Everything went great!
Description of Work: Nearly on year ago, OTL helped me with some ugly foundation work, solved a nasty problem and stayed under budget. When I sold my house and had to make some last minute repairs, I called OTL and out they came, fixing things for me timely and allowing me to do some of the work myself to save money. At the same time, I was buying a condo and wanted work done on the floors before I moved in. Again, Zandy and his crew came through for me timely and beautifully. I guess once you are a client, you move to the front of the line if you need them again. I really needed that recognition.

The project was to redo the upstairs bathroom and add a downstairs bathroom. It went very well. Zandy Butler was available to me at all times by phone. He stopped by to inspect the progress and to insure that things were going by the plan. If there was a problem he kept me informed of what was happening. Zandy and the people he contracted to do the work were curtious and very professional. Upstairs: They had to clean up some mold in the walls, replace drywall, replace the bathtub, toilet, sink, replace window, add vent fan, lighting, replace all tiles and put in a tile floor. It was aldone on time and within the budget. Downstairs: They put in a full bathroom Tile shower, toilet, sink, vinyl flooring, new window, vent fan and lights. They had to change the plumbing to install the tile shower. I was very pleased with the way the project went and I already contacted Zandy, On The Level remodeling, to do another project for me.
Description of Work: a complete remodel of one bathroom and build an additional bathroom.

We sent a brief description of the project to Zandy. He responded by scheduling a time with us, showed up punctually, and took the time to learn about the issues and discuss what we needed. He took pictures and measurements and sent us an estimate. We did not select him but felt he would have been a fine choice (too many good ones to choose from!).
Description of Work: We requested bids from three contractors for re-modeling our master bathroom, including repairs for water and mold damage. Although we did not select On The Level, we felt Zandy was extremely knowledgeable and professional during all of the contacts we had with him. He took the time to look at the damage, discuss the possible scenarios under the surface (walls and floor), and ask detailed questions about what end result we wanted. He also let us know when we could expect to hear back from him with an estimate, and he provided it within that time frame despite being busy with other projects. All in all we would definitely contact him again for future projects and will refer him to others based on his professionalism.

Zandy was an excellent communicator and kept me up to date on what would be happening when, who would be showing up, and how much each piece of work would cost. If there were any decisions to be made, he discussed them in advance and we worked it out. His team of Eric, Serg, and the drywall guy were polite professional and very tidy. Alll trash was hauled away. I couldn't have been happier and will definitely hire them again in the future!
Description of Work: We had three main jobs done: 1) Prepare the bathtub surround for us to do the tiling ourselves. This entailed a) repairing some areas of water damage from leakage that had occurred. There was a small section of stud that had fungus on it. That was fixed and reinforced; b) A section of pipe needed to be replaced and brought up to code, c) drywall cut and covered with concrete backer board, d) waterproof barrier applied., a small section of subfloor replaced due to aforementioned water damage. What impressed me was that the job was done very thoroughly. The water damage was taken very seriously and it was ensured that all areas of weakness or possible future problems were pointed out, explained, and a joint plan was made to address them. 2) Tile and grout bathroom floor. I provided 12x12 tiles and this job was done fantastically! It looked great. This is my first tile floor and I was dubious because I wasn't sure I would like it, but I love it! it looks great and was done very quickly, professionally, and it was clear this was a strength within the company. 3) Add a nearly 1/2 size door to access storage space under the stairs. This is where I felt the owner Zandy, really shone. I wasn't sure exactly what I wanted, but he talked me through it and we figured it out. I threw some interesting requests his way, like "hey, could I have a beadboard door" - he wasn't sure about it, but he picked out the perfect door and I was very happy. Then I showed him the door handle assembly I purchased - an old victorian set from an antique architectural store.... he looked at me for a minute and then said, "we will make it work"....and they did.

From the initial bid to the final clean-up Mr. Butler effectively directed the entire process. Workers came as scheduled, responsibly performed their work, and cleaned up each day. As unexpected elements developed workers and Zandy kept us informed, gave us our options, and assisted us in making important changes. As an example, as the skylights were installed deterioration of a beam was discovered. Additional work and materials were required. Their openness and response kept us from future costs and problems. Mr. Butler worked with us and allowed us to give input along the way - making this a very successful project. We give Mr. Butler and his crew a high recommendation.
Description of Work: We were very pleased with the work accomplished by Mr. Butler and his sub-contractors. Work included demolition and removal of debris, replacement of large picture windows and two skylights, replacement of furnace, and re-carpeting. All work was perform according to the timeline, within budget, and with quality throughout. After work was completed we were having issues with the new furnace - Mr. Butler was very responsive and made sure everything was corrected as promised.

Zandy was very professional and thorough, making a couple trips out to measure and research the framing and clearance specs of the new unit. We decided to have a contractor friend do the work, but would definately call him for future jobs.
Description of Work: Zandy provided us a bid to build a chase (chimney) and frame in for a wood burning zero clearance fireplace unit. We are removing a gas fireplace presently in service and replacing it with a wood burning unit. The gas unit sits in an exterior "dog house" and vents out the external wall. The wood burning unit needs to be vented up 2' past the ridge of the roof.

Overall it went well. He stuck to the work schedule and completed the work on time. The sub contractors that he had were all pleasant and professional. A couple of them did not clean up very well. The owner, Mr. Butler, was very good at communicating in a timely manner with myself and my wife.
Description of Work: He did demo in the basement down to the concrete. He insulated the entire walls with the new spray on foam, put in framing, re did the stairway, completed the bathroom, and did all the sheet rock on the ceiling and walls. He also replaced nine windows with energy efficiency windows. He painted the walls and ceiling with two coats. He installed new trim on doors, windows, and baseboard. Lastly, he installed new carpet on stairway and throughout the basement.

We would be very unlikely to use another contractor for work like this in the future. Our future plans include one more window replacement, living room/dining room repainting, and basement remodel, as well as a possible half-bath addition in the future. Zandy is exceptionally friendly, responsive, and helpful. His subs are as well, and all of them show up on site when he says they will. There is no such thing as a remodel without surprises, stress, or challenges; and On The Level handles these inevitable instances with professionalism and the utmost in calm. Their work is honest and accurate and their prices are fair. The work is detailed and you feel as if Zandy is building his own home when he works on yours. Clean up and dust control are very good. Once one of their young carpenters had his radio on outside a bit too loud. We asked him to turn it down a bit, and not only was he very friendly and apologetic about it, we never heard another peep. What a rare thing! Zandy, as a contractor, is also VERY patient. We are picky! In all, this is my contractor for life, it seems. I have not reason to bid my work out, and have not done so since the first time we met Zandy---we go straight to him for everything and haven't looked back.
Description of Work: Over a period of about 3 years, we used On The Level to completely remodel our kitchen, our bathroom, rebuild our garage, pour new driveway and patio as well as reroute our drainage, install new windows, gutters, roof, and paint.

After consulting with Zandy and 5 other contractors, I felt that Zandy had the most to offer with experience, knowledge, and professionalism. I interview 6 contractors 3 times each over 3 months. Zandy made me aware of several problems that I wasn?t aware of. I had separate subcontractors come into the house to verify these problems. After being cautious about contractors, Zandy built my trust through his ethics, and punctual appointments. I feel that he earned his money putting up with me questioning and doubting proposals. It didn?t take long to fully trust his judgments on how things where. He started with the foundation and leveled the floor within the first week. He and all of the subs were willing to work around my schedule. The remodel took 1 ? months due to me schedule and me changing my proposal several times. I left the state for several weeks, and to my surprise Zandy sent me pictures and update every couple of days. I have never worked with somebody that has communicated on that high of a level. I would recommend hiring Zandy for any home remodeling. I wish I meet him before.

The contractor provided a daily/monthly schedule detailing when specific projects would begin and finish. This was held to a strict timetable with little variance. He was always available when needed and was frequently at the site making sure progress and quality prevailed. There were changes made during the course of construction and those were handle quickly and reasonably. The project was completed a head of schedule and within budget.
Description of Work: Kitchen Remodel This remodel included the following: Demolition and hauling away cabinets, flooring and walls. Framing for a new pocket door and window opening. Installation of new window, pocket door, cabinets, plumbing fixtures, all appliances (refrigerator, gas cooktop, exhaust hood, wine cooler, dishwasher, sink and all lighting fixtures). New cabinets, granite counter tops and hardwood flooring was also installed. Painting and final cleaning was done by the contractor.

Excellent job. Quoting was accurate, with plumbing and lighting separate, so that we could specify what we wanted at contractor's pricing. We knew exactly what we were getting and paying for. Final tab was right per the estimate. Timing was very close, and activities were well coordinated. Minor issues that always occur were handled swiftly and to our satisfaction. The price was substantially lower than a prior estimate from another company we had used before, but we believe the quality was at the same level. The tile work in particular was superb. We are very happy with our new master suite, and believe we got very good value for the price.
Description of Work: Master bath remodel, including demolition, new vanity, powered medicine cabinets, marble slab counter top and tub surround, heated thinset subfloor, marble tile shower, glass doors, dual shower heads, tile floor in entire suite including walk-in closet, paint, plumbing, new tub, wiring and lighting.

Overall it was a much more painful experience than I could have anticipated. The main complaint is level-line?s lack of control (or even communication) of the subcontractors. The worst example was during the dig out of the driveway, they ended up knocking over my neighbor?s wall. Accidents happen which is fine but no one ever called me to inform me of the mistake; I came home to a neighbor screaming at me and I had no idea what she was talking about. When I called level-line, the contractor had no knowledge it had happened; he was not coming to the site and not even checking in with his subcontractors (let alone choose subcontractors who care enough to call him when things go massively wrong). Other problems included no communication with the floor subcontractor regarding removal of furniture, and a small wiring project that had to be redone 3 times because it didn?t work (despite the assurances it worked fine during his inspection). The other major complaint is the companies? accounting. Intermediate and final bills were not itemized which produced an enormous confusion over proper billing. The project went massively over budget for both agreed upon and ?surprise? items and it was a giant waste of my time to try and unravel the atrocious accounting and billing. During the billing argument it came out that he had not gotten the proper permits for the air conditioning work. It turns out that the work was not up to code and a significant amount of work had to be done (electrical lines improperly shielded, drain lines without proper grading and insulation, improper clearances for the outside units). He also tried multiple times to force me to pay for items that had not been completed. He cited the reason that the subcontractors needed the money and didn?t seem phased by my argument that they needed to finish the work before getting the money.
Description of Work: This was a remodel project that encompassed hardwood floors, air conditioning, a new driveway and garage repair. The house had unlevel floors and old hardwood floors so we decided to remove the floor, level the subfloor and put in new flooring. The air conditioning was a simple job of installing the AC unit into duct work that was already present and the addition of a heat pump in the upstairs room. The driveway concrete was cracked badly and needed to be torn out and replaced. The garage needed new flooring and some frame work.

I would like to set the record straight as to what happened on this project. The first project that I did for This member was leveling his floors. He was pleased with the work and the price so he then decided to hire me to do more work for him. 1. A small crumbling retaining did fall down which I was aware of and we never guaranteed it would be able to be saved. We made every effort to save it but it had no footing and it fell. He was made aware of this risk prior to commencement of the work. Indeed the neighbor was unhappy. We worked through the problem. I have very good communication with my subs and my concrete sub is the finest in the city. 2. Furniture removal was not included in my bid. Our contract stated that he would have all items removed from the work area. He did not, so my crew had to move items so we could stay on schedule. He refused to pay for the furniture and appliance moving, so the charge was waived. 3. My electrical contractor made several trips to educate him on how to use his low voltage wiring. There was no charge for these trips. 4. This was a very dynamic project with additional work being ordered sometimes daily. I had him sign change orders for most items. There were some smaller items that were verbal, then itemized on invoices. He paid these without question because they were agreed upon. 5. The AC units were installed without permits based on his choice. This I truly regret agreeing to. They were installed completely to code. The code changed in the time between the install and when he filed a claim with the state that I had done work without permits. Permits were obtained and inspections were approved. This was corrected by my sub at no expense to the member. 6. Doing stamped concrete in the winter time is a huge challenge that I will not likely repeat. Once we finally found a dry day that was warm enough to pour concrete we did. We were unable to seal it for 2-3 weeks, due to inclement weather. He refused to pay for any of the flat work until it was sealed, in spite of our contractual agreement that spelled out when payments were due. 7. He filed a claim with the CCB (the first ever filed against me). His claim was that I over billed him approximately $900. He told the CCB representative that he was completely satisfied with all of the work that I did, but was unhappy that I overbilled him. Susan, from the CCB went through the billing and found that I had actually underbilled him. She reached the conclusion that he should drop the claim against me which he agreed to do. We shook hands and agreed to be gentlemen about it. He also claimed that I did not provide him with some state mandated forms. Upon my being notified by the state I sent them the forms with his signature. They closed the case. My conclusion: I have never tried so hard to keep a client happy. We were accused of many things that we did not do. I am not surprised to see this review because it lines up with the other accusations that were made against us. I did everything that I was asked to do (or obligated to do to get payment). Several of these items were later discovered to be preexisting conditions but he was not billed for them. I regret that I was unable to make him happy and that almost 2 years later he felt the need to write this report. I have a very very long list of clients that are more than satisfied with my service and price. Many have hired me again and refer me to friends and family.

I interviewed 10 contractors. Zandy won the bid based on an open personality I could easily connect with, intelligence that showed, and a very competitive complete bid that worked with our budget. Zandy was very good at helping me finish up detail ideas for the redesign including the front pillars doing things other contractors said they could not! His subs all did great work, especially the stone guy! Subs were generally here on time, did quality work, and were friendly. The only problem we encountered came from a Russian/English communication problem with the siding sub who went on to do work we had not agreed on but had still only been discussing with Zandy. We were not charged for that particular work and Zandy worked with us on the pricing for repainting over that particular area. Two years later our leak reappeared. Despite a lot of apparent water damage surrounding the sides of the bottom window, it was not our source. We called Zandy who suggested ways of finding the real source. After two years of caulking the base of the window that sits above it, we hired Zandy again to work on the upper window. Once again the guys that worked with him were friendly, timely, and competent. We found real problems with the window that were consistent with the leaks down lower and discovered our original builder had never properly waterproofed that window and we feel hopeful that our leaky window issue will have been solved this time. Would we hire Zandy Butler again? We already did.
Description of Work: Exterior front remodel of our home with hopes of fixing a leak coming in a lower front window. Work was done based on a photo shop rendering I created of what I wanted my home to look like at finish. Remodel included fixing of window, rework of siding, adding fancier trim around windows, adding stonework, adding and reworking front pillars. Painting everything new. Cleanup. Four years later we have Level-Line back to fix the 'real' source of our leak, fixing a 'different' window that sits above the original window where the leak was coming in, replacing dry rot, replacing siding where necessary to complete the fix and painting and cleanup.

Zandy provides a detailed, itemized bid that allows you to add or change options based on your budget. He sticks to his bid, and gives you allowances for materials chosen. You choose the materials and are credited or charged over if you go with a very economical/expensive surface or fixture. He sticks to his timeline and is extremely professional, easy to work with. He has great communication skills and is committed to meeting your aesthetic and practical expectations for the remodel. The final product is of the highest quality. We were 100% satisfied with his work. And have used his company 2 additional times for smaller (under $3000) projects and were equally pleased. His bid was a mid-range among the contractors we talked with, but his was one of the more thorough bids as well. Also, because he makes the price options so clear from the outset, it is easy to work with him. In sum, the product was exactly what we wanted, the execution was timely and the whole process was as pleasant as a remodel could possibly be.
Description of Work: Level-line took over a remodel barely begun by another contractor. The remodel included leveling and finishing a large basement area, adding 2 bathrooms, 1 in the attic, 1 in the basement. Subsequent Projects: 1) replacing a 1928 arched window and some dry rot in a stucco building. 2) leveling a bathroom floor, repairing dry rot, installing a small area of marmoleum flooring.
