Signed the two contracts and paid the customary 50% of each at the end of October, 2009. After a very wet and cold winter, and many phone calls and broken promises, the contractor finally had someone come out to the house remove the existing fascia boards and install new. They basically started the job and didn't finish any of it. To make a long story short, the workmanship was so poor, after their third attempt to install the material, make proper joints and trim, we called the contractor and requested they stop work on the house. At this point contract #2 for the roof was not started. Of course there were many phone calls, e-mails and pictures after the fact that got us absolutely nothing but broken promises. We asked for our deposits to be returned three months ago. Although the contractor basically agrees, he has made no effort to actually return our deposits. We are currently pursuing other available options.
Description of Work: There were basically 2 contracts ... 1. Contractor to replace 2x8 fascia on three sides of the house as well as add soffit to cover exposed rafters on the rear. This contract also included primer, finish paint which we purchased, and the installation of gutters and gutter guards. 2. Contractor to tear off existing roof on the house and detached shed and install new architectural shingles.

Gave check on Oct 7,2009 for 5,355 after which the company and i laid out exactly what i wanted. It was in writing as most contracts go. I was told work would start in about 2 weeks after. Two weeks come and go and nothing yet. After a couple more weeks demo finally started on around November 5th. That took 1 day (cause it was a real small bathroom). The next day folks came in and started basically rebuilding the wall frames. Then OMG, the Noreaster came through and that set them back a couple of weeks cause apparently they have contracts with companies in downtown Norfolk which had flood damage and that was high priority over me! So beginning of December comes around and it's like a person here and there to do an odd job every day but it was not as though those folks were at the house for hours they were only there for a very short period of time. Let's just say Christmas wasn't very joyous! Oh did i mention my husband and i have been sleeping on our mattress in the living room since right before they started because our remodeling project was a bedroom fixer upper also (kind of a hand-in-hand operation). Anyway time ticks by and now the company has some personal issues. The owner's mother had a stoke (yes i felt bad) she was in the hospital for 2 months so you can tell he was a hard guy to get a hold of and come by to see/check on progress. He also had a guy who's Father had passed away during this evolution so another time stopper. I know some of these things couldn't be helped but thank goodness for him ( the owner) my husband and i are VERY patient people and very understanding. Meanwhile things are slowly trucking along but another hiccup, i had noticed that the door frame for the pocket door was not framed for a pocket door it was for a regular door. So i had him come to the house to look at it and he was dumbfounded about it,and about 2 days later he had a guy come back out and fix it. The electricians did a good job, the plumber was very slow, the sheet rock guys were the best ever; super quick. Another thing that got to me was in the contract it stated that owner was to tile and paint...yep ok got it...so why, i asked him, did whomever put baseboards around the bottom of the walls WITHOUT FLOORING THERE? Who does that? It looked retarded. I told him specifically we were going to tile the floor ourselves that meant we were going to put our own baseboard around the bases. So we had to have them come back out and pull off all the trim from the walls that they had just put on cause i guess he told them to...After all that mess we were almost there, everything was up, new ceiling was installed, pocket door installed but wait...i'm looking at the pocket door saying somethings missing...ah yes the little notchy part the door seats into at the frame and the part you grab the door with. These might help, so i call again and have him send someone out to fix that. All the rest is ours to fix. Paint and flooring---done!
Description of Work: Widen bathroom to support Jetted tub to include removal of 2 walls, redirect plumbing for bathtub and toilet (we live on a slab mind you). Update lighting with spot lights, add new vent fan, re-build 1 complete wall and build a half wall with glass block encased in the center (like a window). This half wall is between the tub and the vanity. Install a new pocket door between bedroom and bathroom.

We selected Mark Janik because of his good reputation within our neighborhood where he has done much work. During negotiations we very specifically asked that before coming to our home he have all the material on hand, start the job, work diligently and finish the job. On 4/21/09 we gave Mark a check for $12K and agreed that he would start work on 6/1/09 as that would give him plenty of time to order and receive supplies. A week or two later we decided on the style front door we wanted and paid him the full $2,800 for the door. June 1st came and went with no action. A series of phone calls resulted in several excuses and lies about difficulties at the window manufacturer's. Later conversations with the subcontractor revealed that the windows had not been ordered. Agitated by the lack of progress and concerned that we would loose our money, I asked that any material which had been purchased be put in my garage. Two pallets of vinyl siding were put in our garage in mid June. Windows finally arrived on June 23rd. The subcontractor installed the windows over several days. After the windows were completed and most of the siding done, we got a call from the subcontractor asking us to intervene with Mark Janik to help them receive payment lest they be forced to put a mechanic's lien on our house. After the windows were installed no one came to our house for several days. Once the siding was begun it progressed decently, though it couldn't be finished until the front door was installed, and we waited more for the front door to come in. The work started more than three weeks after the agreed upon date. From start to finish what was agreed to have been a two week job lasted over six weeks once the work began. We are pleased with the quality of the work; everything we asked to be done was done. We are quite pleased with the end result. I attribute the unpleasant aspects of our experience to cash flow difficulties in Mark's business. We would use Janik Contracting again only if we had milestones of completed work to use as payment points. Additionally, we would require some form of liquidated damage payments for failure to complete by an agreed upon time. We like Mark and understand why his work has earned a good reputation. We were displeased with the way he managed the job and the lies he told in explaining the lack of progress.
