $8.00 cashiers check. She said Oh no don't worry just pay it with your next rent payment and since I had paid for that month and the next my rent wasn't due again for 6 plus weeks. a couple weeks later I received a letter in the mail stating they were gonna charge me a $50.00 late fee and if I didn't get that in to them they would file eviction..??? WHAT? My rent was not late and not even due. She told me to pay with my next rent payment which was still 4 weeks away. So I called the office and tried to get it straightened out and it was a nightmare. Donna wouldn't say she even remembered anything she told me. I was told by Bill I would be working with him and so when I get attacked by all the women in the office, I am left very confused. So... Now since the house was given to me filthy dirty. I had to spend 3 days going through this house testing and checking things to see if they worked. Within the first 2 weeks, I found a gas leak in the kitchen, The furnace blew up on 2 different occasions, due to the owner NOT ONE TIME changing the filters in his furnace. First the motor then the circuit board. After the maintenance workers fixed the furnace they said the home needed to have a thorough duct cleaning and it took 10 months of constantly being hung up on , talked down to, given excuse after excuse and lie after lie, then on the 11th month I was sent a certified letter saying they were NOT going to renew my lease. Thanks for the notice. If they hadn't planned on renewing my lease they could've given me more than 4 weeks notice. I could NOT help the way they do business, But I can make sure that people that are new to this company know that they are NOT as appears. Just pray you will NOT have any maintenance issues, they will NEVER have it taken care of. 10 months I waited for a response to an issue they knew was there... They are SHADY in their dealings. BEWARE!!! If you have NOT yet signed with this company, Maybe consider a second opinion or another option.. I do NOT understand how they have an A rating. I have everything video taped and tape recorded. I wish I could share the tapes here... You would be shocked as to what you hear.. My over all rating is an F. Oh did I mention I am Handicapped.. Never paid rent late and returned the home in better condition than they gave it to me in. They made several appointments for a MOVE OUT walk through and cancelled last minute. As if my time isn't important. Then NEVER sent me an email or anything regarding me moving out where to put the keys or garage door opener. Its just another way to try to take my deposit, VERY shady!!! BEWARE!!!!

[member name removed], First, we have never employed anyone named Donna. Second, your claim of receiving the house in a filthy condition is bogus. The owner had totally painted the house inside and out, installed new appliances, and cleaned the carpets in preparation for sale. Unable to get an acceptable offer he contacted us to rent it for him. The house that you received can still be seen on Zillow in the condition that you received it. You were the first and only renter EVER! You moved in 8-24-12 and by October 1st your unending complaints compelled us to offer you a refund of your security deposit and release you from your lease. That email was dated 10-1-12 at 7:55 pm You chose to stay. Throughout the ensuing 8 months there were some furnace repairs and other maintenance done but still it was never to your satisfaction. Finally, on July 22nd, 2013 you were notified that your lease, terminating 8-31-2013, would not be renewed. Your pleading of having no money to move prompted me to offer you one half of your security deposit back early so you would have money for moving expenses, which you accepted. There was nothing in my offer requiring you to move prior to the normal expiration date of your lease. However, you were able to secure a place and actually move by 8-4-2013. How is it that now you are claiming that I forced you out early?
