Samanco Construction Ltd

I had previous plumbing work done by another company that had to cut out part of the ceiling to get to the pipes. I hired Samanco to fix the ceiling area and install drywall to fill the hole. They were on time and very professional. I was very satisfied with their work.

This is the 4th or 5th time I have used Semanco. Dave Belder is the construction manager. He is so professional, and pleasant. The work is high quality, they always start and finish when they say they will and finish they are very neat. They are exceptional - have never disappointed. They brought me samples to select for the granite and switched out the backsplash tile when I decided a different color was better - on the day of installation. I live in a high rise and the building management sees many workmen on a daily basis. They speak highly of Dave and his crew.

I had called Dave from Samanco on another job, and as a result of his return email getting sent to my spam folder I didn't hire him. I felt bad when later we figured out what had happened. So I had other work at my building and asked him if he'd like to come out and take a look. He came the next day was able to send his crew out the next day and got all of the work completed. What a great crew and a nice man to do business with.

They were neat and clean to work with. They did incredible work.

Dan came out to look at the space and gave us some good guidance. He also sent an estimate within 24 hours which was much appreciated. Rafal and his assistant showed up each day promptly at 8am to begin work. I would speak with Rafal each morning to get an update on what happened the day before and talk about any decisions related to that day's work. In addition to this regular communication, Dan stopped by each day and would shoot me an email or a voicemail to let me know how things were going. This is the best communication experience I have had working with a contractor. As far as the quality of the work, I was very pleased. The tile work looked beautiful and the Samanco team really wanted to make sure I was completely satisfied. I had an issue with the tub draining slowly after the project was completed and Rafal came back out and snaked the main stack even though the drainage issue had nothing to do with their work. This kind of over the top service should be commended and I would give Samanco my full recommendation to my neighbors and friends.

Of the 9 general contractors that I received bids from, Dan was the most responsive and actually spent some time with me getting to know the project. His price was consistent with other contractors however his responsiveness and professionalism is what set him apart. When the crew made a mistake and cut the beam too short Dan ordered a new one (at considerable cost) and made sure that it got done properly the second time around. It could have worked with a smaller beam but I would not have been as happy with the layout and Dan made it clear that he wanted me to be happy with the project. After the ducts were installed and it was time to install the soffit it was complete the day after I called him. You won't find another contractor that will work as hard to make sure that you get want.

I love these guys. They are consumate professionals. They arrrive on time, do great work and when they leave you would not know they were there. Dave Belder is wonderful. He emailed me regularly with updates. I needed some follow up work - the shower heads now come with "pre-regulated" water temps and Dave's crew returned to make it hotter at my request, and then asked how it was. This was a lot of work - removing a tub, framing out a walk-in shower, tile and floor, installing doors and the plumbing. And the painting was great too!

Dan came out in January to look at the bathroom job and advised me what I needed to purchase. Not only would I need a faucet but also to have the sink, vanity, marble and grout in order to get the best possible outcome. Well it took me a few months to find all the special pieces and purchase what I needed (I decided not to purchase another vanity and would approve having it repaired if damaged). I obtained a couple additional quotes from other firms. Dan returned when I had all the pieces, but by then the price had gone up as well. He agreed that any time remaining could be used for additional items around the house (and I had a lot of those). I agreed we fixed the dates. Tom and Jerry were the workmen assigned. The arrived on time and looked at the work to be done talking notes. They cautioned that some breakage may occur to sink/tiles/vanity. Once they had the job reviewed they purchased what they needed. They also agreed to do some finishing work in the bath (edging the tile). They were very careful and very tidy. It took a bit over a day to complete. Once the bath was completed they promptly set about the other assignments and continued to be quick, tidy and very professional.

They called me back immediatitely and were very polite. Their professionalism went above and beyond. They were very honest and informed me they wouldn't be able to assist me. However, they did extended future assistance if needed.

Dreams do come true. For the last few years I have dreamt of a beautiful deck, flowing outside of my kitchen and den for my family to enjoy. The week of April 17, Dave and I met to discuss my vision for my new deck. We talked about my plans for over one in a half hours. I felt that he understood exactly what I wanted. A beautiful strong and safe deck. By this time I was feeling very positive about Dave and his company. During the conversation I asked about permits. I wanted my deck to meet all City of Chicago's Building Code requirements for my family's protection. I have talked with other builders who wanted an extra fee of $500 to $2000 just to draw up plans and get a permit. Dave told me that homeowners can work with the building dept. and get their own permit. April 24, I received Dave's proposal and I thought it was too high for my budget. I know I was asking for my dream deck. Now I needed dream money. I asks if we could work together and agree on a lower price. I believed he wanted the work and I wanted my new deck. He lower the cost 10% and I agreed. Thank you for working with my budget Dave. May 2, Dave and I met again to go over the contract. At this meeting Dave suggested I call the Building Dept. So I did, The person I talked with told me I could come into the office today at 2:30pm. He would let me know what I needed to get a permit. At this time it was only 11:45am. Surprisely Dave said he will meet me there at 2:30. I was so grateful. May 15, Dave and I went back to the Building Dept. with all the drawings and paperwork I needed. Everything was approved. We got a building permit. It cost $200.00. We were so excited. Dave supported me through the whole process. Thank You Dave! May 16, at 8am Dave's team Jack and Tom started the work. First they torn down my old porch, They blocked the back door so no one could use it. Jack and Tom were here most days between 8am-4pm Mon. through Sat. They built the first part of my deck all according to city codes and my plans. That took about one week. May 25, was the first city inspection. It was approved. The deck is strong and beautiful. Now it was the holiday weekend. Things started slowing down. After the holiday it was a short work week and on Thursday it was cold and raining, but Jack's team still worked until it started raining too hard. It rained all day Friday. Sat. they were a no show. After I inspected stain work, I was a little upset about how heavy the stain was applied to the front lattice area. Other areas stain was applied lighter. This is my opinion they need only one person to stain, because every one use different pressure and different amount of stain on the brush. Dave said different woods take on different colors. Dave's team and I realized that my dream deck was taking a lot longer then we thought it would to complete. 1. It was a large job. 2. Couple of days they didn't show up. I am sure they are high in demand. 3. Lots of custom work. 4. They did lots to please me some time double the work. Dave would always remind me to stay positive. Most time I was very positive. Sometime I would get stressed out. I just wanted my deck completed and my yard cleaned up sooner than it took. Dave reassured me that everything will be all right. June 13, City's final inspection. APPROVED!!! DAVE AND JACK HAD NO DOUBTS. YAY!!! WE WERE SO EXCITED. June 14, My deck is completed. It is beautiful, It is strong, It is safe for my family and especially for my granddaughter. It looks just like my plans. Actually it looks better then my plans. My family loves it. My neighbors loves it. My house is on the corner. People would stop and admire it daily and ask Jack for Samanco's Construction card. I am sure they will get lots of business. I want to give Jack a special thanks. You are a great carpenter. I appreciate your skills and your patience. I am sure things seemed rough for you and I at times but we made it through. Thank again. June 16, Sat. I had a crisis nothing to do with my deck. My air condition unit broke down and it was 84 degrees in my house. I called Dave to ask If he knew of a person who repairs air condition. It was on the weekend the office was close and he didn't have the person's phone number. He said he wasn't far from my house. So he stop by and tried to get my air condition going. And he did, but it only ran for a little while. I call Four Seasons and they replace capacitor. Thank for trying Dave! Dave you are the best. I wish you long life and the best for your company. It Has been a blessing working with Samanco Construction LTD. Samanco made my dream deck a reality. God Bless Dave, Jack, Tom and the young man who did a great job sanding and staining. Thank You All. P.S. My daughter was under the deck admiring how well you all cleaned up. The wind blew the door close and locked her in. UNDER THE DECK!!! Thank God I was outside at the time to let her out. That lock is hazardous, it must be changed.

Dan met with us and discussed in detail the possibility of redoing our bathroom; he was most helpful and bolstered our confidence. We asked him to paint 3 rooms while we got together the choices for the bathroom - difficult and time consuming for us to do quickly. The rooms were scraped, plastered and painted within 5 days. We were most impressed with the work done at the ceilings, one of which was in questionable condition to begin with, but they look wonderful. The painting of walls and bedroom workwork was not done as well or as carefully as we'd hoped, thinking that we were paying a premium price for a top job. We're still finding places missed or thinly painted and old marks/stains that show through. Dan did make every effort to get touch-ups done, where needed, we just hadn't looked well enough to tell him everything. Overall, without close examination, it looks great and makes us happy because it looks so fresh and bright. The workers were not easy to communicate with, one doesn't know the language. The lead worker wants to take charge and be left to do his job. That's easy to understand, but we like to check on how the job is progressing and that made him feel he wasn't trusted. We did have to be away most of the time and left them on their own. He didn't show up on the last day and his work partner finished alone. The high marks I give are for Dan, the step-down marks are for the painters. Dan is exactly the sort of person you want to work with. He has great faith in his workers and I wish we had been able to see the same quality of work Dan knows they're capable of doing. We feel had we been able to be understood and understand better in our dealing with the workers, we could have gotten the job we looked for. BTW paint & primer in pearl finish for woodwork doesn't give a slick surface; it looks heavily stroked by brush. Maybe semi-gloss does. I said "YES" to the question of whether we would hire again, but that would depend on having people we can talk with more easily and Dan isn't able to provide another crew. We plan to remodel bath & kitchen and that wouln't work for us.

From the minute I called to arrange for an estimate till the day the job was completed I was impressed with the professionalism of everyone I dealt with. I waited ten years to remodel the bathrooms and I couldn't be happier with the outcome. Rafal and Robert did impeccable work. Dan was very responsive whenever I called with a question. Work was completed in the timeframe I was originally given which was amazing considering all the work that had to be done. I highly recommend Samanco and will certainly use them again when I need other work done at my home.

I couldn't be happier with the work ethic and performance of the work crew. They were meticulous in their work, never 'rusing' even though they were interrupted by rain on three consecutive days. They were prompt each day. I chose cedar floorboards, even though they are more costly, because those were te floorboards used in original construction. Although I could've replaced ONLY the bad boards, because my deck was almost 20 years old, I decided to replace the entire deck floor...and I'm glad I did because of the overall 'new' look of the deck. This contractor will get my recommendation and any future work I may need performed, and that, of course, is the best recommendation one can give.

Our experience with Samanco was entirely positive from start to finish. It began when Dave Belder arrived (on time!) to assess our situation and give us his quote. Dave is one of the most genuinely friendly guys you could ever meet - though that wouldn't make a difference if his work wasn't up to par. Fortunately, his work was excellent. Dave gave us a competitive quote, answered our questions, and gave us good advice. This is important because it was the first major remodeling project of my entire life! Samanco sent two workers who spent about a week on the project. Both men were also very friendly, and we felt totally comfortable having them in our home. Though they didn't speak much English, it was good enough that we could communicate with them - and if we weren't sure, we'd just give Dave Belder a call to sort it out. Their work took about a week, but getting e new glass door installed took another two weeks. NOT Samanco's fault, we simply had to wait until the stall was complete before we could even get measurements for a glass door, and that firm needed two weeks turnaround time. In the meantime, we decided to ask Samanco to repaint our bathroom as well. Bottom line is that our new bathroom is dramatically better looking than our old one, and the cost was reasonable. I've heard so many contractor horror stories that I feared I'd become one myself. But thanks to being able to screen companies using Angie's List, I feel much more confident about future remodeling projects. When we update our kitchen, we will surely be giving Samanco another call!

I am very happy with the work. I received another estimate from another construction company after meeting with Dave; because his price was a little high for my budget but but after another meeting and discussion Dave was able to work with my budget and I feel I received a good deal for the price I paid. I plan for have a fence placed around my yard and I will definitely will be giving Dave a call he was timely, very friendly and workable.

They remolded my bathroom beautifully. My husband thinks that he's at the Four Seasons when he is showering!

They built a very nice deck. The price was reasonable. The quality of the work was good. They were a little slow in answering the phone sometimes. They were here when they said they would be here.

I am going to use them again in another month. They did great work. They were very professional.

I used them twice. The contractor’s name was Dave Belden. They build the deck within 2 weeks, might have been shorter. I am extremely happy with it. The price was very reasonable. The staff was very professional. They came in, explained to me in detail what the material would cost, how long it would take them to do it, and I had to pay as told. I was very, very pleased. I will use them in the future.

They were able to fix my deck. I had some old boards that needed to be replaced. They were also able to fix some posts and my gate. They did a good job.

They were excellent. They stuck with the quote they gave us. I would absolutely use them again.

They were very respectful and puntual. The work was copleted in a timely manner and they went above and beyond to ensure that I was happy. The only small problem was that one of the pipes installed did leak, but it was easy enough to fix.

I got the estimate. I found all the materials myself. I gave all the info on what I wanted to Dan. He did the ordering and picked up everything and stored it until needed. They started on a Monday. Demolition proceeded and then installation. Everything orderly. They cleaned up each night. Adjustments needed to be made along the way. The toilet was wrong but a correct one was quickly gotten. I paid half, halfway through and the rest towards the end. It was done in 10 days and done in a logical stepwise fashion. The result is fantastic.

Things went along pretty good, Any problems they ran into we were shown and was shortly handled. They did their job and did it well. I would recommend them highly!
