RRR did a high-end hall bath remodel in Sep 2020 for approximately $24000. Homeowners did the basic design and material selection. RRR suggested construction and material mods, as needed, and ordered all material. Cost was clearly detailed up front, paid on draw, and was met by completion date. All stage work and inspections were completed on schedule, over approximately three weeks. Crew was always on time and worked full days, while Ryan checked in twice a week. All rough-in and finish work was neat and well crafted, including studding, plumbing, electrical, wall and floor tile, and vanity top and basin, and painting. There was some struggle with heavy shower doors assembly and clean install. All punchlist items were complete with no issues. Enjoyed interaction with Ryan and his crew. Very happy with results. Competitive pricing. Would highly recommend.

This is our second project with Ryan Reph Remodeling (RRR) and they did an amazing job in all respects. From our initial meeting with Selwa and the design phase, I knew we had a great project in the works. And from that start, excellent communication ensued. The construction phased proceeded as planned and the onsite team worked hard and made great progress each day. I'll add that Covid protocols were in place throughout the project. They were a pleasure to work with and we enjoyed it. Very skillful craftsmen. They also handled three (I'll say) complicated matters associated with the build in superb fashion. Ryan was also present as the job progressed and handled all permits with the County. I now have a wonderful full bath in my basement that matched my expectations. A fantastic job all around. We will definitely use RRR for our next job.

Ryan did a job for me years ago and now has just completed a lovely bathroom and kitchen. The unusual thing is, I am a landlady living in England and the condo is in Reston, VA. Through emails we signed a contract, Ryan promptly did the work and photos were submitted. Ryan changed one detail of the kitchen, a counter top at my request, and all went well. Would use Ryan again, and that's the greatest compliment.

The project went very well from Selwa's first visit through the completion of the project. The workers were very professional completing all the trades (demo, electrical, plumbing, tile, painting, woodwork, etc.) with perfection. They were pleasant to work with and always cleaned up at the end of the work day. Everything was replaced even if it didn't really have to be such as switch plates and A/C vents.

Please note that this review is only based on the design and consultation steps of a bathroom renovation we tried to do with Ryan Reph Remodeling. We contacted Selwa Reph to come to our house and start the process for giving us an estimate to renovate a 10'x12' bathroom. While discussing what we wanted, I pointed out that because it will be the most used bathroom in the house, we want it to be more than just a basic job and were willing to spend some money to use higher-end materials and to please reflect that in the price estimates for the contract. I asked the same of her that I did the other companies who came in....please don't quote us the lowest price estimate for materials....we're not buying plain white tile from Home Depot, so please estimate for midrange materials so if we have the budget we can go for even nicer stuff, but don't budget for the low-end materials. We have not done a renovation like this before, so we had no idea what cheaper materials cost vs more expensive ones, so we were relying on her expertise. When we showed a picture of a shower with glass tiles, we asked Selwa how those materials would change the prices quoted in the contract and she said it would be a difference of a few hundred dollars. We signed with Reph Remodeling and they gave us a price range of $8/SqFt for tiles to work with. They also sent the specs for the job to Architectural Tile and Ceramic in Vienna. When my wife and I showed up there to select tile, grout, flooring, etc., out of all the selections in that store, there was about 1/4th of one small bin that let us pick from about 20 basic porcelain tiles in that price range. With such a pathetic selection, we went ahead and picked out tiles we liked in the $16 price range. What had been an $1,850 allowance ballooned to a $5,920 estimate from Architectural Tile and Ceramic. And that amount was based on the contractors discounted prices! When I spoke with Selwa Reph about her estimate for $8/SqFt, she defended it and said I should have been able to find something in my price range there but said she would call the salesperson and review the quote they had provided us. She also claimed she specified the "difference of a few hundred dollars" for glass tiles was only in reference to the construction cost...not the added cost of the tiles which she did not mention or use to adjust her estimate of $8/SqFt....why didn't she add in the change in the cost to materials as well? When we went to another tile shop to redo the entire process of selecting materials, the manager of the store immediately caught an error on the original quote from the other store that added on over $1,300 to the quote; calling for a whole palate of 50 lb bags of thinset......56 bags in all....2,800 pounds of thinset for a 10'x12' bathroom. The other tile shop said we would need 4 bags at most. The total from Architectural Tile and Ceramic was still way over Selwa's estimate of $1,850, but a huge glaring error that should stand out to a company that works with this all day every day. When I asked Selwa about this error, she admitted that she did not actually review the order with the sales rep and just never caught the error. It was after bringing this issue up along with pointing out my displeasure about the lowball pricing estimate that Selwa Reph decided to terminate the contract and returned our deposit. While they get great reviews and I have no basis for commenting on the demo & construction team, they are not cheap so we expected better results at all stages of our interactions with them. If you decide to work with them, just be skeptical of the materials pricing unless you already know exactly what you're going to have them install and then make sure you have someone else review the order for materials accuracy. I will note that the contractor we wound up going with wound up costing less, immediately verified the estimates from the tile supplier and went over our selections to make sure he understood what we wanted so he could give us the most accurate estimate which wound up being within $150 of the final total for materials.

This is actually the second and third times we have used Ryan Reph Remodeling. They have always completed our projects on time and exceeded our expectations. Their crews clean up well each day and do their best to disrupt our routine as little as possible. We have also appreciated that we can select and purchase materials on our own, but still rely on Ryan and Selwa for recommendations and design advice. We have been delighted with our finished bathrooms and look forward to working with Ryan Reph Remodeling again in the future.

Ryan Reph Remodeling has completed three major projects for me in the last three years. The first project involved the installation of a new oversize walk-in basement shower and renovation of the adjacent basement laundry room. I was so pleased with the quality of the work, the following year I hired them to renovate the master bathroom, original to 1958 when the house was built. A complete tear-out was required and new “everything” was installed – inside and outside the bathroom walls. Even though I selected moderately priced materials, the end product was stunning. I recently moved into another older house and they are almost finished with two projects there. One involved the construction of a main level laundry/mud room with an entrance from the garage into the house and the other was the installation of a wet bar/kitchenette in the basement rec room. Like the previous projects, the end result of these two projects is amazing. Within the next year or two I am hoping to renovate the basement bathroom in the new house and Ryan will, without doubt, be my contractor for that project as well. Before my first experience with Ryan, I had never hired a commercial contractor to do any work for me. I was fortunate to have a Dad who could do anything and do it beautifully. He and I were able to tackle all of my various home improvement projects. When I lost my Dad my home improvement projects were limited to various painting projects and small focused speciality projects (floor refinishing, replacement windows). I had heard horror stories from family and friends about working with contractors and simply didn’t want to get involved in a major project where I had to rely on someone I didn’t know. But the time came when I needed access to an ADA accessible shower so I turned to one of the online contractor referral services and “found” Ryan Reph Remodeling (RRR). I reached out to RRR and they contacted me almost immediately. Selwa came to my home, reviewed the scope of work and provided an estimate. Ryan followed up to walk through the project with me. I felt the estimate was fair, I was very comfortable with Selwa and Ryan, and after contacting the references they provided I signed a contract to have the work done. (Yes, RRR was the only contractor I contacted!). They have now done 3 projects for me and I can’t imagine working with anyone else. I have worked with two of Ryan’s crews. Both crews were very professional – skilled, knowledgeable and talented. Every worker Ryan has sent into my home has been polite, friendly and helpful. They show a great deal of respect for my home and use drop cloths, dust barriers and floor protectors while they work. At the end of each workday they clean up, put their tools and materials away and leave the house as livable as practical during a major construction project. Ryan gets all required permits in his name, his crew members are onsite to meet with the county building inspectors when they conduct the required inspections, and every inspection has passed on the first try. Selwa is a talented designer and she has developed contacts with a variety of suppliers who provide thoughtful help with material selections. Ryan and Selwa are both easy to work with and communication with them throughout the project is very efficient. I feel very fortunate that I “found” Ryan Reph Remodeling and I look forward to working with them on future home improvement projects. The attached pictures are a "before" and "after" of the master bath remodel.

We have used Ryan Reph Remodeling for years and were not disappointed this time. We own rental houses and recently needed a kitchen overhaul in one. RRR came when promised, completed the job surprisingly fast, and did everything to perfection. I particularly liked Selwa's suggestions on style and products. She really knows her stuff and saved us money, or got exactly what we wanted, on practically every purchase. The end result looks terrific, and the layout is much more sensible. Ryan is also consistently cheerful, responsive, and professional. I don't think contractors get better than this small family business and recommend them to all my friends!

We obtained cost estimates from six different companies. One company was a "design & build" firm which mandated design services exceeding our needs; the other five companies were traditional remodeling firms. Interestingly, with the exception of one "low-ball" quote, every company estimated material costs within a couple hundred dollars of one another. What set Ryan Reph Remodeling apart from its competitors was a slightly lower labor rate which, when matched with its high ratings/reviews on Angie's List, led us to select Ryan Reph -- a decision with which we are absolutely delighted. Our initial meeting with Selwa, Ryan's wife who produced the project estimate, immediately confirmed the rationale for our selection. Not only did she perform the expected tasks of noting project requirements and taking measurements, she also spent an unhurried amount of time listening to our less than precise expectations (e.g., master bathroom needs to "feel like a spa" and the guest bathroom needs to incorporate the "beach flow" of the main house design). In response, Selwa offered a number of design, structural and material options that fell within our budget. Equally impressive, she returned a complete "breakout" cost estimate within 24 hours which captured everything we had discussed. Once our contract was signed, we were scheduled to meet with Ryan Reph preferred providers spanning plumbing fixtures & hardware, vanities, countertops and tile. Each provider had our material allowance quote to work from (sent by Ryan) and on the occasions we exceeded a specific item estimate (e.g., shower wall accent tile) the provider worked diligently to reduce costs in accompanying areas. Our material selections were sent directly to Ryan who, in turn, managed the ordering, delivery and, at project conclusion, the return for credit of several boxes of excess floor & wall tile. On only one occasion did we chose a different vendor from Ryan's list (vanity countertops) after finding remnants at a lower cost. Our vendor choice in that instance was quickly incorporated into Ryan's project timeline. Most importantly, the quality of workmanship Ryan's team provided was exemplary. They were always on schedule, very polite and conscientious, always informative and remarkably faithful in cleaning up at the end of each day. We are hard-pressed to find superlatives to describe the work Osmar and Ananias delivered, but let us say ... they became family members we looked forward to greeting each morning! On two occasions we decided to expand the project requirements leading to change orders (e.g., enlarging the master bathroom shower stall by extending the stall into a hallway closet). The adjustments (which certainly were a small boost to the company's revenue, but undoubtedly created a scheduling impact on their resources & project scheduling) were immediately incorporated without any issue into our own project timeline. Using standard project metrics we can truly say Ryan Reph Remodeling provided superior service, within budget and on schedule. Yet, there's one last intangible that needs to be addressed -- the business principles of this company. Their commitment to customer satisfaction might only be exceeded by their commitment to others. Every single item removed from our bathrooms was assessed for contribution to Habitat for Humanity with any donation receipt returned to us for our tax filing. Ryan Reph Remodeling is guided by a moral compass that, in turn, inspires its employees (competent in their own right) to meet a higher standard of service delivery than any other we've encountered. Bottom line: we're very pleased with our new bathrooms, very grateful to have met people who share our sense of ethics and prepared to bring Ryan Reph back for additional remodeling projects in the new year.

Ryan Reph is a great contractor who we have used twice and are already planning to use again. Their quality of work and desire for customer satisfaction are second to none. Their team are very friendly and considerate to minimizing the impact on the rest of the house when doing work and you know you can trust them. Ryan is extremely responsive if you have questions and a pleasure to work with. The only negative would be that the budget on the material list for options (e.g. faucets, carpets, etc.) is pretty hard to stick to and therefore the cost was about 25% over the original estimate. We definitely recommend them

However, we identified some leakage in the siding at one end of the porch and repeatedly contacted Ryan about repairing it. This resulted in one employee coming to fix the problem but he did not fix it and it continued to leak in several spots. I have contacted him many times and he promised to come and fix it but never showed up. He finally failed to respond to my emails. We now have to hire another construction company to fix what he left unrepaired. I would now like to remove the "A" grade and give this company a "D" and will never use them again because they failed to repair the problem they left us with. A

It went just as we had hoped, except for the many rain delays that we had no control over.  Ryan's two man crew, Antonio and Clive, were efficient and skilled and incredibly hard-working.  Their attention to detail was impressive and they seemed determined to get everything done perfectly.  The finished deck is gorgeous - we are very happy with it.  Ryan himself stopped in regularly to check on progress and consult on decisions about replacing rotted wood or any other issues that came up.  I would hire them again for another home project without hesitation.

I am a very happy customer - so satisfied that I am having them come back to remodel my master bathroom.

I lucked into having Ryan and his crew do this job. I absolutely hate the hassles associated with home improvement projects. There is typically so much stress dealing with contractors that if I have a project that I can't do myself I usually just don't do it. But I needed a shower that could accommodate a shower chair and that was equipped with grab bars and a hand-held shower. That sort of project is beyond my skills so I had no choice but to work with a contractor. For  the project I took advantage of Angie'sList "let us find a contractor for you" service. I filled out their on-line form, submitted it, and almost immediately I received a call from Ryan Reph Remodeling regarding my job. Within a couple of days they came to my home, evaluated the job and provided an estimate. I checked their references and in less than a week from first contract on AngiesList I had signed the contract to have them do the work.

Though originally I had intended to simply install a pre-fab fiberglass shower stall, after discussing the various options with Ryan I decided to go for a nicer, though a bit more expensive custom shower. I'm very glad I did. The work took a bit longer than originally estimated, a combination of the increased scope of the project and his crew being a bit shorthanded due to planned leave around the 4th of July. But, Ryan and his crew kept me informed of progress and problems. His workmen were outstanding - yes, the work was dirty, noisy and disruptive but every afternoon before leaving for the day they cleaned up the mess and put their tools and materials away. In the evenings I had full use of the basement except for the bathroom. And even though substantial work had to be done in the laundry room, I had full use of the washer and dryer within 3 days of the start of the project.

In summary, I am confident that I received a quality job at a fair price. Required permits were pulled. The work passed all inspections on the first pass.

Working with Ryan was great. He and Selwa did their best to accomodate our budget and made sure to answer any questions we had. The project required building and electrical permits which they took care of with a few back and forths with the county. It was no big deal at all. Ryan's team always came on time every morning and were sure to clean up after themselves. I felt comfortable leaving the team to work while my fiance and I went to work. I already plan on using them for a bathroom renovation next year. Ryan was a huge pleasure to work with.

We have worked with Ryan Reph Remodeling before on other projects (a front porch and sunroom) and knew that we could expect quality workmanship and on time delivery.  The work crew was excellent and very respective of our time and schedules.  Ryan checked with us personally on a frequent basis, answering questions and letting us know the next steps.  The new bathroom looks great, and we are very happy with it.

I can't write the long story, but these are the critical points for me:
The initial contact and estimate was provided by a woman who related well to what we wanted.
Very good communications with customer and with each other. Listened well to customer.
Quality of work met high standards.
Made desired revisions to contract easily and always provided backup information on request.
Kept work areas as confined as possible and cleaned up daily.
Went a little more slowly after loss of one worker, but remaining crew member diligently took up the slack.
Workers seemed knowledgeable and owner takes time to explain and train on new techniques.
Although the owner was busy, he was careful to return phone calls, emails as needed.
I was comfortable having the crew in our home.
One problem: I had thought through much of what I wanted but there were some details I would like to have been
backstopped on. ...Examples: I would have had a towel rack placed in a different location if I'd know it would keep the two-way
hinged shower door from swinging inward.  When we removed the bathtubs, I didn't realize we'd have no access to running water for cleaning the shower --- other than from the shower head itself. Can't keep the cleaning lady dry that way!
