Hello. I want to tell everybody that before you sign a deal for your work you have to call DM Contracting and Restoration and talk to Marie or Danny about your project. They do free estimates (most companies do that to) but most important they will give you the best price. And now I will tell you my story. Somewhere in the middlle of June 2018 I started to shop around for a company to remodel bathroom and kitchen. First, I went to home depot and they sent me a contractor for a free estimate. Only for the batroom they asked for, are you ready?.......$ 19,000 labor, and for the kitchen just to install the new cabinets between $ 8,000 and $ 10.000. After i got this crazy estimates i looked on Angie's List for help. And I'm very glad I did that. After i put in my request I got two companies in my area that will do the work. Only DM Contracting and Restoration called me next day to schedule an appointment, the other company never called. Danny came over and listen to what i wanted to do. He also shared some ideas and tips on how we can do it to be more efficient, clean and modern. The next day i got an email with the estimate, are you ready?....bathroom only $ 7.500 labor (compare that to home depot). I called them right away and schedule an appointment to sign the contract. They started on July 9th and finish work on August 7th. My wife and I are very happy about the results. I will recomend Danny to anybody that need to do work on their apartment or house. I will attache some pictures before and after the work. I hope this review will help you to do the write decision. Call them NOW and you not gonna regret. Trust me!

Danny did a great job at clearly explaining the process, making recommendations on the products and installing my granite balusters, steps and handrails! Once again, everything was handled professionally and done quickly. I was happy with the the work Danny's team had done, the professionalism and cleanliness of the workers. I have dealt with a lot of contractors and ever since using DM last year to do my master bathroom and bedrooms I will never use anyone else. This years project was to install a drywell and drainage system throughout my entire backyard then when this was complete DM formed and poured concrete up both sides of the house and across the backyard. Upon completion of the concrete UNILOCK pavers were installed. During the whole process Dan was on the job numerous times a day and answered text messages and phone calls whenever I needed to reach him there's no one better. Even when we picked a joint sand that could only be picked up in upstate New York or have a 1 week wait Dan sent his guy on his penny up to get the joint sand so it could be installed and the job be finished for the start of the summer season as promised.

I interviewed 6 contractors from Angie’s List and what made Danny stand out from all the others was way he was so in tune on maximizing space which was my number one priority. His work ethic is impeccable. I have numerous contractor horror stories to tell but Danny with DM Contracting is DEFINITELY NOT one of them. Danny treated my home as it was his. His prices were fair and his workers were always on time, professional and their work was to perfection. My kitchen, dining room and basement were gutted and restored with not one complaint. Everyone wants to know who did the work. Dealing with Danny was a pleasure. He was personable and easy to reach which we all know is very important. His wife and business partner Marie actually became a support system whenever I was stressed about picking out cabinets or floors, etc. These renovations made my house look like it belongs in a magazine and the increased space everywhere is a pleasure. We are so happy we went with DM Contracting !

As others have noted, from the start Dan was very professional and would respond to an email or call within minutes. From our experience this is one of the most important qualities in a contractor. Dan also paid close attention to our wants and desires and did everything he could to match our vision. He even noticed some additional space above the large closet in the kids’ room and suggested a mini storage closet. There was one time when one of his employees did a poor job replacing some wood floor. We sent a couple of pictures, and after a quick apology, Dan had it fixed perfectly the next day. All in all we had a very good experience.

We hired DM to help renovate two condos we own side by side. They handled multiple types of work for us, the two main parts of the job were removing a stairwell and covering it up with new flooring to match existing and removing a load bearing wall. They also put down new flooring, removed and put up various walls, put in new counter tops and sinks, renovated bathrooms, and stained floors, painted and did numerous odds and ends around the job. Their work was great and we are extremely happy with them. I plan to hire them again and have sent recommendations of them out to all of my friends and associates. Dan was great to deal with, he will always get back to you in short order and is very knowledgeable of all aspects of construction. The workers were extremely professional and hard working, they even came in on Saturdays to meet deadlines. In terms of pricing they were great, no other contractors I checked with were even close. Overall I highly recommend Dan and Co and look forward to working with them again. We've used a half a dozen contractors over the years and have always had issues, this is the first time we've had a job done with no legitimate complaints and are extremely satisfied. Matt

What a great experience from start to finish with Danny and his team. Danny was courteous and professional in all of our interactions. He was very informative and provided lots of references and his quote was very detailed regarding the exact scope of work. He was also patient and responsive in answering all my questions prior to my commitment to him. The services were impeccable, from the design ideas to the men who actually perform the renovations. We are thrilled with the craftsmanship that they did – stucco, paver and fence. Everything finished on schedule. I high recommended Danny and his team and will use them again for future renovations.

Danny and Marie are the perfect professionals. In 2014 I had a couple of small but vital repairs that needed to be done before winter set in. The threshold at my mother’s back porch door needed to be replaced and so did a deteriorating area of her concrete back porch. Danny's crew cut out a section of the concrete and poured a new one. They replaced the threshold with pressure-treated lumber and caulked it. My review is long overdue, but that gives me the opportunity to say that three years later, the repairs have held up beautifully. When I called Danny and Marie, I knew I might be asking a lot, since I was asking them to squeeze this small job that I needed done quickly into their already full schedule. They were gracious about it and didn’t cut corners. Everything was done on time and as described. They are definitely be the first people I'd call for a large project.

Working with Danny & Marie was truly a pleasure. We are a young couple remodeling our first home with no clue about anything. Danny was patient, always responsive, and took the time to explain absolutely everything. When he first came for a quote he spent easily twice the amount of time with us going over details than other contractors we considered. He is knowledgeable and easy to talk to. His team arrived on time every day and did great work. Any concerns we had were immediately addressed. We were able to communicate with Danny via both text & e-mail, which was great for us. Danny responded to me late into the evening on more than one occasion. I heard so many horror stories and was really dreading this experience, but now I know it just takes a great contractor to take some (not all) of the stress off.

Called DM Contracting & Restoration, Inc. for an estimate for extensive concrete repair work on my property. I spoke to Marie who set up the date and time for Danny, the owner, to come and look at the job. The next day Marie emailed me a full written estimate. There were 2 items not included on the estimate and Danny added them at no extra charge. This job had a lot of moving parts and personally, I think repair work is harder than just floating cement from scratch. The crew was punctual and knew exactly what had to be done and how to do it. They were a nice bunch of guys and very professional. All the work was meticulously inspected by Danny both during the process and after the work was completed. From the first phone call to the completed job, I was extremely satisfied with DM Contracting & Restoration, Inc. and would recommend without hesitation. Really nice people to deal with and a job well done!

My husband and I were extremely pleased with how this project went. Danny and his wife Marie were professional and very responsive to our needs. The workers arrived on time each day. They were neat and they worked hard. Our project was finished days ahead of schedule. Danny kept us informed on how the project was progressing and patiently answered all of our questions. Prior to finding DM Contracting we had met with four or five other contractors, some less expensive a couple a little more expensive but we ruled them out for various reasons. One of which is that the quoted cost tended to change each time we spoke with them. This was not an issue with DM. Additionally, we felt that the quality of the work product and the stress free experience was worth more that what we paid for the job. Thank you Danny & Marie!

Excellent job! Danny was on time for the estimate and gave a more thorough explanation of the process than the other 2 contractors I considered. His price was also better. The semi-circular nature of the job added a degree of difficulty. Yet the job could not have gone better and it was done in a timely manner. The work was meticulously performed and it involved no stress or problems for me. I highly recommend this company for any and all concrete applications. A+++

Danny's crew did a great job. They listened to my concerns and really made sure they did a good job. They did not take advantage of the fact that we needed to make small changes mid way and they even finished early and used the remaining time on the job to work on some other much needed tasks. I really appreciate it and will call them when I am ready for the next task.
Description of Work: I stripped out a bathroom and I did not have the time to finish it. The job involved finishing the water supply lines to the shower and hooking up the pluming appliances. Do the the fact that the bathroom is far in the back of the house and has a history of frozen pipes, I was very serious about insulation. They needed to finish the sub floor, put up dry wall, tile the floor and walls, install a drop in bathtub with tiles on the side. They installed a window and door to the bathroom as well as build a little custom counter top out of tiles and plywood for me to put a sink bowl on. Extra time was spent on drywall outside the bathroom, closing a gap in the floor and on the calling.

Sidewalk was done incorrectly, with bad pitch (water was pooling, and this would cause ice to form in the cold weather). When I call DM about it, they were quite professional and eventually came back to fix at no additional charge. This was were my last review ended, and I was pleased with that. Unfortunately, it got worse from there, as the driveway, and portions of the sidewalk not redone, started to crack and crumble, less than 9 months from the time of the original job finishing. I was in contact many times with DM over the phone, and they always called back, but with usually a request for more time to review the situation. As I have a gravel section of the back portion of the driveway, DM finally informed that the gravel stones could be causing the damage as cars moved between sections. DM promised to get back to me with a solution, but nothing came ( a type of clear coat or other potential). At first I accepted this, but when I asked around, other contractors were saying a combination of poor quality cement and not enough thickness is the cause. And I notice that the portion of the sidewalk that is not near the gravel, far from the driveway, is also cracking. Also, there are many neighbors with gravel driveways who's sidewalks and concrete are not cracking. I am genuinely disappointed, as DM has been diligent in calling back and fixing their first mistake. But a second mistake means I am unlikely to recommend them anymore.

Hello Mr [Member Name Removed], We have tried our best to make you happy with your sidewalk job and we did come back to fix a section for you that you were unhappy with but as Danny said if you were going over the sidewalk and dragging the gravel from where you were parked it would ruin the concrete. We give a year warranty for our work and your job was done in May of 2015 not 6/16/2016 that date is when we came back to fix a small section you were not happy with. I have a signed contract to prove that, also that contract was for $4000 not $9,500 so please get your facts straight on this matter. We are very upset that you said we are not using the right concrete mix and I have a copy of the receipt for the concrete we used that day and it was for 4000 PSI's which is the only concrete mix we use and the mix that the City of NY requires. I am unable to attach that receipt to this response but will be happy to email it to you or attach it if Angie's List allows it so everyone can see the facts. Amazing work and very fair price. Danny is a true gentleman and a real honest guy. He helped us rebuild after Sandy, and the entire house is like brand new. Quality work, fair honest price, no games. Responsive and a local Howard Beach resident, who really cares about the neighborhood. We felt like we had a family member in the business working with Danny. Left him the keys and never worried about anything. If you or your family need work done in Howard Beach or the surrounding area make DM construction your first (and last) call. You can't buy piece of mind at twice the price!

Danny was very professional from the bid through the project completion. He was honest and told me I needed to have DOT permits to do the work. Several other bidders claimed it wasn't necessary. Luckily I trusted him as DOT came to check the permits, which would have cost a major fine with one of the other bidders. The work was done quickly and professionally. I would definitely use DM Contracting again.

I travel quite a bit for work and it just so happens that at the time of the renovations I was traveling. The owner of the company, Danny, was great. Communication on work progress was excellent throughout the project. I had five estimates provided for my apartment renovations and by far DM Contracting was the best. I could tell they were the going to be great based on communication (in person and via e-mail), detail orientation with the contract and reliability with appointment time for the estimation. On the first day of the renovations, I met with Danny and walked through all the details to ensure we were both on the same page. Everything was also laid out in the contract and discussed during the estimation. Throughout the project the apartment was left neat each night. At the end of the renovation all the garbage and excess materials were removed. The apartment was left in great condition. All that was left to be completed was the usual cleaning. The workers were professional, courteous and a pleasure to deal with. The before and after pictures are night and day different. I was extremely satisfied with the end results. I would highly recommend DM Contacting for renovations and will go back to them for future renovation needs.
Description of Work: I recently contracted DM Contracting to renovate an apartment I purchased. I was looking to repaint and redo the floors. The walls, closets and ceiling had a lot of imperfections that required plastering and sanding. The floors had carpeting and required removal of the old carpet to sand and polish the floors underneath.

From the very beginning Danny was honest, straight forward and professional. He was punctual to our initial meeting and to every meeting afterwards. He responded to all of our inquiries and concerns in a detailed and timely manner. His knowledge of the business and no-nonsense approach was very helpful and exactly what we were looking for in a contractor – he says it like is. His staff arrived early each morning and worked efficiently all day with a small break for lunch. There was no lollygagging or hanging around which we’d experienced with other contractors. The guys were very respectful and I felt completely as ease running out to take my kids to school while leaving them unattended within my home. Marcos, one of Danny’s workers, was very helpful with the small details such as grout width and color, making a suggestion to replace an old radiator and moving its location to a less visible spot along the same wall. These things would not have occurred to us but they made a world of difference in the small space. He also suggested we use the space within the wall (between the studs) to make a cubby – it looks amazing! There was a lot of debris during the gutting process since the walls and floor were about 4 inches thick and made of plaster and old layers of tile. An entire day was spent bagging and carrying this crazy amount of debris from our home – down a hallway, down a flight of stairs and out through the foyer. All of it was carted away by Danny’s guys. I have to say, minimal signs of this process were left behind. They took care of covering all the surfaces and cleaning up at the end of each work day. The initial construction time quoted by Danny was pretty accurate – they were in and out within approximately 2 weeks. We are thrilled with our new and gorgeous bathroom. We are grateful to Danny and his staff for their professionalism and we highly recommend them to of our friends and neighbors. It's been a few months now post construction and If we had to do it again, we would definitely use DM Contracting and Restoration.

It went very beautifully. The workers were extremely hard working and we were able to communicate and ask questions and they did exactly what we asked. Danny was responsive to all of our questions as well. We used DM last year for a basement ceiling repair/install and were very happy.
Description of Work: We had a full bathroom remodel. The original bathroom was completely demolished. We had the ceiling redone, a vent installed, a new window installed, a new tub/sink/toilet, the radiator was moved into the wall, in-wall shelves installed, tiled tub and floor, and paint. The plumbing was inspected and fixed, as well as the lighting.

My apartment building was built in 1952 and I have lived there since 1980. I contracted DM Contracting for a complete gut/reno. I hired them in March, 2015 to begin work at the end of August, 2015. The agreed upon price was $62,500. The job was to take 8 weeks from start to finish. We had to move out, store our furniture and sublease another apartment. The job ran over and, we had to sublease for an additional week. After that week we had no choice but to move into an unfinished apartment ? WITH NO TOILET and A NON WORKING KITCHEN. The work was not complete until the beginning of December. We met with Danny, the contractor, a few times before signing the contract. He had wonderful reviews on Angie?s list. He was very likeable. We went to see a house he was working on and the work looked great. I spoke to Marie (his wife and business partner) on a few occasions before and during the work. She was very helpful and reassuring that everything would be fine. When things starting going wrong, we found them difficult to work with. In fact, they were blaming us. And SO many things went wrong! The demo was done fairly quickly but the rebuild took a very long time. The job was not done correctly or completely. We are dissatisfied with the work. I?ve attached many pictures to document my review. We checked on the apartment twice a week to see the progress. Our apartment is in on the first floor. We asked that the windows always be locked and covered. Our windows were left open on more than one occasion. Once when it was raining they used the sheet rock to block the window instead of closing it. The workers allowed neighbors into my home when I specifically said not to let anyone in. Neighbors I didn?t even know have mentioned they were in my apartment to look at the work. Danny was hard to reach so I would communicate via email with Marie. We didn?t see Danny at our apartment more than few times. I am surprised so many people on Angie?s List said that he was always there. That was not the case with us. KITCHEN I could not order my kitchen cabinets until the walls were completed. That was not done until October 6th. This should have been the first order of business. Danny was aware the cabinets were going to be on back order and we needed lead time. Marie insisted that the cabinets could have been measured by adding 5/8? measure to the blue print to account for the sheet rock instead of having actual walls. The cabinet company refused to work that way and insisted on having walls up. So did I. The kitchen lighting was not what I ordered and had to be re-done. The workers did not know how to follow a blueprint, they called it a ?map.? Had I not been there one day, my walls would not have been put up correctly and I would have left with a 22? doorway into the kitchen. When the kitchen cabinets were delivered, the workers started to install some of them upside down. I had to point out their mistake and have them re-do the work. They did not install the refrigerator casing and had to remove the cabinets on that side of the kitchen, install the casing and reinstall the cabinets. When the cabinets were finally installed we still had to wait for the countertops to be measured and installed so I didn?t have a working kitchen for approximately 3 weeks after we moved home. BATHROOM The tiles were cut unevenly, the wall at the end of the bathtub bows, and the grout work is terrible. It is uneven and all the grout around the tub is cracking. It should have been caulked, not grouted. We had asked that a ring be installed around the bottom of the heating pipe as it expands and contracts and we knew the grout would crack. We were assured this wouldn?t happen and no ring was installed. The grout is cracked. The workers waited for our move in date to install the toilet. It didn?t fit. We purchased a toilet with a 12 inch rough in as Danny advised. He back peddled and said he told us to purchase a toilet with a 10 inch rough in. (I have it in writing.) They offered to put in a temporary toilet as a solution which I declined because I thought they would bring a new one the next day. It took three days for the plumber to come back! When they did install the new toilet, it did not fit. It was cemented to the floor and then the workers realized that the bathroom door wouldn?t close. The suggestion was to get the door to open out instead of in. We refused and had a smaller toilet installed. The contractor should have advised me the toilet I chose would not fit in my bathroom. Had the work been done in a timelier manner we would not have had these problems. The marble floor in the bathroom is scratched. I asked to have it be buffed out. They refused stating that we could have scratched it or it came out of the box like that. If the tiles were scratched, they should not have been installed. We did not scratch the tiles - we were not living there. The decorative tile boarder is terrible. I told them I would choose the pieces to be installed. The workers disregarded my wishes and used pieces they chose. It looks awful. The medicine cabinet was placed too low. It is in the middle of the decorative tile, instead of above it. The mirror cracked when I opened it as it was too close to a tile. I bought another medicine cabinet that still needs to be installed. OTHER The clothes closet was not built correctly. We found out from another contractor we had to hire (to fix many things) that there is a rule for how these closets are made. The new contractor drew a diagram for us to follow and did the work ourselves. After the window casings were installed the wood was primed, sanded and painted. I asked if they were going to re-sand and paint because the window sills were very rough. This request was ignored. I sanded and repainted all the window sills The door moldings to the bedroom did not meet the floor. Instead of correcting the job, the workers used caulk to fill in the space. You do not use caulking on molding! It looks terrible! The last thing installed was the saddle from the kitchen to the dining room. While installing it, pieces of the floor were chipped. I pointed this out to Danny on his walk through and he said that all I had to do was go to Home Depot and buy some filler. Really!! Why should it be my responsibility to fix a floor with filler when his worker ruined it! When the contractor did his final walk through and picked up his check, he did not address any of the issues that still needed to be resolved or the shoddy work. He didn?t acknowledge or offer to have anyone come back and fix the bathroom issues. He did the job, he got paid, and that was it. We left a check for him every week with one exception. I mailed it to the company and was then chastised by Marie for doing so. Even though the work was unsatisfactory we paid them in full. IN CONCLUSION The bathroom is so unsatisfactory, it is being gutted and redone. We had to fix a lot of the work ourselves. We are not happy with the subpar, sloppy work. After the experience I had and seeing what a poor tile job was done in the bathroom, I hired another contractor to install the back splash in the kitchen. The cost was $1200. Danny did deduct $500 from my final bill when I told him I wasn?t going to have his workers install the back splash. This does not cover my costs for installation. This was my dream renovation and it turned into a contracting nightmare. It was expensive job. I expected work to be done correctly and to my satisfaction. As a very dissatisfied customer, I cannot recommend Danny, Marie and DM Contracting and Restoration. Some of his workers have no idea what they are doing. Responding to Marie's rebuttal: Marie, your rebuttal is unprofessional, factually incorrect and emotionally laden. There is no reason to bring either one of our families into this dialogue. I stand by my review. I think your emotional, finger pointing rebuttal in addition to the pictures showing the actual work done speaks volumes.

Dear [Member Name Removed], I am sorry that you are unhappy with the results of your job now three months after we completed the job in the beginning of December. You paid us our final payment after you did a walk through with Danny. You gave us a final punch list which we addressed. Why did you pay us if the job was so horrible? And why did you wait 3 months to write this review? Your original estimate was nearly $80,000 to do the job for which you took things out to get the price down to $62,000. That was a deduction of $18,000 did you think that you were still going to get everything on the plans your brother made for you? We wound up taking down walls that were not supposed to get demolished because they were so bad we could not sheetrock over them and we did not charge you anything extra for it. Your wood floor was replace after the floor guy said it was in too bad of shape to re-finish and we didn't up-charge you for that even though we were only paid too re-finish it. We did many other little extras with also no up-charge. We did not tell where to buy any of your fixtures or cabinets, so any delay on the cabinet company was not our fault and we even tried to speak to the cabinet company on your behalf and were told by them you were impossible to deal with because you complained about every little thing. Maybe that is why your cabinets came so late. As for the toilet, you choose one that wouldn't work in the space so you had to replace it again not our fault. You complained about the bathroom floor tiles being scratched by us but you could not prove that they weren't in the box that way. You chose poor quality marble tiles which can very easily get scratched as I sent you an Angies List article on that subject. When the closet was done your boyfriend told our men where to put the rods we didn't decide that for ourselves. I could go on but I don't want to write a book. I have saved every email from you which proves we responded to you. If Danny couldn't talk to you I spoke to you (and I own half the company) but that didn't suit you. You wanted us to be available 7 days a week and quite often we did speak to you on the weekends. You also moved back into the apartment 1 week earlier then you said you were going to which slowed down the work, as we had to stop so you could move back in and then work around your many boxes. You know very well our brother in-law died during your job and we had to go out of town to help Danny's sister. You emailed us and texted us when you knew we had a death to deal with. You didn't show us a shred of decency at that time. Yet very often you cried to us about your elderly uncle being sick and using that as the reason you couldn't make decisions. [Member Name Removed] your apartment hadn't had anything done with it since you moved there in 1980. We did the best that we could with the perimeters we had to work with. You live in an apartment building that was built in 1952 the wall structure is what it is. I do believe you had a very unrealistic expectations of renovations since you had never done any before. Also as you said from the beginning you were spending money that your mother had left you in her will and that you felt bad doing it. Again I am so sorry that this renovation has made you so unhappy not everyone can deal with what is involved with renovation. We always tried to be there for you but it was never enough. We are a small company and cannot work 7 days a week and do have emergencies ourselves for which we might have to temporally slow a job down and we apologized for that. If anything unexpected happens to our customers we would understand if they needed some extra time for their job to be done. As both me and Danny listened to you when you cried about your mother and uncle. We are a mom and pop company who care about our customers and try to do everything we can to make their job what they dreamed of but sometimes dreams are not always realistic in construction. All you had to do was call us if issues came up with the grout and we would have sent someone to fix it. We haven't heard from you since your job was finished and now you write this very nasty review 3 months later and doubt why anyone ever wrote anything good about us. Everything went great! He was concerned that I could not get my heating system completed so he sent extra men and got the job done in one day! Everyone else stated the job might take two or three days to do. His workers were courteous, neat and did an excellent job! He gave me a very reasonable price ! This is a terrific company!
Description of Work: He installed cement board, installation and metal studs in my basement which I needed to attach heating baseboard to.

asDanny and his staff were professional and timely. As in most renovation work, we encountered a number of issues especially given the fact that we live in a twelve story cooperative. Danny was able to negotiate and address the Co-op requirements i.e. plumbing and electrical licenses, stringent insurance requirements, proof of workers compensation coverage and access to adjacent apartments. The workmanship was of the highest quality and passed the cooperative inspection with high praise. This was a major renovation that required complete demolition of the the bathroom including removal of all fixtures, door, accessories, toilet, basin, full size bathtub, floor and wall tiles. There was very little impact to the surrounding living space. All of the debris was removed in a timely, orderly and extremely neat fashion from the apartment and throughout the building. They completely rebuilt the walls, built a soffit with exhaust and lighting, replaced all the fixtures including proving a all new walk-in shower, new medicine cabinet, toilet and istalled new floor and wall porcelain tiles while completing the needed plumbing and electrical upgrades. Once the work was completed, we inspected the job with Danny and came up with a few minor punch list items. He promptly sent his staff back to address and complete the tasks. He completed the entire job in accordance with the job estimate and contract terms. He reduced the price for some debris removal that was not needed. We were also able to shop for all of the materials and fixtures which he picked up and delivered to our home. It is not often that we can say that we are completely satisfied with our new bathroom; AND WE ARE! We want to thank Danny, his wife Marie (who runs the office and probably Danny) and their staff for their professional, courteous and timely services. Bobby and Stephanie
