Demand a contract that caps the cost/time! o He significantly understates cost/time estimate to get your business, knowing that once he has deconstructed your bathroom(s), you have no choice but to incur the (additional) cost to have it put back together (related to next bullet) o Triple whatever amount of time he quotes. We only had two changes to scope (addition of bench in guest bath and change of tub in master from undermount to drop in). He told us it would take 3 and ½ weeks to finish the master batch and powder room. In reality, it took his team 6+ weeks before he walked from the project. o He milks labor during times when there is not adequate work needed for an entire crew. We believe he and his crew were working on other projects while they were allegedly staining/painting cabinetry in his shop. However, we are unable to confirm this suspicion. • Mistakes o He did not take the time to prep cabinetry prior to applying stain, which resulted in a finished product very different from what was originally agreed to (see attached photo). o Drawer faces measured incorrectly. We paid for drawer faces that were not the correct size and are still awaiting reimbursement from him. o We specifically requested the cabinet tower have a 3-inch recess on the countertop. He built it out with a 6-inch recess instead. o Measurements for quartz countertop in guest bathroom were 1 inch too short. Installer had to re-cut and reinstall countertop. Kennedy did not reimburse us for the cost to correct his measurement error. o Drilled unnecessary holes in handheld shower faucet bar to perform installation. We had to purchase another handheld shower faucet due to this error. He did not reimburse us for the extra handheld faucet that needed to be purchased due to his error. o Short-cut: Used regular Teflon tape instead of plumber’s Teflon tape on interior of shower valves, resulting in leaks that were discovered when licensed plumber was engaged to complete the work he did not complete. He did not reimburse us for the cost we incurred to have the leak fixed . o In general, takes short-cuts that sacrifice quality and aesthetics without consulting owner first. • Absence and tardiness o He only came around on Fridays to collect money o Usually late, resulting in owners’ unnecessarily missing time from work • Lack of communication o Would not communicate what decisions he needed from us until the day of o Would, at times, disappear for an extended period without letting homeowners know he would be out-of-pocket (and sometimes his crew would indicate they didn’t even know where he was or when he would surface). When he resurfaced, he had every excuse in the book, e.g. family death, he was sick, he lost his phone, his truck broke down. o Would not communicate who would be coming out to house until day of often times creating large inconveniences for the homeowner since we would need to leave work to grant access to house for sub-contractors. • Unorganized o Lost e-mails with directives and selection of materials. o Scoffed/joked when written details were provided, and instead attempted to “rely on memory only” • Lack of accountability o Deflects mistakes he made, pins it back on owners o Says he needed money for purchasing supplies, yet never purchased them (e.g., Master shower fixtures) • Unprofessional/unpredictable o Unprofessional outbursts o Leaves your project to work on projects for his friends o Strongly encourages homeowners to use his friends as sub-contractors, and then, despite their estimates coming in significantly higher than alternative sub-contractors for the exact same scope of work, acts annoyed when the homeowner selects an alternative one (leaving homeowner to wonder if kick-backs may be in play). o Did not return materials we paid for and did not need • Lack of expertise (Over-sells his own capabilities and under-sells possible options) o Stain (improperly preparing (sanding, etc.) surfaces for staining) o Bathtub faucet (insisted desired brand/model was not an option – when it actually was, and has now been installed by another contractor, see attached photo) o Tower door front embellishments. Early on, during the bidding process we sent him Pinterest photos of desired cabinetry door embellishment to which he stated he could do that. Much later on, he said it wasn't possible to add our desired embellishment. He makes promises he can’t keep and cuts corners.
