I called two different contractors for estimates and met with Samanco last. When I met Dan, I knew that I was going to hire Samanco. He was very friendly, on time and was very understanding. He didn't make me feel like if I didn't re-do the entire room, I was going to be cheap or doing a disservice to the bathroom, as the first contractor did. Dan was very professional and followed up with a quote before the end of the day. We were in email correspondence throughout the process and Samanco emailed me about 3-4 weeks prior to the job to be sure that my cabinetry had been ordered, so that everything would arrive on time for the installation. They followed up with me a week before the remodel to be sure that we were still good to go for the week of the install. They came in and remodeled my bathroom while I was on vacation. They called me the morning they started work, and they called once to ask before doing extra work, which I appreciated. I didn't have them fix the heat lamp they were calling about because I knew what the problem was, and know how to fix it, but it was very nice that they called before charging me additional money. My bathroom is now complete and is absolutely beautiful. I am very pleased with the quality of work. My wall had not been patched properly in the past, where my light fixture was originally. Samanco fixed it and the wall looks absolutely brand new. I can not tell you how long this has bothered me, so it is wonderful to see it looking exactly the way it should. They also leveled my toilet. I had my maintenance people install it brand new over a year ago and they didn't level it properly, so it moved every time someone sat on it. Now it is correct, which is a very nice change. Additionally, they did little things that I didn't expect them to. For instance, they recaulked my bathtub, and took my water knob off and installed it correctly (It had been upside down before, but wasn't a big deal to me). The only complaint that I have is that I had them do this work for me while I was on vacation, and they didn't call me on Friday to tell me that it was going to take one more day and why there was a delay. I spoke with Cindy about how I would have liked to have some communication. I know it wasn't her fault, and I would have understood had they just communicated with me prior to my arriving back home from vacation, and coming into a construction filled condo when I expected everything to be done. She did explain why there was a delay, but a head's up before coming home late from a flight would have been nice. All in all, I am extremely pleased with their work and have Dan coming back tomorrow to quote the kitchen work that I would like to have done later this year! I am extremely pleased with the work that was done and will definitely be using Samanco again!
Description of Work: The history of my building is that it was originally a hotel in the late 60s, early 70s. Not more than 5 years after it was built, it was converted to condos. My condo specifically had been rental property for a long time, so it had never been updated and the bathroom was in dire need. There was patchwork, where the walls had not been done properly because no one took the time. Samanco came in and replaced the tub spout, drain and showerhead, and leveled my toilet, replaced the cabinetry, installed a drawerbank and a standing linen closet. They also fixed my wall so that it looks perfect! The amount that I spent only includes the labor for the job I had done. I provided all of the supplies.

Unable to engage a previous contractor, we decided to call Samanco. After requesting an estimate, Mr. Dave Belder was dispatched and arrived at our home on the agreed date and time. Mr. Belder was very professional, personable, knowledgeable and accommodating. He considered our proposed project, took notes, viewed the site and provided us a reasonable price/detailed plan (based on our detailed specifications) and a contract within a few days. The demolition crew arrived on the agreed date and time, completely removed the existing structure and began installing the new concrete piers, removed the old ones and filled/covered and smoothed the resulting holes. The agreement allowed us time to clean, prepare and seal the remaining concrete pad, with construction beginning the following Monday and subsequent work days determined only by the weather. The construction crew which consisted of two men, was prompt, courteous, professional, knowledgable and techincally savvy. They were open to suggestions/minor changes in design, materials, modifications, and were precise with ATTENTION TO DETAIL to a fault. My design of the deck required a "herringbone" like pattern across the deck, with variations in four different sections; a special placement of railing and stair lighting; height and design of the railings; structure/support of lattice under the deck, privacy wall of heavy lattice and 3 access doors with locking hardware under the deck, and other various sundry details. The crew made these accommodations without complaint, and did so with a sense of purpose and professionalism. Major issues were addressed through Dave, who depending upon the nature of the changes or additions, would modify/provide an addendum/new contract to which we would mutually agree and subsequently sign. We watched closely as the crew worked, and any concerns or questions (even repeated or nervous ones), were immediately addressed by Dave who was constantly accessible by telephone. Dave was very patient and would return to the work site frequently to ensure that all was well. Admittedly, we were not the ideal customers, in that we wanted exactly what we were paying for to the enth detail, and constantly were "inspecting" the work in progress. This approach was met with understanding and professionalism, with many concerns already anticipated and addressed by both the crew and Dave. And, once again, ATTENTION TO DETAIL, was a hallmark of the job. They brought craftsmanship, "old world" expertise, and skill to this wood and construction job - even electrical knowledge and finishing work. Nothing was left to chance, even spaces between decking, fit, caulking, edging, etc. The job was finished on time, extended only by "additional" items requested and inclement weather. Final cleanup was amazing. Followup on any overlooked items was quick. Simply put, this was the best contractor/construction experience over many years of homeownership. Outstanding.
Description of Work: The existing treated wood deck structure, approximately 20' x 8' x 4', was completely removed, and a new deck built to our specifications (special deck patterns, railing height and design, raised sitting area, light placement [railing and stairs], lattice privacy panels, metal screening/mesh behind underdeck lattice, access door hardware, "floating" railing on second floor deck), 25' x 10'x 4', using galvanized hardware, weather/rust proof screws (countersunk) and bolts, with a rise ( 8") above air conditioning condenser unit, access doors on three sides under the deck, with lattice privacy panels on two sides, deck railing and stair lighting. Additionally, an existing treated lumber railing on the second floor deck was removed and replaced with fresh lumber, hardware, along with four (4) replaced doorbells and new wiring.

After they saved the day by coming in and completing a bathroom remodeling a few years ago that had been abandoned by an inept contractor, we decided to give Samanco a chance to prove themselves on a start-to-finish kitchen remodeling. These people are professionals from start to finish. They work quickly and cleanly. They said it would take eight days and eight days later exactly, they were finished. They took care of every detail, even down to minor nits that we had with a small exposed edge on the countertop. They exceeded expectations in every way. The best part is that they ask for no money up front. When the job was done to our satisfaction, we paid. You can't ask for better than that. The two-man crew was really up to the job. They handled the plumbing, electrical, painting, carpentry and drywalling. The only thing they didn't do was the installation of the granite countertops, which were handled by a separate company subcontracted through Samanco. The foreman Rafal was terrific. Attention was paid to every detail. I would use this company again in a heartbeat.
Description of Work: A major facelift of our kitchen. They replaced the countertops, sink and all of the appliances. They also did some plumbing so that I had a water line that ran into my refrigerator. They installed new glass tile backsplashes, painted and repaired some minor damage to walls. They also installed under-cabinet lighting.

Dave Belder was fantastic. He was so accommodating during the planning and made an extra trip to my house to help solve a problem with an appliance that didn't fit. I have a really small kitchen and our options were limited. Dave and his guys, Jack and 'Magic' had really creative ideas and were great at problem solving. They not only showed up on time every day, they were respectful of my home and were just all around nice guys. On top of that, their work was really well done. Jack especially went out of his way to create a really beautiful butcher block countertop for me. His woodworking is excellent. Dave had to talk me down off the ledge a few times during the process and did so very graciously. My actual cost was exactly the same as the estimate. I felt I was dealt with fairly and professionally. I would hire them again in a heartbeat.
Description of Work: Remodeled kitchen - installed new cabinetry, countertops, dishwasher, electrics
(03/02/2010) I was pleased with how he presented himself. I think the estimate was a little high. UPDATE (03/26/2010) They were very professional, did quality work and were very clean and considerate of my furniture. They moved the furniture and put it back when the job was done. They arrived on time every day. They did a great job of cleaning up. They worked consistently until the job was done. They were also very considerate of any requests I made. I am very satisfied with the work.
Description of Work: (03/02/2010) He gave me an estimate for removing the facing of a fireplace and drywalling over the studs. They will also paint the wall over when they are finished. UPDATE (03/26/2010) They removed a fireplace facing and replaced it with drywall. Now I have a beautiful wall.

Called Samanco to schedule a quote for our repair and got someone to come out 3 days later. They did arrive on time. The actual quote came via mail about 1 week after the initial visit. The quote was for $1295. We had quotes from 2 other companies for the same job. One was for $600 and the other was for $250. We ended up going with the $250 since the company was referred to us by friends that used the same company on multiple occassions. The work done by the other company was perfect and they were much more responsive (got them to come and give a quote on the same day that we called them, and they did the job 3 days later).

The estimator arrived on time, but was very negative about and obviously disinterested in the job. He was called about two bathrooms, but when asked about the kitchen, was reluctant to even estimate. Then he promised he would get back with a quote by the end of the week, but failed to do so. (It's been eight days now.) Part of my job is providing cost estimates for (non-construction) projects, and if I really don't want the work, I'll usually tell the person it's not in my line -- but I always get back to them. I thought this was very unprofessional, and he wasted my time as well as his. At the very least, the number would have given me a comparison point for the other quotes.

We have been dealing with another company's bad work on the balconies for two and a half years, and the balconies were shoddy and leaking. We had Samanco tear out all three floors, and they rebuilt the balconies. It was a very costly endeavor, but we were very pleased with their work. The work was very well done, and the balconies were up to code and solid. They are a big company and are particularly good with big construction jobs. They were reliable and gave us good recommendations. Samanco did a wonderful job, and we would certainly consider using them again.

I have used Samanco in the past for two prior jobs and have been pleased with the service. For this last job that took approximately one week, they removed existing fixtures in my bathroom and reran plumbing, installed a new double vanity sink, glass tile backsplash, new vanity mirrors, adding can lighting throughout and new fixtures. In addition they tiled around a fireplace and replace the doorknobs and hinges on approximately 12 doors throughout the house. They hauled all trash away and always cleaned up at the end of the day.

The experience was excellent from start to finish. Dave was patient with me dragging my feet getting things going and with my changes in the scope of the job. He was able to start work within a couple days of me deciding to go ahead, and he showed up with the workers right on time the first day. During the start of the project, I decided to go ahead and have them replace the kitchen floor as well, and Dave was able to accommodate me. One little perk - I had an open area below a cabinet where I kept brooms, etc. and it looked a little ghetto. Dave was able to have an enclosure fabricated that was a spot-on match for the existing cabinets. Another little perk - though I was responsible for providing the items that were to be installed (tub, tile, fixtures, etc.) Dave was able to assist in picking up a couple of the items and even offered to pick up additional tile for the kitchen floor when they ran short due to a high breakage rate (and possibly some underestimation on my part). In inspecting the work, I also found a few things his crew did that, from speaking with friends who have had work done, were above and beyond. I have found zero shortcuts, everything looks tight and clean. A couple neighbors were interested in getting some work done, they have come to look and were impressed enough that they are having Samanco do their projects as well. If it is in the budget, I am going to have Samanco do some additional work when they are back for my neighbors. Having heard some of the horror stories people have gone through with home improvement projects, I was more than pleasantly surprised by how well this process went, and I will absolutely not hesitate to use Samanco again.

Samanco did a great job for us. They were not the lowest bidder, but we felt more comfortable with their skills and understanding of the drawings for the new porch. They worked very quickly and efficiently, but told us when any problems were encountered and worked out the solution with us. Kirk was very responsive to any questions we had and almost always answered any call by the end of the day. I recommend them highly for new porch construction.

Samanco is OUTSTANDING. They are extremely professional, responsive and the quality of the work is top-notch. They all really take pride in their craft and it shows. They are very easy to work with and a pleasure to have around your home. They arrive on time, clean up each day and make sure every detail is completed before they finish the job. With each project along the way they would make suggestions based on their experience about what might work better and they really care about the outcome. It feels like a very collaborative effort when working with Samanco. The first job I used them on was a doorman building and I received many comments from the building staff about how professional and easy to work with they were. I cannot imagine that anyone would not be thrilled with the quality of their work as well as the overall experience. They really are a joy to work with and the finished product is fantastic. Thank you Dan, Jerry, Tom, Jack and Adam!
Description of Work: I have used Samanco twice. The first time was to completely gut and renovate a kitchen and two baths in a vintage mid-rise apartment. The second was a bath renovation and building a wall to create an extra bedroom in a relatively new townhome. Each time we also had other miscellaneous work done (redoing hardwood floors, replacing doors, replacing handrails, adding wainscoting, etc).

Working with Samanco was a Great Experience from start to finish. I had several companies bid the job; Samanco came in right in the middle. I ultimately choose this company for 3 reasons: 1) they turned the bid around quickly, 2) their operation was entirely self-contained (no subs), 3) and they were confident they would be able to complete the job within 3 weeks (which they did). Time was very important to us as my wife was 8 mos. pregnant. The 2-man crew was awesome, professional and very courteous. They cleaned up the work area daily and showed up every morning at 8:00 am. One of the best positives for me was that someone always answers the phone to answer my questions. I don't think I ever got voice mail. In the end the work was completed on time and my wife and I were very pleased. I highly recommend this company.

Very satisfied with follow-up service received.
Description of Work: Samanco built a series of three decks for us about two years ago. As part of this service the flat roof on our kitchen was removed and re-sealed. In the recent heavy rains the roof leaked and we suffered some water damage to our kitchen ceiling. We called Kirk at Samanco and asked his advice. He came straight out the week that we called him, with a roofing crew - they took up the new deck, re-sealed the roof and other areas around the windows to prevent future leaks. There was no charge for the service, the guys were on time, very professional, and in subsequent rains we have not suffered any further problems. Samanco definitely stand behind their work and I would recommend them to others looking for deck-building or other construction services.

The process from bid to completed job was four weeks, with one week taken up by negotiating, one week of getting materials. Workers showed up when promised, completed work in four days. Each day the contractor showed up to check out work and report to us. After the job was completed we did a walk through and a couple of small spots were fixed. Solid work. Two years later we've had no problems.

Dan from Samanco was able to promptly schedule an appointment the following day and arrived on-time as scheduled. In the end, we decided to go with another builder who was a little less expensive.

Because I was in dire need of a new porch, due to the fact the old one was crumbling and wouldn't last the harsh winter that was ahead and I needed to get a new porch quickly and for that reason I feel as though I was taken advantage of.
Description of Work: I hired this company last year (October) to rebuild a small 90sq.ft. porch, take down the existing porch and replace and put in a new support beam on the adjacent glass porch. They did these things but the wood beams on the porch where of poor quality and the finishing work was poor. The corners are not mitered and the entire porch need to be sanded where each screw had been placed (the screws and bolts should be rust resistant and they are rusted already, and I was told by the company it's no big deal that I could sand it before I sealed the porch since it isn't that big and rest assured that the nails are "rust proof"). The wood is curving on the porch, and as I read about others great experiences with this company I get angry, due to the fact they got a whole lot more for their money than I did. I notified Angie's List last year and I was hoping that this company would either rectify the problems or refund some of my money. I know people that had bigger decks built and paid the same price I paid for a 90 sq. ft. porch. A day or 2 later it snowed so I never got a chance to really look at the finishing work on the porch right away. Angie's List...how can you help me?
