In general, although my place was always rented, I found communication with them very frustrating and unclear throughout our 5 year partnership.
Regarding General Contracting: I was very unsatisfied with SPM's GC capabilities, primarily because timing did not seem to be a concern to them. They omitted the fact that the sub they hired to paint my place was also the snow plow driver for all their properties, so when it snowed, my job was put on hold. It took two months to paint my condo. They literally needed to be prodded to complete the other work they promised to perform.
I requested every other week mowing, which was what was specified in the contract that was emailed to me on July 30. The initial mowing was to be the following Friday. When I was at the property that weekend, I could see that the lawn had not been mowed. I called the office on Monday, and was told they would have someone out to take care of it the next day (Tuesday), which they did. The crew did a very good job that first day, even taking a weed whacker to the back fence and edge of the driveway. As far as I could tell, it appeared that the lawn was being reasonably maintained when I had occasion to visit the property over the next two months.
Last week (October 3), I realized that I had not yet received a bill for the lawn mowing, so I stopped by their office (it is just two blocks from the rental property) after meeting with a contractor on Thursday morning. I gave the receptionist my name and the property address, and told her we had not been billed for the lawn mowing since it started. I was expecting that she or someone else in the office would be able to pull up my account and print out an invoice for me while I waited, but she simply said she would let someone know and they would send me a bill. Before leaving, I asked her to also include a list of all the dates of service so I would know what I was actually paying for..
I received an email Friday evening from Veronica with an invoice attached, in which I had been billed for weekly mowing for the month of August (there was no mention of September). There were four dates shown on the invoice; none were on Fridays, which was the day I was told (and which was noted in the contract) the mowing would take place. Since I had not agreed to weekly service, I was not terribly concerned that I would have to pay for it; however, I know from speaking with my current tenants that the mowing has *not* been happening every week, so I was distressed by Schneider's attempt to charge me for a) weekly mowing that I didn't ask for, and b) that apparently was not being done on a weekly basis.
I have sent an email requesting a corrected invoice and list of all dates of service, so I can settle up with them for the season. I am very reluctant to continue working with Schneider Property Management based upon the level of service which has been provided so far. I will be interviewing other property management companies in the area in hopes of finding a company that has its act together a bit more than this one does.
We couldn't have been more pleased with how pleasant, efficient, and professional the staff at Schneider was to work with and recommend them highly should anyone need assistance in locating suitable tenants for a rental property.
