GUARDIAN INSPECTIONS

Brian and Christie were a pleasure to work with! Responsive, punctual and honest. Brian was thorough and realistic about the repairs that should be done right away, those things to look out for, and what may need attention down the road. He was very trustworthy and took the time to point out key things to us throughout the inspection. He had the report to us by the end of the day, so we were able to promptly close out the inspection period of the purchase contract. Additionally, Brian made himself available for questions - and was quick to return our calls. We don't plan to make another move for a very long time, but for those who will... we highly recommend Brian and Guardian Inspections!

The overall inspection went really well. They were very flexible with the start time due to my work schedule and even called to see if they could come about an hour early. Brian was very nice and professional and thorough. I had two inspections done by a different home inspection company on two other potential properties and I would say the price and quality was very comparable. Brian had the report to me by that evening and explained how it would look before he left the inspection so it was easier to read. He also made sure all of my questions were answered and was very approachable when I had questions.

Its been a year since we've bought this house and I've been holding off on writing this review, overall the experience was OK, the inspector did point out some things I wouldn't have caught like GFCI circuits not being installed in the correct locations. At the same time though he missed a couple things such as extreme bowing of some of the upstairs windows which have resulted in replacement, grading issues around the house that resulted in water seeping into the basement, but the most concerning one was the live 220 circuit in my basement with now outlet on it, the wire was just waiting for anyone to grab it and it could have caused significant bodily harm to my 2 year old. I don't expect an inspector to catch everything, but the live circuit was a huge miss.

Guardian Inspections was prompt, professional and thorough. Not only was a detailed report provided; there was also a summary of the minor and major defects found. I found that very helpful as I prepared my thoughts and next steps in the home buying process. I called Guardian and was able to get an appointment in a timely manner including coordinating termite and radon inspections which they coordinated! I received my report the same day. The process was very straightforward and stress-free.

I was given a 30 minitue window of time (130-2p) for Brian to arrive knowing he was coming from another appointment, Christine said it would probably be toward the later end of the window. To my surprise, Brian showed up right at promptly @ 130. He was very professional, sat down and went over the paperwork, what to expect when I got my report, then proceeded to explain the inspection process (I could either follow him for him to point out any items found or it would be in the report with pictures, then off he went. I did go around with him, it was nice, even though there were few items found, he was able to go over each with me and offering "how to fix it's" too. He left @ 430p and I had my thorough report with detailed pictures at 730p. Thank you Brian, I appreciate your time and patience!

Brian conducted two different inspections for us. The first house was a flip and he found lots of issues that the flippers tried to cover up including covering water damage with insulation. He was very thorough. In that inspection we also had him run a mold inspection, it was rather pricey but we wanted to try to salvage the sale. He spent 45 min on the phone with us giving us perspective about the mold results. Needless to say the mold was off the charts so we terminated the contract on that house. The second house was in much better condition. We meet Brian at the second house, he was very nice and explained the whole process. We got the report the same day just as thorough as the first one just not as much to point out. Fingers crossed on this house, if not, we will be back to use Guardian Inspection for the third time.

Brian showed up 10 Minutes early and caught me off guard as I was just waking up. He started outside after explaining his paperwork and procedures to me. This allowed me time to get dressed and make coffee. Timely, Knowledgeable, Thorough, and Trustworthy are a few of the adjectives I would use to describe him and his business. I would definitely recommend this company to anyone interested in a great inspection and fast service. My report was in my email about 2-3 hours after the inspection was completed. I don't see it but would like to nominate them for PAGE OF HAPPINESS! I am a service provider Smileys Painting and Home Repair and my expectations are a bit higher than most peoples and Brian met or exceeded all of them! :)

Brian and Marty and his other team members were extremely thorough and found issues that would of gone undetected by a lesser trained eye and attention to detail. He ensured that all my questions were answered and that I understood all of his findings. Overall, I am extremely satisfied with the service he and his team provided. I will use him again for all future home purchases and would highly recommend him to others in need of home inspection services.

Brian was right on time. He walked me through the literature his company provides and then we began the home inspection. He and his team were very professional and thorough. They went through the entire house and indicated areas where there were deficiencies. He explained these deficiencies as he went along, and recommended a course of action in each case, or in the rare case he didn't know something he suggested another type of expert I should contact. The inspection went smoothly and we spent about 3 hours or so total. Brian then sent me the whole inspection report that evening. I really liked the presentation on the report as it clearly indicates areas of concern, be they marginal or defective. This makes the ensuing steps a little easier on the buyers and sellers. I will recommend Guardian in the future.

Scheduling - While nobody was available to answer my initial call Christie returned my call promptly. We scheduled the inspection for about a week out (which was their earliest available slot). Christie was friendly on the phone took care of contacting the sellers agent and getting things scheduled. She also followed up with an e-mail confirming the scheduled appointment. Christie also set up the radon and termite inspections so that the results for all of them would be available during our home inspection with Brian. Punctuality- Brian was right on time. We received our report on the same day as the inspection. Service- My wife and I are buying our first home. Brian sat down with us explained what his report would look like and explained what he would be doing, and looking for. We followed him around , asked tons of questions and learned lots of useful information that paid for the cost of this inspection all on its own. Luckily the house did not have any deal breaking defects, however we do have a lot of things on our TODO list. Brian was very thorough, covering all the things on his very large checklist. He was also attentive to detail and found minor things that I am sure were not on any list :) The inspection took 4 hours and none of that was idle time. While I could attempt to go over all of the things Brian looked at, it would be a really long list and the major things can be found on their website. The Final Report- The report weighed in at 29 pages although I am sure your mileage can very there. The report was complete, and clearly organized and written. It also contained lots of photos. These photos were annotated with red arrows overlaying the photo to call attention to a problem. I felt this was a really nice touch to an already impressive report. The end of the report summarized all the marginal and defective issues as well so you did not have to scan the report if you needed to quickly find the most important things. Professionalism- The experience all around was very professional. Brian also said we were free to call up with questions anytime. I have not put this to the test, but I have little doubt that he would be helpful as promised. Recommendations- Brian's expertise in the field really came out in his great explanations and answers to questions. I can see us using Brian again in the future to inspect our own home just as a good check to make sure everything is in order. I would definitely recommend Guardian Inspections to anyone, and we will definitely use them again if the need arises.

Brian from Guardian Inspections did an amazing job inspecting our future home. He took his time, was professional and extremely thorough. Excellent house inspection. Very thorough assessment of all aspects covered (plumbing, construction, heating/airco, operational state of house, drainage, etc, etc). Had no issue with me following him around, and I got to see the very methodical approach taken into each key detail. Brian took time to explain all of the issues and what would be needed to address them. Also provided a very detailed written report to ensure everything was documented well. His background in the construction business was very apparent and clearly very useful in identifying the critical issues, and how they should be addressed. This building inspection was the second that Guardian Inspections performed for us. The first one was on our own home. Both inspections were first rate. We are thoroughly, unpromisedly impressed with the service we received from Guardian Inspections and would use no other provider for a building inspection. The building inspection report in the form of a printable pdf file arrived by email the following day. The extensive 55 page report with a table of contents contained details and photos of marginal and defective items room by room, structure by structure. It was really impressive. The report revealed major structural and mold related issues within this house. Thankfully Guardian inspections was so very thorough in their review that they saved us from buying a house with major defects which would have been very expensive to deal with. Lots of headaches were able to be avoided. Brian Kirchmer, the head of Guardian Inspections, is very professional, highly experienced, and is able to communicate clearly the results in his report. This is important because it enables a potential buyer of a property to understand the ramifications of any problems within the home. He also will answer any questions and provide additional information after the inspection. Brian is the very best in our opinion. As first time home buyer we were looking for a reliable and thorough home inspection. Brian was really professional and took time to understand our situation. He explained how the inspection will be carried out. He let us know which were the items those couldn't be inspected upfront and the reason. He then did a very thorough job of the inspection and prepared a detailed report. He was also really helpful in providing some suggestions on the criticality of the defective items. That helped us in the prioritization of those defects. Overall, I will recommend Brian to my friends.

Guardian Inspections was very responsive and able to set up an inspection within a week. This was important to me since I am in the process of purchasing this house and had a short window to perform the inspections. Since Radon testing was also requested, they placed the Radon testing machine two days prior to our inspection date to ensure that the results would be received during our inspection. Brian was on location prior to my arrival and immediately began working. He was thorough in his inspection and explained all of his observations to me as we went through different sections of the house. Overall, Brian was very professional and easy to work with. He was very helpful in helping me understand the current conditions of the house and provided various maintenance tips. I will definitely recommend him for any inspections.

Brian is very professional, very kind and supportive. He droped-in thrice for one of pending issue and did it for me. Both were extermly busy with their family commitment still Brian did everything for my home inspection process.

Upon arriving, Brian sat down with me and reviewed everything he was going to do. Then he started by examining things in the house I had particular concerns about. After that he examined the first floor, then the second floor, then the attic, then the basement, and also outside the house. It took him close to 3 hours. At the end of the day he emailed an easy to read 28 page report that itemized things that needed to be fixed, with pictures included, things to consider doing in the future, and things he inspected that were in good shape.

Brian was friendly and professional. He answered all of our questions and explained everything. It was obvious that he is very knowledgeable and experienced at what he does. He gave us a detailed report that was color coded to highlight problems that were either "marginal" or "defective". His inspection was very thorough. He found problems that we would never have noticed on our own. The house had a partially finished basement with an area for storage and some crawl space that was unfinished. Brian climbed back into the crawl space to inspect the whole area. We were surprised because we didn't even know that the crawl space existed. He found water and mold in the crawl space and additional mold under the basement ceiling. He showed us the mold and explained the difference between the different types of mold that exist. He also answered all of our questions and did a humidity reading in the area. As a result, we had him do extra testing to determine how much mold was present . His inspection and report gave us the information we needed to make an informed decision about the house. I am glad we called Brian because I am not sure that every inspector would have crawled back into the crawl space the way he did. If he hadn't, we might not have been aware of the water that was seeping into the area. We also had a termite inspection and radon testing done. John did the termite inspection and Kathryn did the radon testing. They were both friendly and professional and gave us separate reports of what they found. We will definitely call Guardian Inspections in the future and we highly recommend them to anyone who is looking for a home inspector.

Brian was punctual and professional with his inspection. I called on a Monday and I was able to get an appointment the following Thursday afternoon. One drawback was that Radon testing requires two days for the results and instead of dropping the Radon testing unit at the home in enough time to have the full results Thursday evening. They did not place the Radon testing unit in the house until Wednesday morning, which forced a carryover time to get results on the following Friday evening. It was a small inconvenience, but I thought it should be mentioned. The home inspection was done well, a minor mistake in the inspection itself. The chain drive on the garage door wasn't properly working which made the garage door not as responsive for the door to go back up when it hits something. The wording on the inspection did not match what was wrong. After my Realtor emailed Guardian Inspections, Brian fixed the wording the same day. Again, minor inconvenience, but felt it needed to be mentioned. Other than the little mistake on the inspection, I liked how it was done. It was color coded and a nice summary at the end detailing what Brian found. He did take pictures and also edited each picture to circle or point an arrow to the problem in the picture. The home inspection was very thorough, from roof to the floor, he looked at it all. My wife and I had the opportunity to be there while Brian was doing the inspection, he was very nice and answered each of our questions. The termite inspection was done prior to our arrival for the home inspection with Brian. The inspector had left a paper on the counter top for Brian when he got there with the results. He shared the results with us and we received a written termite inspection results with the complete home inspection results. Overall, I would highly recommend Guardian Inspections to anyone wanting a home inspection, Radon test, or Termite inspection. If I ever need any of those services again, I know who to call.

Brian arrived early, and was thorough in his inspection of the property. He took extra time to indicate things to keep and eye on in the future, as well as indicating what should be addressed immediately. He uncovered a few things another company failed to note. Overall, an excellent experience.
