I have used Jim Flanagan for the last 10 years. He remodeled three bathrooms and a kitchen prior to this service (read my previous reviews). You don't hire the same contractor for ten years unless his work is impeccable. He is honest, efficient and professional. His crew is polite, trustworthy and professional. Jim supervises every job and does not leave until the job is complete. Jim and his crew are punctual. It's hard to believe that a contractor calls if they are 20 minutes late, but Jim does. The extra bonus you get from Flanagan Contracting is the fair price you get for expert and professional work.

This is the second time that I have used Flanagan Contracting in the past 5 years he and his workers are the consummate professionals. From planning the job to making last minute changes Jim Flanagan is there to walk you through the entire process. Jim really cares and so does his workers they are at the house on time every morning and leave the house clean at the end of every day. They are careful and exacting. Jim really gives a personal touch to the job and is always willing to make adjustments if need be. The sub contractors that Jim uses are also of very high quality and Jim makes sure that they get their part right. I have a beautiful staircase because Jim took the time to find the right people to fabricate the stairs and glass works.

Everything went very well. From the beginning Jim was great to deal with - Very professional and extremely kind. We got the feeling that we could trust him 100% the day we met him. Before we even started work or told Jim we wanted to work with him, he spent numerous hours here going over ideas and going over all the ins and outs. The Work - Jim and his crew arrived here promptly every day and they were all a pleasure to have around. Skilled craftsman who are courteous, professional and polite. They cleaned every night before they left and left the house usable - which was very important with a 1 and 5 year old running around. With any job this large, you never know what you will find once you open the floor/walls up. We had some surprises, but with Jim's experience and creative thinking, he always found ways to deal with these surprises. Throughout the job Jim kept in the loop on every detail and showed how much pride he takes in his work. We liked having him and his crew around so much we kept adding to our project. Our kitchen came out spectacular!! We are lucky to have met Jim and would hire him again for our next project without hesitation

He painted the walls and took the time to touch up until it looked perfect, and he re-grouted the floor because he didn't like the color that came out first time, after the designer recommended the color. You'll have to wait for him to available, but he is WELL worth the wait. They also reinstalled the mirrors after they rehung them so it would be easier to use. They spent hours on this to make sure that it is right and the very best it can be. He personally came out every day, and is very dependable, and is always in phone contact when needed.
Description of Work: He remodeled the entire 2nd floor bathroom and upgraded the bathroom as well. He put a exhaust fan in the bathroom. They built a free form shower in the corner of the bathroom, and put the door at an angle in the bathroom, to help the flow of the room.

As first time home owners, we faced the uncertainty of not only owning but restoring a home to our liking. We are two working professionals with a baby boy - we didn't have time to manage a renovation. Also, we are ignorant - we had no idea what goes into fixing a home. Thus, we are very fortunate to have met Jim. Hiring him was a no-brainer when we compared him to 3 other contractors we were considering. The home we just bought was a neglected, 80's style house in dire need of a restoration. We are happy to say that we love our updated home. Floors are beautiful and gleaming, brand new powder room and master bath, two huge walk in closets (his and hers), fresh paint all around, new trims and moldings. Consider the following in a contractor - Quality: Jim and his crew did everything top quality. Jim, Shawn, James, and Lewis are hard working and diligent... most of all they do quality work. Jim also knows when he has to bring in an expert. For the stair railing (Lang stairs), floors (Kathy's floors), electrical (Shamrock), and plumbing (Jem plumbing) he brought in trusted partners who were licensed in their field. - Respectful: the crew is respectful of your space and cleans up / vacuums after every day - On time: our renovation was scheduled for just about 3.5 months. Everything was done on time (except for a few items which were on back order - not in our control) - Jim is personally managing and on site every day. We trusted that he was managing the timeline, costs, and crew while we were at work - Cost: Jim is transparent when an out of scope cost is on the horizon and will also make suggestions on improvements out of scope (which some we accepted, some we declined). His experience is valuable in that respect. Most of all, his cost management keeps things in control and there are no surprises in the end. Versus the other contractors, Jim's estimate wasn't the cheapest, wasn't the most expensive. We placed a slight premium on his experience and his management of the project - for that, the cost premium was well worth it. - Collaborative: Jim allowed us to pick the fixtures and style, and he also volunteered his opinion which was also valuable. - Honest and respectable: Jim is just a good dude. A true gentleman who has become a trusted friend. Same can be said for his crew as well. Jim was very helpful and personable. He went out of his way to ensure that the work was neat and done as we had requested. He and his workers put down floor coverings to ensure that nothing was damaged. Each evening they cleaned and vacuumed. All debris was removed and they even hosed down the front walkway so no sheetrock dust would be tracked into the house. Everything was carefully done and we are very happy with the results.

Jim and his crew did a great job in our home. The work product was excellent and Jim pays attention to detail. He treated our home and the work being done as if it was his own home and handled everything with care. He also took care to ensure that our wood floors were well covered and protected during the work. Jim came every day until the work was complete. He also cleaned up each day before leaving so as to leave our home as clean as possible. He is also easy going,and pleasant to work with. He also gave us some great ideas for remodeling, which we took him up on and are very happy that we did. Also, importantly, Jim and his crew are reliable and trustworthy. He is also capable of doing various types of types of work. Jim also took care of some odds and ends (without additional charge) that we didn't even hire him for. I was highly impressed with the level of professionalism. Not only did he remove the deck in a way that you would never have know that any work had been done apart from the actual deck no longer being there! Mr. Flanagan gets bonus points for thinking outside the box and therefor saving quite a bit of pressure treated lumber from winding up in a landfill somewhere. You will not be disappointed if you use this company. If I could give him a rating higher than an "A" it would be "A++++++++++++++"
Description of Work: Removed a deck and re-purposed half of it to use in another section of our yard behind our pool. The deck needed to be removed so that machinery could be brought in to the back yard to repair a collapsed cesspool.

I had used Jim several years before to redo the large part of our basement. I will never use another contractor again. I never thought I'd spend so much time in my basement after the first renovation. It's comforting to know that Jim cares about each project and is there each and everyday! He is the most reliable contractor I have ever used. He completes his projects in a timely manner so you are not waiting around at the end for the little things to get done. He gets it all done! The finished product could not have been nicer. My parents now stay there when visiting and we are so happy with the space. We can't praise Jim, Julio and Sean enough. Thanks for another great job!

Jim and his team did an excellent job of renovating our main upstairs bathroom. They completed the entire job in 2 weeks as promised and even came over the weekend to make sure the job was done on time. They gutted the bathroom, re-insulated, installed new drywall, flooring tile, fixtures, etc. We love the finished product and the extra time they took to make sure things were done the right way (no shortcuts). We had subway tile installed on the walls which became a painstaking process in keeping everything level. It came out looking great. Jim was helpful in recommending vendors and talking through details with us to make sure we were we happy with the finished result. We also appreciated that they cleaned up each day before they left so our house stayed as tidy as possible mid-renovation. I would highly recommend Jim and his team and would absolutely use them for future projects in our home.

Very professional , caring and committed Jim was on the job everyday and even worked when he felt ill and broke a tooth. A true perfectionist who is a master craftsman with all the tools to get the job done. Constant communication during job with great staff. They even walked our dog !! At my request (due to very funky kitchen angles and the extent of the project) Jim found a wonderful kitchen designer to help maximize the space. Having used Jim before, we knew he'd be true to the 4-6 week timeline. Jim works one project at a time; his workers arrive promptly every a.m. and stay late if necessary to complete essential work. Jim is a great pleasure to work with because of his integrity and attention to detail. Like Jim, his workers are friendly and polite, and his sub-contractors share his values as well. There's never blaring music, uncleaned messes or idle hands. Jim has the intelligence and taste to help with decisions and the inevitable snags that arise with any project. He also has the patience to deal with changes and add-ons. He's on-site every day to work and/or supervise. His ultimate goal is quality work and a happy client. The kitchen is now my favorite room in the house. We hope Jim never retires--we have other upcoming projects and cannot imagine trusting them to anyone else! I must add that Jim is a very nice, kind man. We love him.

On the last day of demolition from the storm damage Jim, Sean and Julio were cleaning up and packing their tools in the truck. I was sitting on a box in the livingroom looking at the destruction of my home. I must have looked as lost as I felt because when Julio came into the room he said to me 'Don't worry, we'll be back and we'll make it beautiful again'. That is the kind of people that Jim has working for him. They are polite, kind and most of all they are skilled at what they do. I had an adjuster from the New York Rising program inspect my house for their program. He told me he's seen a lot of houses that were in the process of being rebuilt after the storm and that mine was the best one he'd seen. He said the workmanship of the rebuild was outstanding. I'm very fortunate to have been able to have Jim and his crew rebuild my home. They came when they said they'd come, they did what they said they'd do and they cleaned up after themselves every night before they left. Jim gave me a very fair estimate for this very large job, he laid out a payment plan and went over the cost of everything with me. There were no surprises as far as the charges for either materials or labor. Jim is one of the fairest most ethical people I have ever worked with. I know there's a long list of customers waiting for Jim to have the time available to do their projects. If you are willing to wait for him to be available, you will not be dissapointed with the results of Jim and his crew.
Description of Work: After the floodwaters from Superstorm Sandy receded from my neighborhood and from my home, one of the first people I called was Flanagan Contracting. They had remodeled my kitchen less than a year before the storm and I was very poeased with their work on that project. Jim, Sean and Julio came as soon as it was possible and started the necessary demolition on my home. They pulled out drywall, aluminmum siding, soggy insulation, kitchen cabinets, bathroom tiles, tub and vanity, and my hardwood floors. They removed everything that had gotten wet thus preventing mold from forming in my home. They worked quickly and efficiently and Jim was a source of information for me whenever I had questions about what should be done. His information was always carefully researched and presented to me in a way that I was able to understand at a time when incorrect information was swirling around those of us who's homes had been damaged. I decided to lift my house and started with the necessary paperwork. Jim kept in constant contact with me and was helpful in the decision making processes that I had to go through. After the house was lifted, the foundation rebuilt and the house was put back down on the new foundation, Jim and his crew returned and began the rebuilding process. They were at my home every day from 8:30 in the morning until 4 in the afternoon for almost 3 months. They rebuilt my home from the floors up to the ceilings.They hung new drywall, replaced the kitchen cabinets, rebuilt the bathroom, hung new external internal, and closet doors, laid a new hardwood floor throughout the house, replaced all the mouldings, painted the entire inside of the house, installed a new window in the bedroom and installed new vynal siding.. Jim coordinated all the subcontractors (plumbing, electrical, roofer, tile and marble). He arranged for the dumpsters, the POD used to store some of my things and the portable toilet. He designed and built a new fireplace surround and hearth. He bought and arranged delivery of all the wallboard, wood flooring, doors, hardware and paint. Because Jim has such a good reputation within the building trades, the deivery of the necessary item was on schedule and the work proceeded smoothly. Jim and his crew basically rebuilt my entire house. The only piece of my home they did not have some part in rebuilding was the concrete block foundation. I knew Jim was an all purpose contractor, and I really put that to the test with this job.

Dear Member, Hurricane Sandy presented almost all Long Islanders with water and wind related problems and damage. The extent of the damage to your home was one of the worst we've seen. We gutted the lower half of the house due to the flood damage. Together we arranged to lift your home and raise the foundation approx. four feet. When the home was finally lowered back to its new foundation we needed a ladder ( or temporary steps to enter ). This is when we concentrated day after day four three months to put your house back together. Fungicide, mildewicide, air dryers, new insulation, new front and rear doors, all new interior doors, new gas burner, Water heater, new electric service panel and wiring throughout. We had to totally gut the bathroom and rebuild with sleek white hardwood cabinets, a new shower and Carrera marble throughout. All new base radiators were put in. Beautiful new solid wood floors were installed in the living room, bedrooms and hallway. The kitchen we installed two years prior had to be replaced ( base cabinets and appliances). Walls were rebuilt and smoothed and painted. New casing and closet interiors were installed. A new gas "heat n' glo" fire place was installed with a stone surround. We arranged for a new roof and installed new vinyl siding. We are so glad to see you and your two dogs, Maggie & Ty happily ensconced in your newly rebuilt home. It was a pleasure working with you. My sister found Flanagan Contracting at a home renovations show. I?m sure we?ve all heard of horror stories about home renovation projects that went awry. So there was some trepidation when it came to finding a contractor that was going to do our project. When we first met with Jim Flanagan, he immediately made a good impression. He listened to our ideas, gave helpful advice, and generally made us feel confident about him and his company. The main thing we liked about Jim was his policy of working on one project at a time and him stating that he would be on site everyday. True to his word, he was there everyday. This is very important because when it comes to renovation projects, there are always unexpected bumps and questions you want answered immediately. Jim really worked to makes us happy. Any question, we had, he answered. We also liked that his company was not a one man operation with just him and some of his buddies. He had an organization with specialists. Plumbers, electricians, tile installers, and various other subcontractors. All of them were friendly and came as scheduled. During our project, the only delays and problems came from certain suppliers being slow or providing defective merchandise. It happens. None were the fault of Jim and his team. Despite these minor delays, the entire project was completed close to the time schedule Jim outlined. After the project was all done, a few months later, a problem developed in the newly renovated 1st floor bathroom. A tile had come loose in the shower stall due to a minor fault. We called Jim and he immediately came in the next day to fix the problem at no cost. We appreciated him coming to fix the problem immediately. All in all, the renovation was a great success. The 2nd floor is now fantastic. We would hire Flanagan Contracting again if we had any other projects.
Description of Work: Reconfiguration of 2nd floor to create 2 bedrooms and one larger bathroom. New walls and doors put up. New paint and new carpet. Completely new everything for bathroom that was enlarged. Tub, shower stall, toilet bowl, tiling, fixtures, etc all newly installed. Also complete renovation of 1st floor bathroom.

This was as close to a stress-free remodeling experience as you can get. The project felt like a team effort with people who were on your side. Jim's expertise, high standards and concern for his customers are outstanding. He and his crew created a beautiful bathroom, while keeping the costs very reasonable. He started the project promptly and finished it quickly. We had a very tight time-frame and it gave us incredible peace of mind to see substantial progress every day. Jim helped us plan the bathroom and choose and order the materials. He had good ideas for how to make the bathroom more attractive. He suggested converting a full walls to a partial walls to allow the natural light from the window to reach previously dark corners of the bathroom. He suggested a very attractive pattern for using the wall tiles. The bathroom is completely transformed into a room that is much more functional and much more appealing. He dealt with unexpected problems effectively and graciously. When it turned out that the previous bathroom exhaust fan was not vented to the outside of the house, his crew went up on the roof to install the new exhaust fan's vent properly. When heating ducts were in the way of the new plumbing pipes, they rearranged the heating ducts. Then the vanity we ordered online came with a different color granite top than the online photo showed. It didn't quite match the tiles we had bought for the wall and floors. Jim salvaged the situation by removing the top from the vanity so we could use a new top. (The vanity was well made, so this was not easy. Jim and his crew worked hard (and late) to fix the problem.) Jim and his crew were a pleasure to have in our home. It feels almost like they are family members. They took care of our home as if it was their own, always moving things with care, containing the dust, airing out fumes, and cleaning up at the end of every day. They even looked out for our toddler and warned her when noisy equipment is about to start up. We are very glad that we chose Flanagan Contracting for the job!

If all remodeling experiences could be like this one with Flanagan Construction, life would be sooo good! From the initial contact until the final day of construction, the remodeling took several months. But the actual work took exactly 4 weeks, just as Mr. Flanagan had promised. He and his crew were prompt and here at the house almost every day. Jim was not an absent manager/carpenter; he knew exactly what was going on each day. ke kept us informed of the progress of the project, telling us what the next step would be and how long each step was going to take. During the planning stages, he gave us several alternative ideas but never pushed my husband and I to accept what he suggested--it was always what do we want! some might not be happy that you are handed a list of suppliers to visit to choose your new cabinets, appliances, et. But Jim knew these businesses and how they conducted themselves and he knew he could work with them and trust them. In addition, we received a phone call weeks after the project was completed. The reason for the phone call? how did we like our new kitchen and was everything working okay? Lastly, during this project, I lost my father. Jim and his crew were wonderful about straightening up the work zone because of my out-of-town relatives visiting my home. They took the extra time to make the house a little bit more presentable. Description of Work: Complete demolition of the kitchen. The company removed all cabinets, flooring,sheet rock, ceiling and appliances. They would have replaced windows and door but those had been recently updated. I had a full wall between kitchen and dining room and they cut the wall in half. Installed new sheet rock; spackled and taped it. Installed cabinets and appliances. Including the new dishwasher in a new location. Installed six high hats, a new ceiling fan and new outlets.Installed a new floor. New sink with faucet and soap dispenser. Jim and his crew of Julio and Sean did a spectacular job of remodeling my kitchen. Jim had many creative design ideas to supplement basic needs that I outlined for him. He gave me the names of his contacts at cabinet, appliance, granite and flooring companies. Through these contacts I was able to purchase the materials for my new kitchen and stay within my budget. Jim was recommended to me by a friend. I am very glad that I took this friend's advise and hired Jim and his crew to remodel my kitchen. From the first visit until the last day of the project Jim and his crew were professional, polite, on time, knowedgable, clean, neat, and efficient. The project required demolition of the old kitchen, removing a window, installing 2 new windows, installing the outdoor siding to hide where the old window had been, taking down an interior wall, installing a support beam, building a half wall, tiling the floor and backsplash, installing the new cabinets, sink, granite countertop and the new appliances. They put up new wallboard, spackled, sanded and painted the wallboard and installed new floor and ceiling moldings. Their skilled workmanship produced a beautiful and functional new kitchen. The finished kitchen shows how much pride they take in their work. Because of Jim's experience with remodeling kitchens, he knows how to schedule the work that need to be done. The entire job flowed smoothly from beginning to end. When he needed the plumber to be there, the plumber was there. When it was time for the electrician to do the electrical work, the electrician was there. Jim and his crew were at my home every day during the remodel. They always arrived on time and cleaned up when the work was done at the end of the day and always left my home as neat and clean as possible. Jim helped me plan the design of my new kitchen. He listened to my ideas and made some suggestions. He guided me through the remodel step by step and was always available to answer any of my questions. His personal interest in my project gave me confidence that it would be done on time, on budget and be finished to my satisfaction - and it was!

Flanagan Contracting is by far the best contractor we have ever worked with. Jim is honest, trustworthy, reliable, knowledgable, and genuinely has the homeowner's best interest at heart. He listened to our ideas, offered excellent suggestions, and looked for ways to help save us money while giving us the best results possible in our budget. He is hands-on and does most of the work himself. Alongside Jim, his electrician, foreman, plumber, helpers, and subcontractors were top notch and a pleasure to work with. Jim does not work multiple jobs concurrently, and was with us continuously for over three solid months. This was important since we were time constrained with kids starting school in August. Jim helped work out a plan so that we could have the upstairs work (e.g. Bedrooms painted, vanity installed, etc.) completed so we could move in on time for school while he and his team completed the balance of the work downstairs. True to Jim's word, we were able to do so. Throughout the remodeling, Jim helped point us to a wide variety of suppliers and stores to help us select materials (e.g. Tiles, bathroom fixtures, granite countertops, etc.) and generously offered his contractor discounts where possible. He even met us at vendor locations to help us with our decisions-- practicality vs. aesthetics, maintenance considerations, durability, cost, etc. This was a valuable experience. Jim even helped us by paying for materials upfront on occasion and allowed us to pay him afterwards when this was most practical. This allowed us to keep the job moving when we could not be there. The payment plan for his services was also great-- we worked out a weekly payment plan as the job progressed. Flanagan Contracting's method of working sets it apart. Jim and his team were careful to avoid damaging our belongings, scratching floors, etc. At the end of each workday they cleaned up thoroughly and left the place clean and uncluttered. Jim and his team also take great pride in their work. For example they spent an entire two days just smoothing out and replacing Sheetrock for a wall that just didn't "look right." On another occasion they scraped off paint from our wood-finished closets that were left over by the previous owner. These "little things" count and Jim pays attention to detail. Jim Flanagan's professionalism and generosity extends beyond the end of the job. He stands by his work and has made minor tweaks and adjustments since the end of the contract. He was also kind enough to check up on us after Sandy to see if we needed help. We are very impressed with his work and would hire him again without hesitation. Truly a rare find.

Install new porcelain floor tile in foyer, kitchen, family room after removing old. Remove existing vanity in main bath and replace with new double sink vanity and new plumbing fixtures. Install new shower doors and shower fixtures. Install new attic ladder. Install new water heater and replace exterior water valves. Run new phone and CAT6 Ethernet wire throughout house. Install new closet lighting fixtures and new shelving and closet system in master bedroom. Replace attic fan in main house and garage. Install new lighting sconces.

Description of Work: I remodeled by master bathroom. I searched for a contractor that would be responsive, skilled and efficient. I interviewed 3 contractors from Angies List and one independent, that performed some work for me awhile back. I chose Flanagan Contracting. James Flanagan, was great. Unlike other contractors, he came to my home prepared with photos of projects he had completed. I was impressed with his organization. He spent more time with me than the other contractors. All the people who work with Jim are skilled. I had no problem with the plumbing, electric or tile. Although my vanity arrived with some damage he was right on target in making sure I received a brand new vanity in the shortest time possible. He and his workers protected all my floors and always cleaned up each day. Jim called me everyday to appraise me of the progress and to make sure the work was done to my liking. I really appreciated this communication because I work and could not be home most days. My new bathroom is just what I wanted and I am enjoying it!! Flanagan Contracting is superb and I would use him again for future projects with no hesitaton.

I called Flanagan Construction for a estimate on Finishing my Basement. He said he would stop by my house at 12:15 on Tuesday June 19th. Well he never showed up and never called me to tell me he couldn't make it. I waisted my whole day since I could have been doing other stuff. He called me the next day and said he got caught up on another job and was sorry that he didn't show up.
