He was open to giving suggestions but also respected our ideas. Though his company would have done the majority of the work he had other resources who would supply other needs and were readily available. His price was reasonable. We would have been very confident hiring Flanagan Contracting. We made a difficult decision to hire another contractor that we had prior experience with. The other company was able to start a bit sooner on our project. We would be very comfortable recommending Flanagan Contracting to others and would definitely consider this company on any future projects.

 + 8 moreAfter meeting with Jim during our initial consultation I knew right away that he was the right contractor for us. Overall, we had the best possible experience with Jim and give him our highest recommendation. This was the first time we used Angie's list and didn't know what to expect. We called many contractors and Jim got back to us right away. He was well spoken on the phone and upon meeting him we found him to be professional, kind, with attention to detail. He strives for perfection and wanted us to be satisfied with every aspect of the job. He went above and beyond in every way. His crew is clean, quiet and hard working. Jim was never in a rush. He always had time for our questions and to finish what he was working on. They never missed a day and finished this big job in only 3 weeks. Jim also respected our budget and we are thrilled with the results. I never thought I'd spend so much time in my basement but it is now my favorite place in my house! We can't thank Jim Flanagan and his crew enough.
Description of Work: We used Jim Flanagan to update and upgrade our basement. This project required removing 2 walls and one support pole which required the installation of a steel beam. He removed our old lighting, ceiling and carpeting. A new ceiling , air conditioning, lighting and carpet were installed. Electrical work was performed and a built in bookcase was created. Jim updated all existing walls, doors and put in molding and painted. Additional details were added including beautiful columns to cover existing poles. In addition, he updated our existing bathroom, which included replacing our shower doors. A large flat screen tv and sound bar were also installed.

 + 0 moreWe recently had Flanagan Contracting convert our bathroom into a wheelchair-accessible one. They replaced the bathtub with a tiled walk-in shower and installed a wall-mount sink. In addition, they built a lovely sliding door to replace the existing standard open-in door. We had several estimates for this job; Flanagan Contracting’s was by far the lowest. Jim Flanagan had excellent suggestions not only for practical aspects such as grab-bar placement, but also for aesthetic aspects that created a functional bathroom that still retained the character of our 1870s house. Jim Flanagan and his crew spent all day, every day on the job until it was finished. Each evening they cleaned up the work area. In addition, they did a number of small repairs that were not in the contract, at no additional charge to us. Mr Flanagan and his workers clearly care about the quality of the work they do. We would definitely hire them again.

 + 2 moreWe really liked him because he didn't try to sell us anything fancy. He said he would complete the job in a timely fashion.. He is going to remove the bathtub, and replace it with a walk in shower, change the sink, and refit the door to accommodate a wheelchair, making the bath handicap accessible.

 + -1 moreOur cesspool collapsed and in order to have it filled in and replaced a deck needed to be removed to gain access to the backyard. Jim arrived exactly when he said he would and took detailed notes and measurements so that he could give us an accurate estimate. We were very impressed with his level of professionalism. Our family believes in re-using whatever we can and when we suggested taking part of the deck which was pressure treated lumber and using it by our pool Jim immediately began working with on on figuring out the best way to accomplish that. He and his crew came on time and when they were done removing part of the deck and moving the part that we could keep you would never know that there had been demolition done. The site was left clean. I would highly reccommend Jim to anyone who needs any kind of work done. I know we will be using him in the future!
Description of Work: A fence was removed and then replaced. Part of our wooden deck and overhang was reoved and another piece of it re-purposed.

The end result was of high quality but expect to pay above market for it. On the other hand, they were accomodating, gracious and communicative.

 + 8 morevery well -- they take great care to understand the customer, all the details, all the particular aspects of the project. They come forward with appropriate suggestions and custom solutions for all problems and spend time to discuss all reasonable alternatives and propose very nice and meaningful ones. Then the work is performed with great care, at a good pace, and the follow-up is very detailed and conscientious. Flanagan et Co. stands behind all its work and makes sure everything is done at a high quality and competitive price, taking one project at a time and completing it within the deadline. For our work we did have a hard deadline (before School started...) and Flanagan et Co gracefully accepted the deadline and carefully managed to finish everything in time. They are very accommodating and very hard working, leave a clean place behind at the end of every day, and all of them are very friendly and respectful.
Description of Work: Remodeling of the entrance, living room, dining room, library room and kitchen, and finishing the basement. . Removed everything, changed many studs, opened up the ceiling (making it vaulted), new insulation, new electrical wiring (by the electrician working with Flanagan Co. -- very good work and very good pricing), new bay windows and custom picture windows, custom designs for ceiling layout, as well as for a wall-to-wall library (coordinated with the Kitchen Depot cabinet makers which manufactured the library according to our design, and then installed it) changed doors, trim, hardwood floor, floor tiling (by a tiling company working with Flanagan et Co. -- very good work and very good pricing) -- even did custom floor tiling in an area of the entrance, etc. House looks now totally new, and we are enjoying it every day with great pleasure. . In the kitchen -- installed all the new cabinets and appliances, special range hood with in-line blower set above in the attic (more powerful and more silent), accommodated all special design requests (e.g. the library room now has an in-wall closet with doors part of the library shelving -- carefully constructed by Flanagan et Co. following our custom design). . Changed the entrance door as well as all interior doors (with solid core doors). . Basement -- installed knee-wall in the middle, separating the area, installed the custom cabinets (ordered from Kitchen Depot), installed the enclosing walls, the ceiling, the flooring, and all the necessary other parts. (we had also made a side opening in the concrete to install a direct entrance -- this was done by a masonry company working with them -- coordinated very well, and very good pricing). Built a small custom desk from same materials as the ones of the cabinets. All plumbing was done by a plumber working with Flanagan et Co. -- very good work and very good pricing. I also had them change my very old oil burner with a brand new one, and rearrange some of the heating zones -- which then the electrician rewired as well.

 + -1 moreWe feel very fortunate that Jim and his crew worked on our foyer. Jim was responsive to all our concerns, both large and small. Jim carefully tested different wood stains so that the new trim would match the existing front door, and finally mixed two different stains to get the best possible match. He got several paint samples and painted test patches on walls so we could see what the colors looked like in the room. When we couldn't find a molding that we liked for the entry windows and door, Jim suggested a very attractive alternative that we hadn't realized existed . Whenever there was an unexpected problem, Jim found a solution. Where the entry by the garage had sliding doors that were not very sound-proof, Jim designed and installed a better door frame that greatly improved the noise situation (and the appearance of the doorway). When he noticed that parts of the exterior of the wooden front door to the house were weathered, Jim sanded and refinished those parts of the door so that it looks like new. Jim is always striving to do his best for his customers. His crew is considerate and a pleasure to have in the house.
Description of Work: Jim and his crew remodeled a large main entry and an adjacent entry from the garage. They removed paneling and a wall of mirrors. They prepared and painted the walls and ceiling.They installed, stained and polyurethaned new doors between the entry and the living room. They replaced double doors to the coat closet . They replaced light fixtures and switches. After they had removed the paneling from the walls, we realized that one wall was entirely unnecessary and blocked an attractive view. Jim's crew removed the wall and used extra tile to repair the area of the floor that had been under the wall. When the electrician installed the new lighting fixtures, he reported that the ceiling was wet. Jim explored in the attic and found that the chimney was leaking. He and his crew fixed the chimney and replaced the wet insulation and the damaged part of the ceiling.

Description of Work: We had Flanagan Contracting provide us with an estimate for the kitchen and bathroom. The owner came out to provide the estimate, and he was very professional. He had a binder of pictures to show us prior work he'd done, and he spent time to understand what we wanted in the the two rooms before providing us with a detailed written estimate He gave us a fair estimate, and we might have gone with him except the kitchen designer we were working with recommended someone she knew, so we ended up going that way. We would definitely keep him in mind for other work though, as he inspired a great deal of confidence.

They anticipated problems and suggested solutions. They created a clean and bright basement space, with a beautiful kitchen and bath, ample closets, good lighting and clever plumbing solutions. They also built an excellent deck. The craftsmanship is careful and the attention to detail is excellent. The crew is a pleasure to have in your home and they cleaned up thoroughly each day. The project was completed close to on schedule despite a delay due to an unexpected problem. The pricing was very reasonable. This was the lowest stress, most successful remodeling project you can imagine.

After several days Joe said he would not be able to do the work until November because he was very busy. Which I am glad for him that he is busy in this economy, but I would have liked an estimate so I could compare it with other contractures. When asked for an estimate he would not give me one. I would call him back in the future if I were to have any work done for an estimate.

He spent a fair amount of time helping me decide on the options and suppliers - and this was prior to us signing a contract. Once we were ready to start, he was at the house every day - on time - if he said 8:30 then it was 8:30. The people he selects to work for him are true craftsmen. Don the plumber is a pleasure to work with, he excels at his job and has a intuitive feel for how the plumbing is architected. I've come to trust his decisions on where critical things ought to be placed. Most apparent is their understanding when to pause and ask for confirmation. The electrical and tile work were similarly exacting and perfection is almost a guarantee. A true pleasurable experience.
Description of Work: gutted and rebuilt 2 bathrooms. One with a shower, and another with a deep soaking tub.

Description of Work: Mr. Flanagan was extremely helpful and honest. He didn't have time to do the work but recommended someone who does gutters and siding exclusively. J-C Gutters & Siding. Mr. Camacho arrived early and worked non-stop until the job was completed. He replaced all the gutters and downspots on my house and garage and the fasure which had pulled away from the house due to ice. He discovered several other problems and repaired them as well. (a hole iin the wood which had been hidden by the gutter, installing several downspots on a sun room).He was agreeable to the price which Mr. Flanagan and I agreed upon. I was extremely satisfied with his work - he really knows what he's doing. Thank you Mr. flanagan for the excellent recommendation and not being greedy like so many people. are.

 + 1 moreFlanagan Contracting is an exceptional company from the honest and hard working, true to his word, leader; Jim Flanagan - to each each and every one of his employees this group represents the best of this profession. Jim and his crew arrived each day around 8 AM and worked till 4:30 or 5 everyday. There were no days where we were dropped for them to work on someone else job. While they do not break speed records, I can tell you that every job is done to a higher standard than any other contractor that I have ever used. The work is done with precision and care. But most important to me was the question of follow up. Invariably issues come up after the job is over. I wanted to see how these would be handled and I have to say the Flanagan Contracting again gets straight A's. On two different occasions small problems have popped up since the completion of the job in October. Jim listened carefully over the phone and within two days Jim was at my house to fix the problems. Its one thing to rate a company before you finish paying them but its another thing completely when a great company continues to service your needs after they have been payed. In summary, Jim is a man of his word. Believe him, if he says it will be done, it will be, He and his crew are exceptional professionals who car about your job and your home.
Description of Work: The Kitchen, Doors and Windows, Phase III After completion of two fantastic bathrooms we had Jim and his crew do our kitchen, windows and doors. The kitchen is a 28 X 14 foot room with a beautiful granite top island and a side bar. The tile floor was continued into the den to make a beautiful great room along the side of the kitchen. 10 additional windows were completed along the back of the house, many were completely re-framed, Also a sliding glass door was added to the end of the kitchen to provide easy access to the backyard patio. A new front door to the home is presently being added on as well.

 + -1 moreI called Jim and he returned my call the same day. He came promptly when he said he would to give us a detailed written estimate. He was able to schedule the job to start within 2 weeks as promised. He completed all the work on time and within budget as promised. He was very careful to clean up every day before leaving. We wanted old shower doors to be replaced with a glass enclosure and the person he recommended for that job was excellent as promised and coordinated timing with Jim for optimal efficiency. If you want a professional job by someone you can really trust with your home whether you are present or not while he is working Flanagan Contracting is the way to go.
Description of Work: James Flanagan was highly recommended to us about 18 years ago. He is still the only one we totally trust to complete any remodeling work. When you hire Jim Flanagan you get Jim Flanagan for the entire job. He has always gone out of his way to make sure he knows exactly what we want, and to help us sort out what would be best. He has done interior/exterior painting and staining, replaced all our windows with Pellas and beautifully stained and polyurethaned the frames. He has replaced all our interior doors and finished them beautifully as well. He redid our interior stairway. I know I'm forgetting other major jobs because over time the work has held up so well it is just taken for granted. The last time Jim was at our house in December 2010 to do some odds and ends. He was kind enough to fit in this small job for us and still gave us the attention he gives his big jobs.

With his assistance, I was able to find contractors to virtually remodel my daughter's entire house. All of the contractors did beautiful and excellent work, especially the mold remediation specialist. The house had a very bad mold problem, but the specialist eliminated it completely. James and his contractors went above and beyond what was expected for this project, and I am extremely impressed with the outcome. He even sent my wife flowers when he learned that she had been hospitalized.

This is Jim's second job for us and this bathroom (Master bath) came out more beautiful then the first bath. Jim and his entire crew offer professionalism and a commitment to excellence that I have not found in any firm that I have worked with in the past. Does this sound like a commercial? Perhaps, but I received nothing for this piece except the satisfaction of bragging about an excellent professional. In just a few days the bathroom was stripped to the frame. And then the task of replacing everything including a new way to plumb the toilet so it could be moved to a more appropriate place. Flanagan used only top flight professionals to redo the plumbing, electric, and tile floor. Each man that came in; professional, courteous and helpful. Each of Jim's personal crew demonstrated great skills and a commitment to excellence. I also want to stress that, as promised, Jim and his crew were on the job everyday until it was completed. In the end, an incredible job by an incredible crew.
Description of Work: This was a complete bathroom remodel. All floors,cabinets, shower and tub were removed. In its place a spectacular hand made tub and knee wall also new cabinets,tub, electrical and lighting, toilet, heating system and door.
