Started off well, then midway through the first phase of the project, after 12 weeks of unsupportable delays to pour the concrete for the main part of the renovation, Mr. Mike Vass sent me an email saying he could not honor/complete his contract. He further stated he was "shutting his company down to a non-status". I have since been contacted by subcontractors who have not been paid, although Mr. Vass was paid. Mr. Vass responds to neither emails or phone calls.
Description of Work: Renovation of home, adding a 2 story room, moving kitchen and replacing it, adding garage, basement and master bedroom add plus a front porch and deck.

On April 22, 2012, we hired Vass Construction to build an addition to our home. Initially, we received a proposal for the complete project, and after a number of changes and discussions, we opted to work in phases and paid $6,500 for the design phase. On April 30, 2012, we had to fire Vass Construction because they were not fulfilling their end of the contract with the integrity we expected. The most egregious example of this breach of integrity was the unauthorized changes to the drawings submitted to the Reston Design Review Board. First, Vass attempted to change the quality of products used on a fixed-price contract, and second, without our knowledge, Vass Construction changed a key component of the addition (a garage door to pair of exterior doors) claiming that the custom door we required was unavailable, which was untrue as I found several garage door options quite easily. Vass then stated that the reason for the changes was to keep the cost to within our budget. However, since he quoted our addition inclusive of the garage door at $1200 (I priced them at $580), this too was untrue. After waiting weeks and missed appointments, we received a refund of $1,795, and are left with architectural plans from Vass that cost us $4,705. These same plans were not accepted by the Reston Design Review Board (DRB) because of a faulty roof design. In addition, the drawings were of no value to several other contractors we spoke with, so we are forced to start over. Michael Vass says we had a communication problem with his architect, Humberto Vazquez, from Studio HTO. However, after paying for drawings that Vass and Studio HTO claim took 33 hours to create but which no other company can use, we were taken advantage of yet again. Vass will most certainly tell his side of the story, and telling stories is his one true talent. However he positions his version, the facts are what I?ve noted above, and I have every claim well documented. There are so many highly rated contractors, and you the cost of choosing the wrong contractor is so high, so please do your research. Vass labeled my wife and I as disgruntled customers because ?we didn?t trust him to fix the problems?. He claims that the drawings submitted were unfinished (hard to imagine a structural design flaw after ?33 hours? to create). Fortunately, we fired Vass Construction early on, which limited our losses. Michael had explanations for everything, which often passed responsibility on to his architect, Humberto, even citing differences in culture as an excuse. Since Vass was as dishonest as Humberto, the cultural difference argument didn?t work. Beyond the issue of the siding and the garage door, there was a lot of discussion with Vass Construction on the roof design, as I had concerns about the design and potential problems with water run-off. Michael Vass took the time to educate me on why the roof had to be designed a certain way. However, Humberto then convinced Michael that the roof should be designed differently. It became difficult to determine who was in charge. Initially, we were told that Humberto would be doing the drawings of our home, but subsequently, we then learned from Humberto that he would actually build the addition; unfortunately, none of that was communicated with us, and ultimately, the confusion between them ended up in a roof design that could not work. It is true that we pulled out without allowing them to correct the design plans to meet the Reston DRB approval, but we came to realize that we made a mistake in choosing Vass Construction and they would continue to disappoint us so we had to cut our losses. Given their reaction, were are so pleased to have terminated our agreement and not lost more money or worse, suffered an inferior design and build. Subsequent to our experience, we learned that a neighbor of ours had a bad and much more costly experience with Vass. We wish he would have posted his experience on Angie?s List because it absolutely would have caused us to choose a different contractor and would have saved us time, money, disappointment and a delay in our project. Given the power of the consumer with tools like Angie?s List, we can hold contractors like Vass Construction and Studio HTO accountable by ensuring that they only earn our business after being honest and delivering quality service. Don?t chose a contractor based on their ability to ?sell? you as this lesson cost us as noted above. Rather, make them prove it by getting good customer ratings. We are also submitting a complaint to the Better Business Bureau. As stated, Michael will tell his story and no matter how he spins the story, he cannot refute the fact that we paid for 33 hours at $125 per hour for drawings that failed to meet the DRB requirements because of a faulty roof design, and other contractors have stated as grossly inadequate. I urge you to act with caution as Michael is dangerously likeable which makes the ultimate deception more disappointing. In the end, we were willing to pay a fair price for services rendered to the point that we ended the contract. Michael should not have grossly inflated the hours to develop the architectural plans. He certainly missed an opportunity to be fair and equitable which matches with our entire experience.

Services performed was the creation of architectural drawings that Vass claims to have taken 33 hours to create. The drawings were submitted to the Reston Design Review Board (DRB) and failed to be approved due to a faulty roof design. Other contractors that we've since met with have also confirmed that the roof design is suspect if not worse, and that 33 hours to create was grossly overstated. There is little, if any value of the drawings created. I encourage you to read the detail below for a better understanding of our experience.

This is VASS Construction's Response to this complaint to the BBB. To Whom it may Concern, I feel very strongly our repeated offers of the $6,500.00 original fee would in fact have yielded the plans to pass at the county and Reston review board. Member terminated our agreement for convenience only and expected to be paid back monies expense'd against his project. We invoice him accordingly for the efforts, meetings, research made in developing the drawings sent and fully released to him. We forgave the copyrights and sent files which could be used by any simple designer needing to make and revisions. Since 1997 I have never had any issue resulting in a BBB encounter or complaint. I have remained in a position of not being personal about this matter and will continue to do so. Member should have completed the designs if he expected to have a set of drawings that included the cross sections and details for permit per our original agreement. The reason we were terminated was because of simple revisions made that could have been changed in seconds if the Members felt they should have been. Instead, I received a very out of the blue termination of services request without any prior knowledge of concerns. In fact, it was nice that Member, agreed to meet which we did. I offered to complete the drawings with the very minor changes (type of siding and 12" smaller door) and in addition personally manage his project. Member and I discussed what he was upset about and I feel he never said completely. I believe he had differences with my designer and now I along with my company feel tarnished and was never allowed to make it right. It would not be acceptable to me to take a loss on a project because the customer would not accept proper solutions. Further crediting the project and handing back additional monies is not acceptable or a proper solution. I am willing as a business person to accept for the first time I have a client who refused to allow me to make it right then play victim. I can sleep at night knowing we were paid properly for the efforts realized, the Members could have continued a relationship with VASS Construction that would have yielded an addition beautiful in all respects. They decided to go another route with their limited budget that we were willing to conform to and now feel entitled to smear our spot free reputation. In recap, we made two changes: 1. Type of siding. 2. Door size was drawn at 12" larger than customer wanted. Without cause or communication Member terminated our agreement. His voicemails were stern and both changes were no reason for termination. Member and I met to discuss the issue later in a civil manner. We parted with the understanding that he would speak to his wife and decide whether to fully terminate or not. I offered to complete all drawings and make any revisions to them required to pull permit. We met again and I presented Member with a final invoice and refund check against the current hours spent. Member accepted the check we shook hands I gave him CAD files for the project and I left. The check was promptly cashed. Weeks later Member logged in a complaint when the entire time simply finishing the drawings as offered would have been the easiest option. The contract ended there, they were able to use the drawings and pursue any builder of their liking. They removed that option over a siding and door choice, remaining effort to complete the drawings for permit was minor. The build specifications could have addressed final product selections. As from the beginning I hope they have been successful in their project and truly hope the best for them. We offered a Design / Build Proposal and they upon my urging decided to execute a Design only proposal of $6,500.00 for the addition with a planned build budget of $65,00.00. They simply had many ideas where designing within their fixed budget and desires would be difficult. We attempted to satisfy this and unexpectedly were released from our contract without warning for the two simple reasons listed in my response. The project remains un-finished as of today. Since 1997 I have had 2 complaints on Angies' List and one of those customers also reported my only BBB complaint. My company proudly builds mainly on referral business alone and accomplishes over the years from $1,000,000-$2,500,000 per year with two complaints. I wish it were zero. I do regret agreeing to work with the Members because of the outcome, however I am proud of the designs that at time of termination were not complete and certainly were not in a building permit readiness. I feel they benefited from our lengthily conversations on design ideas and offers, ceiling design, optional floor plans, HVAC options and window selections and many more lines of advice and suggestions. If given the opportunity, upon the clients review, we would have made the two simple changes and the roof line design was at the Members request to help the view from the bedroom window overlooking the new addition and is completely build-able. Keep in mind the Design proposal does not guarantee that VASS Construction will be awarded the construction portion of the project. I do not understand their reasons for termination we were not hired to build so why would we ignore their requests. It simply does not make sense. All Drawings were given in digital format, any changes could be accomplished by any designer or builder with AutoCAD programming. Our invoice was fair for the hours of meetings, research and design efforts VASS Construction faced and VASS Construction refunded the unused portions of their payment which was completely agreed to be fair at time of acceptance by Member. When the Members would have signed off on final designs and also if they contracted with VASS Construction the design fee would have been considered part of the deposit for the work to be built as we do with all of our customers. I do wish the Members well and luck with their project and do feel bad VASS Construction was denied the opportunity to take this to the happy conclusion of a well build addition and fulfillment of their dreams. All of my offers to complete the drawings of the 504sqft addition, re-submit a Build Proposal and fully construct the project to the agreed specifications still remains open at the $65,000 total budget as originally proposed. Years of house settling caused leaks in living room windows (where living room is cantilevered out into backyard). Vendor provided competitive bid and selection was based on construction experience vs. standard windows installer in case problems crept in (as they usually do). Two major problems with this vendor: 1. Inexperienced team - nice guys, but they were frequently late/no shows and seemed unsure of steps ahead. 2. Questionable quality - windows installed are not perfectly square in frame, lolly columns not placed properly. While Mike Vass was very knowledgeable, the execution was left to a young inexperienced team. They were frequently late (starting with being 3 hours late the first day) and work was less than stellar. Nice guys when on the job, but the punctuality was unacceptable (several no shows!) having to work from home on construction days. A 3 day project turned into a 30 day [duration] project. Whenever I called Mike, I ended up getting called by the on site manager who always had an excuse handy (truck broke down, another project, dog ate my homework). There were structural issues with the house which Mike figured out when the windows didn't fit. This required the lolly columns be installed. They suggested a single lolly, but then put in two without any rationale. OK, better safe then sorry. However, the 2nd lolly column was placed by the team where Mike himself said it would provide no additional support. After careful review, the windows are not quite square in the frame which was custom made/installed. Only noticeable upon close inspection, but noticeable nonetheless.
Description of Work: I sought out bids to custom make and install 5 large (3' x 5') pane glass windows. Vendor framed out new opening (18' x 5' overall) and installed windows. Also had to jack up cantilevered edge of living room 2" and install lolly columns to correct settling and level out living room floor. Also had vendor repair broken window (another pane glass, separate part of house), fix front door and repair external light fixture.
