Description of Work: After many years of dealing with a flood in the basement whenever we had a heavy rain it is a great relief to know it will not happen again. I had a difficult job that required many phone calls and multiple trips to my house. Crystal was great with me on the phone, I called often and she was always calm and reassuring. Brian Shannon was at the house and was also very patient and determine to get the job done well. My only regret is that I didn't find them sooner.

We contacted Shannon Landscaping to install a French Drain and to put in a sprinkler system in back yard. They installed the drain and sprinkler system quickly and were very professional. We had a picky neighbor complain that the drain was not straight so the crew came back out and straightened the drain line. They were patient and professional throughout the entire process.

Brian Shannon came to bid the project within 2 days of my call. I told him why I wanted help, and he offered the service described above and the crew and the timing. We briefly discussed the range of Angie's List reports, and I decided to go with the majority. He bid $1400 on the spot, and when the "written" bid came by email the next day, we scheduled the project for about 1 1/2 weeks out. Within a couple of days a worker came to spray and I gave him a signed copy of the proposal. Exactly on schedule the crew of three showed up and did the job from about 7:45 AM to 2:30 PM. I showed Lupe where I had drainage problems and we discussed where the drain would run and where the grade should lie. They scalped off the old sod by machine and hand and hauled it off. They rototilled the lawn area and raked it to grade. They dug a trench and laid a socked, perforated drain pipe, cushioned with gravel and covered with soil. Next was spreading sandy compost, grass seed, lime and fertilizer. Lupe consulted with me about just where I wanted the grass border to be. The crew finished by rolling on a turf mulch of fine straw shards, and they gave the whole job its first watering, with the recommendation that I water it like that once a day. And On The Tenth Day ... when I went out to water, there were large patches of beautiful light green spouts. Most of the new lawn is up to an inch long now. September/October is a wonderful time to seed a lawn. The ground is warm enough to help the seeds germinate if they get the proper moisture, and I'm confident that within a month or so Mother Nature will take over the watering task. The worst drawback is that the neighborhood population of squirrels (burying nuts) and moles (building an underground highway for worms etc) also love the new, soft soil so that as soon as I can walk on it, I'll have some repair work to do on my new, healthy lawn. Thanks to the management and crew of Shannon Co. for excellent communication, promptness, planning and execution of the job.
Description of Work: Approx 10' x 75' weedy back lawn, too lumpy to mow anymore. Project as prescribed and bid: Spray to kill, then remove old lawn, install a French drain then prep and seed. Slice off swaths of old sod with a Home Depot rental machine and remove it, cleaning up bits by shovel. Rototill in 5 yds sandy compost and regrade for good drainage. Strew seed, lime, fertilizer and turf mulch. Bid included consultation and bid, all labor and materials.

We moved into this house which had drainage problems and deferred maintenance in the yard. Brian came out and we told him everything we wanted done and his bid was $2000.00. After getting more bids that were significantly higher we decided to go with him. My husband called his wife with concern that Brian's proposal was not realistic to how much we wanted done and the 4 man crew @ 8 hr day. She sent Brian out again and he once again said his crew could get everything done. So we went with him.One person power washed the property and the other 3 men installed 2 landscape drain basins, cleaned some beds free of weeds, leaves, took out some bushes. The job was not completed as we had specified in the 8 hrs promised. Brian wanted to come back and finish up the project but we declined the offer because it was apparent that Brian underbid the job, it felt like a bait and switch because the work that was done was done well. He kept making excuses rather than taking responsibility for underbidding. The sad part is if he would have apologized instead of making excuses we would have paid him to finish the job. The price was reasonable for the work performed but not for the work promised. We did pay the $2000 but decided to go with another company to finish the work.

As it was explained several times it was proposed as an 8 hour day of labor for the 4 man crew for $2000 per day. We ask the customer to prioritize their projects especially if they have many things that they are wanting to get accomplished. This crew was hired to work per the day. The intentions were never to get all their projects done in one day and the customer knew that as she signed the Proposal. However, our crew worked very hard to please them but there are some customers that you just can't please.

Got quoted for a 6 zone system but because of water pressure issues, ended up with an 11 zone system at the original price quoted. Work was done effeciently. Lupe led the crew and cleanup was excellent. Can't wait to try out the new irrigation system. It has been frustrating over the past 20 years to hand water everything during the dry months of summer. All 11 zones successfully tested.

Description of Work: Had Shannon Landscape come out to my parents house as I have had him do some work at my house. I met Brian there with my parents who are elderly. Brian was on time and looked the job over, he was very nice to my parents and explained the detail of the job to them so they could unbderstand it. They sent me a bid and I went with the other bids that we recieved and talked it over with my parents. We decided that Brain seemed know the most and was the most informative. Called his office to schedule, it was only 1 1/2 weeks until out sscheduled dates. The crew showed up on time and Brain was with them. The crew got right to work digging up the yard next to the house to install a drain pipe and seal a corner of the basement wall. They dug clear across the yard to connect to an existing drain pipe that goes to the street. 2 days later and allot of work and they finished. Wow, the yard looks way better then it did when they go there. The crew was polite, clean and quite whille they were there. My parents were very happy with the way things turned out. It has rained almost an inch in the last 3 days and everything seems to be working great. the basement wall used to weap a bit when they would get that much rain at once. Its dry and there seems to be more water running out of the drain pipe then there used to be. Would definately hire them again.

Description of Work: Brian Shannon has done several projects on my properties.The first time I used Shannon Landscaping I called four other contractors which either were late to giving a bid or never showed up.That has happened to me several times in the past. Brian Shannon owner of Shannon landscaping has always been on time and prompt never late. Brian completed all jobs on schedule. His bids are very competitive with all other contractors that I have dealt with. I would like to explain one project that he was extremely helpful with.Two years ago I was dealing with an Insurance company. My cinder block fence in one of my rentals had a drunk driver drive threw it. The damage was vary extensive and had a renter moving in the following week, that had dogs and they needed the wall or I would lose the renters .Brian installed a temporary fence to save the deal. After starting the project he had to track down someone that had the same style of cinder blocks that were no longer being made. He was able to find some in Seattle and had them ship to Clackamas or we would have had them custom made which would have cost a lot more money. I had nothing but problems with this insurance company, and Brian helped us threw the ordeal, he was willing to work directly with the insurance adjust which relieved a lot of stress for me.The job turned out excellent and it matched the original fence.

Brian came out and looked at my yard. He was on time and looked normal. I have had a few other estimates from landscapers who looked a little on the scary side. Brian gave me a bid and it was in the middle of the other two bids I had recieved. I hired Shannon landscape as he seemed to know more then the other two. The crew showed up to do the job. It was early but they were quiet. They got started and it was amazing to see how much work they got done in such a short amout of time. They put in a french drain and cleaned up the flower beds and trimmed a few bushes while they were there. I was very happy with the work of the crew and how clean things were left. After a week and a half where I used to have mushy spot in my yard it is not solid and seems to be draining well. They did great work.

They were great! They were very responsive to our request for an estimate, emailed us a quote within 24 hours, and completed the work at the stated price. They showed up an hour early, and we weren't home yet, but it worked out. They were very friendly and completed the job in no time, and now we can actually /do/ something with our backyard! Could we have cleared the tree-like weeds and trimmed the evergreen ourselves? Sure, but for $250, it was soooo worth hiring them. We'd use them again!

Brian Shannon showed up, gave me an estimate of $850 & explained the work thoroughly. The plan was to create a trench alongside the eastern foundation of the house (where the ground somehwat slopes toward the foundation), insert 4" corrugated drainage pipe & fill with gravel. He also suggested to tie the downspouts into a separate solid pipe in the same trench & have both exit at the street. These suggestions were basically good. However, his workers did a bad job. Instead of burying a second solid pipe they tied it into the slotted drainage pipe & installed it such that the water from the spout was pushed uphill into the pipe. They did not use proper fitting but duct tape. After the first rainstorm, it immediately leaked into my basement in places where there had never been water before. Essentially, the guys had created a perfect basement irrigation system by flooding the slotted pipe. I was very upset with the result & called Shannon Landscaping immediately. Brian came out promptly, looked at the problem & agreed with me that this was a botched job & should not have been done like this. He sent out his workers the same day to fix the problem. They dug up the whole trench & re-laid solid pipe. To this day I'm also still waiting for the promised adapters from downspout into the 4" pipe. Brian said he would drop by later that day & drop them off. Never happened.
Description of Work: Installed a french drain along one side of my house, close to foundation. Tied downspouts into it & had it carry the water towards the street, ending in a rock garden in my front yard.

A crew of 3 arrived on time to do the work, and a supervisor. I came home a couple of hours later to find the crew of three working, the steps had been laid out and they were ready to spike them into place. The step placement was terrible; in all they had located 8 6x6 steps and all of them had to be relocated or redone because 1) there were not level or aligned, 2)They rose up above the siding of the house (I believe it is against code to have dirt or fill touching the actual siding of the house that is on a cement foundation), 3) One step was supposed to be flush with a concrete step at the bottom of the job, but it was originally placed 2 inches higher. In all, I spent 2.5 hours of my time supervising the workers for what was a simple job. This should be been done by the landscaper.
Description of Work: Created terraced steps filled with gravel alongside my row house. This involved cutting steps and locating them so they were visually oriented (straight, level, etc.)

Mid-day the next day, when they still had work to do, Brian told my husband it was $1500 PER DAY for the work. A little late then to tell us he never got the fax at the office and so could plead ignorance! Granted, my husband forgot to ask him for the signed contract in the morning, but he was a contractor for 40+ years and says he NEVER had a sub-contractor do this sort of thing. Then, when my husband looked at the cost for the drain pipe by the fence, he saw Shannon had listed half again the cost, so he figured it out per foot and found he had overcharged for the amount of pipe, so he got him to knock that price down. Only helping the neighbor, of course, and not us. When Shannon got his money, he left but said the workers would stay until 5 pm, but my husband went to check on them several times and found they got very little done the last two hours. Unfortunately, this is one of few companies to offer the kind of drainage services they do, but we would still never hire them again.
Description of Work: French drain dug at side of house, dirt dug out of basement and dirt put over drainage pipe added under neighbor's back fence. The problem was not with their work. They were professional and efficient, largely. But dealing with the billing and invoice was TERRIBLE. First he said it would be $1500 for the job, but when he wrote up the bid and mailed it, it said more, so my husband amended the requirements of the job and the fee and faxed the new agreement to the office. When Brian showed up to supervise the first day, he said he would bring in the new contract the next day, but said verbally that the $1500 would be fine, still adding up to about $50 per hour per worker.

Brian showed up on time for the initial estimate appointment. He said he would mail me an estimate for a large landscaping project in the next day or two. He didnt even measure the area, which made me uncomfortable. I never received any quote or follow-up and will not contact this company again. If a contractor does not want to take on a job, it would be preferable up front that he or she just let the customer know.

Almost like they fell off the face of the earth.

We used this company as they were already at our neighbors house doing work and had done so for several years in the past. We were very dissatisfied with the work that was completed, and only paid half of what we were verbally quoted as a result. Other points that didn't please us: --company rep. didn't provide a written estimate (became a problem since what we had expected and talked about wasn't completed) --crew left dirt on the house that was splattered on there when blowing debris from the neighbor's yard. --had talked about putting 2-3 inches of bark dust down and only applied, at best, half inch. I have photos of the dark dirt spots once can see through the bark dust application in the beds. --very difficult phone conversations with office staff, poor customer service. Would not recommend using this company.
Description of Work: Company was to spread bark dust over our plant/flower beds throughout our back, side and front yard. In conversation with the person bidding the job, I had indicated I wanted enough bark dust to retard weed growth for the better part of the summer.

This company advertises through fliers delivered with the newspaper, so I assume they want work. My experience however, was exactly the opposite. I left two messages before I got a call returned. When the owner came out to look at my yard, he didn't take notes or measure anything. He did appear very knowledgeable & friendly. Since I had several specific things I wanted done, I asked for an itemized estimate. It took 2 1/2 weeks & three phone calls before I got the estimate, which was a total joke. Nothing was itemized. The description of the work wasn't for what I had specified, and the cost was exorbitant! (''4 man crew @$1600 per day x 5 days = $8000 + cost of materials'') Since the materials cost could be high, to not include is unacceptable. While $50/manhour may be OK for actually designing & building the stairs, for example, it's WAY too high for general cleanup. This company may do great work, but there's no way I'm taking that chance. I am not paying their price either.
Description of Work: I asked for general cleanup of backyard: weed removal and pruning, tall tree pruned, outdoor stairs added to existing terraced yard (about 10+ steps needed total), a twenty foot walkway was created, and area at bottom of yard cleared and flattened for patio. A very small retaining wall was added to the existing structure.
