Description of Work: This is unfortunately did not turn out as well as I had hoped. There were multiple issues that were not addressed even months after move in, that were tedious and uncomfortable to receive assistance with. Luckily the actual space we were in and our neighbors ended up being the reason we stuck this situation out.. Some...well, I remember 2 employees taking the time to hear me and help with addressing concerns, for them I am very grateful. If you have a situation where you may need to work with the owner, be prepared to be harshly and abrasively spoken to. Please keep records of all that occurs, as your security deposit may be shorted for events that did not happen.

Schneider Property Management handled every aspect of this project with quality work without any issues. This is one example of many projects that they have completed in recent years.
Description of Work: Remodeled / repaired side entrance that required trim on porch, drywall repair ,door, handrails, new locks and electrical work (light and thermostat wire).

Regarding property management: SPM DID keep my condo full the entire time they managed it, and I rented it as 'furnished'. Shortly before my last tenants moved in, I was informed that the tenants were under the impression the condo would be 'unfurnished', a detail that escaped SPM until just prior to their move in day. I was out of the country when all of this was happening and had limited connection capabilities. In the end, I had to vacate my condo of all my furnishings at the very last minute and SPM did not help arrange this. It was the day before Thanksgiving, very inconvenient. In general, although my place was always rented, I found communication with them very frustrating and unclear throughout our 5 year partnership. Regarding General Contracting: I was very unsatisfied with SPM's GC capabilities, primarily because timing did not seem to be a concern to them. They omitted the fact that the sub they hired to paint my place was also the snow plow driver for all their properties, so when it snowed, my job was put on hold. It took two months to paint my condo. They literally needed to be prodded to complete the other work they promised to perform.
Description of Work: Schneider Property Management managed my property for 5 years. In addition, they have performed both major and minor repairs, and acted as GC for a remodel.

I met with Craig at the apartment in late July to discuss his company's services, and though I wasn't "wowed" by anything he said, he seemed reasonably prepared and answered my questions satisfactorily. Since we were under some time pressure to hire a lawn care service (at that point, the lawn had not been mowed for about three weeks), we decided to use them. I was sure they would do a great job on the postage-stamp sized lawn in order to convince us to use their company's property management services when we were ready to lease the apartment. I requested every other week mowing, which was what was specified in the contract that was emailed to me on July 30. The initial mowing was to be the following Friday. When I was at the property that weekend, I could see that the lawn had not been mowed. I called the office on Monday, and was told they would have someone out to take care of it the next day (Tuesday), which they did. The crew did a very good job that first day, even taking a weed whacker to the back fence and edge of the driveway. As far as I could tell, it appeared that the lawn was being reasonably maintained when I had occasion to visit the property over the next two months. Last week (October 3), I realized that I had not yet received a bill for the lawn mowing, so I stopped by their office (it is just two blocks from the rental property) after meeting with a contractor on Thursday morning. I gave the receptionist my name and the property address, and told her we had not been billed for the lawn mowing since it started. I was expecting that she or someone else in the office would be able to pull up my account and print out an invoice for me while I waited, but she simply said she would let someone know and they would send me a bill. Before leaving, I asked her to also include a list of all the dates of service so I would know what I was actually paying for.. I received an email Friday evening from Veronica with an invoice attached, in which I had been billed for weekly mowing for the month of August (there was no mention of September). There were four dates shown on the invoice; none were on Fridays, which was the day I was told (and which was noted in the contract) the mowing would take place. Since I had not agreed to weekly service, I was not terribly concerned that I would have to pay for it; however, I know from speaking with my current tenants that the mowing has *not* been happening every week, so I was distressed by Schneider's attempt to charge me for a) weekly mowing that I didn't ask for, and b) that apparently was not being done on a weekly basis. I have sent an email requesting a corrected invoice and list of all dates of service, so I can settle up with them for the season. I am very reluctant to continue working with Schneider Property Management based upon the level of service which has been provided so far. I will be interviewing other property management companies in the area in hopes of finding a company that has its act together a bit more than this one does.
Description of Work: My husband and I contracted with Schneider Property Management in early August to provide lawn mowing services following the purchase of a rental property in Portland on July 13. We do not live in Portland, so we wanted to find someone reliable and responsive, and since we were considering using Schneider to "lease-up" one of the apartments in the building once we finished renovations.

I contacted Schneider to rent my house for me because I recently moved out of state. Craig and Veronica were very nice to talk to, and I felt comfortable with them so I decided to use them. After that, it was a pretty miserable experience. My house was in kinda rough shape due to a tenant/aquaintence who didn't take care of the place as they were suppose to. I had Schneider clean and remove junk as well as make minor repairs. I had not signed a lease agreement with them at this point. When they faxed me a copy over of their agreement, it was overly litigious and completely one sided to their advantage. That was the last straw. They had already charged me what I considered a rediculous amount for some of their services (ex. $50 to mow a .25 acre flat yard; a service call fee to put a pad lock on a shed; etc). I decided at that point I didn't want to do business with them if I was going to get raked over the coals at every opportunity. So I ended up going with another company in town. When my new company's representative came out to look at the place, she said there was grime on the cabinets and the kitchen floor. Strange, because I just paid Schneider 1,500 to clean the place. In hindsight I guess I should have been a little suspecious at a 1500 dollar cleaning bill anyway, but Im not a professional landlord. Compared to my new company, Schneider was way too difficult to deal with. I have not regretted switching companies at all.

We opted for the initial advertising and vetting process, as we were not located far from the property, and because it was a house, rather than an apartment building where there were more than just one family involved. We got results within a few days - a family that had three generations needing a rental for our four-bedroom garrison with partially-finished basement. The family was very pleased with the property and anxious to lease it. The decision was ours, and there was no pressure whatsoever for us to choose the initial applicants. Each member of the Schneider staff assumed responsibility for an aspect of the transaction - financial screening by one, interviewing the prospective tenants by another, and doing a final walk-through by a third. They were even able to furnish us with the name of an excellent person to do a final cleaning of the house prior to the tenants moving in. All during this process we were constantly kept informed of how things were proceeding. When we decided to accept the first applicants, we were provided a copy of a very thorough proposed lease in advance for our review. We were fortunate that the prospective tenants were an excellent match for the house and it for them. We couldn't have been more pleased with how pleasant, efficient, and professional the staff at Schneider was to work with and recommend them highly should anyone need assistance in locating suitable tenants for a rental property.
Description of Work: The company offered two forms of service - one where they advertised, received applications from prospective tenants, did a background check for financial ability and with previous landlords, and a second form where they first vetted the prospective tenants then followed up with complete management services - collecting rents, taking responsibility for maintenance requests from them, and furnishing service providers to meet the tenants' needs.
