Description of Work: Wanted to set up a consult visit, and a time was arranged. But the person did not show up at scheduled appointment time, despite email confirmation the day before. He had my mobile number, but did not phone or explain why was a no show, so I waited for hours for no reason. He wrote until much later that evening, with a vague email that indicated his absence due to personal reasons. Which I accepted, and then wrote to say we could try again, and listed several times I was available the next week. To this email I got no response for several days; then suddenly an email came one morning asking if I could be at home a few hours later for a consult visit! I considered this to be the last straw, and did not reply.

I was not a believer when Joe said everything should be built in two days. But they did it. Only Joe and a helper. Started with the frame, drywall, panels installation inside of the office, ceiling and a storage room on the top of the office. Unbelievable how fast they did it. And very well done, worried about details.
Description of Work: We use Joe DaSilva several times for small projects in our house like install shelves in our bedroom, wall patches, cabinets installation and like a handyman. In 2010 I decided to build an office inside of the building where I work as a mechanic. I had no doubt and hired Joe to build it. He was so kind and agreed to work during the weekend to not disturb my customers during weekdays. I don't think many contractors would deal with this. They worked very professional with all details, organized and serious about buying material and get reimbursement. The most amazing is that everything was done in two days, Saturday and Sunday. They come back next weekend for the paint work. Very carefully with details, giving me a couple of ideas on each issue to save money. Joe even got some items like windows and doors in a clearance event at Home Depot. He helped me to save a good money.

Description of Work: Joe DaSilva - SILMAC, INC. - Has worked on several projects at my house. I own a beautiful 7 bedroom Victorian House. Painting the interior was the first project that I gave to Joe. He submitted a detailed proposal that outlined the project plan and dates of completion. His team was very professional, kept to the schedule, very neat as well as trustworthy. I felt comfortable leaving them in the house while I went to work. I have a lot of wood work in my house and the paint job was flawless!! After working with Joe I decided to give him additional projects such as: Tile, Deck, Misc. Carpentry works. Again, the work was done in a timely, flawless manner. I then decided to give him the BIG job to paint the exterior of my house. My house was in bad shape.. It required strippping the old paint, sanding, fixing broken wood as well as holes. Again, the project was flawless and was completed on schedule. I received so many compliments on my house from my neighbors. I highly recommend Joe DaSilva as a excellent craftsman who his a true professional.

Great. Joe gutted and remodeled 5 bathrooms and a basement apartment that included a bathroom and kitchen. He was incredibly patient! Did an excellent job. We never had a problem with anything he did as long as we owned our building (4 years).
Description of Work: Joe was wonderful to work with. He was always on time and finished everything when he said he would. He went out of his way to help with problems we had in our apartment building even on weekends. Ex: leak or heat not working. He also did the painting. We used Joe exclusively for 4 years until we sold our building this past December. We recommended him to other family members.

Jose, was prompt and professional from the walkthrough through the cleanup. It was a very simple job, but if you're not capable it could of gotten really sloppy. Jose cleaned the space upon finishing the job up to my standards and beyond. These are the details I expect out of a good contractor.

We had him insulate, sheetrock and paint our cellar entrance way. We had him install a new oak threshhold and cellar door. Because of the size, he had to have the door custom-made. The stucco had deteriorated badly around the whole house foundation. We had him re-stucco and paint it. It came out beautifully. We were very happy with the work and the price. I'd recommend him to any one of my friends and anyone else. He also fixed a lot of odds & ends for us, things that are small but hard for me to do, such as fix some loose siding on the house, hang a birdfeeder, put a wooden mat at the entrance to the shed, install a toilet seat that I couldn't get the bolts off. If you want a good contractor, he's the man.

This review was written in 2013 and the work was done in 2007; the work has stood up very well over the past 6.5 years. I was very happy with their attitude, punctuality, skill, and pricing. I would certainly use SILMAC, Inc. for future work at my house.
Description of Work: Old linoleum floors of kitchen were removed. Hardwood underneath was refinished, sanded and coated with an appropriate high-gloss finish for kitchen wear and tear. Tile backsplash, and kitchen cabinets were installed. New tile floor was installed in pantry.

I called SILMAC to finish an attic room. Joe, the owner, was very responsive since the beginning of the project. His estimate was accurate and reasonable. The workers were very friendly, always on time, and I had no problem leaving the house with them. I was very pleased with the finished product and would definitely use SILMAC again for any renovations. They really paid attention to detail and cleaned up after every day of work. The company was professional, prompt, accurate, and finished the job within a reasonable time (exactly as estimated). I can't wait for my next renovation with SILMAC and I would recommend them to anyone.

Joe was responsive and easy to work with - very honest with recommendations as well. Joe and his team did a great job on our bathroom renovations and was efficient in completing the work. Any questions or issues that came up he quickly responded to as well. When we do hire them again in the future, which we will, I would just request they pay a little closer to the details, but great and pleasant guys to work with!

Good experience. Joe Silva came to our Condo, took measurements and gave us an estimate. At the time, agreed by us, his employee came and did the job. It took him approx.6 hours. The job was well done. He cleaned up every thing, including taking away the old doors We will use Joe's company again.

Joe and his crew did an excellent job! I am a very picky person when it comes to contractors so I do not offer this praise lightly. Joe had to earn my praise and he did! They were always on time, friendly and professional, cleaned up at the end of each day, stayed on budget and on schedule. The only scheduling delays were related to the items that had to be custom ordered and a working around the plumber's schedule (at the time Joe subcontracted the plumbing work to someone who was not very reliable). I cannot say enough about the professionalism of this company. I work full-time and could not be home to oversee the project but did not have any concerns with leaving Joe and his crew alone in my home. I also have a small dog at home that the crew had to work around every day, which they did with a smile. My dog actually loved seeing the workmen everyday! I have since sold this house at the time that the real estate bubble burst. However the house sold quickly which my real estate broker attributed to "that fabulous bathroom". The tile work was truly amazing. I have now purchased a new house that needs a complete bathroom remodel so needless to say Joe was the first contractor I called so he can do his majical transformation again.
Description of Work: Joe DaSilva was referred to me by a friend who had hired him for a small remodeling project. I hired Joe to do a complete remodel of a very old bathroom in my small East Cambridge cottage. This included a complete gutting of the bathroom room down to the studs and then building the new bathroom. The bathroom was a 6ft by 7ft configuration which meant everything had to be measured and installed exactly in order for everything to fit properly. The new bathroom included a large walk-in shower that was completely tiled and had a built-in bench and inset wall cubbies for storing shampoo, etc.; replacing a small window with a custom glass block unit; installing a tumbled marble tile floor; tiling all the walls about 4 ft. up with a decorative listello; installing a custom vanity with marble top; installing a matching linen cabinet; installing a toilet; installing a vented ceiling fan/light unit as well as vanity lighting; moving the bathroom entrance to a different wall; and installing a custom glass door.

Joe DaSilva, remodeled a bathroom for me in an old victorian row-house that I was renovating. Because when I originally bought the building it had been abandoned for several years and the whole place need rehab. The overall project was a financial disaster. . I had to re-do everything twice.. Joe saved me. The bathroom in question was the last thing to get re-done. . .again. Having worked with countless contractors, electricians, plumbers and alike I was weary and broke. Joe came to my house, showed up on time, looked over the mess of the old bathroom and came up with a design idea, with new plumbing work, electrical, tile and walk in shower stall, that fit the era and the feel of the home and the needs of my budget. He brought the whole to room life. He worked within my budget, and schedule, and treated me with genuine respect.

Joe DaSilva oversaw the entire project, and performed a lot of the work himself. Joe and his team were extremely professional and reliable. He provided a timely and accurate estimate, showed up on time, kept us appraised of the project all along, and completed the job on time and on budget. Joe was flexible when we made modifications to the project, and personable and professional in every phase. Joe was an effective communicator as well. We have used many contractors over the years and have never had an experience as positive as this. We plan to use this company for a number of future projects.

I began by emailing Joe DaSilva back and forth. He was very prompt with his responses and scheduled an estimate very quickly. He estimated $500 for the work (no painting included) and came back within a few days to start. He came back a few more times to finish the work and make sure the plaster was sanded and smooth. He did a great job & even plastered some holes in my kitchen wall free of charge. I definitely recommend SILMAC and will use them in the future.

The few times I went down to check on the workers in the basement they were hard at work and, in one case, cleaning up debris. Very trustworthy. I never had any concerns about leaving the house while they were doing the basement work.
Description of Work: Joe and his crew installed a storm door and did a couple of small handyman projects for us around the house. We were pleased enough that we hired them again to finish our basement. Joe's crew worked very hard and took great care with keeping our house clean while they did the work.

Joe was fantastic to work with! He'd come highly recommended to us by a neighbor who had used SILMAC for a couple of projects, and we couldn't be happier with process and finished product. The contracting process went smoothly, and then work was started quickly. Our main floor bathroom hadn't been remodeled since probably the 70's and desperately needed a complete overhaul. The only thing we wanted to keep was the original 1920s claw foot tub, but it was in horrendous condition. The bathroom was too small, so Joe recommended moving a wall which we'd never thought of ourselves and ended up being a huge improvement. We are now so happy with our beautiful new 1920's style bathroom! Demo of our old bathroom only took about a day. By the end of that first week the wall had been taken down, moved, and reframed, and electrical and plumbing was well underway. The guys that worked with Joe were all skilled and diligent workers, and very friendly which was a nice plus (even nice to our nosy dog!) Joe and his team ran into a few snags along the way since you never know what you are going to find in the walls of an old house, but Joe and team really went out of their way to quickly and efficiently solve whatever problem that came up. He even spent a week tracking down just the right fixture to make the shower I'd picked out work. I was also really impressed with the finishing work. They needed to create new molding for the hallway since we'd moved a wall, and you can't tell the difference between the old woodwork from 1920 and what they created and painted. They also did a decent amount of painting - not only in the bathroom, but also the hallway, and the room next to it. It all looks perfect. We also picked out marble tile, and could not be happier with how the tiling came out. Joe also had great suggestions for us on the type of wainscoting to use since our original choice was both more expensive and not as well suited for the new bathroom. Joe was always easy to get in touch with and extremely responsive - even after the project was finished! The first time we turned our heat on, a few weeks after the project wrapped up, we noticed a bit of water coming from the heater they'd replaced. Joe sent a plumber over within an hour who fixed it right away, even though it ended up being something they hadn't caused. We are looking forward to working with Joe and team on an attic addition and renovation soon. The process for getting that underway has been long and difficult because of some structural constraints, but Joe has worked with us every step of the way.
Description of Work: Total gut and remodel of a main floor bathroom including taking down and moving a wall. The bathroom was taken down to the studs, all new insulation, walls, plumbing, electrical and all fixtures replaced. We worked with Joe to get his recommendations for size and types of toilet, vanity, lighting, and tile and purchased our own and he and his team installed them. He also worked through a subcontractor to get our claw foot tub taken out, refinished, and reinstalled.

We have an 1864 brick row house - 3 stories and a garden level basement. We've been renovating the place incrementally, and this year we were focused on insulation, beginning from the basement up. Joe DaSilva came out to provide the estimate and oversee the work. We wanted to replace the front and rear doors to the basement to stop air leakage. This required not only new doors but work on the frames. Replacing the front basement door so that it was air tight required some creativity because there was a floor drain sitting inside the basement behind that door. I wanted the drain moved to be outside and in front of the door at the base of the steps leading to the basement. Sub-contracted masons had to rework the bottom step to move the drain, which meant pouring some new concrete. The masonry work was functional but not particularly pretty. We also wanted to replace the windows to the back basement wall, which is exposed to the back garden, and insulate the wall. Because there was very little space between the outer brick and the drywall (making it difficult to insulate), we decided to reframe the wall in order to be able to use batten insulation. As it turned out, this was a good decision because the window casings had to be completely demolished and rebuilt too. We also had them replace the rear basement door leading to the garden. The other major part of the project was renovating the front entryway to the house. The old entryway was a plain wood structure with a simple glass transom and a glass stormdoor. We wanted the entryway rebuilt with a decorative facade, a new stormdoor, and installation of a pair of antique, lead stained glass windows that we picked up at a New England Demolition and Salvage in New Bedford. We weren't sure how they were going to install the stained glass, since the windows were very old and the lead was pretty soft and brittle. They (Rogerio and Marcus) did an excellent job on installing the windows and creating the new entryway facade (no small feat because the building itself is a little crooked). There was quite a bit of other work to the entryway. The last genius who owned this place painted over the brick in the entryway and we wanted that removed. A lot of other contractors that we've talked to wouldn't touch this project, but Joe's guys brought in a high pressure water hose and got almost all of it off. The last big thing in the entryway was the front door itself. It is the original 8 foot tall, quarter sawn oak door (you can see the tiger stripes) with a glass look-through. A lot of damage had been done to the door from repeated changes of locksets, and the entire door needed refinishing because the shellac was peeling. Joe's guys completely refinished (sanding, staining, polyurethane) the entire door and repaired the old lockset holes so that they are invisible. They installed a really nice new lockset that we picked up and the door looks beautiful now - lots of compliments from neighbors. The whole project took considerably longer than we anticipated. They started the work in October 2012 and didn't finish until February 2013. Part of this was due to unforeseen problems on their end (events which were understandably out of their control), and, of course, winter weather. They were always responsive, but often unable to come to the house on the days originally promised, which required flexibility on our part. In any case, the length of time was the biggest shortcoming. However, Joe was consistently responsive whether I called, emailed, or texted. Everyone was very polite and friendly and clean. Overall the work was well done. I wasn't terribly impressed by the sub-contracted masons, but anything done with woodwork was excellent. When I noticed small imperfections, Joe and his guys made no bones about fixing it to our satisfaction and repeatedly asked how we felt about the work. Joe also was thorough about fixing problems. After finishing the back basement wall, we had a big rainstorm (sideways rain) and I came down to the basement to find a puddle of water in the room leading from the new wall. Joe surmised that it was likely due to improper caulking on a first story window above the basement, allowing water to run down the inside of the wall. Nevertheless, he reopened the newly finished wall to inspect the insulation and the wall. In addition, he caulked that first story window (not in the contract), and also went out and bought and installed a downspout extension (no charge) to ensure water wasn't soaking the outer wall. He left the wall in the basement open until I was satisfied that water wouldn't come through. Sure enough, we got hit by another big rainstorm shortly after and no water came in. I will rehire them for future work.
Description of Work: This project involved work on the basement and the front entryway to the house. Work on the basement included the following: replacement of the front and rear doors, installation of a new drain at the foot of the front basement door steps, rebuilding the back basement wall (included demo, reframing, insulation and greenboard/drywall), replacement of two windows on that same wall (required complete demo and rebuild of casing because of rotten sills) removal of remnant pipes from front of house and repair of holes in brick Work on the front entrance to the house included the following: demo and rebuild of wood entryway installation of antique stained glass window in transom of rebuilt entryway installation of new glass storm door removal of old paint from brick walls in entryway repair and refinish of old wood entry door repair and refinish of mailbox mount Other work included minor electrical work to fix buggy lights in basement and in garden. We have used Silmac many times. Our first meeting was to discuss a major regrouting of exterior slate. Joe daSilva was prompt, clean, very knowledgable, honest and reasonably priced. We had consulted many others who either said they could not do the job due to the intricate pattern of the slate, the color of the grout, the difficulty of the site, the necessity to move a very large steel sculpture, or simply lack of expertise. Then there were the others who saw all those things as an excuse to over charge figuring we didn't care or didn't know better. A friend recommended that we contact Joe. We were so glad we did. Joe came to give us an estimate in a timely manner, at the scheduled time and armed with information. He gave us a fair price. Not an inflated one, but not unrealistically low, either, so he neither had to cut corners nor try to charge us more. The work was also performed on time, and, as noted, on estimate. The men were responsible and courteous as well as skilled in stonework. The very heavy sculpture was carefully moved by a crane operator included in Joe's quote. You would think this guy was using his fingers not a huge machine - that's how gentle he was with our piece. Our next call to Joe came when we needed the exterior wood on our house re-stained. We have other exterior materials so, again, this was not a job for someone who did not know what they were doing. After getting estimates from two other people, (we erroneously thought that Joe might charge more for a second job after coming in so reasonably priced the first time, maybe using that as an 'introductory offer' - we were wrong) we found Joe's price again to be fair and submitted in a timely manner. He scheduled the work to occur at our convenience. Again, it was done efficiently, expertly and completely. They never left a mess or made a lot of noise. Silmac is really not a handyman's service, so to speak, but we feel totally confident in asking Joe and his men to do anything we need inside or outside our house. We had two broken bifold doors, a kitchen cabinet that needed repairs, a drawer that needed a new roller, a painting that needed to be hung more securely and various other items that were addressed by Joe. Each item was cared for as if it was the most important item in the world, efficiently, quietly, cleanly and completely. The most recent job that Silmac took care of for us was replastering. None of the surfaces in our house are painted so these needed to be replastered to repair water damage and to match existing walls and ceilings. Again, the quote was very fair. The men were willing to accommodate our schedule yet get the word done efficiently. Now it all look original with no patch marks anywhere. We will certainly have more jobs, some big and some small, for Silmac. By now we don't ask for quotes from anyone else, we just call Joe, knowing that all the work he does is done perfectly, professionally, neatly, timely and at a fair price.

In one of the units the butcher block counter was in rough shape and we needed some new cabinets under the island. They were able to sand and refinish the butcher block counter as well as install new shelf/cabinet unit under the island greatly improving the look of the kitchen. In another unit the drop ceiling was badly damaged. They were able to take down the old drop ceiling down and put up a nice new drywall ceiling at a very reasonable price. At another building one of the window frames/sills was badly damaged due to water. They came up with a creative solution to not only replace the rotten wood, but to cover the sill with sheet metal to prevent rotting in the future. The roof entrance at one of the buildings was in bad shape. We were very happy with the results of their suggestion to install siding to improve the look, and to prevent water leakage which had been a problem for a long time. The biggest project that Silmac General Remodeling did for us was the large roof deck. This project was complicated in many ways, but thanks to the help and experience of Silmac, the project went very well. We had to deal with Boston's Historical Society, Inspectional Services Department, and the cramped working space of Beacon Hill. However, Silmac General Remodeling was very patient, and helped us every step of the way, even taking time to repeatedly go down to the building department so that the project would not fall behind schedule. I appreciated that with each project, Silmac General Remodeling discussed all the details of the project up front so there were no surprises. They also discussed all the options we has with each project, the prices, and the pros and cons of each option. All the above described work was done for around $13,000.00 which is extremely reasonable for work in the city. I would recommend Silmac General Remodeling to anyone.

Joe was fantastic! His team was good with cleanup and very punctual. The job was completed in the time promised, for a little less than the amount quoted. They were very attentive to details and I was very happy with his commitment to do the job right. I'm absolutely delighted and I'll use him again.
