It went fantastic. Alex provided us his estimate in less than 24 hours. He kept us informed throughout the process and provided us a very detailed report with pictures to illustrate his findings. Included in his report were helpful tips on home safety and maintenance. Alex was professional and provided a quick tunaround of inspection results. We purchased a home in a different state so were unable to attend the inspection personally. Alex encouraged us to speak with him via phone with any questions. Excellent experience.

I needed to hire a home inspector for a home we were under contract for. This inspection was different than any other I had performed before for three reasons. 1. It is my second home inspection in my life, and this was for an older resale whereas my other inspection was for new construction. 2. Because the home I was having inspected had a previous buyer back out (and rightly so) and the seller requested and we agreed to a shorter due diligence period than standard. 3. Because we had the home's previous under-contract buyer's inspection report completed just the week before. Ha, a way to compare an inspector against his peers. This should be good. We selected Hi Tech Home Inspections Inc. (HTMII) because they had a lot of reviews and a five star average. It's one thing to have a five star average with just a few reviews, but it is much more difficult to have a five star average with a lot of reviews. While HTMII had about 20% less reviews than one other highly rated home inspection company, they had ALL five star reviews while their competitor did not. That's impressive, so we went with HTMII. First, being under a compressed due diligence period, I was concerned about getting the review performed quickly enough. HTMII was able to do it two days after we contacted them, and the day in between was a holiday (July 4th). Alex, the inspector, expected to be there about four hours performing the inspection. I had planned to meet him there toward the end of his inspection, after I ran a couple errands. In hindsight, I wish I had been with him the entire time. Alex has the heart of a teacher, patiently explaining to me the things he thinks are worth concern, explaining to me issues he felt like I could probably tackle myself, and just sharing his knowledge. Next time I hope I can be there the entire time. The inspection took nearly two hours longer than initially expected and we had the inspection report the next day. Nice! For me, the purpose of an inspection is to ensure I don't walk into a costly or dangerous home situation. Having the backed out buyer's inspection report from the week before to compare against HTMII's was very interesting to me. The other inspection report missed several things that HTMII's included. Most importantly was a concern about water draining toward the house and the bad roof which we had been told had years of life left in it. Concerning the roof, Alex actually did a better inspection than I received from one of Atlanta's most respected roofers for a paid inspection. Alex discovered still existing leaks in the roof, as well as a section of the roof too shallow for normal shingles. Alex also discovered two out of three air conditioners were not performing properly. Missing the air conditioner issues may not have been the other inspector's fault because the seller had just had the a/c units serviced and according to their report, the a/c was performing properly. Alex believed two of their a/c systems were leaking Freon and based on the timeline of the a/c service, the other inspector's results, and Alex's, I believe Alex was correct and that the a/c probably was working as well as could be detected by the other inspection company. But, I'm sure glad Alex was able to detect it so I didn't walk into a house where two out of three air conditioners weren't working properly. Another thing that I noticed in Alex's report that impressed me was it was like he was reading my mind. One of the issues he detected was unsafe water heating duct work passing through the ceiling. As I was reading his report I was thinking, I can fix that with the spray foam insulation. His next sentence was it wasn't safe to use spray foam insulation. Alex, stop reading my mind! Ultimately, what I suspect you really want to know is would I hire HTMII again. I can compare the inspection Alex did with my current home's inspection and I kind of feel ripped off by the inspectors that inspected my home. And their scenario was easier because the house was new. When I compare Alex's inspection with the backed out buyer's, Alex detected many things the other inspector missed, like a dead rat in the attic. Would I hire HTMII again? You bet!!! In fact, I will hopefully in the next week since we just presented a contract for another home (finger's crossed!). Regardless of whether it is the current home we presented the contract for or another, I will be trying to hire HTMII for the inspection.

Alex is very knowledgeable, responsive, and thorough. He had some great techniques to view and unearth issues with the home. It is obvious he has been doing home inspections for a long time and really enjoys what he does. I am confident Alex uncovered all issues that were visible in the home. I had a very tight time table and Alex was able to meet my deadline. Alex took the time to walk me through each issue he found and explain what need to be done how to fix them. I would have liked to see the inspection report be organized a little better. All of the information was in it and it was a little hard to follow. I know he was pressed to get he inspection report out on time due to the short due diligence period and there were a lot of issues with the house he uncovered and had to write up. I am sure this contributed to the report and I really appreciate him being able to accommodate my schedule. I really appreciate Alex's professionalize, will recommend him to my friends, and I will use him again.

He was very thorough, and provided a detailed report with explanations and photos. High Level Summary: I got two inspections from this company. The first, allowed me to "dodge a bullet" by pulling out of a property with issues brought to light during the inspection. The second allowed me to save over $10,000 via a reduction in the home's price after presenting the seller's with an extensive list of issues generated from the home inspection report. I will be recommending Alex Rosenthal from Hi Tech Home Inspections to any and all of my friends for this type of work in the future. Low Level Details: At first, I was unsure what to expect when booking Alex from Hi Tech Home Inspections for my first home inspection. However his first impressions were solid, as he communicated clearly both over phone & via text which I saw as a good sign and booked him shortly thereafter. He was very flexible regarding scheduling and arrived exactly on time as expected. Alex was very meticulous and literally touched on every aspect of both house's I had inspected. Every light switch, faucet, power outlet - you name it - all got inspected. I was present on both inspections, and as a first-time home buyer I sincerely appreciated the degree to which every issue was documented and explained to me during the process. Alex was knowledgeable about code compliance, best practices, and other areas for minor improvements. As a measure of quality, I'd also like to note that both inspections took over four hours, despite maintaining a steady brisk pace across the entire process. For my final note, even my father - who is ever the skeptic - was thoroughly impressed by the quality and thoroughness of the inspection report we were presented, so if he was pleased - I can guarantee you will be too lol.

I have used Hi-Tech for two home purchases in the last 5 years. Both houses were old construction (1930s) and Alex did an excellent job of making sure the houses were sound and of pointing out areas that needed attention. Highly recommend.

Alex did an extremely detailed inspection of the property. He was on time for the appointment and carefully completed the inspection. His report and follow-up were very professionally done. We also appreciated the 5% discount he gave us as Angie's List members.

We had a very short due diligence period and Alex was super flexible to fit us in during a busy time for his business.He not only performed the (4.5 hrs!) inspection and radon testing timely but was super informative during and after. Alex really went above and beyond by providing a detailed report with photos and recommendations and was literally on the phone with us after midnight on our last day of due diligence to help us prioritize and prepare for negotiations with the seller! Alex Rosenthal called me very soon after I left an inquiry regarding a home inspection. It was probably no longer than an hour after and he had already reviewed the home online and spoke intelligently about what he viewed as potential areas of concern. It was obvious that he knew what he was talking about and on the day of the inspection he spent seven hours crawling under the house, through the mud in the attic, etc. and educating me along the way. He pointed out the good and the bad issues and I felt extremely confident in what needed to be addressed after our discussion and especially when I received his report. I shared his report with my contractor and he said to me - if I ever need to buy a house, I would use your inspector (Alex) - this report is amazing. No better endorsement than that in my opinion! Alex even reviewed the owner's water remediation plan and advised me on a better alternative. Price reflects home inspection, he also handled my radon testing as well at the most competitive price I could find.

Alex was professional during the very first conversation. He showed up on time, took almost six hours to do the inspection. The report came in the inbox the next day. I was able to revise my contract with the seller based on his report. He found couple of serious issues with the HVAC system that needed repairs. It was great working with him.

The home inspection process was a very stressful time but Alex Rosenthal made this a positive experience. Alex was outstanding in coordinating a time to meet and walk the home. He had clearly done his homework prior to our time in the house and was ready to begin promptly. All of the necessary tools were available and he has some great technology that allowed me to visually understand what his professional eye could spot. As we inspected the house, something that I completed with him, he educated me on all of the critical home systems and identified potential issues and discussed strategies and solutions to resolve. Alex and his team were top notch. From the start Alex was extremely responsive and easy to work with. Worked directly with Alex via text and email to setup and schedule our inspection. Alex was able to work me and my wife in on fairly short notice, reached out to Alex on a Sunday for a Wednesday inspection, on a bit of a stressful home purchase with the seller being a relocation company (so everything is difficult). Alex and Scott showed up on time with tool belts, testing gear, and radon equipment in tow. They spent the entire day combing over every inch of the house inside and out with us, explaining not only issues that he noticed but also building practices that could cause issues in the future. I'm an engineer, so attention to detail is kinda my thing, Alex was the perfect inspector to go over every issue and explain what to be concerned about, what not to be concerned about, and more importantly finding all the serious items that I didn't notice at all! Inspection outside of the house was just as thorough as inside, with detailed inspection and identification of landscaping and drainage issues that would surely have costed my $$$$ later. Alex was extremely knowledgeable on building practices and was great about explaining the proper mitigations so we had good ammunition to go forward and negotiate repairs with the seller. Alex was quick to turn around a full report (next day!) on the inspections with plenty of color pictures and tons of detailed notes. Notes included detailed descriptions of inspection and issues, a lot of the suggestions for mitigations that he walked us through during the inspection, and pointed out things that required repair due to safety or health hazards. I would definitely recommend Hi-Tech Home Inspections and Alex to anyone looking for the best inspector in the Atlanta area! Will definitely use them again on my next inspection. Which, if the seller on the inspected house doesn't fix all the issues Alex found, might be pretty soon...
