We hired this company in 2016 to do a major remodel of half of our house. The initial estimate was 85K and we were told it would be completed in about three months. It ended up costing us 115K and dragged on for nine months. Some weeks, they only showed up for one day. I constantly called and texted their foreman and was generally ignored. They overcharged for everything, installed cheap windows and siding, and performed substandard work that had to be repeated. They laid an uneven concrete foundation and then tiled over it. It was so bad we dropped a marble at one end, and it rolled across the room. They had to jackhammer up the tile and redo the floor. Their painters used brushes to paint our new cabinets and did the job so badly they had to sand them twice and repaint, and we still have streaks. One was drunk every day on the job. The experience was a nightmare. We looked at their construction flaws every day. In the end, my wife and I threw them out of our house. Do not use these people. If you do, you will regret it, as we do every day.

Terrible from the start.  We knew nothing about remodeling or hiring a GC. We hired Dunn Wright to work with our Designer to complete the kitchen remodel.  Dunn Wright would not work with our designer and became confrontational, argumentative and not only did sloppy work but would not take responsibility for their errors or employees.  No supervision at the work site led to unprofessional behavior by their workers and damage to property.  Dunn Wright repeatedly refused to correct errors and insisted that all their work was approved by us and we were stuck with it.  One of their workers left a “mess” in a toilet in our house and Dunn Wright refused to apologize for it and never offered to get the bathroom professionally cleaned.  They installed an old door knob on a new door and refused to replace it with a new door knob.  They left damaged “new” installed items and would not address issues.  BUYER BEWARE!!! DO NOT HIRE THESE PEOPLE.  They were expensive and gave poor service and quality of work.  We came away from this experience with Dunn Wright feeling used and dirty.  If there was a grade worse than “F” I would give it.  This is was the most unprofessional handling of a customer as I have ever seen.  We had to hire a new contractor to RE DO 80% of what Dunn Wright did to save our house.  The final blow was when we questioned the final bill and we were threatened with a lien on the house if we didn’t pay.  We never told them we were not going to pay them, we simply asked about credits to the final bill (5-10% off to make up for the bad job would have been nice, any kind of discount or credit would have been seen as an olive branch).  We quickly realized we just needed to get rid of these people as fast as we could.

I told them they could work on the outside. They put hardy plank over vinyl. They did not finish painting the kitchen cabinets. It took them a long time to do work. They send one guy at a time to do work. They broke my water softner.

They were good.  They had actual employees, not just sub-contractors, across several disciplines: stucco, carpentry, sheet rock and texture.  The employees answered my questions and explained things.  I have done a lot of work on my house and others, so have a lot of questions.  The DW guys did very well.

The company general manager came out and provided an initial estimate late December. The scope of the work was subsequently expanded to include conversion of the tub to a large shower so the original estimate was revised. Work did not start until January, primarily due to the holidays. Thereafter, I dealt primarily with the foreman and did not see the general manager again. The initial demolition of the guest bathroom went fairly quickly, but subsequently, work was delayed many times. Reasons for the delays included detection of a leak in the shower which required repair. However, other delays were due to scheduling issues with subcontractors. Once the guest bathroom was more or less completed, work began on the master bathroom. Again, there were numerous delays due to waiting for subcontractors (plumber, electrician). There were also some unexpected plumbing repairs that were required. Unfortunately, many days workers would show up, work for two or three hours, then leave. Days would go by without any work being done. As a result, the entire project took much longer than anticipated, a total of almost 4 months. There were numerous changes that were required as work progressed, and of course, each of these changes required a work order and increase in the cost. 

In the end, the work was satisfactory. The overall quality is good and the bathrooms do look very nice now. My primary concern is the numerous delays that occurred as noted above.

They have done lots of stuff for me before. The main boss comes out and makes the estimate and it is very fair and honest. And then he sends out his contractor and the contractor gets his subcontractors for the various portions of the job. I don't want to complain but last time they didn't paint some molding they were supposed to paint and they were in a hurry to do another job so I didn't press them. The boss wanted to make it right with me on the next project so they are really honest. Their pricing is fair and they are professional. They are prompt, considerate and I will use them again in the future.

Received estimate that was 2nd from the lowest out of 5 contractors, Work began as scheduled but subsequent contractors were a little slow and the overall job began to drag out as I did not push them for why someone wasn't there daily. I had a material request that ended up taking two weeks, causing some of the delay, but did not delay the final completion. Finally had to be vocal and tell them it was taking a little long. Superintendent was fantastic and very responsive when I did call him. His team were employees--basically the carpenters and they were a great group and very skilled. Concrete subcontractor did a nice job and had a friendly crew, but were finishing the job in the backyard past 6 or 7 pm, and as the owner watched a couple of guys finishing, was drinking beer and smoking cigarretes. I had to go out and tell them it was late and they needed to wrap up. Roofing contractor, sheetrock, flooring, painter were all outstanding and very pleasant. A/C contractor was nice, but I had a special order A/C and it seemed it was the first time he had every put one in and also he didn't know how to close ANY door behind him. Also had some 'allowances' on the estimate that I should have requested prior to the work starting: 1.) A complete new electrical panel was to be installed and was included in the overall estimate, but not broken out. So when the electrician said it wasn't necessary because I had space on the current panel, they came up with a credit for $1200. But it could have been in the estimate at $2500, I had no way of knowing. I should have either requested it broken down in the estimate or demanded that it actually be done. 2.) Allowances for door hardware were not broken out either, but they told me to go get some and they would 'reimburse me'. Problem was they had allocated $25 per door handle and lock, good enough for brass quickset's and that's about it. I bought schlage bronze for about $80 bucks per. Good news ceiling fans and light fixtures were broken out. 3.) I had requested a special material in the original estimate. They bought the wrong one, and then I found the correct one. They said buy it and they would reimburse, but they only reimbursed for the product they paid. Only $50, but if it was in the original estimate, why wouldn't they reimburse the full amount regardless of who/where it was bought? The only thing I can speculate is they received a discount at a store because they were commercial, so they wouldn't reimburse me because I paid the consumer walk-in rate. Overall I was happy with the outcome, the workmanship and the price. I would use them again and would recommend but I would get more details on the front end estimate including all allowances along with benchmark completion dates and hold them to it.

Although Dunn Wright did the work in 2005 we're still living with the results today and I would have rated them sooner but wasn't a member of Angie's list. They've been in business for several years so I doubt their workmanship has changed. They provided an estimate and were very professional during the beginning of the process. They arrived on time and completed the work on time. However, 3 major issues. 1. During the estimate they said you couild not be build curved walls that would be flush with the curved edge of the patio but instead would have to make multiple straight walls (about 3' wide) that would be angled around the patio and "kind-of" match the curve of the half circle patio. Therefore, parts of the outside patio floor would visible all the way around the edge. The first day the carpendar arrived he said he could build walls that were flush with the edge of the patio but the cost would be higher. We happily agreed and they easily cut the wood to match the curve. In hindsight it appears it was easy to do this and we were intentionally misled during the estimate. 2. The roof they installed leaked along the seam with the house and in several other places. They sent their roof man out to repair it. After the next rain it leaked and they sent him out a second time. It held up for about 12 months until leaks resumed where the roof joined the house. These are not small leaks, the water puddles on the patio. Fortunately we don't get much rain and there is still siding along that side so we hope the wood is not rotting. 3. About 8 months after completion the patio walls began leaning so that the screen door they installed can no longer close for months at a time. It stays open about 4". When I asked them about it they said the patio was shifting depending on the amount of rain and there was nothing they could do about it. It seems they should have known this was possible and accounted for this. And, if this were the case then all my doors would be like this.

"Dunn-Wright Remodeling installed a patio cover/balcony on member's home and screened in the exisitng patio in 2003. A couple of years later, member called regarding the roof leak. Our Superindendent visited the Spencer home and told them their EXISTING patio slab was moving independantly of their home. Foundation movement/problems are not uncommon in Terrel Hills, which is notorious for sheetrock /tile cracks, foundation problems, etc. The other doors would have the same problems if they were attached to the patio slab. As a result, the roof is seperating at the junction where it ties into the house. This is a result of the homeowners patio slab not being tied into the house foundation. It reminds me of another customer I met who, every summer when his roof leaked, called a different roofer because the previous repair failed. And it did, fail year after year, until he corrected his foundation with deep drilled piers. For cost reasons, member doesn't want to fix his foundation, just as he opted NOT to pay more for "curved" walls, but I wouldn't call it deceit. The true fallacy here is how a customer, almost 10 (ten!) years later, can have the ability to rate a company for work the customer didn't want to fix years ago and thinks it should be better with time?"

When negotiating with Mr. Stief, he told me that he didn't hired subcontractors, that all work done was by his employees, which turned out to be false. In particular, the subcontractor (Devon somebody) he hired to put in the pier and beam foundation for the addition was not his employee. Devon and his crew did a TERRIBLE job. Within a few weeks after the addition was completed, we started experiencing foundation problems (shifting, cracked tile and drywall). When I complained, I didn't get much response... it was pretty much "well, we did it to code so we don't care." Mr. Stief tried to convince me that we had a spring in our back yard, which is NOT the case. Later, I had an EXCELLENT pier and beam foundation experts (Beach & Dawson) evaluate the situation, They informed us that not enough piers had been installed and that none of the piers had footings installed. The shifting was the result of very shoddy work and NOT because of a spring under the house. They repaired our foundation and did an excellent job. We haven't experienced anymore shifting but have had to spend a significant amount of money fixing cracked tile, drywall, etc. Mr. Stief would not own up to the fact that his subcontractors did a shoddy job and did not make an serious effort to remedy the situation. But that's not all... D&W left a big gap in the ceiling between the garage and addition connection, where rodents were freely running into our attic space. It took WEEKS for Luis, Stief's manager at the time, to get this fixed. I was so disappointed by our experience because, at first, it seemed like Mr. Stief was interested in our project and our satisfaction.

"To: Angie'sList Re: Member Approximately 9 years ago, July 3, 2002, the Member contacted Dunn-Wright to add on a master bedroom/bathroom with guest room and vestibule. When the additon was complete, cracks in th sheetrock happened almost immediately. By doing "nothing about it," I and/or our job Superintendent had painters repair sheetrock cracks, readjust trim, and paint on more than one occasion. After several repairs, at absolutely no cost to the homeowner, I suggested on a personal visit to the home, that I couldn't continue to make superficial repairs indefinately or for our five year warranty period, without finding out what was going on with the foundation or whatever the cause of the problem is/was. I contacted an engineer, Geotechnical Consultants, at my expense and with agreement of the homeowner. Geotechnical inspected the pier and beam foundation, which was approved by City Building Inspectors after it was corrected to the Building Inspectors specifications. The first hole closest to the home was full of water. A water sample was taken and "sent off to the lab." It was determined to be fresh spring water. When meeting with the Member again at her home, she told me she "agreed" and explained to me, the skeptic, how water samples can determine rain water, ground water, sewage water, etc. from minerals in the water. The Member went on to tell me she was a Professor of water (Hydrolysis?) at Trinity University. For the third time, we had workers return to reset stuck doors, repair sheetrock, etc. For seven (7) years or so we have sent the Member a Christmas card, as we do all our customers, every year. We even sent her a report card like we do all customers. Most people do not respond to our Christmas cards. Once, a customer sent us one too. Sometimes people call for more work, or to say thanks for the reminder, I'm having problems. One time a customer called to say their five year warranty was up soon and nothing was wrong, but could we just come check it out before the warranty expired. For more than seven (7) years we have heard nothing from the Member. Not once has she called. Not once has she stopped by our office (5 blocks from her home). Not once did she inform us of warranted or faulty foundation work. I guess people remember things differently, but never would I try to convince anyone, let alone someone with the said professional subject matter knowledge of the Member, something I know nothing about, springs and ground water, except I do know they exist in that neighborhood because I dealt with another home on El Monte (2-3 streets over rom the Member) with a similar problem/spring. I also know springs only activate when the water table is at full or near full capacity but I can't tell you if that is happening now after the droughts we have had in south Texas. This letter shows another of the fallacies of Angie's List."

The crew did an excellent job. They carefully protected my floors and two large pieces of furniture that could not be moved out of the room. When they left for the day, the room was tidy with all debris removed and tools neatly stored. The result was really good. There was nothing I needed to ask to be corrected. In fact, after they had painted two coats on the ceiling, the supervisor looked at it and had them put on a third coat. I highly recommend them.

When you are considering tearing out a large piece of wall in your living room, It can become disturbing. But we had confidence in Dunn Wright based upon Agie's recommendatio and one other user. The work wass arranged with no problems, the workers showed up on time and were knowledgeable about their resspective jobs. After finishing, they cleaned up efficiently. A good job well done
