orend fOur experience with Property Doctors was absolutely awful. We had widespread flooding in Boulder this month. We called twelve flood remediation places; Property Doctors was the first one to show up. Perhaps others knew somehow to stay away? Anyway, we had three inches of water in our partially finished/partially unfinished basement, and our insurance company said, "Take care of it, do what you need to do" so we hired them. They wrote up an estimate that seemed quite expensive, and wanted half upfront. I went over the items on the estimate one by one. They seemed high, but I had them explained to me. We paid. The quote for the water removal portion of the bill was based on square footage. Property Doctors worked less than two hours, then said, "we're not making headway; we're leaving." They left. By the next day, the water in the basement had receded. It was very humid down there, but there was no standing water. The guys came back to start the next phase of the work, and said they'd only charge me half of the water removal cost, since they'd only worked briefly. They pulled out the carpet and the pad, and set up the fans and dehumidifiers. Lots of fans and lots of dehumidifiers. I guess that would be good, except that they had so many that breakers kept tripping, so quite often only some of them would be working.

I noticed one of the fans wasn't working, and I also noticed on several occasions that the dehumidifiers would purge back onto the floor, rather than into the pipe leading out. In other words, it was taking humidity out of the air, and then spewing the water right back onto the concrete floor where it would evaporate again. The pipe that the water should have been flowing out of had come disconnected. You could tell how it was "supposed" to go because they had used tape to try to tape the plastic pipe into the side of the dehumidifier.

So, they let the machines run for several days and came back to ask me for more money. They always came in the evening, when the office was closed, so I couldn't verify any of the statements they made. I paid another $2030 for several days more of the dehumidifiers and fans when they said the humidity was still high on one wall. When it came time to pay the final bill, they tried to charge me for work not performed. They didn't remove the linoleum. It was on the bill. They didn't remove the baseboard. It was on the bill. They said they'd only do a partial charge for the water removal, but the full amount was on the bill for that- $2022.00. When I called to get the matter corrected (and I asked politely) the woman at the office cursed me, didn't listen to me, said I was ungrateful, said I had to pay the whole bill no matter what, and hung up on me. 

In the end, after several phone conversations, they said they'd remove the charges for the baseboard and linoleum (this only knocked off $190 off of the over-$9000 bill. Presumably, they did this because I could prove that this service was not performed. The rest is still left on the bill. In the beginning, they said they would have a dumpster for debris removal (which we were billed $125 for), and that we could use that to put our ruined stuff from the basement in there- not a ton of stuff, but a bit too much for our household garbage. Another lie, we never saw the dumpster. They did away with the carpet and pad, but didn't mention anything about our stuff. When we questioned them on the non-functioning dehumidifier units, they said that WE must have caused the trouble. Excuse me? It's our fault that your technicians can't properly install the equipment so that it works. And yet, we have no documentation, so this we also have to pay for.

Stay away from Property Doctors. Stay VERY far away from Property Doctors.

"A handwritten estimate was given for the recommendations to complete the job (@7386.95) which included removal of vinyl and trim/baseboard. The client did not allow us to follow through with the removal and the costs were adjusted off the final invoice. Technicians preformed the service of extraction. We provided the service of extraction and charged for the service. The following day we came out to the home and again preformed the service of extraction. Our charges only included one charge for the service of extraction not the additional day of extraction. More water came into the property due to additional rain, therefore more water seeped into basement. He had additional water incur due to the circumstances of the weather, not due to lack of workmanship. The pricing system that we use in Xactimate. Today 22 of the top 25 property insurance companies in the U.S. use Xactimate. The pricing is insurance industry standard pricing and provides access to the most up-to-date and reliable competitive pricing information available to the restoration industry. Our technicians are IICRC Certified and use the S500 Standard for Professional Water Damage Restoration as a procedural standard. It is based on reliable restoration principles, research and practical experience. The technicians were in the company of our Certified Master Water Restorer to assist in restoration of the water damaged property. Equipment was placed by technicians in accordance with IICRC S500 standards in the appropriate positions for optimal drying with the appropriate number of equipment to complete the job correctly. Homeowners rearranged the equipment, after technicians departure, not following IICRC S500 protocols, overloading circuits and making the equipment inoperable. The negligence of client moving equipment, power surges in Boulder from the storm and continued flooding created two additional drying days which cost the client $2030 additional costs over and above first estimate given. Verbal authorization was given and a check was given immediately to Property Doctors to cover additional drying days. We never charged for a dumpster however, we did haul debris in our truck to the dump and that is an allowable charge that is noted on the estimate given. Dumpster cost is $335+ and the haul debris was only $125. Since vinyl and baseboard were not to be done a dumpster was not needed. Attached please find the truck report for the reference job. We have outlined the time that we were at the property. Also attached is the original estimate and the updated invoice and the outstanding balance, authorization to begin work. Property Doctors was the first responder to the September flooding catastrophe for these clients, which brought out the National Guard, FEMA and Red Cross. Many people were evacuated from their homes, many people lost their homes and many people died in this flooding. It is unfortunate that these clients are not happy, as many people would have enjoyed the benefit and luxury of the services and equipment that was rendered to have a dry home."
