After suffering a flood on May 23 I received estimates from several contractors. Out of all the contractors to provide an estimate John Brooks Construction was the most detailed and professional. I built my home with my father more than forty years ago. John was the only contractor who took this into consideration and the only one who said he could custom build the lower damaged cabinets to match the upper cabinetry that I built with my father. After speaking with a few of his references I hired him to remove the mold damage, restore all of the flood damage and moving out and packing in all my contents. The night I hired them I slept better than I had since the flood knowing they were going to take care of everything. He hired an outside company to perform the pre and post mold test. They passed the mold post testing on time and started rebuilding my home. Their staff walked me through each step of their restoration process and time line. As the photos show they did an excellent job matching the cabinetry and stain. They completed way before I expected. There aren?t any lines that can be seen where the drywall was replaced in every room of my 2500 square foot home. It was like a flood had never occurred. I would recommend their services to anyone.
From the time we called them to the completion of the project they were always on time and completed the project when they said they would.
"Mr. hired us in 2011 to renovate two bathrooms. He was so pleased with our work he called us back in 2012 regarding a mold loss covered by his insurance. As working with any insurance company this takes time and requires their approval. We removed all contents and components down to the structures framing excluding the bedrooms and bathrooms. What gave him the impression one could restore his home in 14 days is still a mystery. The food had to be removed from the cabinetry to remove the damaged cabinets. Mr. was informed our company can't pack perishables and liquids in a storage environment and would be responsible for those items. If he gave them away or took them to a hotel we were not involved. The freezer was in the garage plugged into an extension cord in the utility room. One of our employees did unplug it without knowing it provided power to a freezer in the adjacent room. We reimbursed Mr. for this loss and explained it was not intentional. The lockbox on the door holds a key inside that is accessible by code that we provided Mr. incase he forgot his own key to the house he could still get in. This is to provide additional security to our clients so multiple keys aren't copied for subcontractors access. The one person he was in contact with on his particular visit was taking photos of the negative air scrubbers digital hour logs and taking relative humidity and temperature readings to provide for the insurance carrier. The employee left after completing his task and this upset Mr. As with all mold growth behind walls you can't see the complete damage until invasive inspections are performed like removing drywall. The mold loss originated from an central air system that flooded half the home while they were on vacation allowing the water to dwell for an extended period of time causing mold. There were unrelated roof leaks found during the removal process causing additional mold damage that had been revealed by air sample testing and required additional material removal along with extended air cleaning. We contacted Mr. in regards to our findings and sent photos to get authorization to perform repairs. He agreed to the scope but seemed to be confused when he returned from his vacation. We sand blasted the remaining framing, cleaned the structure from top to bottom in the affected areas and set up negative air scrubbers to clean the remaining bacteria from the air. Mr. was perplexed by the whole process of cleaning the air and thought someone should be there while that was taking place. We were not able to explain to him the equipment had to turn over the air in the home removing the airborne bacteria for 3-5 days and then mold testing would take place requiring us to send those test to a lab and wait on the results that normally takes 48 hours to receive results before repairs can begin. To insure Mr. was reimbursed by his carrier it added time to the repair process as they wanted to re-inspect the additional damages. Its unfortunate Angie's List doesn't allow us to upload photos of the completed work. He and his wife were very satisfied with the completed work just as they were with the two bathrooms we completed a year prior. They were dissatisfied with the time line that had nothing to do with us as always insurance companies aren't in any hurry to pay and there is a hurry up and wait process when working with them."
After making the decision to go with Brooks, we met at a home improvement store to select tile, shower head and controls, and wall/door. It was stated that the glass wall could not be ordered until the tile was in place, based on precision measurements required. A start date was agreed upon and a contract was signed by both parties. No money was asked for up front, complete payment was due after the project was completed.
Work did not start on the agreed to date due to illness of Brooks. We re-set the date and began the following week. The demolition went quick. The plumbing work was completed in one day and plugged, so the water supply was available to the rest of the house. As explained during the estimate visit, the new wallboard, shower pan, tiling on the floor and ceiling were done incrementally to ensure all adhesives cured properly. Each day the path from the front door to the work area was swept or vacuumed, trash removed; and work tools stacked neatly.
The shower was ready for use with a temporary shower curtain while we had company for the holidays. The wall took about 2+ weeks to arrive at the Home Improvement store. After the wall/door was installed, Brooks came out to collect payment. The only issue to be fixed was the shower handle was a little loose, which was fixed on the spot.
Overall a very good experience. We gave access to our house without us at home. Brooks had a trailer with tools, left tools here for days at a time and had not been paid any money--we assumed they had more to lose than us. We did safeguards for the satellite and internet services.
