Very good rental management

Great, Triple E did a great job on my rehab, as well as ongoing maintenance of my projects. They're quick to respond, and always upfront with the costs. They can handle everything from major rehabs to small ad hoc projects.

Triple E took over managing my property after my previous PM cost me thousands of dollars In loss rent and maintenance costs as a result Of negligent and inept business practices. Since the change, my property has been consistently rented and very few maintenance costs. Thanks to Edwin and his staff for awesome business practices!

Triple E has managed our rental property for almost a year now. They were very quick about getting the property rent ready, and finding what has seemed like a good tenant. We recently found out we had some leaking issues with the roof, and requested that Edwin get us a quote to replace the roof. He brought us the quote within a few days, and after asking around, decided that it was a fair quote. We asked that he go ahead and schedule the work, and it was completely finished the next day after we asked it to be scheduled. We have never had home repair work done so quickly. We received pictures of the roofing repairs, and it looks beautiful. We were very pleased with this whole process.

It has been a pleasure working with Edwin & Evona Watson of Triple E Realty and Property Management. Evona initially helped me purchase my second home. She was awesome to work with. The consistent communication and knowledge of the real estate process the entire time helped make this process stress free. Edwin and his property management team did a great job of securing qualified tenants and managing the upkeep of my condo when the market crashed and I was unable to sell. Recently, his rehab team handled the renovations and gave my condo a fresh updated new look. Evona listed the home and we received an above list offer the very next day. I am truly amazed at how easy this process has gone. The Triple E team is very professional and reliable. I would highly recommend the Triple E team to assist anyone in purchasing, selling or renting out their home.

We have used Triple E for 4 years now having fired 2 previous companies. They have surpassed the professionalism by far of the previous management companies. Their reports are accurate and complete. They rapidly address maintenance items. They are highly responsive. Initially, we placed one unit with them. Since then, we have transferred management of all our Indianapolis properties to Triple E. Most recently after consultation with us a lease for an unsatisfactory tenant was not renewed. Within 2 weeks the property was cleaned, repaired and rented.

I cannot speak highly enough of Triple E Realty! I moved away from Indianapolis and entrusted Triple E to manage my property as a rental. They did not disappoint! I received constant updates aside from my monthly statements. Whenever a repair was required or suggested, I was immediately contacted to discuss options. As such, I was never caught off guard in terms of monetary obligations. The consummate professionals, every call, text, or email, was returned in an extremely timely fashion - even on weekends! When the housing market recovered a bit from the crash in the late 2000s and I decided to sell my house, Triple E obtained multiple offers during its first week of showing with MULTIPLE offers above our agreed asking price. My house sold quickly and the entire was as smooth as I could have ever hoped. I certainly recommend Triple E Realty to anyone looking to have their home managed as a rental property or sold!

Edwin was my company point of contact and he was impressive from the very beginning. Triple E Management provided property management services for our rental property for the last 4 years. Throughout the course of 4 years, they were always attentive to our needs and concerns, mindful of our budget, and were extremely responsive to any questions or issues we had. Edwin was very easy to work with and we would highly recommend his services to another customer.

I chose Triple E to manage three rental properties based partly on the good reviews here on Angie's List. To sum things up, it was a total nightmare dealing with this company. Everything went fine for a few months. Triple E was very responsive to my emails and phone calls and they seemed to be doing a good job managing the properties. The trouble started when they did a few repairs that went over $250 - the amount at which they were supposed to contact me for approval first - without contacting me. I didn't make a big deal out of it the first time, but the second time, I asked them to cover the amount above $250. It was $80, if I remember right. I had to argue with them over this, and eventually I did threaten to fire them if they weren't going to keep to the contract. Finally they covered the $80, but in retrospect, this is when things started to go downhill. Another issue: Triple E was employing a lawn mowing service to mow the yard at one of my properties for $120 each time (by the way, the statement was from a company that does not have a website or a telephone directory listing - they appear to deal only with property managers, maybe only with Triple E). I called around myself and got three quotes ranging from $60-$75. Triple E continued to insist that $120 was the going rate and a $60 cut "would look like a $60 cut." I went with the company that gave the $60 quote and never had any issues. I was disappointed that I was being charged so much more than the going rate, and I was suspicious about who this company was and why Triple E didn't seem to know what the going rate was. This was disappointing and frustrating but not something that would end our business relationship. That came later. I was trying to complete some repairs on the properties by the end of July 2015. Triple E told me it wouldn't be a problem. In August, they told me the repairs would be done by the end of August; in September, they told me they'd be done by the end of September, absolutely no problem this time. I understand that contractors run behind, but they were adamant that the repairs would be finished by 9/30 at the absolute latest. I was in town in September overseeing some of the work, and a kitchen contractor approached me and asked if I'd like to work directly with them. They informed me that the manager was taking a cut and said they'd work cheaper for me directly. The first thing I did was call the manager, who told me they absolutely were not taking a cut and I was free to work with the contractor directly if I chose. The next time I spoke with the contractor, I was told that the manager had contacted them behind my back and told them not to work with me. The manager continued to insist he wasn't taking a cut and hadn't told the contractor not to work with me, but the contractor continued to insist they'd been told to work only through the manager, so you do the math - the most likely scenario seems to be that the manager was ripping me off. I had no choice but to go through the manager and pay his price because I really needed to get the work done by 9/30. I tried to smooth things over so that we could get the repairs done on time by the end of September, and all the while Triple E continued to insist they'd be done. Then, on 9/29, I received an email stating that Triple E would be quitting as managers effective 11/1 and would not be doing any more repairs. I believe the reason they quit is that the tenants at this property were too difficult to deal with and they had to spend too much time on the property and were thus losing money. So it seems that Triple E can't manage their time and make false promises, and also that they won't persevere and try to turn things around if they feel your property is too difficult to manage. I should also mention that the owner, Edwin, started taking a very offensive tone in his emails to me around this time. Examples: "If you have not noticed by now you are not in control of me." "Do you get off on this Sir? ...Have you not succeeded enough in life that you need to always feel like you won?... Your problem is I'm not jumping when you say jump and that just eats at you" (direct quotes from his emails). To add insult to injury, right before quitting as managers, Triple E insisted that there was a leaky pipe causing mold in one of the units (I saw the mold myself - there was a baseball-sized spot on the bathroom wall), and I had no choice but to have it repaired by their plumber because it was a health issue. Their plumber charged $1100, and nobody cleared that expense with me even though it went well over $250. I had to scramble to find a new manager. I did eventually find one, and he told me later that Triple E "had nothing nice to say about you as an owner he advised me not to take you as a client." So there you go. Triple E will make false promises, insult you, quit on you, and then tell other management companies not to accept your business. In my mind, this is unacceptable and unprofessional and I would never recommend that anyone I know work with Triple E.

I don't want the rest of you flooding Edwin and changing how good I have it, but Edwin deserves a good review. We own property in 4 states. We have had our share of horrible to mediocre property managers. Believe me, Triple E is simply top notch. Edwin works with us to make sure our needs are met. He has placed quality tenants in our houses and made our lives easier. Repairs are reasonable and done by professionals. I simply can't say enough good things about Edwin and this company.

Triple E is very prompt with appointments and returning phone calls/emails. They've been managing my rental for a couple of months now and I'm extremely pleased. It's been hassle free from my perspective despite the fact that we've had some issues within the house itself. Wonderful!!!!

We haven't been with Triple E for very long, but so far everything has been good. I have been working directly with Edwin. He contacted me promptly to follow up on my initial inquiry. We scheduled an appointment at one of the rental properties. He showed up on time and well prepared. He knew the area and he knew what changes would be necessary to get the house ready to be rented. Both of the houses are in the same neighborhood. We toured both and he took notes on the items that needed to be addressed. Triple E has one of the properties rented already and the other has a tenant lined up for next month. He provides me an email which contains a monthly statement to outline the income and expenses for each property. Although I did need to request more detail on the first statement for "get ready" expenses, Edwin did provide more information. The prices for their maintenance is reasonable. The repairs suggested have improved the property and made the houses easier to rent. Unlike some property management companies, they aren't suggesting or doing maintenance just to increase their fees. Everything that has been done so far has been appropriate. We'll continue to use Triple E and I would recommend and have already recommended them to others who are looking for a Property Management Company for their rental properties.

Triple E has been my property manager since August 2010 before them I was my own property manager. Currently I live out of state and things have run smoothly with little to no issues. When issues do occur Edwin either sends an email or calls and we work out the problem. Edwin has been really easy to reach and is very knowledgeable when issues arise and with questions that I have about my rental property. Their fees are fair taking 10% of my rental fees and more when they find a new tenant. They've kept my rental up and running as well as I could. They always send payments on-time and notify when payments will be short due to repairs and other issues. They've also handled a few evictions for me. They provided me with a lawyer and got the tenant out in a reasonable amount of time and found a new tenant. I also like the year-end statements that they provide. It's great for filling out taxes with the itemized list of costs and expenses. All in all they run a good shop at Triple E and I'm glad I found them to run my rental.

I have used Triple E to manage a rental property for about the last two years. I did some benchmarking before selecting Triple E and their prices were comparable with other property management companies. What I like about Edwin is his responsiveness. He always returns calls and emails very quickly. Edwin has managed all issues that came up at my rental (even a flooded basement!) and always has someone on his team that can quickly manage any maintenance issues at arise. I recently added a second rental and also have Triple E managing this as well. They have always been able to rent my property quickly and have always collected the rent on time. Edwin is also very helpful with explaining exactly what needs to be done to prepare a property for renting. Triple E can also make the repairs if I don't have the time/knowledge to do it myself. I have used this service multiple times and have always been happy with the results. Recently, I also used Triple E to help us purchase our current home. Evona was also very responsive and very patient with our demands. It was a long negotiation but in the end, we got exactly what we wanted at a price we felt was very fair.

I consider the service provided by Triple E Property Management to be fair. The aspects of their service that I like the most is that they are good with filling my home with a tenant in a timely manner. They pay me my portion of the rent in a timely manner with a detailed statement of charges. They are responsive to requests for service from the renters. However, their attention to detail regarding the condition of my home is fair at best. I oftentimes, have initiated additional repairs needed to my home. In fact, there were times that repairs needed for my home were missed when they should have been caught in an inspection. While there was no permanent damage to my home as result of the missed repairs, I am a homeowner who is more involved in making sure the condition of my home is kept at a high level. However, if I wasn't more involved, it's unclear to me when the needed repairs would have been caught or if they would have been caught. While I continue to use them because of the positives mentioned, I recognize that their areas of improvement require that I stay more vigilant in ensuring my home is well maintained.

The company is a good combination of revenue generation and asset preservation. Although I never met them, I was impressed with the resume of Edwin. When I saw the pictures of the house in the advertisement, I really felt comfortable.

When I first met with Triple E in August of 2012 I never received a call back with an esitmate for work to be done and becouse of that I hired another company, in December I went back to Triple E and hired them to take over Property Managment and have been very happy with them. Triple E has a very professional and handled everything. I coul d not be happier with my choice and wish I had gone with Triple E from the start.
