We just finished our second kitchen renovation completed by Brackmann and could not be happier with the entire experience. They had performed a very modest cosmetic update to our previous home’s kitchen and now a complete rebuild of our current kitchen, which was more than twice as large. It’s difficult to find great contractors, so I wanted to leave a detailed review of somebody we’ve had an n=2 experience with. Everyone from the bidding process (Jeff), project management (Jason), and execution (Jason, Bobby, Zach, Jamie, Caleb) was cognizant that they were becoming part of your home. They were onsite on time, worked constantly through the day, took modest and well-deserved breaks, locked up the house, and were friendly and communicative when interacting with my family. They cleaned up and tidied daily, kept tools and materials organized in small locations, and were communicative about upcoming events that may cause temporary disruption to your schedule or home. Project management was also really impressive; Jason had to remember so many things for this job, in addition to other jobs for different clients. He had a daily timeline ready before the project began, which they adhered to nearly perfectly. He was prompt with emails, text messages, and addressed all questions that we had about process or the work being performed. I don’t think there was anything during the process that gave them much pause; decisions were made carefully but rather quickly. If we had questions about the workplan or work in progress, Jason answered those questions willingly and would go “above and beyond” to ensure that we understood what they were doing and the approach they were using. Brackmann has a great working relationship with their subs (for custom cabinets and countertops) and they do multiple projects together. During the process, we did change our mind on a couple of minor items or had small additions to scope; Brackmann was able to handle all of our requests smoothly without affecting the timeline drastically. Price was extremely competitive, especially considering the quality of materials, subcontractors, service, attention to detail, and experience. They are very transparent in the bidding process with respect to overhead and profit, down to the cent. Jason kept an up-to-date change order to capture the unexpected costs and our in-process additions, so we knew exactly where we were on price and how our asks affected the bottom line. A kitchen is the most complex room in a home in terms of electrical, plumbing, carpentry, and finishes. To tackle this room in a month, from demo to punchlist, is really tough to do. Brackmann has talented personnel, great overall communication, and solid subcontractor relationships. We recommend them highly.

I couldn't have been happier. We had the same team and project manager through the entire job and all were professional, punctual, hard working and Jason the PM was an absolute joy to work with. We were so impressed we just had them back to remodel our entry way and downstairs bathroom and plan more work with them in the future.

Brackmann Construction did an excellent job. They were friendly, on time, and on budget. Every member of the team that I encountered was professional and took pride in their work. There were no surprises and everything went according to plan. In addition they emphasized that if there was anything I was not completely happy with to let them know and they would take care of it. However, two and a half months after completion I'm very satisfied with everything with absolutely no issues or concerns.

I contacted Brackmann Construction about repairing and upgrading a house I nearly purchased. I did not purchase that house. Several contractors gave me there bids, and Mr. Brackmann was the most professional and honest contractor I have ever met. If I have a project in the future I will use his company.

As we are nearing the end of this project I can say I couldn't have asked for a better team to do this with. From paperwork to services provided by Brackmann, it was amazing. The best part was I had the same group in my house every day. They were on time, courteous, hard workers. Jason, our project manager, checked in consistently, answered all our calls and texts, and sometimes even on weekends. They were so flexible with a few changes we made along the way as well. I highly recommend this company and will be hiring them again in the future for more work we want done!

Approximately 60K done in renovations. Full bathroom rip and replace along with enlarging original space and a kitchen remodel with some custom cabinetry. My house was built in 1923 and we were dealing with original design, plumbing, and other challenges an old house can present.

From start to finish, Brackmann delivered in spades. Their cost estimate was right on target, my project manager Jason was readily available and very helpful. In fact, when I discovered on the first day of demolition that the sink was backed up in another bathroom I would be using during the remodel, Jason had a plumber here within two hours to handle the problem. Bobby, the team leader on my project, was nothing short of amazing. He kept me apprised of any glitches he encountered (fortunately, they were minor), arrived promptly every morning and got the work done with as little disruption in the house as possible. I'd been dreading the thought of two weeks of construction work going on but everything went so smoothly that the time flew by and, at the end, I have a beautiful new bathroom. I will be calling Brackmann again for my next project.

It went great! They were very professional and were on time every day. The end result looked great. It's exactly what I wanted. I don't even want to use the new bathrooms because they look too nice! When they were finished they cleaned up everything so well that it's like they were never there. Bill, Jason, and the two guys that actually did the work on the bathrooms were very courteous. I would definitely hire Brackmann again for a future job.

I had them work on 2 bathrooms. The first one just needs a tub/shower installed and some drywall repair. The second bathroom was a complete demolition and start from scratch with installing everything (shower, sink, toilet, lighting, tile).

We were impressed with the initial bid process. We had bids from several companies. The Brackmann Construction Company, Inc. provided the most detailed, and easy to understand bid of all the companies we interviewed. The pre-construction planning was superb. On a large project, there are bound to be changes. The change orders were well-written and easy to understand. Our project manager, Tony, made the remodeling process easy, and less stressful than any other we have undertaken. In the past, I have acted as my own project manager. After having Tony work for us, I will never act as my own project manager again. He took care of everything! And with 27 employees, Brackmann Construction Co. has a LOT of experience and expertise to draw upon. Many of their employees have been with them for a long time -- some for decades. The newest employee had been with the company for 3-years. I think that says volumes about a company. Tony was an exceptional communicator, and we were never taken by surprise. The workers were on time, professional, knowledgeable, polite, and courteous. We were especially pleased with how everyone cleaned up before leaving for the day. Steps were taken to minimize the dust in the other areas of our home. We made an initial payment to start the project. As the work progressed, other payments were paid. We had interviewed companies that wanted all of their money up front. We crossed those companies off our list of companies to consider for our remodel. I cannot think of a single criticism of Brackmann Construction, Inc., which is rare for me.
Description of Work
We had a kitchen remodeled, as well as a wet bar, and part of our master bathroom. In addition, an artsy light fixture was installed in our main foyer. The kitchen island was removed and rebuilt. An exhaust hood was added to the island, as well as a new gas cooktop. A gas line was installed. New electrical was also installed for LED lighting. Quartz countertops, new sink and faucets, cabinets removed and built, and the kitchen was painted. A kitchen mantle was refinished. The new cabinets were built to match the existing cabinet design and stain. The master bathroom had new sinks and Onyx countertops installed, as well as new faucets. A heated towel rack was also mounted on the bathroom wall. A desk and cabinet were removed from the kitchen. The cabinet, with glass doors, was re-installed in the bar area. A part of the old kitchen island was also re-used as a shelf in the wet bar area. Under counter LED lighting was installed, as were electrical outlets with USB charging ports. The shelf is now used for storing liquor bottles, and as a charging station.

We had Brackmann Construction in to gut and remodel our master bath. It was a mess - and they made it absolutely gorgeous! Tony our project manager was such a pleasure to work with. We had a few things that needed to be dealt with once the work started - moving the stand pipe and adjusting for the fixtures we chose - and I couldn't have been happier with the workmanship and guidance that was provided. The workmanship was outstanding and everyone from Bill to the craftsmen were responsive and happy to work with us on everything. They installed a pocket door for us as well and I can't tell you what a difference that makes space wise - thrilled!

This was a very good experience from start to finish. It was the first time we've ever done any remodeling and we selected the company from Angie's list reviews. I first met with project estimator Jeff Szymanski. He came to the house and discussed the possibilities with me. We phoned and emailed several times settling on just exactly what we wanted to have done for our remodel. We were assigned a project manager, Tony Gonzales, who was very easy to work with and very responsive to any questions we had throughout. I cannot say enough good things about Bobby Richey, the project lead on the actual remodeling work. His work on the bathroom was outstanding. One excellent feature of Brackmann Construction is that the workmen come out to your house every single day and work on your project all day until the project is complete. The employees seem to be absolutely serious about their slogan: "We do happy, we do wow."

The experience with Brackmann Construction went very well. They were professional & open to every change that we made on this project, without hesitation. Always on time & cleaned up after every visit. Always in touch via phone/text/e-mail & they honored Angie's list discount. The project took a little longer than we planned, but in the end- so worth it. We are very happy with the results.

I was getting ready to sell my condo and needed to replace an older, cracked fiberglass tub. Along with this I wanted to finally complete a kitchen remodel started years before and tile the backslash of my kitchen. Jason and his crew at Brackmann Construction did an incredible job. I first contacted them in early February, and unfortunately they had a lot of work scheduled ahead of me and were unable to start my project until late March, but once they were able to start giving my project attention, things went really well. Before the project started they worked well with me to pick out my tub and tile, and provided good options. There were also no conflicts working with my HOA to get construction approval in my building and scheduling to have the water to my building temporarily shut off during the plumbing work. Once the project began they were always at my condo on time in the morning and each day, I felt like they made terrific progress. I came home from work each day to find my bathroom in good order. Trash had been thrown out and their tools and supplies were organized and arranged out of the way so that I could get some use out of my bathroom ( I had a 1 bath condo so still needed some use of the bathroom). I even was able to make adjustments during the project (grout I wanted to use, lighting fixtures, tile pattern) and they took these adjustments in stride, stayed in budget and on time. My bathroom and Kitchen ended up looking amazing. The shower was the jewel of my condo, which ended up only being on the market for 50 hours, with me getting my full asking price, once I put the condo up for sale. I'm certain this is partly due to their work.

This project was better than we ever expected. We experienced nothing but top-notch service and professionalism from the day Bill came over to assess and bid the project to the final day when his crew finished up (including thorough clean-up! Yeah, they actually ran a Swifter mop!!!) Ours was not a huge project, but our PM, Roger and his crew treated it as if it was the most important project they've ever worked.

All of our Brackmann contacts were courteous and professional. Even though we had a specific design in mind, they were very helpful in suggesting minor design changes that were both more to our liking and less expense. The project leader, Jason Cook, was quick to return our calls and helpful with component purchases. The installers were a delight to have around. They answered any concerns we might have and did a great job of cleaning up at the end of every day. They did quality work in every area of the project. Although we were happy to be finished with the remodel, we missed seeing them every day. We did have a slight problem with the shower door, but Jason responded quickly to our call fixed the problem quickly. Overall, we were very satisfied with the workmanship and would highly recommend Brackmann for your project.

This job started off late in 2014 and did not end until May of 2015 for a simple repair of stucco, dry rot and exterior painting. There was poor communication, poor planning, poor workmanship. After repeated attempts to get this company to finally finish this job, I simply gave up and essentially paid them to leave. I am still finishing their work at added time and cost to me 6 months later.

I find your comments and their timing extraordinary. To my knowledge we have never had a client pay us to go away. The time line was dictated by the weather, we started the repairs in late October and the weather was too inclement to continue in mid-November (so we had about 3 weeks of decent weather in 2014). As soon as the weather would allow exterior stucco work we started that portion in early March. Once the stucco had cured sufficiently we started the paint work. You were informed that weather would be a consideration on this job once we received the contract back from you. We met in early June and I sent you the initial estimate, you called back in late August to have me modify the estimate adding some work on your detached garage. I sent you a contract in late August that you did not sign and return until late September. There were a few areas that you wanted us to re-work after the stucco and paint were complete. Some were areas we had repaired and some were not. We re-worked them all at no added cost to you. When we were complete rain splashed some dirt on the side of your home and you called to infer it was our fault or responsibility, my project manager went to your home and washed the dirt off and explained that it would happen again when it rained. You seemed happy at that time and did pay the final 50% of the contract price on May 1. As our contract states all of our customers receive a warranty on the work we perform. Since you did not call us with any issues we presume there are none. 100% of the people we sent to work on your home are long time employees and associates and I have always received rave reviews on their work, my project manager has been with us for many years and is as good as I have ever seen in all phases of construction management. The only time I remember hearing from you was over a question as to whether windows were to be painted as part of the wall square footage, which in my estimating program they are not, but we painted all of your windows at our expense as I could see some logic in your argument. Beyond that I have not heard from you and my phone is answered 24/7. William Brackmann

The whole experience was absolutely great! Brackmann was actually a 2nd opinion bid that we got. The 1st was from another company and the women who owned it was completely unprofessional. Not only did she cuss like a sailor, but she kept trying to tell us how great she was & what we should do to the house so it didn't look "ghetto". It took her 2 weeks to give us an estimated bid on repairs. Brackmann on the other hand got back to me the very day I called & had an estimate for us the very next day. Bill didn't cuss on the phone with me even once and was very pleasant to talk with. This was going to be our 1st home and we were pretty terrified of the outcome on work that needed to be done. Bill was very honest with us, which made our decision to walk away from this house very easy. Although we won't be using his services to renovate the home, as we are not going through with purchasing the house, we will absolutely, undoubtedly, be using him in the future should we need his services. I was highly impressed with his demeanor & knowledge. He didn't have to tell me how awesome he is, because it was apparent just by talking with him!!

My rental property had fire damage from a 5 year old setting his closet on fire. No structural damage. The closet needed to be re-dry walled and the windows in the bedroom needed to be replaced. Paint the entire interior, including ceilings. Basically, the house needed to be restored back to condition before fire, except I was planning on removing a wall sconce and replacing it with a ceiling fan, hence the minor electrical. I met with Jeff Szymanski on 8/6/2015 to go over what needed to be done. I asked him how long it would be before he would be able to get back with me on a estimate. He stated it would be a couple days. My wife called Jeff on his cell phone on 8/20/2015 and left a message looking for the estimate. She then called the office and talked with the receptionist, she apologized and said she would contact Jeff and have him contact us right away. Well needless to say it is now 9/2/2015 and have yet to hear from Jeff or BCI. Updated review 9/17/15 and more details due to provider response on 9/9/2015. Bill, I concede that I met Jeff on 8/11/2015 and not on 8/6/2015 as I previously stated. My fault, we had made the appointment with Jeff on 8/6/2015 for a meeting to take place on 8/11/2015. However, I still never received an estimate. I couldn?t imagine as to why Jeff?s email would have been returned undelivered. My email is checked multiple times a day and seems to work just fine for all others. As for him dropping off or attaching something to my front door, nothing was there. My wife is disabled and is at home most of the time; she most certainly would have answered the door if someone was at it. As far as my wife calling on 8/20/2015, she called Jeff cell at 12:28pm and called the office at 12:30pm. I have the call logs in front of me as I write this update and they will be sent to Angie?s List to be uploaded as well. I did say that my wife called, maybe you was looking for my number instead of her number in your call logs. Our initial call was made on 8/5/2015 12:34PM to 331-1818, then a call was placed on 8/5/2015 at 1:09PM to 331-1818, Jeff then called at 8/6/2015 1:29PM, to set appointment. Then, the two calls were placed on 8/20/2015 to see where the estimate was. When my wife called the office at 12:30pm she was told that Jeff would be in contact with us ASAP. My wife also says that the lady on the phone was very nice and apologetic. We didn?t hear anything from BCI until after my review on Angie?s List on 9/2/2015. Then a call (not calls, as you stated) was made from Jeff on 9/3/2015 2:31PM. I still have the voicemail. He stated that he was calling because he saw a report on Angie?s list and asked for a call back. Since the reason I had called BCI was to have work done and no estimate was received for such work I had no reason to call back. As far as me holding my MY insurance adjuster estimate in my hands and refusing to let him see it, I recall only having the layout of the house and other estimates with me. You stated in your reply it ties your hands if you don?t see the adjusters estimate. I was the one making the decisions on what needed to be done, not the adjuster. At that point in time, it is my money and I am the one writing the checks, not the insurance company. Sure, they?re clients out there that don?t have a clue or do not want the hassle of dealing with contractors so they just turn it over for the insurance companies and contractors to take care of it. I am not one of those. I asked specifically to have certain things done because I do not mind sweat equity, but time restraints do get in the way of doing certain things myself. I do not recall Jeff ever stating/asking for me to sign anything regarding smoke odor or soot. We discussed cleaning the ceilings and talked about chem sponges and cleaning the walls with TSP. I ask this though, why would you be held responsible for something that you were not tasked to do? That really doesn?t make any sense to me. Isn?t that like asking a plumber to be held responsible for something an electrician did? You say your estimate was for a little over $8700.00. If only I would have received that bid, we most likely would have been working together in this project. Considering the net estimate from my insurance was $21,402.22 and the net estimate if depreciations is recovered is $27,212.79. My $17000.00 figure comes from my insurance estimate minus me putting in some sweat equity and deciding not to restore the drywall in the basement. Your estimate would have been absolutely considered with that $ figure since other bids have ranged from $10500 for the closet and painting alone, to $24000 for the odor removal, cleaning, window replacement, closet, drywall repair, painting. Sounds like, little over $8700.00, is just too good to be true. Without the estimate I will never know.

I can assure you no one that drops my last name as a referral is ignored. Jeff has known my daughter for most of her life, his as well. Looking at our records and reading your letter these don’t seem to be the same job or at least the facts as you wrote them don’t line up in anyway with the records I have. You stated that Jeff saw you on 8/6 and Jeff actually saw you on 8/11, Jeff wrote the estimate on 8/12 and tried to send it to the e-mail address you gave us, it was returned undeliverable, so Jeff printed the estimate and dropped it off at the second address you gave us (as your home) on 8/13 or 8/14 I’m not sure which, but certainly within “a couple of days”. It was attached to your front door. I asked Jeff why he did not call you to get your e-mail address verified and he replied that since you lived just 3 blocks from the damaged address, in our town, he thought it would be more efficient to just drive it over to your home. You state that your wife called Jeff on his cell phone on 8/20, I have reviewed Jeff’s phone incoming call log and his voice message log and there are none from you at all and certainly none on 8/20. I have checked our hand written phone log of messages left and our digital text log of phone messages received and sent and I find no record of any calls from you to our office after the initial call made on 8/5, after the fire. You held your insurance adjusters estimate while you walked Jeff through the damaged home but refused to let him see it, referring to those areas you wanted him to ignore as you were going to do the work. I have no real problem with that, however, you tie our hands that way and we have no idea if the adjuster wrote up everything he should have or not. Since you did not want us to have any of the cleaning and odor mitigation done, as you were to handle that, Jeff told you that we would need a signed statement indicating that we would not be held responsible for any smoke odor or soot found in the residence once our part was done, you grudgingly agreed to that, but it took a while. You indicate the job was $17,000.00; however, Jeff’s estimate is for slightly over $8,700.00 (about half). Once we found your letter on Angie’s list, calls were made to try and reach you that went unanswered and were not returned.

I typically interview at least 3 contractors to bid any job > $500 and some times I even get additional estimates then. I could beat the quote Brackmann gave me by quite a little bit. However, in the end if I was spending $10,000+ on a walk in closet I told myself I better love the closet and that means I had to be comfortable I had real pro's doing the work. Brackmann from the start gave me complete comfort in spending the extra money to make sure everything was done right the first time and looked professional. I was so glad I followed my gut on this one. I made some changes as we went and the closet turned out better than I could imagine. Brackmann handled everything from running lights to carpet (where as the other estimate left it up to me to get lighting installed). The first contact I had was with the guy doing the estimate on cost and what I wanted. A gentlemen named Jeff. He help me "detail" with my vision of how I wanted the build out of a cedar overflow (walk in) closet to look upon completiont. He steered my vision with his experience as to what would turn out best and how to best tackle the project. Then he brought his foreman out to line up the job before they started. KC Chiefs Tony G is in the hall of fame.. and so is Brackmann's Tony G. This guy answers his phone or responds quickly. His entire crew is constantly in motion - very polite, hard working young men who give you confidence just watching them work. I am now working on a second project with Tony for my kitchen... just based on my experience with Brackmann.. I am not even wasting any time checking out anyone else.

We bought a house from 1911 and when we took out the dropped ceiling in our kitchen, it was pretty bad (old crumbling drywall on one side, the original breadboard from what had been a porch on the other side, and a big gap in between, and a lot of other awkward problems). We had several people out to look at it but no one had really good ideas for what to do. Brachmann came out (I think our project manager was named Jason) and he immediately understood how to fix it and make it look good, in keeping with the style of our home. He also had a wonderful idea for affordably matching the large picture moldings we have in the other rooms of the downstairs. The people who did the work (Zach and a different Jason) were very professional and very skilled. They left everything perfectly clean as well. The finished work is just beautiful. We thought the price was very fair, and we really appreciated their knowledge & sense of how to do the work in a way that is respectful to the age & style of them home. They really understand older homes. We will definitely call them again.

We called a number of companies from Angie's List and they all claimed to do room additions but most of them disappeared after giving me a quote. This company did give me a quote and gave me references and I did talk to his references and it looks like he did do work similar to what I was looking for. That's the main reason I hired him. His prices weren't the lowest or the highest. They were able to get the project done, but the process was kind of painful. We had some issues in the process but the good thing is it looks like we could make a deal later . In general I think it is good, but I don't know since I am not a professional. For example we saw some issues that we thought were common like the joint line between the wall and ceiling. We thought it was straight, but it is not. Small things like that. Had some arguments, but were able to get arguments resolved. Job was acceptable.

The service was great. Two workers and a supervisor came out and it took them a couple of days to complete the job. They came when they said they would and did a great job. I would say that the man that came to do the estimate was on time, the workers did a good job and it was a great experience. They were able to do all the work I needed.

I needed the work to begin on a particular date and it did. My project manager kept me informed of each days work goal and actual progress. He made sure I knew what each following step would be from the demo to the appliance hookups. I already plan to use this contractor again for future projects.
