GUARDIAN INSPECTIONS

Arrived on time. Was very professional and friendly. Extremely thorough in examining the house. During and after the inspection, he explained everything in high detail and answered all my questions. Provided an excellent report with details pictures.

Brian showed up early to start the inspection. He had completed inspecting all exterior items before I arrived. He explained the details of the inspection, what was inspected and what was not. He sent a report that evening which was very detailed and helpful. I sent a few questions via e-mail after receiving the report and he promptly responded to each e-mail.

I called Guardian Inspection to see if they could do an inspection on a house that I was purchasing. I had little time to get the inspection done. When I talked to Brian, he indicated that he was booked out about 3 weeks out. Since I had to have the inspection sooner, I told him thank you but I would have to get it done sooner than that. After we talked for a few more minutes, Brian offered to come out on Saturday morning to do the inspection. He had personal plans for Saturday but still made time to do my inspection. Christie came out on Thursday to setup the radon equipment. She was punctual and pleasant. Brian showed up Saturday morning on-time and with a pleasant demeanor. The termite people showed up about 10 minutes later. I can't say enough good things about Brian. He was professional, punctual, thorough, methodical and well spoken. He took the time to explain each step of the process to me as he was doing the inspection. I would share some of the ideas I had for remodeling and he would give me suggestions or references to people who could help with the remodel. I would definitely recommend Brian and his team at Guardian.

Brian was excellent! Very thorough and professional. He explained everything and was excellent in answering my questions. He ended up saving me from purchasing a disaster home. He saw things I never would have caught. I will definitely use him again.

Working with Christie and Brian went wonderfully from the get go. Christie was very professional and polite. She responded in a timely manner and answered all of my questions without a problem. She promptly emailed us the information that we needed before the inspection. She contacted everyone for us, so we didn't have to worry about it. Brian completed an impeccable inspection on the house we were looking to buy. The person selling the house had flipped it, and the house appeared to be an amazing, updated house from what we could see. Brian took his time and covered every area of the house. He let me dad walk around with him during the inspection and filled my dad in along the way. Brian provided us with an extremely detailed and eye-opening report. The house had 29 defective points that we wouldn't have known about if it wasn't for him taking the time to provide us with this information. He was very straight forward with us and informed us of the major issues. He saved us from purchasing a mess of a house. We are incredibly thankful for his attention to each and every detail. We will definitely use him for our next home inspection and recommend him to anyone we know that is looking for an inspector.

Guardian Inspection did a great job. Both of our inspections were done on time and were very thorough. We were buying the two houses from someone who recently rehabbed them. So a significant amount of recent work was done. Guardian Inspection worked with out real estate agent(same person who did the rehab) to schedule the inspection appointments. The house inspections were sent to us on the same evenings that they were performed. The inspections were very thorough and were organized in a way that made them easy to follow. At the end of the house inspection reports were sections for what was suggested(marginal) to be done and what needed(crucial) to be done. For the first house, the inspection report allowed us to work with the seller to get everything fixed before closing. The inspection on the second house found a number of serious(termite, foundation, roof, wiring,...) issues with the house. After calling the inspector and discussing the issues he found, we decided not to buy the second house. We are grateful for the excellent job Guardian Inspection did. They were very professional and very thorough. The only thing I wish was that the inspections cost a little less. $470 for an inspection on a $80K house is quit a bit. However, we will definitely hire Guardian Inspection again if we decide to buy another house in the Cincinnati/Dayton area.

Went very well. House inspected from top to bottom. Report was very detailed and included photos of problem areas. Took 2 1/2 hours. Will definitely use them again.

Brian was great to work with. He performed a very thorough inspection with updates along the way and was honest and fair in his evaluation. He made sure to point out what was emergently needing attention and what could wait. Will recommend and use again in the future!

Everything was excellent. We were very pleased with how pleasant they were and how thorough their inspection was.

The overall project more than met my expectations. Would recommend them to anyone who is going to purchase of home. It probably would not be a bad idea for someone sell their house to have them look at the house and determine the things that needed fixing before you put it on the market.

Brian and Christie are a joy to work with - when I hired them to provide home inspection services to me on 5/11, it was the SECOND time I engaged his services. Both times Brian was more than punctual, friendly, and extremely thorough in his inspections. He took the time to point out bigger things as he found them, and also took the time to instruct me in a few home maintenance procedures as he knew this would be our first house. Brian also coordinates Radon and Termite inspections with another company as an optional service billed together with his home inspection. His subcontractors for this task were just as pleasant and thorough as Brian is. We are proceeding with the home purchase and I feel confident in the quality of the home due to Brian's expert eye. I would hire them again (& did hire them again once already!).

I contacted Guardian Inspections because I was purchasing a house. I was in a time crunch as my home purchase was proceeding more quickly than I would have thought. I called on a Friday to make an appointment and Christie was able to get me scheduled for the following Monday once I explained my closing was less than a month away. I was very impressed with Brian and his work. He arrived exactly on time and his appearance was professional with a smile! He brought his own tools/equipment needed to perform the inspection. When Brian first arrived he sat down with me explaining the entire process and provided proof of his accreditation as an inspector and showed me a sample report and explained how the report was put together for easy review and understanding. I was able to review the work contract with pricing and signed paperwork to enable him to proceed with the inspection. I was not required to assist him or even follow him as he moved around the outside and inside of the house. When Brian wanted to point something out to me he came and got me and showed me what he found or wanted to explain. Brian was extremely thorough and answered any questions I had. While pricing inspection services I was told to expect anywhere from 2 hrs to 6 hrs for inspection. Brian was very detailed in his inspection and it took approximately 1 1/2 hours for a 2600 sq. ft. house. I had my father present during the inspection as well since he is a retired contractor and I value his opinion and knew he would be able to advise me on the quality of the inspection. My father's opinion when Brian left was that he was very knowledgeable and knew his "stuff". What I appreciated the most was his suggestions for some easy adjustments that I can make to possibly improve the efficiency of my heating and air system. We have a big issue with heating/cooling the second level he and gave me some advice (but not a guarantee) on what I could do to possibly improve on this and it will be an inexpensive investment. Brian had my report to me 3 hours later via email. The report is very professional looking and extremely well put together so that it is easy to review and understand. There were pictures of everything that was needing either minor or major repair with descriptions. I showed my friend the report and he was impressed with the format and detail as well. Overall I was extremely satisfied with his inspection and report and would recommend Guardian Inspections to anyone needing inspection services.

I called to schedule the whole house and termite inspection and they were able to schedule for my preferred date and time. Christie explained that she would contact both the sellers agent and my agent to arrange the inspection and followed up with a confirmation that email the same evening to let me know we were good to go. On the day of the inspection, Brian called to let me know he would be about a half hour early to the appointment. By the time I arrived, the inspection of the exterior had already been completed and Brian explained all the issues he had already uncovered and showed me pictures of what he found. The termite inspection had also already been completed. We then sat down and he explained the entire process and told me the report would be sent by that night. I pretty much tagged along the entire inspection while Brian explained any potential problems that he found and was willing to answer any questions I had. He also recommended how to fix some items on my own rather than hiring a contractor to do the work. Brian ended up uncovering numerous problems with the property, including a deflected basement wall that he suggested calling in a structural engineer to take a look at. At the end of the inspection, he said to call him at anytime to discuss any of the issues. By 8:00 that evening I already had my full inspection report. The report was very detailed, by text and pictures. There was about $15,000 of work that needed to be done to the property that could not be agreed on with the seller, so I would definitely say the $370 was worth the money. Overall, I was extremely pleased. Brian was prompt, professional, did a thorough job job on the inspection, and was a very nice guy all around. Not one bad thing to say about this company.

I like the service they provide and they are wonderful. He and his wife are timely and very professional. They are one of the few inspectors that follow all the way through the process.

Excellent experience from first call to Christie to the end product. He pointed out several areas along the way and indicated which items were normal and which required repair. His summary report was professional and easy to understand.

This was my second time using Guardian. Guardian found major issues with the first house we had an inspection on which resulted in us backing out of the deal. for 470 bucks we saved at least $10k+ worth of potential work we would have walked into if we purchased the house. The second time we used guardian we found some issues in the house the the sellers we able to fix. At least another 4k in savings! Guardian is through, professional, and treats the inspection as an educational experience for the person who they are doing it for. Guardian also gives great tips on what and how household items should be maintained during the course of a year.

Brian is Terrific!!! He was on time, professional, very thorough, patient, quick to return phone calls, very knowledgeable, and willing to answer our questions or help us out --even months later. A+++++++++.

Brian was excellent, thorough, honest and very professional. He was there before us and walked us through the entire property, pointing out what he inspected. He took pictures of each item to include in the report and wrote a detailed description. This was very useful because when we needed estimates for electrical, plumbing, HVAC and radon, we could simply send the reports to these contractors instead of having to get each one of them to the house and pay them. This was the best $535 we have ever spent (this total included the radon test which is optional). And the radon test is important and worth the added expense! The home had a level that was four times the norm and we never expected this. If we had not done the test, we would have had to pay to fix the problem, which would have been much more than the $160 we spent to test. We had a copy of the report within hours of the inspection. We would definitely use Guardian again.

I was a week away from closing on a home when I learned that the EIFS stucco that was on the home should be examined in more detail by more of an expert then the simple inspection I had done. I contact a few other EIFS certifed inspectors who would not make room for me in their schedule on such short notice, but I am actually glad they couldn't because then I would have not found Brian and Christie of Guardian Inspections. Not only did they fit me in, but Brian actually went out and performed the inspection on a Sunday afternoon for me so I could have it back before the closing. He had the report back to me that night! I can't say enough good things about their professionalism, communication, and expert knowledge. If only they could also perform the needed repairs for me.

This is the third home inspection I have had done (three separate houses). There is no doubt that Guardian did the most complete job I have seen. The inspection was comlete. The report was in my hands within eight hours. The structure of the report left no doubt as the condition of my home.

Have no fear with this company! Brian and Christie run a first-class operation. The inspection reports were thorough and timely (same day!). I tagged along behind Brian for a short period and realized immediately he was professional and skilled in inspecting my future home! He took the time to go over his inspection plan and answered any questions I had. I would use him as a resource in the future if I had question or needed recommendations.

Brian was at the home when I arrived. He took the time to explain the problems he detected he felt were serious. He also noted several minor issues and pointed out inexpesive fixes. The report, including pictures of problem areas, was e-mailed to me the evening of the day of the inspection. I appreciated the fact that Guardian offered one stop service for home, radon, and termite inspections. I also appreciated the fact that Guardian offered continued consultation services regarding repairs as you move through the home purchase process

Brian was at the property when we showed up already taking a look around the grounds. Very professional, knowledgeable and thorough. He sat down prior to starting and explained everything he would look at, the report he will supply, etc. He took his time going through every room and noting items as he went through. He would indicate those items to you and advise how they should be handled. He spent approximately 3 hours on the property (3000+ sq ft home). He was unable to get on the roof due to weather. He supplied the report w/o the roof items that night and had the complete report 2 days later when the weather was suitable to get on the roof. Brian found many items we were able to include in the post-inspection report for repair which as a result saved us an estimated $5000+ in repairs if we didn't have the inspection completed. Well worth the $335.00 we paid for the inspection. If we didn't move forward with this home we would have used Brian again when looking at another. I cannot state how important a home inspection is in the buying process and I would trust Brian to handle mine anytime going forward.
