Mr [member name removed] You called us to inspect your rental property for mold. We found the mold issue, AC not operating, we then tested your property. The results were 80X above normal mold spores acceptable to pass. We then advised you, not the tenant, to have the tenant vacate the property until you repaired the issue. This is for YOUR protection from litigation as you are now aware of a health hazard your tenant is exposed to and it would be neglect on our part not to advise you. We then submitted you an estimate for professional remediation which included some of the measures you described taking yourself. I can not advise customers to take mold remediation of this degree into there own hands. You may have resolved the issue or you may find that you have just made it better for now. If you re test the air quality you most likely will find that the spore counts have improved but highly unlikely a normal level. Professional mold remediation services require a definite " clean air " result on completion. We must post test all mold remediation services to insure there is no more hazard to occupants. You have taken the mold remediation in to your own hands and can take short cuts professionals dare not due to the high potential for litigation resulting from sick customers or a return of improperly removed mold. Also at no time did I pressure you into any contract, nor did I use any scare tactics. That's not what I do. Jason
