This project has cost us thousands of dollars and will cost us thousands more to correct the damage caused by Cody Draper of Perfection Construction. Numerous details of the contract were never performed. Short cuts, saving the contractor both large amounts of money and time, resulting in inferior and totally unacceptable work, were taken in all areas of the projects. With Cody, the story changed every day. He would tell you one thing and do another. When you talked with him to discuss the issues of the project, he would tell you it was no problem- like pouring concrete over a broken sprinkler line. How stupid is that! This was the final straw that forced us to fire Cody . We have been through the process of building homes, adding an addition, remodels, and many upgrades. Never have we had such a horrible experience as we had with Perfection Construction. This project has been a complete nightmare. In the end, we were forced to fire Cody prior to the completion of the project so that no more damage could be done. I would recommend that if you are at all considering using Christopher "Cody" Draper or Perfection construction, turn and run as fast as you can, do not walk.
Description of Work: Cody Draper, owner of Perfection Construction Per Cody and within the Contract Project 1: Back deck: Rewood deck was removed as contracted.Demo as stated by Cody, prior to giving him the bid included removal of concrete pad- pad never removed. Haul-out: without the removal of the concrete pad, no haul-out performed. Prep: included as stated by Cody, base fill and compaction, neither performed.Concrete poured two inches above siding- no waterproof barrier or flashing in place. Cody stated "He had enough room to pour on top of the concrete pad (this was the best foundation) and guaranteed it would not crack". After pouring two inches above the siding, he guaranteed water would not be a problem, because of the way it was installed. It rained the next day and water gathered along the siding. After consulting numerous other contractors, it was concluded: Pouring concrete up against the siding is not the best of practice and should be avoided whenever possible (this was avoidable if the job had been performed as originally stated with the removal of the concrete pad.) Flashing or waterproof barrier is necessary when pouring against siding.The condition of the pad and means of installing drain will result in cracking.Concrete against unprotected siding (especially the type installed on this house) and questionably above the foundation, has an extremely high risk of rot and mold and potential damage to the foundational structure of the home.Due to failure to carry out this project as stated and within the contract, we must pay another contractor to demo both the concrete deck and the pad underneath. Project 2: Side walkwayDemo and haul-out of old concrete peformed. Prep consisted only of raking out the dirt present, no dirt was removed, no base added or compaction performed. Miscalculation of concrete needed, due to lack of base prep and above issues resulted in running short of concrete for the job. Because of improper installation, this walkway will also need to be removed. Project 3: Driveway and walkwayDriveway and walkway excavated on same day immediately folowing concret pour of Project 1 and 2. Much sprinkler damage in the process. Sprinkler repair was the responsibility of the contractor as agreed upon. My husband and I spent the equivalent of three to four days work repairing the damage, with very little assistance from the contractor's help (He was to busy training his new puppy on the job site to really be hard at work). Prep job was totally inadequate. No base in walkway. Inadequate and uneven base in driveway(new bid for proper prep is over $1,000), with poor compaction, such that some spots could have resulted in only a 2-3 inch slump that would have been inadequate to handle vehicles. Re-sleeving of sprinkler system as stated in the contract not performed. The manifold valve box next to the sidewalk had seven water lines which crossed under the sidewalk to the yard. The contractual agreement was that all of these would be re-sleeved and the sprinkler system tested prior to pouring concrete. Cody haphazardly placed 3 or 4 thin conduits over the sprinkler lines, one of which was broken. He was filling dirt in over the conduit and sprinkler lines and preparing to pour concrete, saying it could be fixed later and he was going to pour that day. It was at this point we fired him. Sealant was to be applied to all 3 projects. This was never performed due to removal of the contractor before any more damage could be done.
