GUARDIAN INSPECTIONS

Great! Brian was very thorough, answered all of our questions, and gave us a very detailed report. Christie was also very helpful with the administration side. We also had some issues with the real estate agent of the sellers not liking what was found on the follow-up and calling him directly. Brian was extremely professional throughout it all and handled all the different personalities with skill. (and it helped that his original report was so detailed and included pictures). Areas of improvement: It would have been helpful if there had been some kind of average dollar figure attached to the things that needed fixing, even if it was just a $, $$, $$$, $$$$, $$$$$ type system. We ended up asking the seller to fix all the unknowns for the sole reason we didn't know how much some of the things would cost.

Brian showed up early and went through every nick and cranny of the house and took pictures where he had concerns. I was very happy on how thorough the Inspection was and it was helpful as he walked and talked us through all the items he was going to log on his VERY detailed report. Brian talked over a few items that were an easy fix and provided some ideas on how I can save money when/if I was going to move forward on the purchase of the new home. Brian had over 20 years in the construction/remodel business before he branched off into his own inspection company with his wife, Christie. I have since contacted Brian and Christie several times after the inspection to pick their brains on questions about the house. They have been very helpful to talk me through any of my questions and recommend additional contacts to tasks to assist me in this journey. I would recommend Guardian Inspections to anyone and if someone was to ask about any of the services they offer, I would be the first to bring up Guardian Inspections.

I felt positive about all aspects of my interactions with this business. Christie was friendly, helpful and informative about the services and questions I had about them. Brian and his assistant were already started when I arrived and he took the time to explain the process and answer all the questions I had. Friendly, professional, lots of experience and training and a feeling that they were looking out for their client's best interest and safety. The report was provided within a few hours along with the offer to be available for any further consultation. He even took the time to help me get measurements for all of the windows. My realtor gave me a list of options to perform the house inspection and I went with Guardian Inspection. I am extremely happy I got the chance to meet Brian. This is my first home buying experience, but Brian helped me understand the process and explained the finding of his inspection. He performed a thorough inspection verifying that everything is up to standard. He also took the time to explain how some of the equipment ( such a heater, fire place, etc) works. This was very meaningful to me since I am from out of town and I am not used to working with such equipment. He works with much professionalism and provides a full report of findings in a timely manner. I am extremely satisfied with his service.

GUARDIAN INSPECTIONS - Home Inspection They did very good.

They were great. They had great follow-up, they were down-to-earth, and the inspection was thorough. They gave us the report the same day or the next day.

I arrived a few minutes past the appointment time and found both the owner of the company and an assistant already at work. The owner sat down with me to describe the process and to explain what the final report would look like. Contracts and agreements were signed. Any questions or concerns about the house were brought up as I thought of them during the inspection and they were reported back to me if already inspected or the concern was looked at immediately and an answer given. The inspection took approximately 2.5 hours. The interior lights that had been turned on for the inspection were turned off as the inspection progressed. A thoughtful step for the sellers. At the completion of the inspection Mr. Kirchner sat down with me in a room separate from the listing real estate agent and briefly explained any serious defects prior to the reporting being emailed to us. The radon test was postponed one day because the homeowner had opened windows which made the test invalid. The reading on the radon test was completed 24 hours after the inspection and the results emailed to us. We have purchased many homes with inspections and this is the most thorough and informative inspection we have ever seen. It was a pleasure doing business with Guardian Inspections.

Excellent service! Everything was explained to me (in normal everyday terms) of what was found and in some cases not found in the home. We received an official report that evening (after the inspection being scheduled for 1:00). The report was detailed and easy to understand and read. Pictures even accompanied the report to show specifics. Brian was very personable and made a part of buying a home I had been dreading fun and interesting. We do not plan on purchasing another home any time soon, but would certainly use Guardian again. Highly recommended.

I contacted Guardian and spoke with Christie to set everything up. We are relocating to the area and only had a certain day we were available, they were friendly and accomodating. Christie contacted our agent, the Seller's agent and set everything up. All we had to do was meet Brian on the day of and see what he found. Brian was early the day of the inspection and got straight to business explaining what he would do and how the process worked. He was a pleasure all afternoon, answering any question we asked and providing welcome advice. He was so thorough and really aided us in sensing what was a major item and what wasn't. The stunner of the day was that he found a decent amount of mold in the basement, something we hated to hear but were so thankful he found. That alone justified the expense of an inspection! Brian's report exceeded our expectations, was emailed to us the same day, and had a great summary section for us to share with the Seller. This is a great operation!

Inspection started with exterior of home then up to the roof. Garage and garage doors checked and rechecked. Basement and foundation checked then the furnace air conditioner water heater etc checked and phone numbers given for trusted service on problems discovered. Electric checked throughout home in great detail pointing out some wiring work needed with several sevice numbers for repairs given. Attic and vents checked insulation blocking vents to e resolved by owner.Overall truly professional and complete service.

guardian was awesome to work with. they scheduled my inspection right away. they showed up early to the house. they worked efficiently and checked everything in the house. they were kind and professional and seem like really good people. i don't know a lot about old homes and they walked me through everything in the house and even showed me how to care for things in the future.

Guardian is completely professional ! They were easy to work with from scheduling to execution. I had used them 4 years ago and was amazed at how thorough and complete the inspection was done. No stone was left unturned. They did not disappoint this time either. They went through everything and was very complete (took about 3 hours for inspection). They produced a report that included alot of detail, including picture of any defects found with arrows pointing to problem areas. They were prompt in completing the inspection and then emailed me the full report by days end ! What more could you ask for ? Brian is very knowledgeable and went the extra mile to explain anything necessary and answered all my questions. He was also available later if needed for followup questions or referrals.

Brian and Christie were wonderful to work with. We had a very tight schedule for completing the inspection and Guardian was able to accomodate our needs. Due to snowy weather, Brian even made an extra trip to the home so that he could inspect the roof before it was inaccessible. We were very impressed with Brian's professionalism. He gave us a very detailed report with his findings including recommendations regarding the severity of the defects found during his inspection and guidance on what would be needed to correct each deficiency. It was even color-coded to make it easier for a layman to understand! The report was available the same day as the inspection was performed which made sticking to our tight timetable possible. It was a pleasure working with Guardian and we will use them again in the future.

As a first-time home buyer purchasing an older property, I appreciated the professionalism and knowledge shown by Guardian Inspections. Brian and Christie were extremely helpful and pleasant to work with from the first phone call to set up an appointment. I had no difficulty in scheduling and was present for the entire inspection. The inspector was meticulous and thorough, taking time throughout the inspection to explain the things that he was noting for improvement. He also offered many suggestions for solving the defective problems. I received the full inspection report via email about three hours after we had left the property - much sooner than I expected! The report was wonderfully detailed and organized, complete with photo documentation of the fixes the inspector suggested. He was very thorough and explained what we would be getting from him and what to expect. Later that evening, he emailed us the full report and it was very thorough.

Then he took enough time to walk me over the defects he found and provided recommendations on how to fix things, he was very helpful and the report was send to me that same day, so I did not have to wait at all. I would definitely recommend to use Guardian Inspections when you are getting ready to buy a property.

Very well. Inspector discovered mold in the basement as a result of the house being vacant for an extended period. The mold was remediated using high-quality materials, and was post-tested by a environmental inspection professional. The mold could have become a serious problem if not detected now and if not adequately treated. The inspector's professionalism and knowledge helped to resolve the situation appropriately. Without that, it is unlikely that my son and daughter-in-law would have proceeded to purchase the home.

He does a great job! He takes pictures of most items and puts them in the report. He is very through and clearly points out items that need to be fixed and items that are lower priority. He performed the service and published the 34 page report several hours later! I can't recommend him enough.

Our Buyer Realtor referred us to Guardian. I interacted with Christie at the office to schedule the inspection. She was extremely co-operative and worked with me to jump through the tricky hoops associated with inspection of a foreclosed home and conclude the closing on time. Brian carried out the physical inspection to my satisfaction and spent a lot of time with me explaining patiently the various nuances of the inspection process as I was a first time home buyer. In essence the interaction with Guardian was extremely pleasant.

Christie was very helpful in explaining all the tests and services available. I value the personal service even more than the actual job. They were very punctual the day of the inspection and results were ready the same day. The report was very detailed and included pictures of every problem in the house. Since I was out of town, it was impossible for me to attend the inspection. However, I was very confident of the work they did.
