My wife and I met Joseph randomly during our open house visit. My first positive impression of Joseph during the open house visit was that he was not pushy. He made himself available to show the house but we felt more comfortable exploring it on our own and he respected our choice. When he contacted us via email, we?ve decided to see a few houses that we?ve found on Zillow. Joseph also suggested to show us several other houses in the same area to save us time. We had a vague idea of the house we were looking for but with each next house visit Joseph offered options that were more attractive to us, which, after all, helped us have a better idea and narrow down our choice. Once we walked into the house that we eventually bought, both of us were ready to make an offer right away. Joseph walked us through the options ? whether to offer the listing price, or lower it and offer to pay for buyer?s expenses. We received a counter offer and agreed somewhere in the middle and Joseph was very prompt with keeping us updated. An unpleasant and dragging procedure of home inspection and fixes was OK. Joseph offered us the list of home inspectors but we decided to use our own, which he didn?t have a problem with. Home inspection report was very lengthy and Joseph walked us through it and we discussed which fixes were common and reasonable to request and which were trivial fixes which we could do on our own. After all the fixes were done, we requested a repeated inspection. The repeated inspection uncovered that some major fixes were ignored and Joseph promptly communicated our concerns to the seller to ensure that everything was properly fixed. When we did our final walk through, one of the toilets was clogged and he got in touch with the listing agent to make sure the problem was resolved BEFORE we signed the contract. The paperwork went smoothly using digital signing. We followed Joseph?s recommendation of a finance agent and we were very happy with the finance agent. Again, it doesn?t mean we didn?t have problems along the way, but all the problems were resolved and our agents were very good at communicating with us and handling mini-crises. Joseph has always been very professional and yet friendly during our interactions. After each house visit he promptly followed up via email to ask whether we had all the information. When we requested additional information from the listing agent he would quickly get back to us with updates. He was always on time and never missed any scheduled meetings. He was also very accommodating about the places we met, always trying to make sure these places were located conveniently close to our apartment or work. One thing that is disliked by buyers is the desire of the listing agent to push for a particular house or for the closing date, once the offer is made. After all, real estate agents are trying to make a deal and receive their commission. We haven?t had these feelings at any stage of our process, as Joseph respected our decisions, hesitations, and concerns. At the end of the day, we all realize that home inspection may reveal some unpleasant things or there may be some problems with fixes, repeated inspection, final walk through, or paperwork. However, it matters how our agent handles these problems and how he communicates with you about them. Joseph has been energetic and positive even during the days when we had major doubts about the house. His position was ?if we don?t like something, we can always walk away from the deal.? He also made sure that we had a legal justification to ?walk away from the deal? and included necessary provisions in the contract. We feel he truly represented OUR interests. As a last piece of advice, if you are looking for someone who is not pushy in his sales, who is professional, friendly, and who knows what he is doing, Joseph is your choice. He even sent us a Lowes gift card when all was said and done, even though he didn?t need to do that. I strongly recommend Joseph if you are looking for a high quality real estate agent.

Description of Work: I recently had the misfortune of getting connected with Stacey Collins, real estate agent for Keller-Williams. Wost real estate agent I have ever encountered. This was the 5th house purchased by me in the past 20 years, moved around a lot with my profession. I have always had wonderful, helpful, responsive, concerned, professional agents. Stacey Collins was none of those. She did absolutely nothing for me, except file the necessary paperwork. I found my house myself online. She had too many appointments to schedule a showing, so instead she emailed me the code to the lockbox and told me that she trusted me to take a look myself and if I had any questions to call her. Did this with several houses. My offer was accepted, so you'd think her service would have improved, but not the case. Any questions that came up, I'd email or call her. She was always very slow to respond, typically the next day, or even day after. I found out on a Thursday evening that my closing scheduled for that following Monday morning had been postponed. Stacey did actually call me with this news, but rather than following through on my behalf, she emailed me a string of emails regarding the delay and told me there was nothing she could do but I should "start sending emails to everyone on the list". Had it not been for the great mortgage consultant I was working with, Todd Sevier (IKON), I wouldn't have made it through the process. I contacted him, and he promptly got to work contacting everyone and making sure that the closing did proceed as required. Todd was great by the way, and I definitely recommend him to anyone seeking a new mortgage consultant. Didn't hear from Stacey until Monday (of course, it was a weekend!). It was obvious at that point that she hadn't even bothered to keep up with what was going on over the weekend in regards to closing. I finally closed, without any help from her. But, you better believe she was in the closing attorney's office on time with her hand out for her commission! I had several issues after I moved in, and called her for assistance, of course had to leave messages. The most that I got in response to those messages was her texting a phone# for me to try. Guess she throught the closing was complete so her job was done. Because of Stacey Collins, I will never use Keller-Williams agency again. And, advise anyone looking for real estate in the Charleston, SC area to look elsewhere. You can do better than Stacey Collins.

Mr. Marguglil is their agent that I am interacting with. He is well-versed and thorough with his research. He is very friendly. He would go out and get answers for anything that I wished for. My girlfriend was doing an online research for the houses in the Carolina area and was looking at the houses that he was representing. That is how he found us and contacted my girlfriend through an email. I am currently under contract with him for the next year and there is no money involved.
Description of Work: I have used the services of Keller Williams Realty for real estate. They are researching a new place in North Charleston for me to move to when I leave this place.
