 + -1 moreBrian and his wife are very professional. Brian did the inspection on a new home that was just built. He inspected everything from the basement to the roof. He gave me a completed report by that afternoon. This was extremely helpful to myself and my builder. A week later I called Brian again for a follow up appointment so he could check that the problems got taken care of.

 + -1 moreBrian was at the house 30 minutes before we arrived. He had already completed his inspection of the exterior. He was polite and professional the whole time we were there. The only issue was with the current tenants of the property. We had to redo the radon inspection and the woman specifically requested that someone other than Brian do the work as he had been 'rude' to her. I didn't witness the interaction but felt it was worth mentioning. FWIW, Brian was a consummate professional to us both during the inspection and also when fielding our questions in the days afterward.

Description of Work: Brian came to the house my wife and I had agreed to buy to do an entire home inspection; he also set up the radon and termite inspections/testing. We were pleased that we were able to get an appointment less than a week from the day we called Guardian Inspections. When I arrived at the home, Brian had been there for a little while and had already begun his inspection. He was very, very thorough and detailed throughout the process, which is exactly what we wanted from a home inspector, and explained everything to me in a manner that was easy for a non-home inspector to understand. He prepared an entire report that pointed out everything that was either acceptable, marginal or needed repair, and we had the report via email the night of the inspections (complete with quite a few pictures he took). We were thankful we used Brian, as he identified many issues we never would have been able to catch ourselves. I would not hesitate in the slightest to recommend Guardian Inspections, and I have already done so to a couple friends and family. They really do an excellent job.

Description of Work: Found Guardian via Angie's List and decided to go with them after reading some of the reviews and verifying that Brian had a current certification through ASHI. He performed a pre-purchase inspection and they also set up the termite/insect inspection.

Description of Work: I have used Brian Kirchmer before and was so impressed with his professionalism that when my husband and I needed the service again, we called Guardian. We were under time pressure and Brian and Kristie, his wife and office manager, were able to move up the inspection. This allowed us to move up our closing which our sellers wanted. He began his inspection at 7:30 on Saturday morning. He was warm friendly and affable but very thorough. He was able to point things out to us as he moved through the beautiful older home we are purchasing. He told us in general whether it would be an expensive or inexpensive repair and even gave us ball-park figures. The repairs were, for the most part minor, and we brain-stormed as to what could be done with some outside steps that had some contraction in the material on the upper step. His daughter Katie retrieved the Radon box for testing and it was below EPA guidelines. Mr. Wood, who does the termite inspections for Guardian, found no sign of termites. I highly recommend Brian and his company Guardian.

 + -1 moreBrian was prompt and professional. Our appt. was for 1pm and he left around 5:30pm. He explained what he was inspecting and had me read a form that laid out his responsibilities.In addition, he manner was warm and friendly. He got to work quickly and started on the first floor and worked his way up to the attic. The basement was last. At the end he made a verbal report of the chief of his concerns and told me what my repair options might be. He has been handling inspections for 10 years and was in the construction business before that. I would describe him as extremely knowledgeable. I was very happy with Brian's thoroughness and his professional manner. He answered all of the questions I had completely and thoughtfully. All necessary repairs were photographed. His report was on my computer the next day. I highly recommend him.

 + -1 moreI had purchased two homes for investment rental purposes and because I live in California I was not able to do a hands on inspection with an inspector. Brian and Christie provided me with excellent and comprehensive service from beginning to end. The written reports and photographs they sent me made the whole process of having the necessary repairs done before closing with the bank. I spoke on the phone briefly with both of them and they answered all of my questions and they facilitated the inspections with the current home owners. I felt very secure in my investment due to their care and thoroughness. I would use them again in a heart beat. Btw., as i mentioned I had purchased two homes, one built in the 1940's and the other built in the 1990's. Brian was equally adept and knowledgeable with the unique issues of both properties!!! As well, the cost of $ 470.00 per property - less a discount for finding them through Angie's List- was affordable and fair.

 + -1 moreGuardian Inspections were GREAT to work with! When I called to schedule an appointment, all of my questions were answered and I was able to get them out that same week. Brian was there early and did a very thorough job. He explained everything to me, even things that weren't necessarily part of the inspection. He took a lot of pictures which added to the report. He also made sure that I knew he would be available for anything I needed after the inspection. My realtor even commented that she had never seen service like that before! The termite inspection was taken care of before I arrived and I had results for termites, home inspection and radon testing in the same day. I cannot say enough about what a great experience this was! As a first-time homebuyer I was very nervous about the inspection process, but Guardian made it easy. THANK YOU!!!!!

 + -1 moreI couldn't make the inspection due to work, but my agent met the inspector at the appointed time. I opted to not have the radon test as it was a very small cottage type house (under 900 sf) and only had a crawl space. The report included termite, and full home inspection but not septic. Brian did an excellent job. I was pleasantly surprised when he completed and submitted the report to me the same night (via email in a .pdf file) that he did the inspection. The report was very detailed pointed out several things that I didn't think to check. They inspected as far as they could go under the crawlspace which would have been hard for a small child to get under much less an adult.The sewage pipe was found to be leaking there. Though the attic pull down stairs were defective he made it up into the attic and found several faulty electric splices there. I will definitely use Guardian again to do any home inspections I may need, and will refer them as the competent professional company they are to my friends.
Description of Work: Full home inspection including termite. Opted out of radon testing. Inspection did not include septic tank on this 1950's cottage.

He was VERY thorough spending over five hours at the house and submitting a 77 page report! he identified a 3 significant issues which allowed us to negotiate a $25,000 price reduction from the seller. I would absolutley recommend Guardian inspections and would use them again.

 + -1 moreThe contractor arrived at the appointed time and got right to work. He was extremely throuogh, went into sub basements and onto the roof (which from other reviews I heard some inspectors don't do). The finished report was spectacular. He did see significant flaws in the foundation and suggested an engineer come out however he did not push names or try to obtain additonal payments for referrals. He further did not push any frivolous additional testing. Overall it was a great experience and well worth the money.
Description of Work: We were in contract to purchase an older home thus wanted a top notch inspection. Guardian did the job well! They were complete, punctual and professional. The report they produced included detailed descriptions and photos of problems. I would most certainly work with this company again. Further their detailed report helped us knock the price down an additional $13,000! After looking around at several other companies Guardian's price was in the low to mid range and definately worth it.

 + -1 moreIt went very smoothly. He arrived 5 minutes early and got set up. He talked me through the home inspection process and then began working. He was extremely friendly and easy to get a long with, and never made me feel bad for asking stupid questions! It was a foreclosure with some minor damage and I know nothing about home repairs, so I followed him around asking lots of questions and taking lots of notes. He was very thorough and inspected every inch of the house! Any time he found a problem he explained it to me in plain English. He told me whether it was something that just didn't meet code, something that is a cosmetic fix, or something that could be a major problem. He also gave me a quick explanation of how to fix it, and a rough estimate for what it would cost. At the end of the day I am very pleased with the service, and feel comfortable buying this foreclosure. I would definitely use him again on my next house, and would recommend him to a friend.

 + -1 moreGuardian responded quickly to my request for a quote and setting up an appointment was quick and easy over email. Brian showed up 30 minutes early to complete the inspection. He was very professional and worked very efficiently. He was able to provide helpful advice relative to fixing the "marginal" and "deficient" aspects of my home inspection. The final report is easy to understand, includes helpful tips on fixing issues, and has excellent illustrations which fully document the current condition and explain issues in detail. Not to mention he sent it via email the same day of his visit! I will absolutely call Guardian back for future inspections and refer them to everyone.
