We were in need of a major master bathroom remodel and were referred to Horizon Construction by a friend who had been extremely please with their master bath remodel. The owner, Mark, came out on time and gave us many suggestions based on the space we have and an estimate of the cost. We visited their show room several times to make our selections and were ready to begin. The workers all arrived on time and Mark supervised the project from start to finish. Mark was meticulous in making sure all work was completed to his and our satisfaction. The result is a beautiful travertine and quartz bathroom that we will enjoy for many years to come. We highly recommend Horizon Construction and Remodeling and will use the company for our other remodel projects in the future.

This is the second remodel job we hired Horizon to do. Last year they did a terrific job on our kitchen and when we decided to remodel our bathroom, we knew that Mark Besnos at Horizon Contractors was the contractor we wanted. The team of workers that Mark brought to the job were courteous, prompt and very professional. They were always on time and were very conscious of cleaning up at the end of each workday. And their workmanship was top rate. Mark brings a wealth of expertise to a project and can really offer expert advise on the best way to do things. And he saved us from costly mistakes several times by pointing out better ways to do the job or more appropriate materials to use. And Eena, his wife, and her office team does a great job of administering the job and keeping everything on schedule. The high level of workmanship and finish is one of Horizon's strengths. But, the best thing about this contractor is their level of communication. They are in routine contact with the customer about each step in the process and Mark is always just a phone call away. To us, that was what really what made our experience with them so good. It's a rare quality in contractors. Mark and Eena really work hard to provide a top quality job with the best communication. We're very satisfied with their results and plan on using them again in the future. We highly recommend them.

Mark and Enna were part of the process from beginning to end. They both took such a personal interest in our project we felt as if we were their only customers, but of course, we were not. As with any major remodel there were some setbacks and mistakes, but Mark always made good on repairing or replacing whatever needed to be done. What Mark and Enna understand is that they are working with people and their most prized possession; their home. It's not just a job for them—they truly want to help people realize their dream home or project.

The property was unoccupied throughout the remodel. Overall, the workmen employed to perform the multitude of tasks involved with this project did a wonderful job! This was borne out when the house sold 4 days after being listed. Every showing resulted in comments like “I tried, but I couldn’t find any problems”, “the details were addressed; many remodels miss the mark with the details”, “I’d move in right now if I could!” As far as the quality of the work goes, I would not hesitate to hire Horizon again. What I would struggle with, however, are the issues I encountered with project management and administrative matters: • The project manager I worked with was Mike. Mike was nice, showed a desire to please his client(s), overall accessible to answer questions, and provided sound and helpful design advice. Areas where he can improve include writing things down so he won’t forget important issues, reading texts/emails in their entirety to avoid his client’s having to answer questions where information has already been provided in an earlier text/email, and showing more finesse in dealing with a client who’s opinion/recollection of events differs with his. Ultimately, though, Mike’s a good guy and very relatable. • The front office staff were very pleasant to deal with, and were attentive to issues that arose. If I had a question, it was usually answered quite promptly. If I was dissatisfied with something, it was also addressed quite promptly. Enna (co-owner), Yafa, and Audrey all stand out as being great to work with. An area that would warrant improvement is the attention to details when it comes to payments. Client payments should be tracked closely by administration so a client does not have to use their time to provide detailed payment information. Every construction project will encounter problems and mistakes. The process has many “moving parts.” The key factors that helped make this a successful project were that Horizon fulfilled their contractual commitments, took responsibility when mistakes were made, and rectified problems to the satisfaction of their client. Even after the work was done, and I provided the final sign-off on the project, I encountered an issue that was a result of an understandable mistake on Mike’s behalf. Enna was so intent on ensuring I was satisfied that she demonstrated her professionalism by rectifying the problem in record time. She stands by the core philosophy of Horizon Construction & Remodeling to honor their commitment to complete client satisfaction…I appreciate and respect that.
Description of Work: I hired Horizon to complete a full remodel of my father’s 3 bedroom/2 bath 1,152 sq. ft. “starter” home (circa 1974) that had never been updated. Included in the remodel were custom kitchen and bathrooms; new windows and flooring throughout; new A/C and furnace with new ducting; removal of acoustic ceiling; new door (front/fire/closet) replacement throughout; full interior and exterior painting; and updated electrical and plumbing. [Amount paid excludes the cost of all kitchen appliances, vanity/countertops in bathrooms, doors, light fixtures, window coverings, kitchen & bathroom finishes (backsplash tile, cabinet knobs & drawer pulls, sinks, faucets, shower/bath fixtures, mirrors, door handles), new garage door and opener, closet shelving & brackets, as well as required City permits.]

Horizon Construction performed the remodel of my small master bathroom. Given the small size, I was expecting any contractor to either price it high or give me second class service. Horizon did neither. The price while a bit higher than other bids, was justified by the assignment of a project manager who helped with the design, met me at the home improvement store to pick out the specific tiles and provided exact measurements, and who provided me with on going supervision of the workers and timely status updates. The workers showed up on time and took great care to protect the carpet and the rest of the house. The work quality was excellent. I would highly recommend them for the quality of their work. I will let you know, I did send you guys an email. I didn't rate it online. The Horizon Construction which you guys gave an A rating on kitchen remodeling, that company is absolutely horrible to deal with. The gentleman that comes to your home is really nice, but this lady Enna, she is a nightmare. She calls you constantly and continuously. I blocked out her number and then she takes a cellphone from another employee and gets through that way. I am just letting you know. I did get an email followup from the owner asking me if I wanted to go ahead with the contract and so forth. I let him know about Enna being such a...well when she called me, I told her, she is too pushy and to stop calling me. If you what to believe this, on Father's Day, my phone rang. I looked down at it and it was just one ring, said, 'Horizon Construction' and hang up. I didn't even pick it up. She was even trying to bother me on Father's Day. I let them know that my husband tore his rotator cuff and that we had to put the kitchen off because he might need surgery. Enna then calls me and says, 'Oh I thought you said that because of the price'. So here she tries haggling me over price when my husband may need surgery. Horizon was the highest on everybody else. They want $43000- $48000, when everybody else was anywhere from $24000 to $28000. Their prices, out of the ballpark. They include only one light in the kitchen for $48000. Everybody else is putting under cabinet lights, lighting in the ceiling, everything else. I told Enna, I never heard of a kitchen only coming with one light. She said, 'Oh no, we can add extras and stuff so the price would be going up'. Their price was out of line and that Enna is just too pushy. The gentleman that came to my home was very nice, was courteous and was professional. I can't say anything bad about him. It is just that I thought they would be drawing like a little bit of a plan giving you some ideas. They didn't really do too much of that but he gave me prices and said that they have custom, semi- custom and then no custom at all. Their no-custom was already higher than everybody else's custom cabinets. Then Enna would bother you to watch these, in my opinion, corny videos. She called me the morning of the appointment to confirm, which is fine. Then she said, 'Did you watch the videos?' I said, 'No'. She's really pretty pushy to watch the videos. She said, 'You'll learn all about my company, watch the videos'. The videos are just people picking up a sign that says, 'Horizon Construction'. And you hear her in the background say, 'Hello, hello'. So that's when they know to pick up their sign and they just said, "Oh Horizon did our job and we are pleased'. I don't ever want to hear from that company again.
Description of Work: They didn't provide any plans.

We assumed that the workmanship would pass all of the codes. However, since then, we have found the following: (a) the PVC piping installed for the sink was not securely glued together, and just now (b) we have encountered a leak in our toilet with significant water damage to our 1st floor ceiling. The cause of the leakage was due to the incorrect coupling of the toilet drain pipes, causing the leakage and resultant damage to our ceiling. Be aware that this work was done by their crew, headed by Monty, and Monty was never present to inspect any of the work by his crew! As a result, I am significantly downgrading my original rating!

Dear member, we are sorry to hear that you found issues with your remodeling. when reading your review, we called and left massages for you and send emails to schedule to come to your house and inspect the issue. if this issue is caused because of our work several of years ago we will be happy to have the opportunity to fix it for you. Please contact us back as soon as possible to address this matter. We are very responsible and always here for our clients
Everything was great! Mark (owner) and Enna (his wife) are wonderful to work with! All work was high quality! Mark hires skilled workers (plumber, electrician, painter, tile person,...). They are quiet (no loud talk or radios) and polite. Mark is there mostly every day to oversee progress. He will have them redo anything not up to his standards or mine without hassle or charge. Mark's estimates are very detailed and he makes sure we know what our responsibilities are (like ordering sink, tub, toilet which he picks up). No unexpected costs! All work was done on time! Workers were on time every morning and cleaned up neatly before leaving every afternoon. The end results are absolutely beautiful! Cost was around $30,000.

Horizon remodeled our guest bathroom and our entertainment room back in 2012. They were punctual, professional, and kept us in the loop every step of the way. I also appreciated their attention to details. I already left a review back then, but what brings me back now is that recently we had a leak in the toilet they installed and some flickering lights in the bathroom. Yes, this was from a job they did years ago. They still came out for free and fixed the problem. The warranty had expired but my husband tried contacting Enna anyway to see if they can help and they were super helpful! I really feel that Horizon stands behind their work and supports their customers. I would definitely hire them again for my next project.

We had already signed contracts and taken up a fair amount of time with Mike who drew up plans and outlined the proposed work to be done. He was very thorough and very easy to work with. Unfortunately, we wound up having to change our plans. We were nervous because we had already signed docs and taken up so much of their time. When we finally let them know they were very understanding and let us out of the contract without any problems at all. We were so relieved and cant wait to do business with them in the future at our new house. There is no one I would rather deal with than Mike and the crew at Horizon.

Horizon did a great job with our master bathroom remodel! We wanted to update the original master bathroom in our home (approximately 20 years old) and they had great ideas to help us realize our goal of a creating an open and modern space. Their team was very professional, focused on the details, and executed the plan we developed together. Everyone including the workers, project manager, office staff, and owners did a good job. This is my 2nd project with Horizon. I had a partial bathroom remodel in 2014 and I absolutely love it; therefore, Horizon was my first choice for this project. This time I had the ceramic floor tile removed from downstairs and replaced with porcelain tile that looks exactly like wood. My new floor is absolutely beautiful. I also had alterations to the built-in entertainment center in which a 4'x4' hole-in-the-wall was closed to make room for a flat screen TV. The workers were prompt, professional and hard-working. Mark met me at the tile store and got me a good price for the tile that I wanted. He also helped me pick out a mosaic tile for the fireplace that complaints the floor tile. I also want to mention that although my contract stated I would be responsible for purchasing the tile, grout, baseboard and paint; Enna and Mark decided to GIFT me the grout, baseboard and paint, in addition to a 10% discount as a returning customer, which I view as a very generous gesture. In conclusion, I am extremely happy with my new floor and that 60” flat screen TV is absolutely gorgeous above the fireplace.
Description of Work: Removed all ceramic tiles for downstairs floors and fireplace including the living room, dining area, kitchen, laundry room, pantry, bathroom and closet. Replaced with Porcelain tile. Also altered built-in entertainment center which included closing the 4' x'4' hole in the wall that housed the TV...

We knew from our experience that this would be a big project, and it would require patience. We needed to remove a weight bearing wall, and reinforce the foundation in three places. This included installing two massive beams in the ceiling to support the roof! This was a Kitchen REBUILD! This old house had the original 1955 yellow tile and linoleum kitchen. We told Mike, our Project Manager that our Prime Concern was the end result. But we wanted him to be as accurate as possible in estimating the start date, and the length of project--and to be HONEST about the predicted time frame. He said they could start in 2-4 weeks as they were so busy--(a good sign). he predicted it would take 3 months to complete, not including holidays. They began within 2 and 1/2 weeks, And they completed our BEAUTIFUL NEW KITCHEN in exactly 3 calendar months which included holidays and weekends!!! We are very happy with the end result, quality materials, and workmanship!!!

We were so disappointed with Horizon. We feel completely taken advantage of. This company tried to lock us in by charging us $4,500 for plans but then refused to give us any type of itemized quote for the project. We are in the process of a major kitchen remodel. We found Horizon on Angie’s List and Mark (the owner) came out to look. We told him our max budget, and he had some good ideas on a design, so we decided to move forwards with him. He told us the first thing we needed to do was to have them draw up plans for $4,500 (plus all the city fees). We knew they were overpriced, but this being our first major project we assumed this was normal and that we were in essence paying to have a designer/contractor who would stay with us through the entire project. That was back in December. We finally received our plans in April. We had planned to try to start the work in February, which Mark had told us we could probably do. Some of the delay was the city and their extremely slow processes, some of it was a design change we made, but the majority of it was Horizon themselves. They seemed to show very little interest in moving forward with the project and communication was poor. We had to continuously call them to chase them up, and ended up calling them every Monday for several weeks until they finally got moving. Worst of all, we could never get an itemized quote from them for what the work was going to cost. We kept asking and Mark would just tell us we would have to wait until the plans were complete. We told him we would be happy with just rough estimates, but he still refused. Eventually, he just verbally quoted some total figures which were actually 50% higher than the budget we had told him in the first place, and we still never received anything written. So we began getting other contractors to start some of the smaller jobs while we were waiting, something we had told Mark we would do and he had said would be fine. Once we informed him we had done this, though, his whole attitude towards us changed. We had a very frustrating phone call where we once again asked him to give us an itemized quote of the various jobs we needed done - he refused and basically told us he would deliver the plans and “then we could talk”. It was very obvious at that point that all he wanted was his $4,500 and to be rid of us because we wanted him to provide actual numbers. We eventually received our plans, and then they actually asked if we wanted to pay for city permits in their name so they could do the work - trying to lock us in again for work they wouldn’t even quote! We said no, not until they sent us a quote, and we never heard from Horizon again. Basically, we wasted $4,500 on plans we’re not even going to use. Did they deliver what they said they would? Technically yes, but we feel completely ripped off because we would not have paid $4,500 for a piece of paper if we had known the contractor was just going to ditch us when it looked like he wouldn’t make enough from the job. We feel this is a very unprofessional and deceitful company. It seems obvious that they are trying to hide their costs by refusing to give itemized quotes. And if you really need proof as to how unprofessional Horizon is, just read some of their responses to the negative reviews on this site. I’m sure this review will generate a similarly unprofessional response full of excuses as to why they were right and the customer was wrong; they apparently lack any concept of customer service. In summary, if you care about your budget then stay right away from Horizon, and certainly don’t get suckered into spending $4,500 on their plans! We recently completed a part of the work that Mark had quoted (an upstairs part) and spent only about half of what Horizon had verbally quoted us (we used two A rated companies from Angie’s List and they did a fantastic job). We have now found a great new contractor who is giving us itemized quotes for everything.

Dear member, we apologize about the way you feel. Let us try and explain: For the major remodeling work you are doing the price of $4,500 for plans is absolutely NOT overpriced. Our goal is to perform the actual remodeling NOT to only draw the plans. this is the reason our plans always under-priced, we are not making any profit on plans. those are simply a way for the client to get to know us and give us the 1st priority when selecting the contractor for their remodel. This is why your phrase " wanted our $4,500" is not correct. we actually not even taking projects that are plans only. Now, yes, you didn't select us for the work, but the plans are YOURS not ours. meaning your money wasn't wasted. you used the plans to remodel with the other contractor you selected. We always ask our client if they like us to pull the permit when the plan is approved by the city. not because we want to lock them - like you explained. Simply because we don't want to deal with removing our name from the permit later on or adding our name to the permit since it is time consuming - so we ask I'm glad to hear you find a contractor you like, Good luck!

I wouldn't give them a good review. In the middle of my project, the guy who was overlooking my project left. No one was put in his shoes to oversee what was happening at my house. It became very stressful to us as homeowners. That's why I haven't gone out of my way to do anything online for them. It was a project that lasted for a while. I had a designer that was very good and would stop by regularly to make sure that everything was on track. Then they parted ways abruptly and he stopped by to say goodbye to us. He said that my designs should be OK, well I wasn't OK after that. I wasn't happy with their work after that. There wasn't a supervisor here everyday to make sure that the work was done right. The work wasn't tacky, I felt like I was dropped like dirt as a customer and they knew I wasn't happy. There were several things that they did for me and the charge included all of the materials as well. I got a jacuzzi tub and some other high end stuff. I wasn't that happy about the money. If I'm spending that much money, I want somebody watching. When I interviewed the designer, he asked me what I wanted, and I told him I wanted to sit on the patio, drink a cup of coffee, and not have to worry about the project. I wanted it to just get done nicely. That fell through the cracks. Whenever I called, they came out within a couple of days. I didn't want to manage my own job.

Dear member, we apologize this is the way you felt. we are always trying to give the best customer service to each of our clients. answering questions right away, updating every day, making sure all is moving along to your satisfaction. in majority, we do succeed. since we are working really hard to make sure our clients are happy. in your case, the owner of the company himself was in a direct contact with you, he was vising and inspecting the job on a daily base. We truly felt like nothing can make you happy - i apologize for that. we tried everything, even complementary items, but nothing worked. the 2 new bathrooms are beautiful and done per very high standards, as you mentioned as well. I will love to make any improvements or make you feel better, simply let me know what can be done. i really like you to become a happy client!

We hired Horizon Construction to demolish our 1950’s kitchen and construct a brand new one. From the beginning they were up front and professional. We were overwhelmed with all the many choices with design and color. Since Horizon Construction has a showroom, Mark and Enna were able to help us create the vision we had for our kitchen. Once the project was underway, we were updated daily by Enna as to when the workers would be here. We were grateful for their reliability since we were living in our home during the construction. That made this large project much less stressful. The workers were trustworthy, courteous and respectful of our property. Throughout the entire project there were only a few issues, as there would be with any project of this magnitude; Mark and his project manager Tal addressed them immediately. Horizon Construction was a little more expensive than our other bids but you do get what you pay for. Our kitchen turned out fantastic! We love it!!

Can't believe I'm going to provide a full narrative, but here goes. DON'T WASTE YOUR TIME WITH THIS COMPANY. I've owned & remodeled several properties, but I'm new to the area. So, like everyone else I found them using Angie's List. Ton's of reviews, so I scheduled a consultation for a full remodel of a home I close on tomorrow. It's vacant and work can start on it immediately. My family and I intend to occupy the property for a while & when I found out that they have a showroom, my wife and I checked it out. I don't know many contractors that have a showroom, so I thought it showed that they have promise. Enna seemed nice enough when I met here there. Ahead of time, I emailed them pictures of the property, a floorplan with measurements, pictures of a house with the SAME FLOORPLAN that had the same work done (so they had an entire 'before' & 'after' of what I wanted). It was everything I gave the CAD draftsman & structural engineer (both thought everything I gave them was more than sufficient) I do remember Enna asking if my wife would be present at the appointment at the house & I told her that she would if it worked out OK with my son (he's 4 months old ... so we take it 1 day at a time). Turns out my son is not well today, so my wife was going to take him to the Doctor. I take time off work, drive 30 minutes to the property to meet with Horizon. The project manager shows up at the home a few minutes ahead of schedule (also promising) and parks at the curb, so I open the front door. He goes to the back of his car and looks like he's getting a few things. I apologize for being on the phone and that I should be done in a second (I was on hold while updating insurance information with the pediatrician's office). He shouts from the curb, "will your wife be here?"... I say "No, she won't be here"... he gets back into his car and starts it up. As he starts to PULL AWAY, I run out to the car. He rolls down the window & I ask him where he's going. He says he won't meet with me without my wife being here. I ask why.. he says 'company policy' Meanwhile, Horizon calls me and attempts to reschedule. I answer the call to find out what the deal is & the project manager rolls up the window and drives away. I HATE having my time wasted. Still on the phone with Enna, I let her know that I'm more than capable of handling the bidding process (I've done it several times before). The only thing my wife and I haven't picked out is the exact tile for the back splash and shower (which has not stopped any other contractor from placing a bid in the multiple properties of owned & renovated). I had more than enough details for the CAD draftsman, structural engineer, & three other contractors that want the job... but apparently that's not enough for them to provide a bid. After Enna let me know that there was no way he was coming back, I raised my voice at her over the phone... I didn't curse, but I was rather loud and very short with her. She re-stated multiple times that it was policy. To which I responded, 'why didn't you tell me that there was NO WAY you would do the bid without my wife present?' it would've saved us all a ton of time. Or... Why didn't project manager guy come over shake my hand, introduce himself & explain the situation... At least then, maybe I would've called me wife and asked her if she could've driven over after the pediatrician's appointment (doubtful anyways.. as she has better things to do and this was a complete waste of time). However, at least then I would've had an option & I would've felt you were professional. Nope... here's what you get: project manager: "Is your wife here?" Me: "no" project manager: (insert sound of car driving away) Me: What just happened? I asked to speak to Enna's superior about this. She said the only one above her is 'the owner'. I said, great... let's get him on the phone. Then she said that the guy who just drove away from the house WAS THE OWNER. I'm thrilled that their lack of professionalism was shown to me immediately, instead of after we signed a contract. I know that this terrible experience with their company probably saved me a ton of headaches in the long run, but I still wish they wouldn't have wasted my time in the first place. SAVE YOURSELF A HEADACHE AND USE A DIFFERENT CONTRACTOR

Dear member, we apologize you feel your time was wasted. the last thing we want to accomplished is that. your review was written in a very funny way, and honestly it made me smile. young couple with a 4 month baby, purchasing a house and like a complete remodel. they DID NOT CLOSE ESCROW YET. we did an exception meeting them without being the official homeowners of the house. so the only 1 thing we ask for return is to value our time and professionalism and be present at the consultation YES BOTH OF YOU! as you mentioned in your review, " as your wife has more important thing to do... as this remodeling of the complete house is NOT IMPORTANT TO YOU? OR HER? if this is the way you treat us with NO RESPECT to our time nor experience nor knowledge that you like us to share with you, we are happy it did not work out and we will not work for you. We truly made an exception by scheduling a meeting with you prior to you closing Escrow. you and your wife - that apparently is very involved in the remodeling project came to our gallery and told us how you need help with the new house you are buying and that you wish we can start the project the moment Escrow closes. so we decide to help. we invested our TIME AND GAS and did not schedule anyone else at that time. we came to meet with you WE RESPECT OUR POTENTIAL CLIENT and give them all the time they need. we found it very nonrespectful that your wife had MORE IMPORTANT THINGS TO DO. AND we did discussed you both being there when we scheduled the meeting. you said it is NO PROBLEM because your wife is not working and staying home with your baby son. the second time we mentioned it was by our email confirmation asking for both of you to be there. the third time was on the phone. non of those time you said, sorry, things changed my wife can't make it. can we meet without her? why you are not mentioning that in your review? We are a reputable company that works very hard to keep our clients happy - and everyone knows it is difficult in the construction industry. We thank you for the opportunity working with you, but we will say no to this one. Good luck finding a contractor!

Recently, we were looking to completely remodel our 1968 master bathroom and create a comfortable, beautiful and functional retreat. After reading many reviews and viewing several sites, we contacted Horizon Construction and Remodeling to take on the project. From the first meeting until the final sign off, we found the team to be completely professional, knowledgeable and trustworthy. During our initial consultation, Mark took our vision and made a beautiful and workable plan that incorporated the custom cabinets and high-end finishes which were consistent with our preferences. Those plans were transformed into a stunning and comfortable oasis which we enjoy on a daily basis. When we had questions, changes, or concerns, they were addressed immediately and always to our satisfaction. During several inspections, our city inspector commented on the outstanding job the team was doing and the rapid pace at which they were completing projects. The office would keep us informed regarding the daily schedule and as to which teams would be here. The workman are all skilled craftsmen which shows in their work. They were respectful, courteous, and meticulous. Everyday the workspace and surrounding areas were cleaned methodically, taking great care to protect our hardwood floors. This process was first rate from beginning to end, so much so we will be using them in the future to remodel our kitchen. Quality work, craftsmanship at the highest level, and a professional team, Horizon Construction and Remodeling are top notch and I would recommend them to everyone whether your project is small or large. Horizon can do it all. Thank you Horizon for a job well done!

Dear member, We are sorry that we were a little bit early to your appointment. YES EARLY, NOT LATE!!! usually our clients appreciate this. This was not the case with you and while our consultant would have been happy to wait for you to arrive you became very upset and rude to him on the phone. We respect our clients and ask to be respected as well. after this interaction with you we did not feel we would be a good fit for you and your project. we wish you good luck finding a contractor!

The Good: Horizon was punctual and responsive when I asked them to come to the house and discuss the project. The Bad: Horizon absolutely refused to provide any quotes, even a ballpark quote, for the work being done. Basically Horizon wanted $4000 dollars of work done before they could tell me an estimate for a kitchen remodel. I'm not talking about a written estimate, I'm talking about "Is what I'm planning realistic for my budget?" Horizon's answer was that they never give any estimate (even verbal, ballpark estimates) without doing full engineering and plans. This wouldn't be so bad, except they wanted $4,000 dollars to do that work. They did not seem to think this was a lot of money. So I said "So basically, you want me to pay you $4,000 just so you can give me an estimate of the cost --- and even then, there may be surprises that raise the cost from the estimate?" They said "Yes" Even though he said they do this so they don't "disappoint customers", I think they do it to lock in their customers. If you pay someone $4000 for an estimate, you can either (1) get the work done through them and "recover" that cost, or (2) go through someone else and lose $4000. Either way, they got your $4000. I've never heard of such a practice before, and I will never do business with anyone who works like this. Needless to say, I had no trouble finding a reputable contractor whom I could work with. And they didn't try to soak me for $4000 for the estimate.
Description of Work: Asked them for a quote, would not provide one. Asked them to verify whether a wall was load-bearing, would not provide without a full engineering profile (around $4000).

Dear member, you misunderstood the whole content of the architectural / engineering plans: the architectural plans are YOURS - the home owner. Not the contractor. so, in the worst case for us, that you are not going to select us after the plan is made, you can take this plan to any other contractor you wish and he will be able to work on your projects based of this plan. THIS IS HOW IT WORKS!!! we as a construction company are NOT trying to take $4,000 from you for this plan. you are welcome to hire a different architect for any amount and provide to us a set of plans approved by the city. so we can work based of that. we are not willing to provide estimates for structural work - without engineer plan that is approved by the city. so the contractor you are telling about that simply started the job without you having the architectural & engineering plan is NOT professional and needs to be fined for that. the city code enforcement needs to be notified that you along with this contract perform structural work without plans - meaning without permit as well. wrong thing to do!

Generally fine quality of work. There were a number of communication issues along the way that could have been prevented with more proactive approach by the manager. Overall, satisfied if not overwhelmed.
