It was painless! He really encouraged me to observe the inspection so that I could learn important details about the home. i followed him around for hours and can now tell you all about HVAC units! It armed me with valuable information that I was able to use in final negotiations with the sellers...but more importantly, gave me a great sense of comfort in my decision to make this substantial investment. If you are buying a new home, you want this level of detail!

Alex showed up on time an ready to work, He was very thorough in his reports and seemed genuinely pleased I was able to se his work. Never did he try to rush through anything, pointed out visually any concerns that arose. i would strongly recommend his services again in the future. Since he has completed the visual inspection he has been very responsive in any questions. His written report was very detailed and thorough.

He is a true professional at his craft. From punctuality, preparedness, knowledge and communication. We walked through the house with him and he'd explain in detail how to make the house bullet proof. Exactly what I wanted to hear. He invested lots of time on site and labored through the night to get the report done. Very thorough and detailed report was provided with images and explanation. He worked hard for us and taught us a lot about houses. He'll see stuff right in front your face. And very personable to talk to.

Alex came on time, spent about 4 1/2 hours inspecting every inch of the house, pointed out deficiencies he found, and the next day sent us a thorough, detailed report, not only addressing the deficiencies, but giving us advice and ideas on what to do about them. He's saving us money on the potential purchase, and pointing out DIY stuff we can do ourselves to improve the condition of the house. We would absolutely hire Alex again, and certainly recommend him to anyone who wants a thorough, professional, and ethical inspection done. I could go on...

Alex found multiple problems with the first inspection in May. That inspected saved Michael from purchasing a dog of a home that needed in excess of $30k of repairs. Repairs needed were plumbing and electrical. Alex also inspected an Alpharetta home they are going to buy.

This is actually the second inspection provided by Hi-Tech. My first offer to purchase a house fell through, so I hired Hi-Tech again as part of another purchase. The report provided by Hi-Tech identified a comprehensive list of issues, covering all building systems and property grounds. I submitted the report to the owner and received a substantial credit towards the purchase price, which more than covered the cost of the inspection and the items needing attention.

Mr. Rosenthal is polite, professional and thorough. I was also at the home inspection and followed him on his evaluation of building systems including HVAC, appliances, building envelope (windows, exterior doors, roof), water heater. I received a comprehensive report within 24 hours with photos and a maintenance guide referencing the system types found in the home. I would hire Alex Rosenthal again and recommend him for anyone seeking home inspection services.

Alex is a true professional. My wife and I were interested in purchasing a home in Sandy Springs so we called Alex. Alex came recommended from Angie's list and we spoke on the phone. Pre-inspection his communication with me was excellent and I knew exactly what to expect on the day of inspection. Alex arrived on time and walked around the house noting the good, the bad and the ugly. He uses a voice recorder and takes photographs which he uses for when he writes the final report. Throughout the inspection Alex explained certain conditions, how to remedy and how big and costly of a deal it was to address. The entire process was around 5 hours. Alex explained again in detail what he learned and walked me to the areas of concern. In the end we didn't end up buying the house. Because of Alex's thorough report I learned what it would cost me to get the home where I wanted it to be and it just didn't make financial sense. Alex is the fourth home inspector I have used over the last 10 years. Without a doubt he was far better than the rest. Although he isn't the cheapest, I truly felt like we got tremendous value from his thorough examination. This is a classic example of you get one you pay for and with Alex you get quality. Lastly, he followed up to see if we had any questions. In fact, he asked if he could visit the house one last time to double check something on the electrical panel to ensure his report was accurate. Would highly recommend Alex and will certainly use him in the future.

Alex was extremely thorough and great to work with. He was able to accommodate our short timeline due to a short due-diligence period on a home we were buying. He thoroughly inspected the entire house from roof to crawl space (of course he got on his hands and knees and crawled around under the house so he could get a full understanding of the foundation and supports). He explained everything as he went along and pointed things out to me so that I had a complete understanding of what he was talking about when I went through the written report later. He also gave me a good sense of how to prioritize the repairs by explaining which were bigger issues in need of immediate repair and what could probably wait. All of these sound like normal standards for home inspectors, but from what we'd heard from other people's experiences, not everyone does such an exceptional job.

This is not the first or the second, but the third house we've had inspectedby Alex. The first two had so many problems we decided not to buy. This last one was outside of his service area, but he inpected it for us anyway. He's a fantastic inspector, not only does he do a thorough job, but he explains his findings along the way. He gives advice on what is major and needs to be fixed right away (and who to call to fix it) vs things that can wait. I hope that we don't have to go through the homebuying process again, but if I did I wouldn't' call anyone else. Punctual and professional.

He was punctual, methodical, meticulous, and comprehensive during his evaluation. From the time I met him to his final 9-page report, I was highly pleased with the outcome. This was my third home purchase, but my first in the Atlanta area. He provided me with the reassurance, insight and every detail I needed to ensure I had the best chance of negotiating the best deal on my future home. Alex did a great job on our home inspection. He was on time, took his time doing the inspection and was very detailed. Alex went through every room, attic, crawl space in the entire house and explained everything to us. We were very happy with him and his service. Alex was available on very short notice and performed a thorough inspection. Also, before the report was ready, he was able to discuss with me the major issues so that I was able to better negotiate before the contingency period was over. Offered a lot of good advice.

I contacted Alex at Hi-Tech Home Inspections and received a response the same day. I needed a home inspection within the next few days and he was able to work me into his schedule. He told me that he only performs one home inspection per day, maximum. I thought that was a bit odd at first, but on the day of the inspection I figured out why. Alex is extremely thorough, which was a HUGE relief. While doing research on home inspectors, it seemed all too common to hear complaints about short inspections and lazy inspectors. This is my first home purchase and I wanted someone to do the job correctly and take the time to answer any questions I may have had. Alex provided an inspection that was leaps and bounds above what I had anticipated. Overall, he spent 4 hours checking all aspects of the home - which helped explain why he only commits to one inspection per day. He took the time to explain everything he was looking for, common problem areas, maintenance concerns, building codes, repair tips, etc. He showed me how every system in the home (electrical, plumbing, A/C, etc.) worked and what to look out for in terms of past, current, and future problems with those systems. He checked all aspects of the interior of the home, including the kitchen appliances, windows, ceilings, floors, cabinets, stairs, bathrooms, etc. He checked for structural issues on both the interior and exterior of the home, including drainage, the roof, the foundation, and siding. He even took the time to explain how to get the yard re-graded to prevent moisture intrusion problems in the future. No stone was left unturned, and he made sure to document his findings with a digital camera and voice recorder. I was impressed with his knowledge, attention to detail, and willingness to answer all of my questions and concerns. This is not a home inspector that is trying to shrug you off and get the job done -- he genuinely cared about educating me and protecting me from potential problems with the house. He was also very easy to talk to on a personal level as well, which made the process a lot more enjoyable. I received his report that evening (yes, the same day as the inspection) which was very detailed and included pictures, explanations, and other documentation that I can reference as a new home buyer. I was able to re-negotiate the asking price of the home based on items found and documented in his report - and this was after I was already under contract for the purchase. I had some follow-up questions for him a few days after receiving his report, and he got back to me the same day with answers and more suggestions, including some questions that he thought I should ask the sellers. Overall, having Alex perform my home inspection was the best decision I could have made. I would 110% recommend him to anyone looking for a home inspector who is going to be thorough and professional.

Alex is a very thorough, knowledgeable and personable inspector. I accompanied him today as he worked his way thru the house, but skipped following him up on the roof, the attic and in the crawl space. He pointed out many things that should be fixed or could be improved. He answered all questions and explained everything he was looking for. His vast knowledge of all home systems is very impressive and at times overwhelming. He provided a lot of good information, and I look forward to getting his written report to start implementing some of his suggestions. If you need an inspection, you could not find a more qualified fellow, and will not be disappointed with his work. I highly recommend him.

Everything was extremely easy. I was unable to be present during the inspection (family matters requiring me to be out of town) but Alex provided an extremely thorough and detailed report with pictures and descriptions of all areas inspected. Contacted Alex, made an appointment. He showed up as agreed & started the inspection. Alex was thorough and provided a lot of information as we looked through the house together. He let me know which things were low priority and which items needed immediate remediation. When we turned the water on (house was vacant) there was a big leak at the water heater. We had to clean it up, this extended the inspection time by at least an hour, if not longer. His services were a little pricey in my opinion, but definitely within the estimate originally quoted and I feel that his report is allowing us to go into this with our eyes open. I would recommend him to anyone and would use him again if I needed another inspection.

Alex was very professional, on time, courteous, friendly, and provided a lot of information. He spent several hours inspecting the home from top to bottom, took pictures of problem areas, and provided a thorough report citing areas of concern. Have had previous home inspections on previous homes bought - Alex blew those folks away. He was all over the roof, all over the attic, carefully inspected everything that could be inspected. Gave us a detailed report that has become our to-do list when we move in... :) He was a little high in price due to driving out from Atlanta.
