We have hired James and his crews before, for the exterior of our house, and knew from the great job that they did, we could not go wrong. This time we had a very dark rust color to be covered in our bedroom and closet, so it took a tinted primer and then coats of the color to cover it. We also had dozens of holes to fill from pictures, a cracked baseboard, and an unpainted header to fill and paint, above the closet doors. They did everything with great skill for most of an entire day, then returned the next morning to finish the job. It is a company which prides itself in quality, and we can recommend them highly.

Two painters, David and Sebastian, did all the work, which was excellent in all respects. They protected the shrubbery by wrapping cloth around each shrub. As part of the preparation they patiently and carefully caulked and patched gaps in our stucco and wood, including some places not likely to be seen by anyone. After more than two days in preparation, they began the painting, working carefully at the project. In the two coats applied, their brush work defining the lines between different colors was amazingly accurate. We were extremely pleased with the organization, patience, care, and skill that these very experienced painters showed and especially with the final result.

It went very well. They were very nice and very clean. I would use them again.

They were very good. He changed his bid considerably. He gave me a bid which was very high and then he kept calling back. I think he knew what he was doing. He was very quick and he gave me a witness handwritten right there and then he emailed me the written estimate also. He was there on time and right to the minute. I had a friend who had his house painted by him. It went very well overall and I was very satisfied. I liked his promptness. The thing that kind of put me off is I got three or four calls asking if I was ready to do it. I told the secretary or the family member who ever it was that I wasn't ready and that I wouldn't be ready until April. It kind of puts me off when they keep hounding and assuming that they have the job. I had informed the person who called me the last time that I will call him and not to call me.

I recently sold the house and needed to get this work done before the deal closed since I am leaving town, as well. Mr. Lee had his employee, Mr. Song, come the day after I called. He did the work as promised and then some. While waiting for the stucco to dry so he could paint it Mr. Song he went around the exterior of the house and looked for any little spot that needed touch up and he painted those, too. This was the third I used House Painting, Inc. Unfortunately I am leaving California so I can't use them again -- but I will certainly recommend them to the new owners of my house.

James Lee contacted me right away. He arrived to give me a bid promptly. He also arrived with many copies of letter of recommendation, license number, proof of insurance, etc...All very impressive paperwork & glowing reviews. An estimate arrived via email and through regular mail pretty quickly. James and I walked through the house and went over everything that I wanted done. I had many areas on the walls that needed some minor patching and repair which he said they could do. We discussed that the baseboards needed to be caulked and nails holes prepped for primer and painting. We also discussed paint types for each room. I never saw or heard from James again regarding this job. Two of his workers showed up on the first day but did not know what needed to be done exactly. I had to walk through the entire house with the lead painter to tell him what I wanted done. I was not happy about this and he knew it. James should have arrived with them especially on the first day to do a walk through with them to show them what we had discussed so that I didn't have to do it AGAIN. This was not a real confidence builder at all. I had a list of paint colors ready for them and all the paint choices were purchased by them but some of the finishes they chose I am unhappy with. They used flat paint in my living room and I would never choose flat paint because it is too difficult to clean. They used silicone to cover the nail holes in the baseboards which really don't cover the nail holes as I can see the nails showing throughout. I just had hardwood flooring installed and they got paint on my hardwood floor when they painted the baseboards (the taping should have been better). Also, the areas that they patched & repaired they did nothing with the texture. I even know that you can buy a spray can of texture to make it look more finished with the rest of the wall. I had a spray can here they could have used but they didn't. The workers were on time and they cleaned up well so I can't complain about that. I almost hired them again to finish up a little bit more painting that needed to be done but thankfully I found someone much better and will NOT be hiring this company again. Interestingly enough, when I contacted James a second time for the possible return job he contacted me immediately. His initial contact with the customer is superb but he does not follow through and does not even make a phone call to see if you are or were happy with the completed job. That is unimpressive.

We had not had our house painted in over 10 years. It looked pretty shabby, some peeling stucco and lots of peeling paint. James came and gave a reasonable estimate and told us he would restore problems with stucco, and scrape down to the wood. Well his two man crew came and did exactly what James said they would do. The house looks fabulous and sophisticated. Their attention to detail is evident, and I really appreciated their perfectionist attitude. It is refreshing to see and experience.

Overall, they were very careful and thorough and would have finished right on time if the project hadn't been interrupted by a series of storms. James Lee came to look at my house and gave me a very competitive estimate on the spot. The two painters who did the work were really nice guys - punctual, courteous, hard working and good humored. They were also very patient with me as I tested different colors for the trim and different stains for the deck. I was impressed with the care they showed for my house and yard.

Overall, the experience went very well. The painters arrived promptly, completed the work in a timely manner, were knowledgeable, and once the work was completed, they cleaned up everything nicely. I just moved into this home & the walls were painted terrible colors; there was alot of work to be done and they were able to take care of everything for me. They had to paint three times since the color that was painted before kept bleeding through. I didn't have to pay them until the work was completed. If I had an issue with their work they were very responsive in resolving it, even after I paid them. I'm happy with their services and I would recommend them to others.

Overall, the job went well. We were pleased. The paint is still holding up. They knew what they were doing and we liked them. They were very accommodating and very concerned that we were happy. He gets a lot of business from Angie's List and was very, very concerned when he knew we got his name off Angie's List and wanted to make sure we were satisfied Angie's List customers. That was very important to him. When the job was finished and there were still things we wanted done, they continued until we were satisfied. They got it right. It did not take an enormous amount of time to complete the work. They were here all day, every day and really worked. It took a little more than a week. The interiors were an afterthought and he got a crew here the next day. He was very accommodating I would absolutely recommend them to anyone. They want their customers to be happy. They seemed to know what they were doing. They found a cracked window pane while they were painting and they replaced that for us. They did some of the glazing on the windows. We had them take out 2 shelves under windows that were planter boxes. It left holes in the stucco. They repaired that and painted over that and it looks great. They knew other things to do for the house besides painting to make the house look good. Neighbors who typically walk by our house complimenetd on how nice it looked. They were great to work with.

They did a really good job. The owner came out and gave us a quote. Everything was done correctly and they were very neat and thorough.

They were good and did a good job. They are very comprehensive, very neat, good price, and were very compatible with our needs as far as scheduling and that. They were punctual. They roped off the area and were very thorough, sanding down the walls and everything, including patching the walls and ceiling where there had been a leak, they also painted over it.

Their pricing was good, they came out with a good crew of people and did good follow up. They brought recommendations and permits and we felt they did a good job.

James was extremely professional and helpful in setting expectations. He was the only one that pointed out imperfections in the wall and let me know what was in their scope of work. His crew was awesome...very polite, nice and flexible. Andy and his crew also helped give us the right ideas on paint color based on their experience. We couldn't be happier with the work done. James responded promptly to our request for an estimate, and provided a quote on the spot. We were also having our wood floors refinished and James accomodated the coordination of schedules with the flooring contractor. The painting crew was very professional. They carefully covered the newly finished hardwood floors and masked all non-painted surfaces. The quality of the work is outstanding. The crew arrived each day on-time, and cleaned up their work area before they left. I will be using House Painting, Inc. again for the exterior work next. These guys are great, and I highly recommend them.

I can't say enough good things about the job they did. Everyone who has dropped by the house has made a comment as to how nice it looks. Most important though, I am happy with the results and can recommend their services without hesitation.

James, the owner, came out, I think it was around late September, and gave a bid to paint the exterior window and door trim of our house. He was very prepared and very professional by showing a referral list of addresses and going over details and appearing as someone who would do a good job. At that time, I told him that before painting, I needed a little time to look into changing out some of the window glass and other window work done. The price of about $2200 seemed fair and I was prepared to use them. A polite woman from the office made follow up calls once in a while(about every 1 - 2 weeks) to see if we were still interested in their services. After about 1 1/2 - 2 months I was ready to paint. This same office person happened to call at that time and I told her I was ready. She wanted to schedule the painters to start that week but I told her that since a few months had past, I didn't want any misunderstanding and would like James to come out, go over the job and give me an invoice. I only had a proposal without much detail on it. James soon called and offered to come out or instead asked if I would e mail him the details as I understood them and he would sign it and fax it back and that would act as the invoice agreement. I did e mail him the details of what we had talked about including the work that he was, and was not, responsible to do. I opened up the letter with this. "James, I want to be clear and make this easier for both of us to know our expectations with no confusions. I would like you to send painters that you have used on a consistent basis and can trust to do a decent job and not cut corners. After this, we would like to paint the interior of our patio. It's about 650 - 700 s. f. of stucco. Can your guys give you the info to give me a cost when they come out?" I waited about a week, and never heard back from James so I called the office and spoke to the same person who'd been calling me every few weeks. She told me that he had received the e mail and would be calling soon. After that call, I told my wife, that I could tell by the sound of something in her voice, they wouldn't be calling back. Over the next month, I never heard from James and their follow up calls stopped as well. After posting a review on Angie's list explaining this and giving him an overall D, he did contact me and explained that he had never received my e mail. He also asked me to remove the bad review. I updated my review and gave him a B instead of the previous D and I also removed my negative comments other than this paragraph below. "I didn't hear back from James and a month passed. Not sure what happened with the communication since the e mail I sent him, but in speaking with him recently, he says he never got it. Thought he was now going to fax a copy of my e mail with it signed but he hasn't and instead, may come out and go over the job to get started. We haven't done any work yet so I'm not able to finish this review until then." He called me the next day and was upset with that paragraph and upset at me for not deleting the entire review even though I gave him a B, up from a D. He seemed very concerned with his business reputation but I told him that I would not remove the entire review since that was my experience with him. I asked him to e mail me the wording that bothered him and I would look at it and maybe change it. James didn't want to do that and told me that I should delete the entire review. I told him, "that is not how Angie's list works". He got kind of pushy which bothered me and I felt the conversation was getting repetitive so I said goodbye to him and hung up. I think I was very fair in raising the overall experience to a B but James didn't see it that way. After considering my experiences with James, I will give a final overall score of C. It seems true that the average experience with contractors these days isn't very good so an average score for this company seems about right.

I used Angie's list to find a reputed painter and decided to go with House Painting Inc based on the reviews. I spoke on the phone with James Lee, who was very polite and courteous and came over for an estimate as soon as possible. I do not know how the price compares to others as I did not call any other painters, but I thought it was a reasonable price. James' painters also painted a couple of extra things like my front door and a couple of places on the ceiling. The painters were polite and efficient, offered helpful suggestions concerning paint colors. They finished the work within the estimated time and I was very happy with the results. The job is very clean and neat, the paint is even and there are no splotchces anywhere. It looks like a whole new house. I would definitely use them for future paint jobs and recommend them to a friend. Thank you, James and your team!

Started as quick as his quote. He kept us informed, communicated well and dedicated themselves to finishing the house painting on time and within normal reasonable time frame.

On the job, the workers showed up when they said they would, were fast, excellent and very kind and respectful to my mother. The job was supposed to take 5 days, they were done in 4. They scrapp\ed, puttied, caulked, and prepped for the 1st 2 days, then painted the second 2. Beautiful job. My mother was delighted. We would hire them again any time. Can't speak highly enough about them.

They did a great job and were quick and professional. They always treated us with respect and they were very careful. They ended up doing more than they said they would and we are very happy with the result! They also had the best price out of all the estimates I got.

These guys are really great. The owner came to my house, sent me an estimate and stuck to it. The price was very reasonable and the workmanship excellent. The workers were communicative, pleasant, timely and helpful. All in all I could not have asked for a better job. Great attention to detail.

James Lee -- the owner-- came out to do the estimate himself. He was very though and went to great pains to explain what he would repair, how he would repair it and clean and prep the exterior of the house and the detached garage. When the crew showed up on time and on the scheduled day, the crew foreman, Myung Shin made sure everything came off like clockwork. He made sure that I approved each color swatch and even showed it to me in a dry practice swatch on the house. When last minute repairs were needed, he and the crew accommodated the schedule and helped do the repairs that could not have been predicted from the original estimate. The crew was polite, on time, neat and worked very h****** some very hot days. I originally picked the company because the owner seemed very detail oriented. No detail of how the job would be done escaped his attention. He was not the most inexpensive bid I received for the job, but I felt that if he was this particular on the estimate, his crew would probably reflect that same attention to detail. They did under the guidance of the excellent crew foreman. I am very happy with the job and the value for the price I paid. I would recommend this company without reservation.

They were excellent! James Lee was extremely flexible and accomodating. The house was being completely remodeled and he was willing to work around the other contractors to get the job done. I would definitely use them again and I highly recommend them.
