I hired them as property managers. They TALK a great game and have a brochure full of lies... reasonable repairs, property checks, great response time....none of it true. Later said it didn't work out to have the in-house repairs, never made property checks, things just WERE NOT done. When my tenants moved out previous PMs have done walk-through's and readied the property immediately. Over the phone Jeff told me it was happening and I showed up (from a different State) 2 weeks after only to find NOTHING had been done. He was telling me the 10 year old property wasn't showing well but they had done nothing- nothing was touched up inside, blinds torn, carpet stained, dirty... so it was alittle hard to SHOW! I made lists of things I felt needed to be done and expressed I needed it rented in a timely manner. He did not want to call in the carpet guy for stains so I did. They were very helpful and did it next day. I was assured the rest would be done but when I popped in 2 weeks after that - NOTHING was done! Jeff claimed one guy was out of town, unable to get ahold of yard people, etc etc. He claimed he had to list it for less, then didn't (more delays), then claimed it wasn't renting because it needed updates - people were looking for marble counters! One girl he sent over to clean didn't do what I requested on the list (it was still dirty) and ended up taking several things out of the house. I asked Jeff to have her return them, and he insisted she probably thought I wanted her to remove the large bottle of Tide and other items (however, she left multiple other cleaning supplies and things that she DIDN"T want!) I ended up painting entire inside and paying over $1200 to replace blinds tenant had torn and other things that he felt were "normal wear and tear" (one room had 187 nail holes -I counted as I puttied). Bottom line: Jeff never checked on house, made very little effort to get it to its previous condition in a timely manner, and were unresponsive to getting it rented. I waited 6 weeks to get the UG sprinklers blown out, 6 weeks for wall touchups, etc. By then I had had it and we agreed to part ways. Jeff said he would take care of getting someone in - of course, since it is a $800 paycheck. Turns out he got the renters in by allowing them to rent for 6 months! That is just not worth it as an owner and **** ** the house too... if he had ever asked me about doing that, I would have said NO...but it was completely underhanded. I own 3 rentals and have never had an experience quite like this one. I have all the texts and copies of my lists/invoices for proof. Ive since talked to other PMS who felt property could and should be rented for more (vs what Homeland said) but its more important to maintain my home with good renters. The only bright spot in operation is the mother, who does the books, and is helpful and responsive
