So the guys came out to evaluate the damage and found it to be pretty extensive as water travelled down the back wall (where our storage closet is) and into the ceiling as well. It soaked about a quarter of the carpet in the room. So a few hours later, John came by to extract the water from the carpets, tear out the ruined pad, set up fans and a hepa filter, and sprayed a pet/child friendly natural anti-microbial over the carpet and sub-floor. We later discovered that John is actually the franchise owner and came in to do the work himself as the rest of his crew was out cleaning carpets during the busiest moving week in Fort Collins on August first when many of the leases start and finish here in our college town.
After a few days and over the weekend if I recall, the carpet dried out and after the guys did a bunch of readings, they decided it was time to rip out the drywall and insulation and set up a de-humidifier. They helped me move out all the contents to either one side of the room which they taped off with plastic or into the hallway of our small condo. It took them all week to de-construct the room because they (Rich mainly) had to scrape all of the foam insulation out in order for the walls to completely dry out. This did not look fun at all, but Rich was super amazing, called every morning before he came over (even when I had to leave town for a while) and was prompt, cleaned up after the crew everyday, and tried to contain the disaster area of my son's room. Rich and the crew were also very mindful of being as quiet as possible during my son's naps as he was moved into the second bathroom during the whole ordeal.
They set up a very cool heating and ventilation system which once the walls were opened up and the affected drywall and insulation was removed, they set up this crazy, gigantic, industrial heater with some fans that vented the hot air out. They also set up a dehumidifier with a drain hose leading to a drain in our utility closet. This system remained in place for about 4 days (over another weekend I think.) Readings were taken every day and charted on a spreadsheet which they showed me and valued the progress as the room finally began to fully dry out.
Once the room was deconstructed and dried out, and we waited a few days for payments to be made either from the insurance or from our neighbor, I don't really know which, the construction could finally begin. They put up the drywall, mudded, textured, and painted. Then they had the carpet re-stretched, the trim put back and everything touched up and painted. They painted almost every wall in the room and even repainted the trim on the unaffected side. To say that Rich was thorough would be an understatement. He was so polite, professional, informative, and really good at his job execution. Give that guy a raise!
Once all of the work was done, they cleaned the carpet and set the furniture in the room up on little foam blocks while the carpet completely dried. They left no trace and made the room beautiful again. In fact, they left it in better shape than they found it in which I really appreciated.
Overall, the team was outstanding, constantly keeping me in the loop and always acting in a courteous and friendly manner. They were empathetic to our situation and really worked hard to be done as soon as possible. We originally thought it would only take two weeks for everything, but it did take about twice as long. This was just due to the extent of the damage and that Rich had to scrape away at a million layers of spray foam insulation. I would recommend hiring them in the future for any damage that occurs or for when we move out and need our carpets cleaned. These guys were great and a part of our daily lives for 4 weeks and I was a little sad when they left! Great job guys!
