Egress window

egress window

202022304
Egress window code is intended to ensure that there is access to an exit from a building in an emergency such as a fire. Each habitable room must have a way that people can exit to the outdoors in case of fire or other disasters. These are the four stages of an egress window installation. Egress windows are required to be directly in the room for basement bedrooms, basement rental units, and new home construction by many state and local building codes. Install an egress window for maximum safety.

Value Dry Waterproofing installed our interior waterproofing system approximately ten years ago. For details, see our December 23, 2011 review. They perform an annual system maintenance check and cleaning and we continue to be 100% happy with all the work they did. When it rains, we have peace of mind!

Overall: B Price: A Quality: B Responsiveness: A Punctuality: A Professionalism: A Value Dry staff are easy to work with, friendly, and responsive. I had a great experience with their consultant (friendly, informative, stayed late to answer our questions), their onsite team (friendly, courteous), and their management (understanding, responsive). Scheduling the consultation was quick and aligned to later in the day to accommodate our family schedule. Our consultant stayed later than I would have expected. We asked a lot of questions and he was happy to answer them all, and provided a proposal for work and a quote during the visit. The crew was on punctual, worked hard, and accomplished the work based on the schedule. They were very polite and engaging throughout the day. They did a good job on cleanup. The on-site foreman consulted and advised us on site about a crack discovered in our foundation wall once insulation was removed. Thankfully it was not too bad, but he had an immediate solution that was added onto our current project and schedule at very minimal impact. We very much appreciated that. There was one aspect of the contract that was not quite completed as it turns out our house layout did not allow for it. The company worked with me and quickly resolved the inconsistency. There are only two aspects where we have some constructive criticism: There was a moment of awkwardness for us during the initial consultation when it was identified they could perform the work the next week, then to lock that in there is a "waiver of right to cancel" form that I was not expecting to have to sign to get that date. It was not pressed upon us per say, but it seemed unnecessary since they were identified as available ("winter availability"). It kinda pressured us into fast decision or potentially have to wait "up to two weeks". Since we really just wanted to get the project over with, we did go ahead and sign. The form is used for emergency work, and I don’t think any of us during the whole visit identified the problems we had as an emergency. Also, there was one technical aspect of the job which was not explained (dimpled drain mat, what it does and how it is installed). Though we didn’t realize it until the work was completed and we were asking “what is that?”. In regard to the installation of the interior French drain system (etc.), everything was completed very well, and we have all indications that it should work exactly as expected. Some gripes after the fact were that the concrete pour and smoothing could have gone better. The resulting concrete work is mostly flat, but not there are some waves and texture issues (overlaps, small ridges) in the final work that will mean we have to put some effort in ensuring our shelves will be stable and semi level when we put our room back together. Also, from the equipment used and the concrete chunks removed, there are quite a number of floor chips, scuffs, and scrape marks on areas of the floor that were not part of the construction (but in the same room). These aspects are a little frustrating in hindsight as there are techniques to ensure poured concrete is flat and smooth. In addition, something as simple as putting down some cardboard would likely have prevented the majority of the chips and scrapes. For anyone considering them for a project, just ensuring that extra discussions occur in regard to expectations on the final look will be useful to help avoid these issues. In conclusion, everything went very well and the company was great to work with, without the little gripes above it would have been an "A" result all the way around. Based on the people and the reputation, we would definitely work with them again in the future. We would make it a point to be extra verbose in terms of the final expectations, which we think (based on the great experiences with the staff) would be well received and applied with no issues.

I did not schedule an appointment for an estimate after Value Dry informed me by email that the estimator would not talk to me unless my husband was there. A rep then followed up with a call to say they would not cancel the appointment, but would charge me a $350 deposit if I was there alone. She hung up on me as I was explaining -- admittedly crossly, but with no offensive language -- why I would not do business with her firm. Email excerpt below: "Our estimate is valued at $350.00, however when meeting with all homeowners (including spouse, partner or responsible parties) involved in the property it becomes a Free estimate. Understanding that schedules are busy we run exact appointment times. Our goal is to design a solution that meets everyone's expectations and works with the budget. Unfortunately, If all parties are not available to meet the inspector, the inspector will call the office to reschedule the appointment for a more convenient time." I've been a homeowner for 23 years and have never had a contractor tell me that my spouse and I both had to be present simply to receive an estimate.

I'm sorry that we were unable to provide you with a free estimate for an egress window where we would be, pulling a permit, cutting a hole in your homes foundation, and installing drainage in the newly installed window well that leads to a sump pump and ideally a battery back up sump pump. As you can imagine there are many variables and design decisions that need to be made for us to effectively provide you with an estimate. Because of these decisions that need to be made effecting the estimate price and various warranties, ValueDry, as well as many other contractors, require that all homeowners be present to provide a free inspection for projects of this nature. We offer weekend, evening, and if need be early morning appointments for our prospective customers in order to accommodate their busy schedules for the free inspection / estimate. ValueDry wants to be sure that we answer all homeowners questions during this process and yes we want top put ourselves in the best position to earn your business during the free inspection. It is our finding that we have the highest opportunity to earn business when we meet with all homeowners / relevant parties while providing our free inspection. That being said we will provide an inspection without all homeowners being present for a $350 inspection fee. Should a homeowner paying a $350 inspection fee choose to do business with us we credit that $350 fee towards the estimated job. Best of luck with your project - James Ketterer - President and Owner - ValueDry Waterproofing

In July of 2018, we suffered severe flooding in our garage and basement after a torrential rainstorm. We discovered that the basement flooding was due to water seepage through our foundation up through the floor, rather than from surface water (which was the case for the garage). After we had ServPro dry out the basement and pull up the carpets, three vendors gave us estimates for mitigating the leaks and seepage. The first suggested waterproofing the foundation from the outside, which would have meant pulling up our landscaping and removing a retaining wall, a prohibitively expensive and disruptive solution. The other two, including Value Dry, recommended some versions of an interior subfloor drain and a "vapor barrier" along the base of the basement and garage. We went with Value Dry because of the confidence that the salesman, Renfred "Ren" Abutin conveyed in explaining the solution. We learned so much from him, answered all of our questions, and was well-versed about the technology used--the Why, not just the What. While their quote wasn't the cheepest, they weren't the most expensive option either. And the company exceeded our expectations. It took them two days to finish the work, and even installed an extra sump well and pump after realizing the original single-pump solution would not work for both the garage and basement because they were on two levels. ValueDry also installed a new Speed Drain for the garage and connected it to the Sump Pump. They also realized that the window well required a separate drain, which they installed at no additional cost. Six months later, the basement is great, and our garage no longer has a musty smell.

It went well. A couple other companies wanted to install an Interior Drain which was not needed and charge 24k for it and did not address the problem of the Old Sumps running constantly 24/7/365. We had several companies look at the issue, Value Dry was awarded the work as they used Battery Back Up Sump Pumps, other companies were in the same price range, but did not use Battery Back Up Sump Pumps, after dealing with water for over a year, we wanted to make sure we weren't going to have to deal with water again if the power went out. Sure the Battery Backup will run down, but it will also give us time to get a Backup Generator if needed. I have attached two picture files, before and after installation.

The expectations and process was clearly communicated. We had the basement floor trenched and a drain installed. Walls were sealed behind a vapor barrier. New sump pump was installed. Process took about 2 days and made a bit of a mess (to be expected) but nothing horrible. Was verbally told that basement would never have water issues again. I'm not sure if that's actually a contractual promise but it's been true so far and we have had several weather events that would have caused flooding in the past.

Overall, services were performed well. The engineer sold us on the sump pump with their company versus other pump/drain types and versus excavation based on their quality and warranty. The main issue we had was responsiveness. After the pump install, I was informed the discharge pipe would be installed that saturday. They didn't show up and ended up completing the job 2 weeks after the pump install. The drywall re-install was completed ~ 1 week after pump install. However, it seems the general install quality was good. We shall see what happens when we have another downpour! Another issue we're running into is that we now need another contractor to reinstall the carpet, prep/paint the walls, and restain the baseboards. This isn't an issue with Value Dry; it's the expensiveness of fixing up everything to make it look the way it did before. I think prospective customers should understand there is a lot of work that needs to be done after Value Dry completes their job to make the rooms look like they originally did.

ESTIMATE: 9/4/18 WORK COMPLETED: Late November,2018 The bottom line, I would use these people again, not because they were perfect but because they were responsive to their miscues and were willing to correct them expeditiously. Scheduling: it took several months to get the company to come to do the work, I think because they aggressively promote themselves but lack sufficient crews to do the work. Performance: once on-site, the crews were as neat as possible, careful and complete, jackhammering interior concrete floor to install a drain system mostly without disturbing ceramic tile surrounding the project. When a city inspector would not clear the interior project, the company sent another more experienced person to re-dig the trenches and re-do the drain work to meet the city's concerns. And after the interior drain and sump pump was in place and a small amount of liquid appeared on the concrete work, the company again sent a senior staff person to diagnose. On the exterior part of the project, their crews were mostly careful and thorough, although we did lose some shrubbery at the excavation site. Again, their more senior workers were luckily on-site to do most of the work, some of which was difficult. One problem: by contract, the company will not "tamper" when replacing the soil, and while I personally tried to do that myself, over the ensuing few months the excavation site has settled and created a ditch to a point that will now require that I bring in additional soil to level the dirt and slope it away from the house. One caveat: the company does not repair interior walls that much be displaced by their waterproofing system, and so another contractor is necessary if you are unable to make these repairs yourself.

I had a foundation crack that caused my basement to have a small leak twice a year. I decided to finish my basement and my contractor advised the repair was beyond his experience, so I was in a bit of a bind to find someone ASAP. While I feel their quote was high, I did not have the time to dig in and have multiple bids (the other bids I got said again beyond their expertise). They were responsive, no issues with the work, and while they were expensive I have no regrets. Why? It’s been 8 months since my beautiful basement has been finished and we’ve had probably the wettest year I can remember. Constant rains and flooding in my yard and walkway. Basement has remained dry the entire time. Worth it.

Thank you for your feedback, it is important when comparing and rating companies that you are comparing apples to apples and warranty to warranty. We know that when our customers do a true comparison that our pricing is very competitive in the marketplace. Again, thank you for your feedback and best of luck. Regards Carolyn Gooden, Marketing manager. I reviewed your situation with the inspector that was out to your home and he informed me that you have a window well seepage and a cove joint seepage problem. In order to solve and warranty those issues for the lifetime that you own the home, transferable to the next homeowner, you would certainly need to remove the walls and install an interior drainage solution, sump pump and window well drains. Unfortunately this is not a cheap option. It is requires extensive work and it costs a significant amount of money. As always we wish you the best of luck with your project and appreciate your feedback. It there were a different solution that was proven to work, was warrantable, and that solved your problem we would be happy to recommend it to you. I don't like how much new brakes cost for my car or that I need to put them on but that doesn't mean I don't need them and shouldn't do the work. It doesn't warrant giving the garage recommending the car get new brakes a poor review either. President - James Ketterer

The previous homeowners had our basement waterproofed through Value Dry with a french drain system and we had the warranty transferred to our names. Value Dry warrants on their website that "A waterproofed basement and peace of mind are the most important benefits of working with Value Dry. You can count on our promise of safety, quality and long-term effectiveness." Well, after our basement flooded with three inches of water during a recent storm, we called them to request they come out and inspect that the french drain and other waterproofing measures they undertook were not malfunctioning and the cause of the flooding. Obviously, with 6K+ invested in waterproofing measures through Value Dry, one would hope not to come home to inches of water in the basement. They assured us they would call us back, and twice we had no response. Finally, we got a hold of someone who said they would come out and inspect, but that if it turned out not to be their fault (according to them, I guess?) they would charge us a $230 fee to visit. Oh why thank you, what peace of mind you've offered us, Value Dry. According to their website, you're welcome to a free inspection to determine whether they can help you with waterproofing, but heaven forbid you need to call on them after a flooding incident, they'll be charging you an absurd amount for someone to come visit and likely pass the buck.

I'm sorry that you had to deal with a flooded basement in the home that is relatively new to you. I, Jim Ketterer owner of ValueDry, have reviewed the agreement from 2005 that was between ValueDry and the former owner of your home. I do not have record of the warranty being transferred in our CRM or our accounting software for either your name or the other name associated with your home. If you could provide me with a record of that transaction I would be happy to double check our records. I see that a [Member Name Removed] called us on 5/28 and we called back within 5 minutes of receiving that call. We promptly spoke with [Member Name Removed] again on 6/14 which is when we had the conversation your are referring to above. It was explained that we did not have a record of a warranty transfer and we still have not received any documentation from you or [Member Name Removed] related to a warranty transfer having taken place here at ValueDry. Warranty transfer aside, as I look through the agreement I see that the former owner chose not to purchase some recommended items that may have prevented your home from flooding. I don't know why your basement flooded because you chose not to have us visit your home when you called with your issue. As you can imagine when designing a basement waterproofing system there are options with associated costs that can or can not be included at the decision of the homeowner. Understandably, these omitted items can effect warranty coverage. The person whom you spoke with in our office was correct to let you know that if your basement flooded due to a non covered item you would be charged a $230 service call fee. That being said if it flooded due to a covered item included in the warranty outline that the previous owner agreed to there would be no charge and we would fix the failure. Per our notes you chose not to have us out after hearing about the non covered item service fee that the previous owner agreed to in 2005. I'm assuming that you have a copy of the agreement. All of our warranties and associated fees are outlined in that agreement. The amount of "piece of mind" you are talking about was very clearly outlined to the previous homeowner in writing in 2005. The "who is at fault" is not arbitrary but clearly outlined in the terms and conditions of this 2005 agreement. If you need a copy of the agreement please reach out and I will be sure that you get a copy. I will also go over the items purchased with you and explain what the associated warranties are for the services the previous owner chose to have us perform at the home. For your information we do also offer an annual maintenance package where we check the system, walk you through what you have and let you know of anything you should consider for additional "piece of mind" such as battery back up pumps, vapor barriers, stairwell drains, ventilation devices etc... I'm sorry that your home had a flood. I don't think it is fair for you to judge and grade our company when you were not part of the initial purchase decision and you haven't familiarized yourself with the terms and conditions of the previous owners agreement. The good news is your system was installed by a company that stands behind its work and fixes its work when it fails under warranty. We stand behind our work. Let me know if you would like to have a conversation related to your agreement. I will take the time to walk you through it over the phone free of charge. A site visit and walk through can be performed during a scheduled maintenance but that does come with a fee. As for the warranty transfer, I'm sure you can contact your bank and show us a copy of a cancelled check for the warranty transfer amount for which we currently have no record. Maybe the warranty transfer happened under another name for which we can search our systems? Feel free to reach out to us in order to sort this matter out. Best, Jim Ketterer - President - ValueDry

The estimator who came to my house told me that the pump, battery and more would have to be replaced for a cost of approx 4000$ but if I was to sign immediately the cost would only be 3000$. I called another company because I thought the quoted price was really high, the other company fixed the problem in two minutes and not even charged me for it because they thought they did not do anything really. So I would not recommend Value Dry Waterproofing to anyone!!

Thank you very much for your feedback. I hope that your existing pump issue doesn't cause your finished basement problems in the future. After reviewing your situation with the inspector that came to your home I think It is important to note what services you were quoted by the inspector. Per your initial call to us you were concerned that your existing pump and battery back up pump were not working properly due to a beeping noise. Your ValueDry inspector quoted you a price for us to replace your existing sump pump well with a new radon sealed well, a new 1/2 HP sump pump, a new battery back up sump pump, a battery and trickle charger pumping station. ValueDry customers choose to have us install our pumping station first and foremost because it comes with a lifetime transferable warranty and access to our 24/7 on call foreman in times of need. This warranty includes the pumps! This means that 10 or 15 years from now if your pump (or battery back up pump) malfunctions, you can call ValueDry and we will schedule a technician (a ValueDry Employee) to come replace your pump or battery back up pump under warranty as described in your agreement. This lifetime transferable pump warranty also works for the next homeowner should you sell your home. Yes, I do believe that it is possible that someone stopped your existing pumping station from beeping in a couple of minutes. I don't think however, that they thoroughly water tested the pumping station in a couple of minutes. I hope and suggest that that your existing pumping station be thoroughly water tested for proper functionality, (both the Battery Back Up and Primary Pumps) so you don't run into problems with your finished basement in the future. If you are interested in the security a ValueDry pumping station and service capability provides please reach out to us in the future and we will be happy to provide you with that level of service. Best of luck - James Ketterer - President - ValueDry

From first contact to the last working with the professionals at Value Dry was a pleasure. I left a message on a Sunday and received a return call that day. Russ provided a very detailed estimate and explained the services recommended. When work began, I mentioned to Fletcher that the floor tiles that needed removing were discontinued, and he took the time to remove the tiles without breaking them to the extent possible without me even asking. Not only did he make every effort to minimize the disruption, but he went out of his way to help coordinate the repairs needed after the waterproofing was done. His recommendations helped us avoid ripping up part of our walkway and anticipated issues that might arise as we put our space back together. Most others would have not bothered as it's not their problem. Danny replaced our wood paneling, leveled our door, and replace the rotten threshold and again he made every effort to help get our space back in order. He's a true craftsman with attention to detail. Finally, we needed some minor adjustments after the project was almost done that were not originally anticipated and Fletcher and Danny returned to make sure the project was done to our satisfaction. I highly recommend Value Dry as every interaction was professional and sensitive to the disruption a water issue is for a homeowner. Plus, the price was very fair and actually a little lower than our other estimates.

Overall, I had a very good experience with Value Dry and would recommend them / would use them again in my home. The main selling point of this company is that they warranty the drain system and sump pump for the life of the home (transferable to future owners). Most other places will warranty the drain and provide only a 2-3 year warranty on the pump. It's nice to know that if the pump has an issue in 10 years, I can call them to fix it at no cost. I had a leak in my basement (house was built in 1923) that got increasingly worse, so we needed to put a drain and pump in on one wall. The estimate appointment was at 7 PM, which was convenient. The sales pitch was a little heavy handed for me, BUT they provided a very detailed overview of the installation process, were able to adjust the scope of work down a bit to conserve costs and target the main area where we had water entry, and were able to get the work scheduled for Friday of that week (4 days out). I really appreciated the fast scheduling because the upcoming weekend weather forecast was very rainy. The crew (led by Fletcher) was extremely professional, quick, and clean. After they departed, you could barely tell that they had been there. We had a minor hiccup when the negative air system they used to keep dust out of the basement took the pilot light on my hot water heater out, but Value Dry took care of that for me. Most importantly, after a weekend of heavy rain, my basement is totally dry. I had a positive experience from start to finish, and definitely recommend them.

I really wanted to use this company, but they require that both homeowners be present during the inspection. I am home all day and can take care of this without my husband. They did offer to come in the evening, but I have teenagers who need to be driven to activities during that time and a three year old who will be in meltdown mode. This requirement is ridiculous. My husband was an active duty Marine for 20 years and I handled many home repairs when he was deployed overseas. It does not take two adults to make a decision about a home repair. Also, I am capable of listening to the information and later discussing it with my husband if necessary. I am disappointed that I could not use this company, as their work got great reviews.

Thank you very much for your feedback related to your call. I'm sorry that we mishandled your call. Due to your review we have had a very productive meeting that I'm confident will enable us to more properly handle calls similar to yours in the future. This is when internet reviews move companies in the right customer service direction. After speaking with Khrissy, the ValueDry representative that you spoke with, I understand that you only have an issue with the discharge pipe associated with the sump pump that you recently had installed in your basement. Khrissy should have directed you to our service department in order to schedule a paid visit by one of our technicians to straighten out that discharge pipe and quote you for any needed discharge work that you desire during the visit. Alternatively, as I suggested during my call to you, she should have advised you to call a local plumber to help you with straightening out that failing discharge pipe. Value Dry's core business is installing drainage systems and sump pump systems like the system that you currently have. Had we installed your system, the sump pump and discharge would be warrantied for the lifetime you own the home transferable to the next homeowner. We would have come out free of charge and corrected the issue per our 24/7 on call foreman service line. I want to assure you that we were not insulting your intelligence or decision making capabilities, rather Khrissy needed some training to more properly handle your call. We certainly meet with homeowners that have deployed spouses or spouses that are out of town for long periods of time. We actually have inspectors that specialize in those situations that can write clear and concise emails outlining the different options available and associated warranties so we can ideally earn that business while educating all homeowners. Our operations manager Shad Lyle, served our country in Iraq. We are proud to have him on our team. Due to the in-depth nature of our inspections, collaborative solution design process, and important warranty implications for sump pump and drainage system consultations Value Dry does require, when geographically possible, that all homeowners and decision makers are present for our free foundation inspections. I partly credit our stellar reputation to this policy. Most homeowners are appreciative that we will come out in the evening or over the weekend so they can all be informed of our services, policies and procedures. Once in a while we do receive push back on this policy. Best of luck with your project. Productive feedback helps us make our company better. Also - thanks again to your husband for his service to our great country. James Ketterer - President and Owner - Value Dry
