I called Azteca because of some dangerous big rocks on our hillside slope. Rick came the same day to take a look. To my surprise, he offered to solve the problem and even did not ask for money, since he thought that it was a small job easy for him. He removed all the hazards within half hour. Of course I still paid him, but from my own appreciation of his nice work, and not that he has asked for it. I then showed him several other repair and remodeling tasks. He took careful investigations, offered diagnoses, made constructive suggestions, and gave reasonable bids. He is very knowledgeable, and nice to work with. I think I will always come to check with them if I would have related jobs at home in the future. I highly recommend Azteca.

Was prompt in arriving. However, did not seem interested in the work. The quote we received was more than twice that of other licensed contractors. Felt like we were being told stories about how difficult the job would be. For example, were told that just getting a permit with the city would cost over $1000 and we would need to do that ourselves. We went with a competitor. The competitor did all the permitting for us and that part cost well under $500.

This prospective client phoned us in January 2011 to meet with her for the following home improvement project: “to convert her outdoor patio into an indoor space, framing of walls and fabrication of a staircase to connect upper patio level to downstairs studio.” We never provided this prospective client with a written, itemized estimate or a verbal ballpark figure. We only spoke on the day of the appointment, January 19, 2011, where we informed her that the work she is requesting is structural and as such requires a structural engineer to provide drawings and structural calculations. We provided the prospective client with the phone number of our structural engineer, so she can get an estimate for a set of drawings and structural calculations. After that point, we never heard back from her since our initial meeting in January. Nevertheless, this type of interaction is helpful information to prospective clients when it comes to any upcoming structural work. This is our helpful tip: the cost for permits is a percentage of the total cost of any project and it varies from city to city. In our proposals, permit fees are never a part of the estimate. Permit fees are usually paid to the Department of Building and Safety directly from the client. Nonetheless, we are glad that she is satisfied with an alternative solution to what she originally had in mind for her home improvement project. We try to be helpful to prospective clients who may be unsure of their budget. But, we must in turn re-iterate that accurate, itemized estimates for structural work can only be provided until we are given a set of stamped and approved blueprints from the Department of Building and Safety.

This is an excellent company to work with. One important point is that they had great communication from beginning to end: they came out quickly to take a look at the job; provided me with a prompt and thorough written estimate by email; were in steady communication throughout the project; and followed up after the job was completed to make sure I was absolutely satisfied. Once the work began, their crew worked long days each day until the project was completed. The crew was well staffed and all the guys were working efficiently and continuously. They seemed to enjoy what they were doing and it shows in the quality of their finished work. Honestly, I just wanted to replace a broken down staircase with something functional and safe. They provided something so professionally done and solid looking it makes my actual house look pretty shabby by comparison. Their work also shows a level of detail and thought that I was not expecting. Instead of just putting up a basic railing for the stairs they copied the railing pattern from my deck and matched it exactly. It looks really really great and it is just one example of the pride they clearly take in doing an excellent job. When they were done, they cleaned everything up and took everything from the work-site. There is no sign of the old stairs, no sign of the big pile of dirt they removed, and no sign that anyone was working in the area where they set up their saws and tools. I recommend them without reservation for any building job you have. I will use them in the future for any building or remodeling projects I have.

Took a long time to find the right contractor to tackle this complicated project and Rick at Azteca 111 Builders is the guy. We felt confident that the best ideas were on the table when discussing the project and were pleased at every step of the way. We are still finishing up on the work and Azteca 111 is our only choice to do it.
Description of Work: Rebuild an attached porch and stairway and repair wood and concrete on an older home in the Hollywood hills.
I believe you have an accurate picture of how the project went. While I would not want to frighten anyone away from working on an older home, it is important to work with a contractor who has a good understanding of the problems that may be encountered in the project. I feel that Rick is very capable when it comes to resourcefulness. When we found that many more roofing tiles were needed to finish the garage roof, he found a wonderful place in the neighborhood to purchase used mission tiles. The used tiles mixed with my remaining tiles allowed the roof on the garage to match the one on the house which gave a much better overall appearance to the finished product. I have asked him to reconstruct a pergola that was outside the back of the garage. We discussed the project, he submitted a bid which I had to have modified. When we reached an agreement and the project started. I expect it will be completed in a very short period of time. I am very satisfied and have received many complements on the appearance of my new garage. When I am ready to start the other projects, I will certainly be calling Rick to complete them. I went through a large remodeling project 25 years ago. It took a year and a half. The contractor hired individuals that I had to ask him to remove from the job for their language, inappropriate comments to my teenaged daughters or poor workmanship. There was never a time that I didn't appreciate the consideration shown by Rick's crew for my home and yes, even my big dog.
Description of Work: I contacted Rick in late August of 2009 to demolish and rebuild my garage as well as giving me estimates on remodeling my bathroom and kitchen. He responded quickly and we made an appointment to meet and go over the project. We met two days later and he looked over the areas that I needed to have either rebuilt or remodeled. I was delighted when his bids came in quickly. I reviewed the details with him and we decided to start on the biggest project which was to demolish and rebuild my garage that was beginning to collapse. The garage had been red tagged by my homeowners insurance company as too dangerous to use. I was eager to get started as quickly as possible. Rick had the plans drawn up and submitted them to me to review. After reviewing the plans and making a few changes we agreed on the project and he applied for the permit to demolish and rebuild according to the plans. That is when the problems began. Rick made at least 8 to 10 trips to get the permit. Each time the plan checkers would add on new requirements and reject the plans. We hired a structural engineer to review the plans and make the changes required by building and safety. Again, he went to the plan checkers and they again rejected the plan. The frustration for both of us was beginning to build. Finally, in November, he again took the revised plans to be reviewed. At first the plan was rejected but this time he explained that his client was ready to file a law suit unless the plans with the changes were promptly accepted. He explained to them that all the changes they had required had been incorporated into the new plans and there must be a point when they would find the plans acceptable. After waiting more than three hours while the plan checkers and their supervisors had a conference over the plans, he was given the permit to go ahead with the demolition and framing of the garage. By this time it was almost December and of course, the rains had started. There were numerous delays due to the weather however, I must say that Rick's crew was very efficient and worked as much as they could to prepare the site for the new garage. The initial plan called for a foundation, concrete floor and the installation of a french drain on the side of the garage near the property line that I shared with a neighbor. When it was discovered that the original garage had no foundation, the plans needed to change. We had the structural engineer develop new plans to add the foundation and reinforcing the retaining wall. (I probably have the only garage in Silverlake with a 12 inch thick retaining wall) Again, the plans were not accepted. Each time he took the plans, there were modifications from the plan checkers even though he had complied with every change they had previously recommended. This project was becoming a nightmare! I appreciated Rick's patience throughout the entire project as the delays and demands seemed to be endless. He worked with the engineer and made all the changes only to hear that more were needed. I might add that this was a very simple building with walls, a roof and a floor. There was a little in the way of electrical wiring but no plumbing. Finally sometime in February, after several trips, meetings with the engineer and conferences with building and safety, the rest of the permit was issued. Work began again immediately and the building took shape quickly. I wish I could say that this was the end of delays but that would be way too much to ask for. Rick was patient and reasonable through this entire project. His work was always cleared without modifications when the site inspector reviewed what had been done. Our site inspector seemed to truly understand how to build a garage. I don't believe I can say that about the plan checkers. The building proceeded until completion. The final inspection was over quickly and the garage was ready to use sometime in late April. There was still some additional work to complete but it moved along quickly. While Rick and his crew were working, I mentioned I needed to call a plumber for a slow running drain in my bathroom. Rick said not to bother as he would have one of his crew clear it. Another nightmare began. The drain pipe fell apart where it goes into the outsIde wall. Upon further inspection under the house, they found my drain pipes in that area were all disintegrating. Further, they found that the previous contractor who replaced the plumbing and installed copper pipes for the waterlines, actually installed copper where it could be seen and connected it to galvanized pipe. The sight under my house was a horror story. The pipes were leaking and we found that the bathtub drain was simple draining into the dirt under the house. My waterlines needed to be redone with all copper and drain lines needed to be replaced. This was most unexpected. Rick prepared an estimate,which I thought to be most reasonable and the work began immediately. He checked out the kitchen lines and found a water leak that had been caused when my cabinets were installed 25 years before. A nail had nicked the hot water line and the water had dripped into the wall for years. His men worked several days and made all the repairs including replacing all the galvanized waterlines with copper. In less than a week, I had drains that actually drained water and new water lines with incredible water pressure. I cannot say enough about the problems we encountered and the thorough way that Rick addressed them. Yes, it did cost more as one would expect but when everything was finished, my house and garage were sound again. When you live in the hills of the Silverlake area in an older home, problems do happen. Each time we encountered one of these problems Rick had a reasonable solution which would work for me. I have never had the opportunity to work with a more pleasant contractor. His work crew was polite, considerate of my home and worked hard the entire day. This has been a long building experience but I can't say enough good things about Rick's diligence in completing it. I am certain that none of us ever expected the problems that were encountered in the process of building a simple garage. I plan to have Rick come back when I can remodel the kitchen and bathroom. By the time he finished this project the garage was completely rebuilt, at least 5 windows in my home had to be replaced due to the new and unexpected requirements for the garage roof, a couple of leaks in my house roof were repaired, my yard sprinkler valves (which leaked constantly) were replaced and my house has new and better plumbing with drains that actually work. Yes, it cost a lot more than we expected but I certainly got my money's worth.

All of the work went extremely well because of the combination of quality products and quality craftsmanship. Rick oversees his crew in the same way you would if you were in charge of the project. He is as fussy about details as you and makes sure that the crew executes everything as perfectly as possible. In addition, he has a great design sense and suggested details that I would never have thought about. His crew laid terra cotta and malibu tile on the partially covered front porch, along the side of the house and on the path leading to the porch. The existing concrete surface was prepared so as to prevent future problems. One part of the concrete which is exposed to rain had sunk somewhat over the years because of rainwater not draining. Rather than just leveling the surface with additional concrete, he removed this sunken concrete and repoured it so that it gradually descends to a drain that he installed on the porch. He also laid a line of terra cotta between the sidewalk and the lawn which flows into the terra cotta leading to the porch. That's one of those details that I would have never thought of. He also installed a door that is perfectly hung.

Description of Work: Our office Boardroom was remodeled. We had a huge old cabinet built into a wall, it was old and tired. It housed an ancient TV. We romoved the built in cabinet and built a solid wall, we added a fresh coat of paint to the entire room. Also added a fabric covered pin board on a different wall. We hung a nice flat screen TV with a beautiful frame. All connections to the TV are hidden from view...very profesional.

The contractor never provided me with an estimate for remodeling work. He spent most of his time telling me about his desire to provide solar energy from Native American property. I don't think he was very interested in my project. If the contractor responds to this complaint and states that he sent the estimate, he is simply not telling the truth. I never received a phone call from this contractor. Nothing.

We informed this prospective client that before we provided an estimate, he needed to have his home tested for asbestos. The work he requested was to have his acoustic popcorn ceiling removed. In order, for us to provide an accurate estimate, he needed to first provide us with those lab results. He never contacted us with those results and we therefore did not provide an estimate. It was unfortunate that this prospective client did not contact us prior to submitting this report, as we would have further clarified that upon receipt of the lab results, we would have provided an accurate estimate. Nevertheless, we hope that this prospective client proceeded with the work with the utmost safety. My overall experience with Azteca 111 and Rick Valdez has been nothing but great. From the first day I met Rick it was easy to communicate with him and what my expectations where for the project. Rick's attention to detail and years of experience made it possible to see the project thru without any big city code issues. Rick and his crew worked hard to complete the project, an effort that stands out when you are in the workout room and showers. Rick's vast list of resources helped with all the pieces to complete two beutiful zen showers. I will definetly work with Azteca 111 again in the future. Rick designed and built a beautiful wooden fence with a decorative entry gate and a swinging electronic gate for the driveway for us. He was very prompt and professional getting us our estimate and getting started on the job (much more so than the other fencers we interviewed). And most of all, the workmanship is excellent. Our fence is unbelievably beautiful and exactly what I wanted. People have already stopped by to ask us who did it. He was very good and discussing the designs with us, showing us what he had in mind, but mostly taking into consideration what we had in mind, so he could fulfill our vision. At each step, he would check back in and make sure we were happy with the direction things were going. If there were any issues, he looked for solutions, not reasons to stop. For example, we are concerned that the fence might get tagged with graffiti, so he came up with the idea of coating it with linseed oil to repel paint. I can't compare the price to the other people we interviewed, because they were so unimpressive we never even got a price from them. But the price seemed appropriate. The job completed a week or so after the projected completion date, but that is basically to be expected and I wasn't in a big hurry. The finished product is gorgeous and I definitely recommend Azteca 111 for future projects. This guy has an eye, oh yes he does!

I'm actually writing this as a follow up to my previous report on Azteca 111 Builders. My last report ended with me emailing them to follow up on their visit to our home and I didn't hear from them for a couple weeks. Immediately following my posting on Angie's List, Lucia called me, apologized, and explained that there have been a handful of emails sent to them through their website that have been lost. And that mine must have been one because they had never received it. Our correspondence while getting details for the project have been thorough and professional. I was thankful for her call because we have now received an estimate from them and are excited to make a decision and start making improvements on our garage!

Rich Valdez came out to see our house, onto which we wanted to put a 400 sq ft addition. He took a copy of the plans, asked a few questions, looked around the house...and then we never heard from them again. If our job was too small, or they were too busy, that's fine, but some kind of follow-up would have been professional.

We provided this prospective client with a referral to a structural engineer, as well as a verbal ballpark figure per square foot upon receiving their preliminary drawings. Needless to say, we were not being negligent with their project. We were expecting to hear back from this prospective client once they received structural calculations & and complete set of approved blueprints. Nevertheless, we appreciated their feedback & hope to provide further insight to future clients as this is a good example of a prospective client unaware of the building practices as prescribed by the Los Angeles Department of Building & Safety. If a prospective client is looking to remodel or add square footage to their home, please note that any structural work will require a complete set of approved blueprints and structural calculations – stamped & signed by a licensed structural engineer. Rick and Lucia were great from start to finish. Rick is more than a contractor, he is a designer and on top of that, he really believes in reusing materials. We saw that in two ways. First, during the demo, everything was removed very carefully so that he could reuse as much of the material as possible. The deck didn't look demolished, it looked carefully taken apart. Rick also used reclaimed materials in our yard wherever possible. We are renovation novices and Rick was very thoughtful every step of the way. His team was on time every morning and he showed up most days to walk us through the project before we left for work each day. He always answered his phone (every single time I called) to answer questions or explain the next steps. His workers were respectful and friendly, and they cleaned up every day. We love the finished product. We've hosted multiple parties and showers since Azteca 111 finished and we have loved showing off the new yard. Beyond just the finished product, two stories sum up why we appreciated working with Rick. 1) On the final day of construction, we weren't 100% happy with our perogla design. Rick came right over and gave us a few different options to change it up. He used leftover materials and modified the design that day and still finished on time and within the budget. 2) One Sunday afternoon, after all the work was done and the last check had been cashed, our mechnical gate opened when our car was blocking it and we could not get it to close. I called Rick and he had his subs who installed the gate at our house within an hour to fix it. That is great service.
Description of Work: Our main project was removing an eyesore of a deck and replacing it with a brick patio and a pergola. Our house is about 80 years old and Rick found similiar aged reclaimed brick for the patio and reclaimed wood for the pergola. We also had Azteca 111 add some finishing touches like a small gate and they converted an iron gate into a mechanical gate with wood for extra security and privacy. We had leftover materials (mostly reclaimed bricks) and Rick and his team were great about suggesting ways to use the brick throughout the yard. The owner was prompt in coming to look at the job which was to replace an asphalt drive way with pavers ultimately about a $10,000 job so not peanuts. He seemed knowledgeable, took measurements and had some good suggestions. Asked me to email him with what we selected as far as the pattern and color of pavers so that he could write up an estimate which he would email back to us. As far as I was concerned, this company was a definite possibillity and I did as requested and never heard from them again.
Description of Work: None came to look at the job and then blew me off. If there was some basis for it in the job or our interaction it was subtle enough to escape me.

It was excellent. Rick holds himself and his crew to high standards and is not satisfied until everything is perfect. He is very personable and is easy to communicate with. He has an "artist's eye" and his crew had the expertise to bring his vision into fruition. I found him on Angie's List and I now know why he has so many glowing reviews!

We had a very good experience with Azteca. Rick and Lucia are a very nice couple, and it helps that they are involved with the Silver Lake community. Rick is very knowledgeable about houses and landscaping, and provided detailed guidance throughout the work. He was always responsive and reachable. We had a real crisis caused by water damage and didn't know much about the workings of our house and he was always very helpful in telling us what needed to be done and what our options were. He also spotted and solved problems that we didn't know about, like figuring out how our damaged pipe underneath the kitchen was caused by a tree root from the tree in the front yard. His crew was hard-working, conscientious, and courteous. For the tasks they couldn't deal with directly, he had reliable subcontractors. His pricing and contracts were detailed, and the prices seemed fair. He was willing to provide follow up to make sure that all our concerns with the repair work were addressed. We would definitely use Azteca in the future.
Description of Work: We had poor drainage around the house and water damage inside. Rick's crew lowered the patio and walkway on two sides of the house by a few inches, which involved cement and brick work, and re-routed some drains. They drilled weep holes in our retaining walls and installed a French drain along the top of one retaining wall. They also replaced the sprinkler heads with drip lines to reduce the amount of water being used and ensuring that water no longer sprayed against the house; and replaced a couple of dripping hose bibs. They removed a large tree that had sent a root underneath the house. Inside, they replaced damaged drywall, repainted several rooms, and did some electrical work. They removed the kitchen cabinets and appliances in order to replace the damaged pipe, and reinstalled the cabinets and appliances. A subcontractor also replaced extensive amounts of hardwood floor.
