Often when a renter does not fulfill their agreement, they often do things like post a bad review in order to make themselves look better. This particular tenant owes the property owner over $10,800.00 due to damage that occurred during their tenancy. It is the highest amount of damage to a property by a tenant I have seen in my 31 years of business. In the spirit of compassion, when this tenant had employment issues, we offered to work with them -allowing some delayed payment -getting the property owners cooperation as well. However, they are embittered, and resentful people who do not care how their behavior effects others. After multiple late rents and bounced rental payment, we had to file eviction. Then it took over two months to repair the damage they caused or allowed to happen. Since me manage for individuals, this was a significant impact on the military family that owns this house. I wish Angie's List would allow pictures to be posted, because they prove the lack of credibility of this harmful tenant's post.

Read my review from 2006. After another Summerville property manager allowed a tenant to leave town having trashed my house, Rachael took over, arranged cost-effective repairs and found me another tenant. As a property manager she will look out for the interests of the owner, and protect you from the kind of tenant who does not care about your property. Ask yourself if you think the opinion of a negligent tenant who is in arrears on the rent should be more important than the opinion of a property owner in rating a property manager.
Description of Work: My niece just asked me for a recommendation for a property manager, and I referred her to Rachael Lindsey of 1 Sterling Place, LTD, who provided exceptional service to me when I was defrauded by another property manager in 2006. I noted that 1 Sterling place has two terrible reviews, one of which is from a disgruntled potential customer who did not receive a return phone call, and the other from a tenant who is unhappy with the way the property manager looked out for her client's interests. Neither of these reviews is from a client. If you hire a property manager it is to look out for the property owner's interest. Rachael did an outstanding job of looking out for mine and I recommend her highly.

I rented for two years. When you first meet they are very nice, until you sign a contract, then they act as your employer. The house I rented needed work, but at the time I wasn't concerned because the first plan was only to be one year. There was a leaking toilet I called about three times but they never did fix it right.. They charged me $50 because the weeds were to high, that could be opinion. They are very concerned with how the lawn looks rather than the house. I moved out two weeks early and they charged me $200 for yard care during that time. I would not rent from them again, but if I did, I would get a professional home inspection done before you sign a contract . In 2 years the rent went from $900 to 1150

We welcome reviews, and especially appreciate it when they are accurate. This review is not one of those. This tenancy began in Feb of 2011 at a rental rate $950 per month, Feb of 2012 it was $1,000 per month and the final rental amount was $1095 per month because they were on a month-to-month. The month-to-month was an accommodation for the tenant, as we usually do not have month-to-month leases. When a Resident does not live in accordance with the lease, a breach letter is issued, and then a breach fine when they do not correct the issues. There were several breaches issued during this tenancy due to not mowing or edging the yard, and not keeping the shrubbery trimmed. I truly wish pictures were allowed on this site. For those interested, we do have pictures of the breaches and can make them available. Sometimes Residents do not want to be accountable for their actions. Those people feel others must follow their rules, but they don't have to honor their own agreements. Sometimes they even try to throw mud on the other party hoping no one will see the mud on themselves. We work diligently to be consistent in the expectation and enforcement of our agreements, for ourselves and the Resident. Thank you for your time in reading and assessing this review.

Due to not receiving a simple return phone call, I would never use this company. After all, if they cannot return a simple phone call, how well are they going to take care of my property and any tenants that I have within my residence.
Description of Work: I called this companys two separate days in the same week requesting a return phone call to talk to someone about managing my property. On each phone call, I left my full name and contact phone number. My phone call was never returned and it has been almost 2 weeks since I called.

Rachel obtained the keys from my previous property manager in August, inspected the house, emailed me over 100 photos clearly showing the damage, and sent fair estimates of the work needed to return my house to rentable condition. I authorized the work, which included cleaning, painting, plumbing, electrical, flooring and yard work, and she scheduled, supervised and inspected it and sent photos of the results. When my new tenants moved in she was tough but fair in her dealings with them. If you want a property manager who will look out for your interests, this is your firm.
Description of Work: In January 2006 I purchased a 3 BR home in Summerville. As I was working in Okinawa at the time I hired another property manager to find a tenant and manage the property until my return in October 2007. The first property manager failed to find a tenant in five months and in August of 2006 I fired her and hired Rachel to inspect my house, repair any problems and find a tenant. Within ten days after I contacted her she emailed me over a hundred photos showing the serious vandalism my $180,000 home had suffered because of the previous property manager's neglect. I authorized her to repair broken windows, replace damaged floors and walls and missing keys, and to clean and repaint the interior. By 1 October 2006, after over $4000 in repairs, my home was refurbished and she had found me a good tenant. A year later, in October 2007, I returned to find my home in excellent condition.

i would never rent or have them manage my property. they live in a different world than i do. i think if they treated people with respect they might get that in return.
Description of Work: they managed property and as a renter, i was treated rudely and disrespectfully. it seemed they were working on the assumption that i, as a renter, was going to tear up the property and leave it in disrepair. if you like being treated this way then they are the ones to rent from.

We have searched our database, and do not have a record for this member nor do we manage any properties on York St in Ladson. It is possible this person has posted on the wrong company, or has written this for someone else. We have possibly the highest tenant renewal rate in the region. That indicates that most Tenants area quite pleased with how they are treated. Our 48 response to maintenance, follow up call or visit with the Resident to see if they are satisfied with the maintenance and attention to their properties are usually well received. We often received gifts, thank notes and invitations to tenants personal events because they know we care for and respect them. For those who treat the property disrespectfully, don't pay the rent on time, neglect or abuse the property, are poor neighbors, etc, - without apology - we DO enforce the rules and procedures in the Tenant Handbook. It is those types who complain - they do not hold themselves to the same standard they hold others to, and usually play the role of the victim. We do not cater to those who disrespect the properties entrusted to our care, or those who are unprofessional in their interactions with the caring team here at 1 Sterling Place, Ltd. We have the integrity and the character to do the right thing, even when that means enforcing procedures and holding accountable those who violate their aggrements. It isn't pleasant, but is sometimes necessary. The result is, sometimes those people make false/inflammatory complaints. They follow the reasoning that if them make a big enough stink on someone else, no one will notice their own stink. Every job has it's difficult moments. At 1 Sterling Place, Ltd, we are grateful for those who appreciate the extra effort and hard work put into balancing the obligation to the property, the property owner and the property resident. With over 60% of our residents staying several years (we have many 5, 15, and 20 year residents), that is the testimony that has credibility. Thank you for this opportunity to address this posting. My previous property manager let the tenant leave without inspecting the property or securing the keys, and the house stood vacant without power for three months, with mold and mildew growing everywhere. When I hired Rachel she secured the property, changed the locks, sent me photos of the extensive damage and filth, and arranged clean-up, repainting and repairs so the house could be shown. In the following year she responded promptly to my requests and to my tenant's needs for emergency repairs, and when I moved into the house in November 2007 it was in first-class condition. Her financial statements, accounting, communications and office staff are thoroughly professional and I recommend this firm highly. They will look after your rental property as well as if it was their own.
Description of Work: I hired P&L Property Management to manage rental and maintenance of my single-family house in Summerville after firing my previous property manager, who failed to find a tenant in five months and who let the previous tenant leave thousands of dollars of damages. Rachel inspected the property after it had been vacant for three months, sent a hundred photos to me in Okinawa, arranged cleaning, repair and repainting, and found a new tenant in sixty days. She dealt with the new tenant's needs, inspected the property and arranged further repairs, and looked out for my interests as owner from August 2006 until November 2007. Her communications, by letter, email and photo were clear and timely, and she was tough but fair in dealing with tenants.
