Honestly, there is no way to prove (nor am I trying to accuse) that the increased pressure sprung the leak or increased the size of an existing leak that was unnoticeable, but I do know that immediately after they reset the pressure, water started leaking all over my floor from the boiler, and the leaking water was preventing my boiler from firing (two other plumbers/heating companies confirmed that the boiler was trying to fire but was prevented by the leak), causing me to have to replace my entire heating system. The technician was probably following best practices by resetting the pressure, but I do suspect that those best practices that led to the demise of my entire heating system. All this said, it gets even uglier. After getting multiple estimates from other plumbers and heating companies for replacing the boiler, it turns out that Papalia's estimate was not market at all. Other estimates were in the $7000 range (all for comparable 95% + efficient boilers which I researched online to cost the same as the one Papalia was quoting me), which is over $4,000 less than Papalia's estimate. I don't understand why Papalia wanted me to charge 50% more than the other companies for the same work and a comparable boiler (and then had the audacity to charge me $40 for the estimate). I explained all of this to the supervisor when he called me to follow up on the estimate. He had no comment. Needless to say, another company has replaced my boiler and I will not be hiring Papalia for any further work in my home.
Description of Work: We called Papalia to investigate why we didn't have hot water; it was only lukewarm. (We had never had any problems with the hot water or the heat in our home before this incident.) A technician came out and noticed that the temperature gauge on the hot water heater had been turned all the way down to the lowest temperature (lukewarm). (I believe the my toddler knocked into it the day before.) He reset the temperature to 125 degrees, and the hot water came right back on. He felt that the temperature gauge reading wasn't reading the precise temperature, so he replaced the temperature gauge (cost: approx. $425, which is a part of the cost listed above). At this point, I am perfectly happy with the work, because my heating system and hot water were working again. But going forward is where things got dicey. The technician then moved to my boiler and re-pressurized it to a higher pressure. There was no water leaking inside the boiler, but there was some rust inside suggesting that at some point in the past there many have been a leak. Immediately after the boiler was re-pressurized, water was dripping out of our boiler and it was only firing intermittently due to the water leakage, and within a couple of days, not at all. They came back to look at it again, and called in a supervisor, who told me that we needed to replace our entire boiler system, and presented me with an estimate that was over $11,000 for a 95% high efficient boiler, and then charged me $40 for the estimate (which represents the balance of the $465 above).

Response from Papalia Home Services
We were called to this member's home for lack of hot water, during the technician's diagnostic he saw the Aquastat (temperature gauge)was set low, the only way to adjust this setting is with a screw driver (or similar tool),the technician reset the aquastat to the proper setting to restore hot water. After further investigating the technician was not satisfied with the aquastats performance, so he suggested replacement. Once the new aquastat was replaced and the problem was resolved the technician went above and beyond for the clients benefit and inspected the boiler which heats the hot water tank and found the pressure was lower than normal, so the technician set the pressure to where it should be. The technician then cleaned up after the work was done and went on his way. We received a phone call from the client a couple of days later because there was water on the floor under the heating system, the technician was dispatched asap and when he took the boiler jacket off, he realized the boiler itself was leaking due to a previous leak that started again once the correct pressure was adjusted. This does not happen a lot, but there are occasions when there is a conventional repair done and because of the age or lack of maintenance to the equipment pre-existing problems can reoccur, which was the case with this job. The technician always has the client's best interest in mind so he called a supervisor to confirm the boiler was leaking and beyond repair. The technician explained to the client he was going to give a quote on a new heating system and during that process the home owner expressed interest on a quote for a bathroom renovation, and asked if she went forward with the new boiler if there could be a discount on the bathroom renovation. The technician spent additional time and went upstairs to look at the bathroom, once upstairs the technician had a conversation with the client to find out what her needs and wants were for the bathroom remodel. There was additional time spent on the bathroom remodel price quote, the technician not only offered a discount on the bath remodel he offed a five percent discount on on the boiler installation as well. our company charges a minimum service fee of $39.50 (which gets applied to the job when we do the work) for any price quote and in this case we did not charge the client for the boiler service call or the quote for the heating system, but did charge $39.50 for the bathroom remodel quote. The boiler quote that was provided includes all material, labor, inspections, electrical work which includes a hard wired carbon monoxide detector and a reasonable mark up. The price that was given to this member included all of our companies cost of running a professional company with a reasonable mark up for materials, We realize that there will always be other people and companies that will do the job for less, i just hope for this client they will receive the same great service that papalia plumbing and heating has been giving there clients for the last 20 years. I am sorry that this member didn't see the value of our service, because there is so much more that we do that was not mentioned in this complaint from having a great group of customer service representatives who answer the phones and schedule calls and the way the technician are on time in a clean truck that is fully stocked with all of the most common parts needed to make repairs and to be as efficient as possible, and the technician is neatly dressed in a clean uniform and wears shoe covers over there boots not to track dirt into your home, as well as laying drop clothes over the floor in the work area, we stand behind all of our work and we handle any concerns in a timely manner. We encourage any client that may have any concerns to call us,in this case we gave this member a courtesy call and all that was said is they decided to have another company do the job for less. in fairness to our company, we didn't have a chance to resolve this concern, if the member called us and expressed there concern with the price we would have tried to explain where the price comes from. If there is anything we can do for this client I would like to earn back there business so please call if we can be of further assistance. Super responsive and punctual. However, I have a nagging concern about the quality of the work, and certainly the price. I feel like I've had a junior guy who always has to call the office for help and takes longer... which then I get billed for. One time I had to pay his rate for driving from my house to the supply shed for a part.
Description of Work: They came in to replace a water sensor attached to our washer. Around the same time they also fixed a gas furnace small issue. In the past they have fixed our disposal.

At papalia plumbing we use an upfront pricing system which means we look at the job and give an exact price before any work is done, regardless on how much time it takes. Both the technicians that were at this members house are licensed plumbers in the state of Massachusetts, although they look young they have hundreds of hour of schooling and thousands of hours of field experience. We encourage our technicians to call someone if they need a question answered, nobody has all the answers but chances are someone in the company with all the experience has the answer. We stock all the most common parts that we use most often, but there are some parts that we will need to drive to get and for those specialty parts we charge a fee for the Techs time and all other cost associated for driving to get those parts. I would encourage that any and all members that may have a concern, please call the office and give us a chance to make good, because when you have a concern we want to make sure we handle it to your satisfaction. Thank you, Michael Ray Operations manager Papalia plumbing, heating, air conditioning and drain cleaning

When I called I quickly described the problem and asked for their hourly rate. They don't have a rate and offered to come the next morning at 7:30am to look at the work and give an estimate. I was very impressed with the responsiveness. I had 2 outdoor faucets that would not shut off. For each, the flow is controlled by an outdoor faucet as well as an indoor shutoff about 2 feet inside. Both inside shutoffs and faucets needed to be replaced for a total of 2 shutoff valves and 2 faucets. In addition I asked for a shutoff valve to be replaced under a sink. Total estimate came to $745. I thought that was rather high and asked how long the work would take. I was told about 2 hours, that sounded right to me. At a going rate market for plumbing of $100/hr that left $545 for parts... rip off! They refused to give me an itemised parts and labor estimate - no wonder. Even if it took 3 hours, it would still be off the chart. I priced these parts at Home Depot and all parts would come to about $150.
Description of Work: Came for an estimate and gave me a quote that was unreal!

At Papalia plumbing we do not provide pricing over the phone because every home is different and it would not be fair to us without seeing the job to give you an exact price, also the customer service reps that answer the phone are not plumbers and that would not be fair to them, so instead we send a qualified service technician to diagnose the problem and give the client options to take care of the problem and give an exact price upfront before any work is done. We use on the best material available to us as contractors and the quality of our materials are superior to those of home improvement stores, in this particular case our policy protected both the member and our company because there was no work done and there was no remorse by either party. Thank you for your feedback. Michael Ray Operations Manager Papalia plumbing, heating, air conditioning and drain cleaning

Spoke with the owner over the phone regarding the removal of a sewer waste pipe protruding from the foundation in the basement. The plumber provided options for removal and approximate price (which sounded reasonable; $400 for a "smash-and-fill" job), although he was very candid and said that the pipe could be left alone and was not a danger. I appreciated his honesty and would contact this plumber for future plumbing needs.

Both times, we were able to schedule the service professionals around our schedule (and in September 2008, they came out the same day). In April 2008, plumber came out to look at the water heater, diagnosed the problem, and was able to install a new one the same day. When the town inspector wanted a small change made, they were out the same week at no charge. In April 2008, they were able to send someone out the same day we called. Quick and clean and unclogged the drain.

Terrible experience. Very expensive. Want to be paid immediately despite not finishing the job. The tech did not realize that gas fittings are threaded in the REVERSE direction of standard fittings so he ruined the pilot assembly on my heater by over tightening then tried to blame me. On toilet installation. The next morning water was leaking through the ceiling under the toilet called Papilia and rep. told me that I would be responsible for hefty emergency charge unless I could prove the leak was their fault!!!! They sent a different tech who noticed that the water fittings were not properly tightened thus water was leaking around the base of the toilet and through the floor to kitchen below.

WE DO NOT GET PAID BEFORE THE JOB IS FINISHED UNLESS IT IS A DOWN PAYMENT OR PARTS NEED TO BE ORDERED. THE REVERSE THREAD THERMOCOUPLE HAS BEEN AN ISSUE FOR THE WATER HEATER COMPANY AND THEY DO NOT MAKE IT ANYMORE. IF IT FAILS YOU NEED TO CHANGE OUT THE ENTIRE BURNER ASSEMBLY WITH A KIT THEY SELL SPECIFICALLY FOR THAT ISSUE. THE HOME OWNER HAD HIS LANDSCAPER TRY TO FIX IT AND THE THERMOCOUPLE WAS STRIPPED WHEN WE ARRIVED. WE GUARANTY ALL OUR WORK (AND MORE) BUT DO NOT LIKE TO TAKE ON HOMEOWNERS ISSUES. IF WE INSTALLED A TOILET AND IT LEAKED...WE WILL BE OUT IMMEDIATELY TO TAKE CARE OF IT. A COMMENT LIKE "WE ARE HAPPY TO COME OUT BUT IF THE ISSUE IS NOT RELATED TO THE JOB WE PERFORMED WE WILL LET YOU KNOW AND CHARGES MAY APPLY IF YOU HAVE US DO THE WORK". ON A NIGHT OR WEEKEND THIS BECOMES A PROBLEM...IT IS DIFFICULT TO SAY TO A CLIENT "IF THE PROBLEM IS NOT RELATED TO THE WORK WE PERFORMED WE HAVE TO CHARGE YOU AN EMERGENCY FEE FOR COMING OUT"...SO WE HAVE STOPPED THAT AND GIVE THE CUSTOMER THE BENEFIT OF THE DOUBT WHETHER IT IS RELATED OR NOT. WE WANT ALL CLIENTS TO BE HAPPY WITH OUR SERVICES AND WORK HARD AT IT. ALL OUR TECHNICIANS ARE SKILLED AND TRAINED AND THEY ARE ALL AWARE OF HOW TO DEAL WITH THE NEW FLAME ARRESTOR TYPE THERMOCOUPLES WITH THE FUSIBLE LINK ON THE NEW WATER HEATERS THAT ARE REQUIRED BY THE STATE. WE DID TAKE CARE OF HIS TOILET LEAK AT NO CHARGE OVER THE WEEKEND ON JUNE 8, 2008 WITH NO ISSUES.

The man that came out to look at it told me that the only thing they could do would be to replace the faucet. However the faucet was unusual and he wanted to replace it with one off of his truck that wouldn't match. I knew that the problem had to be with the cartridge that was in the faucet. Since they wouldn't offer to fix it for me, I decided to go with another company. Even though they didn't do any work I still had to pay them to come out. The thing that made me the most mad was that there was work that needed to be done but they didn't want to do it.

Chris was able to schedule our job promptly for the same day, a few hours from when I called. I received a call from the shop when Scott was about a half hour away, as promised. Scott was neat and pleasant, and did all phases of the job (diagnosis, estimate, work) neatly and efficiently. We had a few minutes to wait while the heat came up and the system pressurized (for him to diagnose the problem) and during that time we chatted generally about our house's heating system, and he was able to give me some useful advice on a couple of other small issues. I've used Papalia before and this experience was similar to my others -- I have heard that there are others who charge less (though I felt the prices for the work we've had done were reasonable) but I think they're hard to beat for promptness, courtesy, neatness and overall quality of work.
Description of Work: Scott diagnosed a leak coming from the pressure relief valve on the side of the furnace in our gas-fired forced hot water heating system. (The problem was that the ancient ceiling-mounted expansion tank was waterlogged, preventing it from absorbing the pressure produced as the heated water in the system expands.) He quoted us prices for two different approaches: draining the existing tank and leaving it in place; and replacing it with a smaller more modern unit that would not require periodic draining. We selected the latter option, so Scott replaced the tank. He drained the existing tank, cut it off from the system and capped it off so we could remove and dispose of it at our convenience.

Great! I called on Sunday and got a call back in a few hours. They told me the weekend fee ($180) on top of services, and we agreed a week day call would be okay. He also left my house spotless.

Got their name from Angie's List. Called them and mentioned I was calling because I saw them on Angie's List. The receptionist was very nice and scheduled me within 48 hours, told me how much the fee for coming was: $39.50- which would be applied to the job if we chose them. Ken and Steve came right at the appointment time and since we have such snow and slush, it was especially nice to note that they wiped their feet each time they came in. They looked at the toilet and sink and within 5 minutes gave me an estimate. I agreed to the estimate and they did the work within 50 minutes.

I call on Tuesday at 11:30am. Chris was courteous and set up an appointment later that day. She called when the technician was on the way. He arrived promptly at the stated time. He was courteous and professional. He wore plastic booties on his feet so as to not track snow and mud through the house. I showed him the trouble areas. He assessed the situation in one hour and made some system adjustments. He showed me what he had done but the shower head problems was not fixed. We discussed the problem further and then decided that it was probably a clog near the shower head. He took apart the main shower valve and cleaned away the debris. Problem solved. The work area was clean and neat after the technician left. The cost is the only thing that kept me from nominating this vendor to the POH.

Yesterday a plumber came to do an estimate. He arrived on time. I explained the needed work. His written estimate and explanation were confusing. He apologized but did not redo the estimate. He said he could perform the pipe cutting and capping immediately. While draining the system, as he was closing the pipe vents on the main floor he received a phone call and was discussing inane personal matters as he was working. He left 2 valves open, and they leaked all afternoon, one leaked into the subflooring and soaked 5 basement ceiling tiles. The other valve cover had been stripped and should have been replaced but he did not replace or tighten it. We called Papalia, requesting they come out and fix the problem leaks immediately. After 6 difficult phone conversations we got them to agree to come out that night and fix the problem. They fixed it. We insisted we not be charged for the emergency work, and we received a verbal promise from the owner that we will not have to pay. We'll see.
Description of Work: ESTIMATE for future plumbing work in basement, which includes replacing main (cast iron) pipe with PVC pipe, and preparation for installing washing machine in basement (venting, new pipe installation, etc.) ACTUAL WORK DONE: Bled the heating system; cut and capped some heating pipes in basement that need to be removed.

A day after leaving a voicemail requesting an appointment for an estimate, I received a call from their business office, and set up a visit for the next day. The plumber arrived on time, gave an estimate, and was able to call in a coworker right then and there and perform all the work in about 4-5 hours, including removal and clean-up. The plumber had excellent communication skills explaining what he diagnosed and the options. I am very pleased with the speed of responding to my initial phone message, the quick appointment for the next day, and the plumbing skills and communication skills of the plumber. This is my first job from Papalia plumbing, and I look forward to doing business with them again. I started an annual service contract as well.
