They did a nice job. They do a lot more high end work. My house was not for a million dollar work to be done. They knew what they had to do and what not to do. I would give them an A overall. I would use them in the future.

Overall, a terrific experience that went better than I could have ever hoped for... period! We interviewed three companies and selected Samanco based on price, interaction, photo examples of their work and communication. We met with Dan Gbur to go over our initial ideas and to get a quote. Dan was very easy to talk to and understood what our goals were. But, he was also very honest when it came to assessing our project and what he felt was a good idea and what wasn't. He could have easily steered us toward a much bigger and more expensive renovation that we were considering, but told us that, in his opinion, we would not be gaining much relative to what it would cost. Dan had also mentioned, in our first conversation, that if there were any other small projects that we had been considering doing (as everyone does), that he could quote them and keep the price down since they would already be there doing work. So, of course, we did. The quote that I received was very reasonable and in line with or cheaper than the other two companies. We then met with Dan again, just before the project start, to finalize the contract and go over my list of questions. He brought Jerry, the lead carpenter for the project, to look everything over and answer any technical questions that we had. The project started on the agreed date. Jerry and Tom were the two carpenters for the project. Occasionally, a third worker would come when needed. They had said that they would be there at 8am and work until 4pm/5pm, depending on the day's schedule. They showed up between 7:45am and 7:55am EVERY day, worked until 4:40pm to 5pm EVERY day, SIX days a week, until the project was finished. The original timeline was 4 to 6 weeks for the kitchen, but, as with any renovation, complications pushed the entire project to 8 weeks in total. This included the side projects that we had added. When problems/complications arose, Jerry, Tom and Dan were all very helpful and creative about finding a solution. Nothing was ever done without our prior approval, everything was explained clearly before being executed and all of our concerns were taken very seriously. If there were things that we wanted done a specific way, every attempt was made to satisfy us when at all possible. Of course we had to compromise on one or two things, but not for lack of Samanco's effort. Specifically speaking of working with Jerry, Tom & Dan. I cannot say enough good things. They were professional, respectful, engaging, personable, knowledgeable,diligent and highly skilled. My wife and I are very particular when it comes to design and execution. We tend to look everything over very critically on a project like this. The level of craftsmanship that was brought to this renovation was outstanding. Only once or twice, we asked that something be tidied up a bit or tweaked and without hesitation, our concerns were addressed and remedied. I must mention the one problem that we had during the renovation. It is not insignificant and did cause some distress. Jerry and Tom did all of the work including plumbing, electrical, tile, paint, drywall, cabinet installation, lighting, etc. The only items that they did not do were the granite countertop fabrication/installation and the flooring. New oak flooring was installed to match our existing dining room flooring and needed to be stained to match. The guys who came to do this did a very good job with the installation of the new wood and a good job matching the stain color. However, they could not get the polyurethane application right. They did the first sanding, staining and finishing and the surface had dimples and an "orange peel" effect on large parts of it. We told Dan that we were dissatisfied with the results and he agreed and had them come back, re-sand the floor back down to bare wood, re-stain and re-finish the floor. Unfortunately, the same problem occurred the second time and we had to refuse them to come back and redo it again. Dan understood, did not quibble in the least and compensated us for having to have an outside company come in and redo them to our satisfaction. This was our only complaint! In a nutshell, we could not be happier with our experience with and results from Samanco. I would not hesitate to hire them again and, in fact, have already approached them about doing another project.
Description of Work: Complete kitchen renovation and additional improvements to dining room and bathroom. Removed old kitchen back to the studs, removed wall on one end, electrical rewire, plumbing improvements, skylights installed, custom door w/ transom installed, custom window casing, custom baseboard & trim install, cabinet & appliance install, tile, paint, in-ceiling speaker install. Additional projects included: Replacing bathroom ceiling & installing lighting cans and exhaust fan, updating bathroom tub trap & plumbing, repairing dining room ceiling & installing new spotlight fixtures, framing & installing new pull-down attic staircase.

I scheduled an appointment for an estimate and the appointment time came and went. After waiting 45 minutes and not receiving a phone call that he was running late, or some other excuse, I was fully prepared not to like the representative. However, I was pleasantly surprised. The person who came to look at our bathrooms was extremely nice, lovely to talk to and seemed to know what he was doing. At the end of the appt he confirmed he had my phone and email to provide an estimate. Unfortunately, that is where it ends. It has been 4 weeks and no estimate has been provided. I did however receive a lovely automated Thanksgiving email (which I opened thinking it was finally the quote, but no such luck). Situations like this seem to be a recurring theme for me with companies in this business. I have no idea what the quality of their work is and sadly I probably would have chosen this company if the price was reasonable because I really liked the guy (wish I knew his name) that came for the estimate.

They were very professional, courteous, and very thorough. I would and will hire them for future projects without a doubt, as well as recommending them to friends.
Description of Work: Samanco opened up a wall between my kitchen and dining room. Moved electrical, contracted to moving plumbing and finished the new entryway. They installed new butcher block counter tops, new light fixture and painted all the walls involved. It looks simply fantastic. They were sensitive to stay within my budget and worked with me to offer options that would save both time and money whenever possible. I felt like I was in good hands and valued their advice.

They were good and neat, wonderful and the best one in Chicago. You have to be careful because the guy who came from Samnco his name was Kirk and he was good and the guy who worked with him were wonderful. I told them I went to a doctor after the bathroom was finished Kirk left the company and he has his own company. He has a different company and I would call his company rather than Samanco and another guy came from Samanco and he wasn't nearly as good to finish up a huge detail and I was unhappy. With the second guy and I called there and he already doesn't work there anymore so it's like who do you get. The company is really large I think and it depends on the person who takes on your job and I happened to have a good person.

I bought my home two years ago. I knew the bathroom with its pink plastic tile, sun lamp and gold print wallpaper was going to have to be my first big project, but quite frankly, I was overwhelmed and had no idea where to start. I first contacted Samanco Construction based on the positive reviews on Angie's List. When I called for an estimate, the owner (Dan Gbur) came to my home to assess the project, and he also provided great suggestions on where to go to buy tile, etc...My conversation with him helped me solidify the plans that had been floating around in my head; the proposal also detailed a list of everything I would have to purchase for the project, which was very helpful and gave me a concrete place to start. Work started on September 13. I went to work at my own job and came home to find the old bathroom gutted all the way to the studs. Bye, bye pink plastic tile! It was such fun to come home every day to see what the guys had accomplished. They moved quickly, and cleaned up the work area daily. My new bathroom looks even better than I imagined it would. I am beyond pleased with the results. In addition to the bathroom project, they also took care of a couple "fix it" projects that on my to-do list, including repair of a section of crumbling plaster above my fireplace. I can't say enough about how great this company is. I will definitely be hiring them again in the future.
Description of Work: Here's the list of work completed, straight from the proposal/final invoice: Gut bathroom complete including bathtub soffit and window. Check and advise for all supply, drain and vent lines. Run all necessary electric for Decora paddle switches, wall light, recessed can lights, GFI outlet and vent fan. Install new customer supplied bathtub. Install glass block window. Frame out shower area including two recessed storage cubbies. Install Durock and green board for bathroom walls and ceiling complete. Install customer supplied ceramic tile in shower area grouted and sealed complete. Install new Durock sub-floor. Install customer supplied ceramic floor tile, grouted and sealed complete. Install the following customer supplied items: toilet, vanity, wall lights, bath/shower and sink faucet sets, and bath accessories. Prime and paint entire bathroom in customer’s choice of semi-gloss latex paint. Haul away all construction-related debris.

Called Dave at Samanco on I think Wednesday, and he came out to look at the job on Friday. Samanco had remodeled my kitchen a few years ago, so I knew they would do a good job, but since this job was pretty small I wasn't sure when they'd get to it. Dave said they had a window and could come the following Monday! Sure enough, they came Monday, did everything and were done by Tuesday, and it all looks great. Wow, all done in less than a week! One of the painted bathrooms looks like it was completely remodeled - what a change! And the other bathrooms look pretty spiffy with their new sinks and paint too. Everything was neat and tidy, and super fast. I supplied the paints and new sinks/faucets.
Description of Work: 2 old cast iron bathroom wall sinks/faucets removed and 2 new pedestal sinks/faucets installed, small tile job needed for one, patched cracked plaster walls (all 4 walls in one bathroom had huge cracks) and painted 2 bathrooms, installed new sink light fixtures in 2 bathrooms. total 3 bathrooms worked on.

Dave Belder and his entire team were professional from start to finish. Dave came out on the day as promised and gave me a written estimate in just a few days. A set of detailed blueprints followed. Once he got the permit the job started on Monday and was completed on Saturday. Two beautiful and finely crafted 8ft x 8ft decks with connecting staircase and landing. The two workers came on time each day and worked very hard without a single disturbance to us and our dogs. They made the decks "fall - proof" for my two small dogs and added a latching gate on each deck. This is a highly professional company that I intend to use again and would recommend to anyone looking for remodeling or deck work.

It went brilliantly! The workmen were polite and prompt and worked non-stop. Communication was easy. Their attention to detail and workmanship were top notch. They dealt with obstacles (pipes where we didn't expect them, maple flooring in the kitchen and oak in the bedroom, etc) creatively and professionally. Dave was on top of the project the entire time. The only tiny flaw was a wiring issue with a three way switch that has still not been figured out. Overall, a spectacular experience. I highly recommend them and will hire them for all my projects in the future.
Description of Work: gutted kitchen and adjoining bedroom, put in a load-bearing beam and joists in the ceiling to reinforce the attic floor, replaced floor with hardwood and finished it, drywalled, replaced plumbing to the sink, installed cabinets, faucet and appliances (including garbage disposal and kickspace heaters), shortened one window, framed and installed 2 new windows and a door, installed 7 can lights and 2 pendants, tiled the backsplash, installed trim and wired 9 outlets/switches and more (did some prep work for a future attic remodel)

Dan Gbur (owner) from Samanco came to our house to take a look at a worrisome tile shower in our bathroom. We were not having any leaks, but suspected water leakage/seepage due to rippling & puddling on the mosaic tile floor of the shower. Even after squeegying, wiping dry, leaving the shower door open to air out, and wiping dry later in the day, somehow water continued to appear in the dips of the uneven floor. Our home is only 5 years old, but we feared a leak would sprout. Dan took a careful look at the situation and recommended removing the bottom row of vertical tiles plus the whole floor, and replacing with a new shower pan, drain, and floor with the proper pitch angle to facilitate draining. Of all the contractors I interviewed, he was by FAR the most innovative, interested, and thorough. When we were unable to find matching tile, he directed me to his favorite tile store, where they helped us select a contrasting-but-coordinated tile which would, in Dan's summary, "make it look BETTER, not just OK." Work required 3 days, and the team which came was prompt, clean (as clean as tile work can be!! still lots of dust--duh--but they were very thorough in vacuuming daily, laying down liner to protect our floors, etc), and professional. There was a language barrier with the guys performing the work, but really no problem at all with that. On the first day of work, I called Dan in a total case of cold feet--just worries in general. Dan reassured me that everything would be fantastic, and that they'd take a thorough look at what's going on under the tile & make it better! He was right. When the guys demolished the old tile, they found a junky piece of waterproofing PAPER which was laid FLAT--not even swiveled up the edge walls 6 inches as they're required! When we lifted up the paper, we found puddles of standing water. It was truly a leak waiting to happen. So, they guys got to work, cleaned it all up, poured a new cement base and installed plumber's grade waterproofing, and then finally installed the new tile. It looks AWESOME, and the entire shower base is bone-dry within an hour or two of a shower. WOOHOO!! Magnificent work. We plan to install kitchen backsplash tile later this summer, once we've chosen a tile to work with, and we will DEFINITELY hire Samanco again for that job!
Description of Work: Demolition of old shower base & tile, including one course of the vertical tiles on the walls They also had to remove the gigantic glass door in order to perform the work, and they did this with extreme care & skill (it is HEAVY!) Rebuilt shower base/pan, reinstalled tiles, etc. Also reconstructed the ledge at the base of the door.

Overall every experience with Samanco has been a great one.
Description of Work: I wish that I could give Samanco an A+! We have a very large old house and we seem to go through contractors more than we do light bulbs. That was until we found Dan and Cindy. Our experience with other contractors was so bad we even had to have one company removed from the property. Dan has come in and cleaned up the messes that other contractors, that did a half-way job, have created. Dan and his team have truly become part of our family and they are now who we call for any problem. Tom and Jerry are always so pleasant and take time out to say hello to the dogs and our two kids. They are here so often the kids now imitate their accents and say when they grow up they want to be just like Jerry! I trust them to be in the house and on the property even when I am not home. They have never shown anything but respect for the house and our family. Samanco has completed numerous jobs for us. They have replaced our gutters, put on a new roof, replaced all the windows in the whole house, and multiple little jobs. Dan always gets us an estimate in a timely manor and always comes through and completes the job as promised. If there is something that he is not confident he can do to the best of his abilities he lets us know and recommends someone that can do the job right. I have made the mistake of hiring other contractors with bids that seem to low and too good to be true. It has always turned out they are and Dan has had to come fix what they messed up. I believe his pricing is extremely reasonable and worth every penny. I'd rather only have to do every project once. I couldn't recommend this company any higher. They get all A+ from me.

The experience was excellent. We had had the same bathroom remodeled about 5 years ago, but the job had been done incredibly poorly -- the floor tiles were cracking and coming up, the shower walls were nowhere near straight, and we discovered that the glass sink had been shimmed up with pennies. This we learned when it exploded... So we knew what we wanted -- exactly what we'd gone for 5 years ago, but done right. This meant carefully saving the pieces (vanity, medicine chest, and sliding door) that had been custom made for that job so we could reuse. Dan understood exactly what we wanted, got us an estimate the same day he came out to look at the project, and was very patient as we waited for other estimates to come in. I'd also like to point out that, of all of the estimates we received (4), Dan was the only person who did what I specifically requested and provided a very clear and detailed list of what Samanco would supply (in terms of materials) and what we would need to get ourselves (eg, light fixtures, tile, etc). We'd been "burned" in this area before, so this was really important! Once we started, he also had some great suggestions about where to get our tiles, and probably would have made more good recommendations had we needed/asked for them. Rafael and Robert were our work team, and they were terrific -- punctual, polite, professional, clearly hard working, careful with our house & things, great with the dog, and they seemed to be having fun doing the work. And they did an excellent job. Everything looks even better than I had hoped -- and I'm really picky. The project time estimate was 2 weeks, and it was done a day early. In addition, the job ended up costing a little less than the original estimate, because there was some drywall that didn't have to be replaced. Now there's no way we would have known this if they didn't tell us, and I have to say that unfortunately, I think most contractors wouldn't have -- so we really appreciated the integrity as well as the workmanship. We have a lot of experience with both good and bad work, and this was a good experience all around.

Overall it was excellent, reported every day at 8am and stayed until 5pm. The two workers were very professional and did everything that was in the contract. All of the debris was hauled away at the end and if I need to have anything in the future, there would be no question I would use the above company. I would recommend them to anyone.

I called Samanco for a estimate after reading the great reviews on Angies List. I placed a call to the office at approx 9 a.m. and Dan was at our house by 10:30 a.m. Dan was very enthusiastic about what he envisioned our bathroom looking like. Dan then emailed me a proposal within 3 hours of leaving our house. The proposal was very detailed about what work would be done and what materials we needed to pick up. The project started on 2-28-11 when Rafel and Robert arrived at 8 a.m. These two guys were excellent, very clean, polite and hardworking. The project was complete in 9 working days (they work saturday). My wife and I couldn't be any happier with our decision to hire Samanco. We will be calling them to do our kitchen in the next year or two.

We have lived in our home for nearly 30 years. In that time we have remodeled our kitchen, 2 bathrooms, a basement, and put on a second story addition. To say we have experience(both good and bad) with different contractors, carpenters, electricians, plumbers, roofers, etc. would be an understatement. Simply put we will never call anyone but Samanco Construction again. Jerry and Tom are true professionals. They are reliable, hardworking, and meticulous. They start the job on time and work six days a week until the job is finished. They truly take pride in their work. If you want work done right at a fair price, give Dan at Samanco a call and ask for Jerry and Tom.

Everything was done with absolute professionalism. Every promise was followed through, the quality of work was top-notch, the workers did a great job of cleaning up, and everything looks absolutely beautiful. I could not be more pleased. I would definitely use Samanco again, and I'll recommend them to any of my friends considering remodeling. The original quote was higher than others I received, but they made up for it in quality, and they stayed within the price quote throughout the project--even doing more than they'd originally said they'd do.

I sent an email request for an estimate early in the morning and Dan replied and was able to come by that same day. We were immediately in sync with what I wanted for the bathroom. Dan was able to give me common sense ideas on where to save and where to splurge, so I could get the bathroom I wanted without breaking my budget. He had suggestions for storage, lighting, and design options. He was also able to explain up front what kind of "surprises" might pop up in an old house, and give me an idea of how much those might cost to fix. Fortunately, nothing like that happened. Dan's guys showed up on time every day. They were real pros--knowledgeable, hard working, polite, and did a great job with cleaning up the day's mess. They checked in with me on small details, and were patient and helpful when I was undecided. Needless to say, the bathroom turned out beautifully. The finished product is exactly as I had in mind. The only disappointment is that I can't just stay in that room 24/7! Great experience, from start to finish!

I was to receive the quote 8-11 and I have not received it at this point. They are not responsive in delivering the quote and it was to be delivered by email.

Dave Belder was my point person in dealing with Samanco. He is extremely professional and a nice guy on top of that. He scheduled an appointment to come out right away and discuss my project. I wanted to keep the porch design the same as the original with some minor changes which were actually modifications from improper construction of the original porch. I felt comfortable with Dave, because he did not push me to change the design. He assured me that the new porch would look like my old porch but on steroids, i.e., the new porch would be significantly strong but, unlike someone taking steroids, not look bulky. Dave worked with my town hall and got the required permit for construction in a timely manner and within a few weeks of signing the contract, the demolition of the old porch took place. On that same day, his crew also dug and poured new footings. His crew also cleaned up all the debris and kept the site in a very clean condition. The next day, the crew came out to start construction of the new porch. Main supports were put in place. Boards bolted into my building. Very sturdy metal brackets mounted on main supports. The porch was already looking much sturdier than it's predecessor. On the third day, the crew came back to finish the construction and to put the finishing touches on the porch. Dave's crew was on time every day and very professional. The craftsman ship was great. I did not expect to have a porch that looks this good. The best part is that I've already received a few compliments on the deck; others have stated that they can tell the work was done by European craftsman. Furthermore, there is a wooden porch on a neighboring property right next to my new porch, and my porch makes it look like it should be torn down. I wouldn't be surprised if that property owner gets a visit from the town hall building inspector requesting that it be replaced. I would highly recommend using Samanco for porch construction.
Description of Work: The job was to demolish an existing dilapidated wooden porch and construct new (up to code) porch for a mixed-use 2 story commercial building.

When contacting the company, a date/time was scheduled to visit my home to discuss project. The person did not arrive at the scheduled time and therefore, I was not home. An estimated was emailed a few days later. I chose another contractor.
Description of Work: I requested an estimate to tear down and rebuild wooden, covered deck/porch.

The workers were prompt, efficient and careful during the whole project. All construction related debris was hauled away, daily. The two man crew covered areas of the master bedroom adjacent to the work space and cleaned up each evening, before leaving. Any questions we had were answered thoroughly and to our satisfaction. The bathroom looks great.
Description of Work: The job was a medium sized master bathroom remodel; consisting of demolition of old wall tiles, sink, vanities, lights, mirrors, etc. Installation of Dura-Rock and new wall tiles in shower / tub area. Stripped old wallpaper, patched, primed and painted walls of entire bathroom. Installed GFI outlets, light fixtures, exhaust vent and tub shower / sink faucets, installed two custom vanities, mirrors and medicine cabinet and made small repairs to the in - room linen closet. The price shown was for labor only. We supplied all items that were installed with the exception of the Durarock, which Samanco supplied.

They were punctual and very nice but submitted a bid that was over twice as much as the other companies (three other estimates were obtained via angieslist company listings).
