Today we had a home inspection completed by Carl Wilson with Indy Pro Inspection Services. Carl arrived early and had the roofing inspection completed prior to our arrival. Carl was more than thorough going through the home and was very informative to us. He took time to articulate what he was looking at and gave us an honest explanation about it. Carl has a wealth of knowledge and we were able to learn a lot about our new home. I would highly recommend him.

Carl did a great job! He was very professional and was already inside the house starting his work before we arrived. My husband stayed with him during the entire inspection, and Carl explained and pointed out everything he was seeing. He was also very receptive to any questions we had for him. We were very satisfied with both the quality and thoroughness of the work provided as well as the price. Would definitely hire again!

The inspection was very thorough, Dave Maudlin from Indy Pro explained everything as he went along. The report was prepared on site and included all the information my lender needed. Dave also provided information on upkeep and what to keep an eye on in the future. I would recommend him to anyone needing an inspection done.

Excellent service, very thorough. His report is detailed and very thorough as well, and he is reasonably priced, this is the third inspection he has done for me.

A few words to describe my experience. Educational. Thorough. Professional. Carl showed up early and was already getting started on the exterior inspection when I arrived. He walked me through and explained everything before moving on to the next portion of the house. I am very satisfied with my experience and wouldn't think twice of using anyone other than Indy Pro. This being our first home it was nice to have the ability to ask questions and learn while the process was going on.

Carl was fantastic! The report is very easy to read and he let us know all of the things we need to have fixed as soon as possible and what to keep an eye on down the road. He arrived right on time and got to work right away. (We were actually a few minutes behind but when we got there, he had already gotten started!) I highly recommend this company for anyone needing a good and honest home inspector!

Carl was excellent! He walked us through everything that he was doing and gave us a full, detailed report within an hour of being done! Took pictures and outlined everything that he found which was great. Even though we fund him through our realtor he still honored the 5% Angie's List discount which was great! The whole inspection took under 2 hours which was less then what we had been estimated which was great. Overall everything went absolutely perfect, especially since this is our first home and didn't know what to expect, he did a great job explaining it all to us. I would definitely recommend him to anyone in search of an inspection!

I would highly recommend Carl as a home inspector. We actually found him after he had inspected our current home that we are selling because of the thorough and professional job he did for our buyer. He inspected our new home and encouraged us to walk through with him as he explained everything. He not only was explaining basics, he discussed what he was looking at and why, the maintenance in detail and how to get the most out of our home. Not one stone went un-turned. He arrived early to inspect the roof first as to not have us stand in the cold outside or wait too long for him, he took lots of pictures and notes. He sent the report immediately after he was done with the inspection. He was very friendly, trustworthy and personable and he made it such a relief on us. I would absolutely call him again or recommend him to anyone inspecting a new or existing home (or if you even just have home questions!).

Dave did excellent work. Not only was his inspection itself thorough - checking things that other inspectors we've used have ignored - but he also answered all of my questions about maintenance and operation of elements of the home. He suggested methods for home improvement if I were to choose to do it myself. He spotted a number of items that are essential for occupancy of the home. For instance, the attic insulation was to be to 12-14 inches. In most areas it was 8". The builder will correct as a result of his inspection report. I found this service exceptionally professional, useful, and affordable.

Dave did a thorough inspection! He encouraged me to walk through with him and it was a great experience. I learned a ton about the implications of the items he looks for/identifed. I had a copy of the inspection in my email before he left. I shared the report with my husband and father. Both said they were impressed with the level of detail. Indy Pro (DAVE) exceeded my expectations!

He reviewed all the inspection results with me, offered priority items and helped me basically get things identified that need attended to that I did not know needed attention. That was the point of the inspection. I am not trying to sell my home, but I don't crawl in attics or crawl spaces, etc. and I wanted to be sure things were in order. We are the sole homeowners in this house for the past 35 years.

He was very thorough! He went onto the roof, into the crawlspace, and inspected the suspended ceilings. He sent us a very detailed, organized report with dozens of pictures. And his price was reasonable. I definitely recommend this company, he is a true professional. After this inspection, my sister used Carl after a major remodel, and had the same excellent work.

Dave came highly recommended from a contractor that provided repairs based on an inspection report on a different home Dave inspected. Staci, the employee I spoke with to schedule the work was super friendly and helpful. They were able to schedule the inspection within 5 days of my request. I received an email confirmation quickly which provided all of the instructions I would need for the day of. Dave and his colleague arrived promptly the day of and got to work quickly! They moved throughout the house providing explanation to my husband and I in regards to each item they were noting. They even gave us a rundown of how to operate the appliances that will soon be ours (hopefully!). They were able to provide us with an official report the same day, actually within the hour, that was very thorough. If we every have to buy a home again, I would 100% go with IndyPro & Dave's team!

This is my first home inspection, so I was pretty nervous. Carl was early to the appointment which was nice to get going sooner rather than later. During the inspection Carl took the time to explain things to me to help me understand the property better. It is nice to know that someone will take the time to explain their findings and then explain how they might be able to be fixed. I left the home inspection somewhat relieved. While there is a lot that goes into buying a new home, I can safely cross this part off of my list.

Dave and Staci are amazing! Hearts & Hands first connected with Indy Pro Inspection Service last fall when they agreed to help our non-profit. We are an organization that serves the near-Westside of Indianapolis by buying up abandoned homes, rehabilitating them, and selling them to low income families. Both Dave and Staci are incredibly kind and offered to do the home inspection for free. Staci was helpful in scheduling a time that worked well for our staff, Dave showed up right on time, did a thorough inspection of the house, and wrote up a detailed report for our use. Indy Pro Inspection is a great company that knows what they are doing and knows how to treat a customer!

On the first house he inspected for us this inspector missed a significant defect in our opinion. After he finished his inspection we showed him a problem that we had both noticed previously. A corner of an elevated deck had sunk and was pulling a screen porch away from the house. He looked at the deck and porch for a while and said ?Wow, I can?t believe that I missed that?. We bought the second house in As-Is Condition factoring needed repairs into the purchase price. But the replacements/repairs the house needed were grossly understated in the inspection report. We wouldn?t have increased our offer to buy the house if we had a more accurate inspection report.'' The report said the heating components/distribution of the gas furnace were in acceptable condition. But we had to spend about $3,000 to replace it just to make it through the first extremely mild winter. The report said ?the water heater was approaching the end of its expected useful life and should be monitored?. But we discovered the unit was already rusted through on the bottom - already leaking onto the basement floor. During the inspection I noticed interior paint on all the windows sills had peeled and been scraped & painted. I thought this may be a sign of problems with the windows but the inspector talked me out of it when I asked. The windows get frost/ice on the inside when it gets cold which melts onto the wood sills when it warms up. It isn?t a weather stripping or interior humidity problem, the windows are defective and need to be replaced. We didn?t expect to have to spend tens of thousands of dollars to replace the equivalent of 35-40 windows. In the basement, the carpet under a large window was soaking wet. The inspector showed us that part of the window sill was rotted out. But he told us the carpet getting wet was probably a one-time event. There were water stains both on the wall and the back of the carpet. And the white baseboard clearly had something black growing on it. Even amateurs could see that the flooding wasn't a one-time event. There was a strong smell of sewage after running water in the house during the inspection. The inspector told us the sewage ejector pump for the basement bathroom wasn?t working. So we purchased a new replacement pump and tried to hire a plumber to install it for us. But the inspector?s diagnosis was wrong, maybe that?s why he didn?t put it in the report? The pump was and still is working fine, but the toilet in a hall bathroom was turned off. There wasn?t any water in the bowl or tank so the sewage gas was venting thorough it. I asked the inspector at both houses if the sump pumps could be tested during the inspection. He said no even though the second house had a hose from the water heater to the sump pit. All you have to do is run water from the heater into the pit to see if the pump turns on or not. The pumps could?ve easily been tested if the inspector would?ve just taken the time to do it. On the first house, we gave permission in writing to distribute the report to both the listing agent and buyer agent. But on the second house we wanted to review and discuss the report before distributing it to either of the agents. The inspector violated the written agreement by emailing the report directly to the agent who recommended him. We paid for the report so it belonged to us and he had absolutely no right to distribute it without our permission.

Indy Pro is an independent inspection company. Dave did and excellent job and went above and beyond what he told me he would do. It is a pleasure to do business with individuals like Dave Maudlin! I am a Realtor and will recommend him to anyone and everyone. Before hiring Indy Pro, I hired a company (with raving reviews on Angie's List) to do air quality tests on another property, but had a horrible experience with them. They also do mold remediation. Indy Pro does not provide mold remediation so there is no conflict of interest. Thank you so much to Indy Pro and Dave for excellent service!

David was very thorough and explained everything he inspected in my home. Even though my current home is newer and I am the original owner, I was surprised that David found many items that I needed to address. He provided a detailed report and I plan to hire David again to inspect the basement I just finished. I was very satisfied with David's services.

As the owner of the home, I was extremely unhappy with inspector, David Maudlin. While I did not hire him to inspect my home, I was contractually obligated to respond to his findings. There were mulitple items he listed as "damaged", "defective" or "hazardous" that were not. Had I not pursued proper evaluation from appropriate professionals, the repairs that he recommended would have cost over $10,000; I would not have been able to sell my home. The most expensive item he noted in his report was that the plenun of my HVAC system was positioned on the ground in the crawl space. This was not true. He did not actually get into the crawl space to inspect the actual plenum, he simply took a photo from the crawl space opening (more than 20 feet away). He advised that this plenum positioning was a violation of building codes. I contacted both an HVAC professional and the county inspectors to verify that it would not have been a code violation based on the age of the home. Peterman Heating and Cooling was able to properly inspect and verify that my HVAC system was properly, efficiently, and safely installed. Mr. Maudlin indicated that "heat was observed escaping" from the ducts exiting from the plenum. Because heat can NEVER be "OBSERVED" escaping from something, I contacted Mr. Maudlin for clarifiation. He admitted that he had made a mistake in this portion of the report, but refused to correct the error. As a result, the potential buyers kept insisting I repair this problem -- a problem that did not exist. Just to satisfy the potential buyers, we added additional sealing to the ducts by wrapping them with duct tape. There were several electrical items noted on the report as being hazardous. I hired licensed electrician Michael Lamb to evaluate the items, and only one item was actually problematic, and simply required a new outlet. He provided me with documentation demonstrating that the findings were not accurate, and this was provided to the potential buyers. There were other random items noted that were less costly, but inaccurate; doors don't close properly or stay shut, fire alarms were required in all rooms of the house, the type of door between the garage and the inside of the home wasn't code appropropriate, etc. I maintained my home with great care, and invested over $25,000 to upgrade and repair items in the home. It almost felt like Mr. Maudlin was just looking for items to place on his report to make his customers feel like they were getting their money's worth. Outside of these minor items, he had almost nothing to report. My total repairs actually cost only $116.00 - excluding the cost to hire professionals to disprove Mr. Maudlin's findings.
